Folks if you need a realtor in Charleston you should not hire anyone but Greg Flanagan. He's by far the best realtor I've ever worked with! So my story is I had a rental property that was being mismanaged by Carolina One. So I fired Carolina One and hired Greg finally sell my house. Carolina One had let the previous tenants cause significant damage to the house. Greg stepped in and coordinated for a roof replacement, new paint in the interior, kitchen refresh, landscaping, window replacement, exterior repair, and a host of assorted repairs required to close on the house. I don't live in South Carolina anymore so this was all done via phone and email. He always had an answer to any problem, trusted contracts on speed dial and was extremely responsive. He earned every cent of his commission and achieved a much higher selling price than I was expecting. You will be hard pressed to finder a more competent and hardworking realtor. read more

GREG FLANAGAN (RE/MAX Advanced Realty in Mount Pleasant) is THE RUDEST realtor I have ever encountered...and possibly the stupidest sales person on the planet!!! I contacted Greg this morning to schedule a showing of a house he has listed in Summerville. First call...his inbox was full. Second call, he answered. I gave him my name and told him that I was interested in seeing a house he has listed, gave him the address, and asked when he was available. He asked if I was a Realtor...NO, he asked if I was working with a realtor...NO. I asked if he, by chance, had availability any time today, and he explained that he was completely booked today. No Big deal, I said... It's just that my husband is flying out this evening. He asked when he would return because he would prefer to show it to both of us at the same time. I explained that my husband is an airline pilot and that he would be out for the next two weeks. He seemed very inconvenienced at the thought of having to drive "all the way" to Summerville to show me the house, but finally agreed to meet me tomorrow morning at 10:00a.m. Perfect! Here's where GREG FLANAGAN proved he's a real JERK: After we agreed to meet at 10:00 tomorrow morning, Greg asked me for my phone number. No big deal, as I'm sure he could clearly see my number on his caller i.d. I gave him my number. Then, he asked me for my e-mail address. I asked him why he needed that and told him that I would prefer not to give it to him. He told me he needed my e-mail address to find out who he was showing his listing to. He said that he does;t have time to waste on people who can't afford to look at that listing. I was flabbergasted at his response, hesitated a moment, then asked him if he would meet me at the house tomorrow at 10:00. THAT WHEN HE HUNG UP ON ME THE 1ST TIME!!! WTF??? I IMMEDIATELY CALLED HIM BACK... told him that I assumed he had just driven through a dead zone, because I was certain that he wouldn't hang up on a potential client. He told me he didn't hang up on me (whatever, Dude!) Moving right along, I tried to confirm our appointment... Once Again, he asked for my e-mail address. Dumbfounded, I chuckled and explained that my e-mail address had nothing to do with wanting to see a house he was trying to sell. I also told him that I was certain the seller of the house would likely be surprised to know that he was so reluctant to show a house that has been languishing on the market since 2010. He raised his voice and told me that he was close personal friends with the owner (note to self...NEVER give your close personal friends your listing) He then told me that if I would like to see the house, I would need to contact a Realtor in Summerville! Greg Flanagan... YOU ARE A DOUCHEBAG!! AND FOR THE RECORD... We have exactly $0 in debt, and EXCELLENT credit score, no house to sell before we buy, AND my husband is an Airline Pilot! YOU SUCK!!! First off, I love how the only other review on here was written by Greg F. Greg was not very knowledgeable about areas in greater Charleston, outside Mt. Pleasant. Often he would not return our calls in a timely manner and was routinely late for appointments. We ultimately had to go with another realtor to find our Charleston home. read more

Greg was everything we could ask for in a seller's agent when we were selling our mother's house. Not only did he sell the house for the asking price in two months when two other agents told us it flat-out could not be done, but he arranged for all the necessary repairs. We gave him a budget we were willing to spend and Greg did all the hiring, scheduling, meeting and paying of the handymen, carpet layers, and stagers. He got three times more work done in the house than we could have for that price and with virtually no work for us. He even paid for some of the yard maintenance out of his own pocket when it was going to put us over budget! Other agents told us what work needed to be done and a couple phone numbers and left it up to us to do the rest. We never doubted for a minute that Greg Flanagan was working for us.
