After looking at several apartments, we decided that the Blueberry Hill complex best suited our needs. Now this is a pretty popular complex. They offer all the usual amenities such as a pool and a newly added exercise room with all new equipment. The grounds are nicely kept, as are the apartments. We were lucky enough to be accepted for a nice two bedroom, two bath unit. Everything is on one level, making life easier without having to climb stairs. Our apartment is spacious enough for entertaining and we have a nice patio for warmer weather. Pets are welcome, with a fee. Any maintenance issues are attended to promptly. All of the staff have been pleasant and polite. The streets and parking lots are kept clear and safe in the Winter time. I've usually enjoyed apartment life and Blueberry Hill is no exception. Part of apartment living involves getting along with your neighbors. We're lucky to have a diverse group of people and children. So far, we like them all. Don't forget, if there is something you don't like, discuss it calmly and act like adults, and things can be worked out. I highly recommend the Blueberry Hill complex. Rents are reasonable and storage units are available, at extra cost. We've enjoyed our first year at Blueberry Hill and we recommend it if you're looking for an apartment. If you are environmentally conscious and use public transportation there is a direct line from BBH to downtown Rochester. If you are in the mood for party tenants can book the beautifully decorated club house for free! The clubhouse has a full kitchen in it as well. The only negatives with this complex is that the walls are very thin so privacy can be lacking. However I have never found an apartment that doesn't have this issue. The only downside (for us) was that it's an apartment so we quickly grew out of the space and had to move to something with 3 floors and a basement just to fit all our stuff. Regardless, I'll go on telling the love story of our stay at 1600 for three years. This was our first time living together as a couple (aww). We couldn't find anything that met our needs until Willy stumbled on 1600 East. It was in our price range at the time -- our rent for a one bedroom was $1000 (split $500 each) with nearly everything included... I'll get to that in a minute. When we rode the elevator to the 9th floor and looked out at the view of East Ave and Cobbs Hill, we knew we found the place. All the perks: - We lived on the 9th floor so the view was amazing. Literally it's what sold us on the place. - It was super clean and newly renovated -- new stove, dishwasher, microwave, fridge, cherry wood cabinets. We kept the carpet (new), but most apts have gorgeous wood floors. - Kitchen was small, but opened up into the living room so we made it work. Still good for entertaining in that sense and made it seem less constricting. It fit most of our stuff... until the bigger appliances like Kitchen Aid Mixer, bread machine, and crock pot were Christmas gifted to us. - Lots of closet space considering the space. Enough to store all my suitcases and holiday decorations with room to spare. - There's a gym downstairs -- it's small, but has two treadmills, two bikes, a few weight machines, an elliptical, and room to do abs/stretch. *Super convenient since all I had to do was ride the elevator downstairs to get a quick workout without leaving the building* - Basic cable, heat & A/C, electric all included in rent. We paid ~$60-70 every 3 months for water, which I think is now included for new tenants. We upgraded cable & internet. - They have storage units in the garage -- costs extra per month, but not too expensive. I think Willy paid $35/mo. for a large unit. - I recommend living on the East Ave side -- gorgeous views. Although you will hear the crows that lay claim to the giant tree in front in the wee hours of the morning. The University side has the train. Take your pick. - Awesome back patio with grills and tables. - Party space you can reserve or hang out in -- theater room, kitchen area, billiards room. - Concierge service -- Cole is the best! They also deliver your packages to your door. A nice gesture. - Garbage and recycling taken care of by the building -- all your have to do is bring it to a room on the 1st floor. Plus a garbage chute for the little things. - Mail chute -- never realized how convenient that was until now. - They allow cats -- but there's an extra $25 fee/mo. - Easy rent payment online or autopay. - Their staff shovels and plows in the winter. - SO soundproof. You can't hear anything ever. - Property manager kept the place in tip top shape! And threw parties for the tenants -- summer and holiday party -- with free raffles to win kick ass prizes like flat screen tvs and game systems. - Good mix of people. When we first moved in a lot of people assumed it was an old folks place, but we lived down a hall with mostly 20-somethings. There are a few tenants that are older, but they're fun to talk to and have lived there for years. Downsides: - A one-bedroom was small after we accumulated lots of stuff and both started working from home. We needed office space and more storage. - Transitioning to a two-bedroom was out of our budget and didn't seem like a worthy expense just for the 2nd room. - It's hot all the time. We were on the 9th floor and sometimes had to open our windows in the winter to get some fresh air because it was often pushing 74 from the heat rising from other apartments, also it's a small space that warms up quickly. I recommend a humidifier in the winter and fans. - Laundromat-style laundry. Never had any issues, just a pain and reminiscent of my college days. The upside is that nothing was ever stolen. Just set a timer when your stuff is done because people may remove your clothes from the washer/dryer if too much time has passed. All in all, I miss this place a lot. Moved to the airport for awhile before going on to storage. Thankfully it's back in the public eye!! It's public accessible and running continual y from 7am to 7pm. The only reason I moved out is that my lab moved to a different city. My roommate continued living there from 2018-2019, and has now extended his lease from 2019-2020. There's plenty of room in the bedrooms of the apartments. I fit a queen bed, a stack of 5 shelves, a big desk, desk chair, a dresser, a smaller chest of drawers, and still had some floor space left. In the closet I another small chest drawers. Apartments are clean and modern. The management was great. They responded to our requests and never tried to charge us for anything. I got my part of the security deposit back in full. My only complaint in 3 years of living was that my neighbors above me were rude. But that's bad luck, and can't be blamed on the property.

The community and amenities on the whole are excellent, and at $1390 for a 2-bedroom apartment the rent is no more absurd than it is everywhere nowadays. The process to actually get a lease was very taxing due to the income/credit/age restrictions, but once we moved in we've had no problems on that front. Where I have had problems is with maintenance responses to things like noise complaints. I've submitted multiple complaints due to neighbors playing loud music at unreasonable hours and every single time the maintenance person brushes it off. Our neighbors in an adjacent unit played the TV in their bedroom so loudly I couldn't sleep. Called maintenance when nobody responded to my knocking on the neighbor's door. Maintenance response? "That's not enough to qualify as a noise complaint. It has to be, like, shaking the walls loud. Muffled sounds are just part of apartment living." Our lease EXPLICITLY prohibits noise being played loud enough that people in adjacent units or the hallway can hear it between 10pm and 8am. Yet maintenance says "sorry, I can't do anything about that." So don't expect any support for noise complaints, and don't pay too much attention to all the specific addendums to the lease, because Rustic Village doesn't lift a finger to enforce them. Living here was great until it became clear that our landlords didn't really care about our experiences in the community as tenants, and maintenance is not reliable for support that is not for something physically broken or dysfunctional. I'm hoping to move in the near future to be in a better environment.

Over the years, she needs my care and visits more and more, so I wanted to move her to this complex, which is located near my home. Since her only income is Social Security and she can't afford to pay this rent, I was going to pay it myself. Moreover I told them (my wife and I had a meeting with Tracey) that I'm willing to pay for a year of rent up-front, and do so every year as long as my mother lives here. Typically, offering to pay a year of rent upfront is attractive to landlords for several reasons. It provides them with financial security, eliminates the risk of missed rent payments, and can simplify the rental process. I also showed my credit report with my credit score, which is excellent. It seemed that I had prepared such good arguments for this meeting that naturally, any normal landlord would be happy to get such a tenant. So we were literally shocked when Tracey, very quickly and rather unfriendly, turned me down and practically showed me the door ("I have another appointment in 10 minutes"). Her only decisive argument was that they don't deal with third parties. I believe her interpretation of the situation was as incompetent as it was immoral. But first of all, it was an obvious lie. I know full well that for many years they have been renting out apartments to young college students (with no income at all) whose leases are paid for by their parents, a "third party" by Tracey's definition. Then, from Tracey's point of view, how is the situation different with my elderly mother (who has an income, albeit an insufficient one), for whom I would pay for a year of rent up-front (which, as I know, is not at all required of parents of the students)? It is easy to conclude that with this ridiculous lie, Tracey simply wanted to cover up her act of discrimination against my mother based on her age and low income. Or maybe she just hated my accent? In any case, this story will receive a legitimate continuation, as it deserves.
