This the worst run apartment complex I have ever encountered. The maintenance is poor and there are many, many problems. As tenants, we pay too much rent to have such deplorable conditions. Maintenance is very slow to respond. Residents are unfairly charged for things that are not inter control. You have children who run up and down the halls with no supervision. Residents do not pick up after their dogs. Residents are charged late fees when there is a definite problem with the website when they attempt to pay their rent. Long time residents, like me, are fed up and ready to move. I will discourage ANYONE from renting anything in this development. It is so very poorly run by the office and by Paradise. I will stop at nothing to let people know that this development is not the same as it was when I first moved here. Then it was run by Buzzuto and things were great. I have endured so many problems here and I am fed up. For the rent you charge, you need to do much, much better. There is not excuse. I never write reviews. I had to share my experience!!! I lived here for over 5 years. NEVER Late with my rent. I wanted to transfer to the townhomes because the building is absolutely disgusting, the carpet is awful. Homeless people sleeping in the building! Homeless knocking on doors. Everyone has a ring doorbell for protection!!! The building is so dirty! The property manager Courtney is the worse manager ever. She's rude and condescending.! She told me she would never live in the building it's like the projects. She said the tenants are horrible!! That's why she live in the townhouse. She offered me to transfer to the townhomes, which I was ready to do. However, when I did my walk through the kitchen had holes under the cabinets. I asked them to repair the holes before signing my lease. She refused to patch the holes and she increased the rent purposely, she increased the rent another $400 and she gave me 5 days to vacate the property if I didn't move to the townhome! all because I wanted to feel safe in the townhome!!!!! please note they are known to have rodent issues in the building and townhomes. She didn't have an issue accepting money from me, I gave her money via Cash App, just to show my appreciation of her letting me transfer. I didn't know that a manager should never accept money from a tenant. It's a conflict of interest. Because I wrote a letter to the owner Bruce asking why they wouldn't patch the holes and I mentioned that she didn't have an issue accepting my money! I was forced to move off the property. This was definitely personal! Funny she make sure her townhouse is taken care of! She has brand new appliances in her townhome! New faux blinds ! Everything is updated in her home. Meanwhile you have to beg for old appliances that have issues to be replaced. I had 3 floods in my apt because of the old refrigerator! Maintenance is the worse too. Kevin the maintenance supervisor is awful!!! . Courtney and Kevin are the worse supervisors ever ! I hope what they're doing to tenants catches up to them. They BOTH need to be fired. Michelle the old manager had her issues but this current manager by far is the worst to work at Greenwich. I hope Greenwich finds new leadership asap!!!Don't move here. You'll regret it. Trust me. If Courtney doesn't like you. She will definitely make your stay here a living hell. So many people have moved out because of her unprofessional behavior. Read the reviews! do not move here. i have never seen a more poorly managed community. i pay almost 3k a month for my townhouse and my garage has been broken for months. its taken months for me to hear back from the property manager. you cant get her on the phone, you cant walk in and speak with you,you cant schedule a meeting with you. two months later courtney (the property manager) responds to a email i sent only to say she doesnt know when my garage will be fixed, she cant offer any compensation for the inconvenience, she cant put me in touch with anyone who can help me. im expected to deal with giving you nearly 3k a month and not have full use of my rental. for context not having my garage means i have to walk over a block with heavy trashbags to put my trash out. thats a huge inconvience. i feel awful for the front desk staff, they are so nice but are always in the cross fire as a result of poor management and courtney's unprofessionalism. i'm moving as soon as i can. read more

Black mold in the kitchen. Slum landlords. Poor AC. Horrible maintenance. Stay far away from this place. You will regret it. I've been here 5 years. Service was decent, though the rent has always been overpriced for what they offer. For what you pay here go somewhere else and you'll get better living conditions. We switched apartments from a smaller one to a larger one. They moved us in to one with mold all over the kitchen. There is a horrible stench under the sink. Plus we had to do at least 20 service issue request to repair things they simply refused to repair before moving us in. The other assistant manager refused to let me see the new apartment even though I asked to. I know now why. She inspected my old one for some odd reason, as if that's what mattered. Manipulative people. The property manager Michelle keeps refusing to fix it since June 19th. One repair person came and sprayed oven cleaner, they don't make mold cleaner I suppose, over the mold and wiped it for like 5 seconds and that was the clean up. He couldn't even see what he was cleaning. I emailed detailed description of the problem, solutions, multiple times. I called her out for ignoring me and has the audacity to tell me she has been out of the office, for two months. She has a long habit of simply ignoring emails. Do not move in here, you will be ignored, you will suffer with your issues. This is an unhealthy living space and she is basically laughing in my face. Insists I go in the office to speak after I told her multiple times I will communicate through email. You work for her, you just provide a monthly fee, even thought your rent pays her salary. That's how you will be treated. Don't expect to have AC either, their units don't go bellow 72 degrees unless it's 65 degrees outside. It was 89 the other day and the AC ran all night and day, could not cool bellow 74. Then they will say stupid things like it won't cool because you had it to off when you were not at home for 8 hours. Majority of people turn off their AC when they go to work and the apartment is empty. I asked her multiple time for her superior's and legal department information and still refuses to provide any contact information. I will have to get the county police to go in the office with me to get some contact information. I would give it negative 5 stars. Do not move in here. read more

I lived at both the apartments and townhomes. The apartments had mice and bedbug issues (documented). The security gates are never secured. After multiple complaints about gate security, the property management made the decision to send a letter to tenants stating gates at the townhomes would not be replaced. The security guard stays in the main building and hangs out in the business center. They do not monitor the full property grounds to ensure safety. Staff at the leasing office are rude, offer minimal assistance. More often than not, when you call you can almost never get a person on the line. Maintenance staff are unprofessional and often require multiple techs to fixes repeated issues. My dishwasher leaked off and on for months, after 4 techs and water damaged kitchen floors, the maintenance supervisor ordered a replacement. The replacement was lower quality than what I initially had. It is unfortunate because the location and proximity to area shops is optimal; however, the unreliable service, the inoperable property equipment, and the lack of customer service and resident support from property management makes living conditions here insufferable. Not that it matters, but I have never made a late rent payment in 5 years. read more

Simply awful. I moved in 2 years ago with the tour and all of the glossy photos. None of them are accurate. This property is 20 years old and has aged. The gates don't work most of the time allowing anyone in. My car has been broken into. Doors are propped open and people from the city walk through the building smoking pot. I have had packages stolen from the mail room because drivers are allowed to just drop them in the floor. I have talked to Michele the Mgr. here about all of these things. She is nice but nothing ever gets fixed. Truthfully, maintenance is awful and there are new people almost weekly. We've had 3 Maintenance Mgrs while we've been here. My advice is don't believe the pictures and don't trust Paradise Management Company. read more

Every time I have a maintenance issue, it takes months for them to attend to me and my family. My car recently got stolen and the office workers have not done anything security wise to fix this issue. The gates that are SUPPOSED to be used for security but are always open and broken, which allows strangers in our neighborhood. They do not have security cameras and no high-tech security systems. read more

Now that it's under new management , the whole feel of the leasing office has changed. I really think the leasing office looks messy now. The gates get jacked up a lot. Takes forever to fix.. I'm out soon.. I've had 6 packages stolen within a month. They started taking section 8 vouchers, the clientele has changed. It's so noticeable, they are very unorganized . Our neighbors are animals, we've made noise complaints . Nothing is never done, the property manager dgaf. Folks do drugs around here now, openly. If you like ghetto, you'll love this property. Aftet living here for 9 years I can say that now this property is poorly managed. The administration needs to survey lease holders to get much needed suggestions and to hear concerns. The prior management company was professional and the maintenance was exemplar. When you needed a repair and were not home a courtesy card was left to let you know who entered your home. That no longer exists . I have been made to feel as though if I have a concern I'm bothering staff. Should lease holders who pay good money to live here go through this nonsense? Things have really changed for the worse and the management company needs to provide a more effective way to communicate with residents. This location is far from closed. It has only been about a week or so since Bozzuto sold the property and already there is a HUGE difference. The front desk staff is extremely ghetto. I went in to get a package that they could not find, after they emailed me that it had arrived. The rude girl that sits by the window was playing on the computer while watching videos on her phone and singing "I wanna be your man". Didn't introduce herself, didn't want to help with my package. Instead she asked me to provide her with the tracking number that they already had on file so she could "look" for the package. So first I would like to say that the community itself is very gorgeous and well designed more more importantly it is very spacious my boyfriend and I was shopping for apartments or townhomes I contacted the property I had an appointment for actually 230 that I missed and when I called at 4:30 to still come and see the place I had an amazing leasing agent by the name of Devon he was amazing mind you please close at five he stayed over to show us the units to go over the pricing requirements and answered any questions we had he even help with applications overall I had an amazing experience read more

The manager will advise you to"hit the door" without apologizing for their lack of response for repair items. They will leave you on hold without coming back to you. I submitted a ticket three times regarding my broken air conditioning and to no avail, it is still not working. Run past this place. This review is solely based on my experience after visiting this place as a possible future resident. I had previously read the reviews on this place, which were mostly negative, but I decided to form my own opinion after my visit. My husband and I stopped by here on a Saturday morning. We wanted to be the first ones seen, so we camped outside until opening time. Unfortunately, the office staff was late opening and a small line of people began to form outside. When one of the staff members finally arrived, she appeared to be unorganized, unpleasant, and bothered. She didn't greet any of us patiently waiting customers. When she opened the door, I noticed there was another staff person inside. I'm not sure if they were there the whole time waiting on her or if they took another entrance to avoid being seen by us. The atmosphere in the front office was extremely dark and gloomy, even after they turned on the dim lights. Both of the women were extremely impersonal and neglectful as they silently walked around us to turn on lights, open doors, etc. After two minutes of standing in a dim foyer, we were finally asked to come back into the office by the staff member who arrived late (she wore glasses).The first thing I noticed was all of the amazon packages randomly piled up on one side of the room. It looked so cluttered. When the woman started to talk to us, she spoke so low and seemed disengaged. She never smiled or offered us anything to drink and she didn't ask us our names until the end of the visit. She didn't have any units to show us so she printed out floor plans. That wasn't the worst part. During our 20 minute visit there, two different residents came in to complain about work orders that were placed but never completed. One of the residents had a baby and explained she just moved in 4 days ago and was promised her issue would be resolved before move in but it still wasn't fixed. She said she couldn't warm up bottles for her child because of it. The staff's response was "maintenance only handles emergency issues on the weekends." I was appalled and so was she. This experience was horrific from beginning to end. First impressions are everything and they just lost themselves a future resident. I won't recommend them. We went down the street to their competition (Metro Crossing apartments) and I was very impressed. read more

They suck with customer service you have to constantly call to repeat the same request that should have been fixed days weeks months ago. The only thing are good at is answering the phone and that sucks too. They have mice that they could care less about getting rid of. I'm thinking about putting my rent in escrow since my complaints fall on deaf ears. We dont move into apartments because yall offer breakfast on the go or wine down Wednesday (once every other month) we move because it's safe when there a problem or issues its resolved in timely fashion. The manager (Auston) never answers the phone even if hes the only one in there. If you call for him they will claim hes on a conference call all he does is reports and bs 5 days a week . The apt are well built the noise isn't the issue its paradise mgmt they suck and the reason why ppl aren't renewing. i moved here sight unseen from the "wrong" coast (cali) to the "right" coast (balto). WOW, the pics and website DO NOT do this place justice. First let me say every staff member is awesome (friendly, easy to talk to, helpful, kind, respectful, and on and on). The complex is clean, neat, well lit, and gated: being a single woman that means a lot to me to have a little extra security). My apartment is totally amazing, I do not hear me neighbors either upstairs or in the hallways (there are kids that live here too). The space is laid out nice, the refrig even has water and ice dispenser on the door - what apartment complex does that? They not only accept your packages they send you an email to notify you they have your stuff. cannot say enough good things about this place. oh yea a 5 minute walk to the metro station. can't beat it. read more

Terrible, the management is awful they don't do anything for you and when you ask for help they never respond or take 3 weeks to get back to you. Had a problem multiple times with druggies below my apartment called and emailed over 15+ times to get it sorted, they kept saying we are taking care of it and never did anything. Austin also lied to us and told us they evicted them, which wasn't true cause when I talked to multiple people that worked their they told me they just let their lease run out. I left multiple voicemails and the only one they responded to was when I had to eventually curse them out cause they did nothing for over 2 months. Austin then told me that they didn't have one of us on the lease and threatened to kick one of us out. Yet when we signed up for the lease we were told they don't need to fill out that paper work because they weren't using their credit. I basically laughed at him on the phone when he threatened us. Anyways to the next problem, the communication between the office and the maintenance office was terrible. We would put tickets in and they wouldnt respond for about 1-3 weeks probably due to the terrible front office communication. This didn't just happen once it happened multiple times throughout the year we lived here. Half the front desk people had attitudes and had no idea how to do their jobs. The key fobs were broken and didn't work for half the doors cause the people didn't know how to set them up. If you are thinking about living here don't AUSTIN and his goons are the most incompetent people to run an apartment complex ever. Don't get me wrong some of the people were nice such as the maintenance workers and some of the front office people. But at the head of it is the most delusional lying incompetent BOY. I applied for the Greenwich Apartment via online Sept.26th it was approved with no conditions. On Oct 2, I was asked to come in and put a deposit down of $314.00 dollars and $418.00 would be my prorate amount upon move in. I submitted a money order for $314.00 for the unit , completed the necessary paperwork and was given a receipt and a scheduled move in date of Nov. 23 the day before Thanksgiving. Weeks later on October 21, 2011 I received a call from the leasing office requesting $52.00 for a background check for myself and my husband. I submitted a money order in the office on Oct.22nd for the background check. A week later on Oct. 31st I was called again and they was requesting $62.00 for another application fee to be run because no rent was listed for one of the applicants on the application submitted on SEPTEMBER 26th. I received a call on November 4th stating this application submitted with a high rent that was put on the application by the leasing office was approved with conditions this time. I was told to look for another co-signer almost two weeks before we are scheduled to move in. Weeks later I was informed of this information about the last application on NOVEMBER 4th a month later which was no fault of me or my husband. Finally we move in. I really wish I could claim that I "get what I pay for" here at Greenwich Place. I believe that residents are not valued, nor respected and management feels that they have the right to enter your residence at any time (with or without verbal/written intent). The lease will claim that you will receive a written note based on their intent to enter your apartment (expect several per year, ranging from AC/Ventilation cleanings, inspections, or to search for infestations (See other reviews). I was at home one random week day and without prior notification a very rude maintenance staff member knocked on my door then quickly unlocked and entered my apartment. I never received a prior notification of intent to enter the apartment. He stated that he must perform an (apparently random) inspection. Another issue is animal feces in the hallways. Expect to look for pet feces throughout the community (inside the building). The management office sends out routine warnings, nonetheless feces are commonly seen throughout the community. Additionally, the hallways and parking garage frequently have the strong dense stench of garbage. Maintenance and other issues are frequently shrugged off unless you get something in writing. Expect any verbal commitments not to be honored (see other reviews). In three years nothing verbally agreed upon was ever addressed. I was however given a verbal AND written appointment for move in walk-through with a member of management staff. I took the day off work. They never called and never showed up. I guess that's what being "valued" means. Bottom line; get EVERYTHING in writing. They WILL enforce the Lease to its entirety when they benefit from it. They may or may not comply to the lease agreement entirely but you most certainly will. There was also an incident where a resident got shot in their apartment on an early Sunday morning by a man that later that day killed two police officers. I was bombarded by the media as soon as I stepped out of my apartment (still on the premises and property). If you want to feel "at home" or "valued" or enjoy privacy, or even security, this is NOT the community for you. read more

I lived at Greenwhich Place for six years. Three years in a beautiful two master bedroom, with two full baths in each master along with a half bath downstairs for guest. Townhouse has a two car garage. Love, love, loved this place. When my elderly mom who lived with me became wheel chair bound and could not go up and down the stairs we moved across the street into their beautiful two master bedroom with two full baths apartment. The apartment is just as wonderful as the townhouse. I have a great view overlooking the pool. I truly feel like I'm on vacation whenever I look outside my bedroom or living room down at the pool area. Greenwhich place is very well maintained. Laurie the manager does a fantastic job of keeping tenants informed; keeping the property clean and up to date. As a single women I feel very secure here. I plan to live here a very long time. Great place to live and the rent is no higher than any other luxury apartment complex. read more
