Most aspects of the building that contained my apartment was pretty high quality. They also have a facebook page to foster a community for everyone living in the building which is pretty nice. Unfortunately the apartment is not as large as advertised. The '540 sq ft' apartment I lived in was actually no larger than 450 sq ft (not sure if that is false advertising?). It was also common for the common areas to smell like wet dog. On top of that, when I moved into my apartment the key I was given did not work so I could not access the building. They also forgot to give me a key to the mailbox on the first floor. So, the physical quality of apartments are nice because they are new (albeit a little false advertising on their size). My experience moving in really wasn't that bad but the small things that happened when I moved in seemed quite unprofessional. They indicate a bit of lazy and unprofessional behavior on the management side of things.

This house had a lot of work done because of previously tenants that were actually evicted. Whenever we have had a problem, we just walked in to the office and explained the situation. One of the very friendly ladies never had a problem with putting in a maintenance work order for us. A few work orders we had done were, fixing the back door so it locks better, hooking up a garage door opener, fixing the walk thru door for the garage, replacing a leaking outdoor faucet line, and making a frame to help support an old window. The house is currently butted against two alley ways, which were often very dark. We requested two motion lights, one for the side of the house and one for the garage, to be installed for a little sense of security. They had no problem with this and my girlfriend feels much better now. I have also done a little work to the property myself, including fixing a privacy fence along one alley, adding a firepit, and this spring I will be fixing another fence along the other alley way and garden. We have pretty much been given the green light on anything we want to change, as long as it improves the property. The owners did stop by one time to offer us a lawnmower to use. They really liked the fire pit I added, as well as fixing the privacy fence along the alley. Basically if you pay your rent on time, treat the property as your own and respect it, these people will work with you!

Predatory Practices and Invasion of Privacy…read more My experience with American Realty Property Management has been nothing short of a nightmare. Recently, they sent my household an email about their "2025-2026 Pre-leasing Season," a completely unannounced and highly aggressive practice that pushes tenants into making premature decisions about renewing their leases. We were NEVER informed about this process beforehand, and suddenly we are being subjected to invasive home tours and showings while we are still living in the property. Per their notice letter, they threaten that "A fully signed renewal lease is the only way to stop showings and remove a home from our website." Beginning on November 1st, they plan to show the home we're renting to prospective tenants--despite the fact that our lease still has 7 months left! This blatant disregard for our privacy and right to peacefully enjoy our home is appalling. While they claim to provide 24-hour notice before showings, it doesn't change the fact that they are invading our space, all in an effort to pressure tenants into renewing their lease early or risk constant disruptions. Their practices feel not only predatory but also unethical. American Realty shows zero respect for its tenants' well-being, focusing instead on fast-tracking profits. If you value your privacy, your peace of mind, and your right to live without being harassed, I would seriously recommend avoiding this company at all costs. This is the worst experience I've had with a property management company, and I wouldn't wish it on anyone.

The location where I shot was looking down the Grand River to the south and you could see most of downtown, fishermen in the river, fish on their spawning beds, the sunrise and sunset, and floor to ceiling windows with a balcony. The common area is well kept and this would be a perfect location for a Wedding or Event.
