Definitely was a tenant with Griffis Lake for about 5 years; I conveniently got this spot during covid through remote coordination with their office; I think it was amazing the first few years - Larissa signed me on and did a virtual tour middle of COVID for me and it was so easy! She got promoted and moved out of state for one of their other locations and the staff was subpar/took a lot personally than handling business, with the exception of some of the maintenance staff and Kristin was consistently cool. Renewing your lease over certain amount of years they try to offer retention incentives, like carpet cleaning and/or cleaning of your bathroom or moving to another unit without paying extra. Moving out is fairly straightforward and if you do a good job cleaning up, you will get your deposit back. I was so thrilled with my unit. Gym and pool area is really nice and so close to all the attractions within the Landing, Boeing headquarters, the 405 and 5, SeaTac, and during summer training season. Plenty of space within the unit compared to most places in downtown Seattle and parking is about 50 a month in the resident parking area (although my car did get broken into after multiple break ins in other vehicles in the garage & i had rats in the engine on another occasion- they do not keep it clean out there in the garage!). Be aware of hidden fees (valet trash but it does not get picked up near your door w the staffs shifts & the trash in the chutes) and things not getting fixed like the security gate or one of the elevators were never fixed due to a part they somehow never received in for at least a year). I also entered a ticket 7 times to get my washer/dryer replaced and it still takes multiple cycles to dry. Hopefully the safety and security has improved since I left, and no one is pulling the alarm from the street every so often even the fire department and people got tired of responding. They also tow cars they shouldn't and dont on the ones they should..the ones who enforce it dont even check the facts and incriminate everyone. Also make sure you are courteous to those who deliver your groceries to you: dont leave them without any instructions in a place like this! read more

We have actually lived here 10 days of nearly a month. People you need to hire people who give a rats ass! Brought up a few issues they were "addressed" terribly. Maintenance hmmm, should be evaluated and FIRED!! Asked for a door to door poor design to be painted, arrivedto paint spilled and running to fix it. Then was told to put felt pads on door to stop the poor design, hmm well pads on doors will not allow us to lock it. Have been waiting for a part for dishwasher... still not here. PLEASE READ: the good reviews that are on here or because they started giving incentives to write them. I would avoid living here at all cost. I lived here for about 2 1/2 years. They don't value the residence or listen to them at all. Here are my list of problems -this building is extremely unsafe. Cars are broken into all the time. None of the cameras work. Packages are stolen. My floor mat was stolen twice while living here. -they let anyone into the building and there were pool parties of people doing hard drugs and having sex. I called keep the peace and they never came -extra charges for everything -The maintenance never comes to repair things. One time my garbage disposal wasn't working for two weeks - dirty, pets poop everywhere and there's trash everywhere. They locked the trash room - my final straw is them double charging me for utilities when I moved out. this is by far one of the worst apartments to live in (renton). if you ever think of moving here, do not! elevators and gates are broken every month, if not weekly. they put a bandaid over it for a quick fix then it'll be broken again in no time. believe it or not, the gate and elevator is still broke as i type this review. the stairways always smells like piss and sh!t. people that live here with pets are lazy to pick up after their pets and nasty af (not all, but most). rent prices here are ridiculously expensive along w/ their parking/storage. i pay for my parking slot that's close to the elevator that's been broken for nearly a year and they dont even update their tenants of when it'll be fixed. anyway, i'm sooooo happy to be outta here. again, really think about moving here, make sure to go to the elevators, which by the way, moves like 1 mph. it's better you take the stairs if you're not carrying anything. take your rent money elsewhere! :) read more

To anyone thinking of moving into Griffis LW in Renton WA, PLEASE take in mind that Griffis has no real security systems in place and car prowlers know where it's easy to break into cars and steal them. They contract with a company called "Keep the peace security". Note: This is not an onsite 24 hour security company. It's on call private security company only. I've lived here 7 years and called them 12 times in the 7 years I've lived here. 5 of the 12 times I've called them they have never answered the 24 hour number at Keep the peace security. Think about moving to Griffis LW because your security is not there priority. They only care about renting apartments and making money than your safety and security. read more

The staff seems very nice but the advertisements for what the complex offers is very misleading. Terrible place to own dogs. The dog "park" is a small disgusting dirt patch and the only place to walk your dog is along the perimeter of the building... ie the street. The elevator breaks down every Friday and doesn't get fixed until the weekend is over. Impossible to have anything delivered without using a third party delivery service. The water doesn't get very hot. It's not the worst place to live by any means but it's definitely not worth the prices they charge. read more

Ok, here's the TL:DR version; 3 person family, 2.5 years. We love it here. Through 3 different family catastrophes, the staff treat us like *their* family. Here's the long version. My Wife, Son, and I have been living @ Griffis Lake Wa since July of 2019. The entire process from apartment selection to the day of move in was a very positive experience. A month after we moved in my Mom passed away @ her home in TX. Then a job change, then Covid, then....well we all know what happened next. Throughout everything that has happened since we first moved in, the staff @ Griffis Lake has been as supportive as our family. They are amazing. There have been facilities issues along the way - which is normal for any rental community. The difference @ Griffis has been the way the staff has handled them. We truly enjoy living here - it has been the most positive experience we have ever had while living at a rental community. The facilities are modern, including digital locks and rfid gate access, as well as community activity spaces, like remote work and exercise facilities. The Clubhouses are spacious and well equipped. The staff here are good human beings who work *extremely* hard for their residents. Just our 2 Cents, I hope this helps. read more

Party never ends. Don't worry you don't have to live here just come here and party all night long. Louder the better. People allow people through tge gate on the south side - often over 20 and sometimes 30 at a time. They bring loud music. Alcohol and drugs and stay to after 11. Management does nothing. Paying $3,000/ month and cannot use the amenities is bad enough, but I also cannot enjoy merely sitting in my apartment. There is no air conditioning, so in the summer Ned to leave door and windows open. The sound is so loud that you cannot talk or watch TV - and certainly not sleep. And it is 7 nights a week. Quiet hour is officially 10 pm. Around 11 pm the music generally ends and they move to the fireplace and smoke to midnight or later. Of course loud. I am amazed how disturbed and unsafe I feel living here. Literally move anywhere else. Remember if you like to party you don't have to live here just walk right in. Did I mention the prostitutes that let the people in? They live here. read more

Long but would want to know if I were considering the community. Lived there 7 years but this is only for the time Griffis has owned. 1: Never had any issues with the staff of the building itself. The team in leasing are kind/friendly & maintenance took care of any issues quickly and professionally. No complaints at all about the quality of work they did or the speed they come by if needed. Some issues are a direct result of residents but it's apparent that management does not have the power to do much other than to send out form e-mails reminding residents of rules. Without any enforcement or penalties, the complex as a whole continues to decline to the point where there were serious sanitary and safety concerns for us. Cost of moving is high & we liked our unit, the decline of the building as a whole the last couple years really pushed us to look for another option. *Safety There are limited cameras available in the community, none of which seem to be in the parking garage itself or the hallways. Despite an increase in crime across the board, management's response is that the Renton police show that cameras do nothing to deter crime and that we should call the police if we have any issues. Multiple reports in the last 2 yrs from residents that door knobs were being jiggled late at night/early am as someone tried to gain access. A number (us included) ended up getting a security camera which seemed to stop the issue happening in those units. Doors to outer areas were often broken or left open or a couple of times residents posted pictures of the doors being taped so that they could be opened from the outside. Parking behind a gate but resident vehicles are often broken into. In the last few months we were there we also saw reports of at least two motorcycles being stolen from the garage. The new entry system to get into the garage has a sticker on your windshield that will automatically open the gate. While more convenient than the previous (and often broken) fob system, if you pull up behind someone who does not have a sticker, the gate will open for them (same with the exit gate) so this does allow people who may not have access to the garage easier access. Security guard who patrols the building in the evenings but on the occasions we had to call the line, we had long holds and no call back. *Packages You must enroll in Fetch (a non optional package delivery service w/ monthly fee). If you allow 'leave at door' to be enabled or they make a mistake and leave your package, please be warned that there is a large amount of theft in the building. On more than one occasion, I found open boxes and packaging in the stairwell. Additionally, you cannot have anything sent directly to your apartment; you must have it sent to the Seattle Warehouse address for Fetch and then arrange for delivery. This can often cause delays in getting your packages by a day or more. If something is sent directly to your address, it will be forwarded to the Fetch address automatically *Garbage "Valet Trash service" (non optional & monthly fee). You are given a trash bin to put outside your door for trash service to pick up. We often noted that the service missed floors and/or residents would leave out the bins in the hallway all day (no enforcement). This led to the hallways having full bins which was an issue in the summer (no AC = smelly) Issues with trash or Fetch: service would often refer you back to the mngmt. If you contacted them, they would tell you to contact cust. service leading to a frustrating merry-go-round of passing the buck. Felt very much like updates made/services offered were to remove responsibility from the building itself and give to 3rd party, rather than being genuinely for the community members *Pet Waste Despite provided bags/waste stations, some owners do not pick up waste. Dog park = unusable if it's rained as it's just a mess of dog feces and mud. Also seemed to be an increase of owners letting dogs go in the garage, stairwells, & elevators. As a pet owner, accidents happen but people would often leave the mess where it was, resulting in constant posts about waste found inside various common areas or in the stairwells. Reporting it to management (which we had to do on a number of occasions when we ran into it) had mixed results. Often it was not cleaned up the same day (and it shouldn't be their job to) but this meant that often the stairwell would have dried feces smeared down multiple steps for days or weeks at a time. Edit: Response to review No actual issues were responded to: issues with Fetch are not with the implementation but the service itself. Same with Security: we couldn't get a hold of them when needed. Put in cleaning requests, often wasn't dealt with until the 2nd or 3rd time. We've moved, so there's no need to discuss with us but would recommend looking into some of the issues for current/future residents especially for what residents are paying per month. read more

This building has the worst customer service I've ever experienced in leasing staff. The elevators break constantly, the door from the elevator to my parking space is broken, and the garage door to drive out of the garage has been broken more than it's operated. Since the door to get to my vehicle has been broken I now have to take flights of stairs every day to get from my car to my apartment. Funny I pay $70/month for parking for convenience and they won't let me change spots so that I don't have to take flights of stairs when doing a Costco run and my elderly grandpa visiting from Mexico doesn't need to be dropped off before I go park the car. China's response to my request of an accommodation to change spots was "no can do". The building fails to be ADA compliant and I've had to resort to reporting them to the DOJ. Because on multiple occasions they breached fair housing laws, I wouldn't recommend living in a 'No Can Do Community.' read more

I moved to Griffis in may of 2020 and since did 2 transfers to different units (each larger ones). You could pretty much consider that 3 different moves, and each of them were extremely positive experiences which I owe to the gal who works in the leasing office, Kristin! I worked with Kristin for each of them and I couldn't feel luckier! She listens to your concerns and questions and I have loved my experience here. I'd recommend this to all my friends and family! I know a lot of people complain about the fees and pricing, but honestly, look at where this place is. It's less than a 5 minute walk to lake Washington, you can walk to all your favorite restaurants/stores, maintenance is at your apartment within a day usually of requesting service, the gym/pools are luxurious, and the complex is extremely communicative. I wish we could rate zero stars. This place is a rip off. They charge little small thing. Paid garbage monthly but never clean it and always full and the only way is to charge mandatory another $15 for people to pick up your garbage because they never wanna clean it. You have to pay another fees to different companies to deliver your package to your apartment. My recommendation is to never live in this apartment. The parking garage is disgusting. It's not safe since homeless everywhere in the building. It's hard to get your guests visit because the entrance design is weird. It's smelly. And the leasing office people are all rude. I haven't been here long but any issue I have had has been addressed quickly and professionally. The leasing people are all very friendly and helpful and there is someone available 7 days a week. Kristin Mays is the agent I worked with and she is very personable and helpful. My apartment has been renovated and I really like it. I've had a couple of maintenance issues and they have come and resolved my issues the same day I submitted the requests. It's also pretty clean. They have valet trash service which I don't use (I'm next to the trash room) but it helps to keep the whole place cleaner. I've seen other apartment complexes where the trash area was a disgusting mess because residents don't follow rules and aren't careful. I don't have to go anywhere near a dumpster here--Yay! It is also very quiet. The only noise I hear is from the hallway and that's not much. I feel fairly secure here as a single woman. And the location is great being at The Landing with the movie theater, big stores, small stores, and many restaurants. Also, I found I needed storage after moving in and I got just the right size space in the building for a very reasonable price. It's a bit expensive overall here, but I would recommend it to a friend. read more

I have lived here for over three years and I love it. It got even better after Griffis took over just about a year ago. The renovations are beautiful. But I really want to highlight the amazing staff here. The people in the office are always very friendly. They are amazing at looking into any concerns you may have and always, I want to emphasize this, always take it seriously and will do everything in their power to make sure you feel safe and heard. They are accommodating with packages, and they got tons every day. Any time I see them out on the property they are all very friendly. They will even set up time to talk to you 1:1 if you have concerns and they are very open and honest about any questions you may have. They really are fantastic. The maintenance and grounds staff are also very friendly, helpful, and work really hard to maintain this place. If we put in a maintenance request they are either over the same day or early next. Once they're over, the fix it super fast and for us it has been fixed the first time. They're great at listening to the issue and resolving it. The grounds team works daily to keep the grounds clean, they do a fantastic job, it's a huge undertaking here. We're currently living in a renovated unit and it really is beautiful, by far my favorite place I've ever lived. The countertops are so nice and I love the vinyl flooring. Everything seems to be great quality, and I absolutely love the glass stove top. Currently the buildings are under renovations from the outside in. The grays and blues are very calming and I feel welcoming. I'm looking forward to all they have planned for this complex. There are other perks to living here like being in a great shopping area. Having Target across the street has really been helpful for last minute groceries. Plus there are stores like Top Pot (best coffee in the area in my opinion), the Regal movie theater, Five Guys, Red Robin, UPS, Staples, Pet Smart, and even some small businesses like Bubble Tea and Glaze. You really don't have to drive anywhere, this location has almost everything. The only downside is the 405 on ramp is a nightmare after 7am and trying to take the streets along Lake Washington heading towards Bellevue aren't any better. If you have kids, this is a great location as the schools are fantastic as well. Elementary kids are at Hazelwood and middle school aged are at Risdon. We have kids in both and we absolutely love the schools and staff at both. read more

There are only two parts that are specific to my Apartment the water bill and 1 of the Sewage charges as the 2nd sewage charge is a shared charge. You are the only complex that I know that does this. It is quite ridiculous. The point is these charges should be disclosed when potential clients come to view the apartment not when they get their first bill and then they have to go and read the fine print in the lease. Been here for a few months now, not impressed. During the eviction moratorium, they sent out letters of having to pay rent or suffer the consequences which gave an impression that they could care less about you and what youtr dealing with. Thet took away delivery lockers and have a service called Fetch, which packages are no longer delivered to a secure location, rather set outside your front door. In which weve dealt with package theft multiple times now, one of which was a $1000 TV that no one will take responsibility for, theres no security cameras anywhere so its a lost cause. Delivery person didnt even knock on our door, they only sent a photo so by the time we got the photo and opened the door, it was already gone. Floors are thin, we can hear all sorts of walking and stomping and jumping up above us, thru all hours of the day and night and loud music thumping thru walls. Below us and thru the halls you can smell people smoking weed all the time. And if you have a unit facing the courtyard, you get an absurd amount of noise as all sounds echo off the walls, and forget trying to sleep with a window open during summer... Talking, dogs barking, people playing video games all night with their windows open, people partying with their doors open, you can hear it all. Theres no central ac so it gets super hot, so we got out own ac units and you gotta attach them to a hole in the wall in which a "technician" installs it for you where they just take duct tape and tape the exhaust hose to the wall and that constantly pops out. Poor craftsmanship of doors, one of our bathroom doors wont shut all the way because of misalignment and our back juliet door doesnt shut all the way so it leaks hot air in during summer and cold air in during winter. We came home one day and our kitchen sink fell out of the countertop. Amidst COVID all amenities are shut down but the rent costs are still the same, fees for fetch (mandatory $15/month) and we still get packages stolen and trash valet (mandatory $25/month) whether its used or not. Premium rent charges for sub par living and the important things we need dont event work. As of two months ago, all the call boxes are inop. So guests cannot be called up/in - you have to go down and get them and the elevators are slow. As of a month ago, one of the main elevators is broken and still not fixed so you have to go around to the otherside of the building to go up. The ONLY thing saving this place from a lower rating is the location is nice. Nestled at the Landing in Renton and right off the freeway. So unless you NEED to be in the Landing theres better options for the same price if not less else where. This I know because weve looked and looking forward to moving out when our lease is up. read more

I recently moved into Griffis apartment for over a month now. I put up maintenance request for few time due to some small issues around the apartment. All the service associates came to my apartment were super friendly and very helpful. Lately the microwave did not work properly. I had to call the service and hoping to fix it. Thomas came to fix for the first day and it couldn't get to fix. He quickly responded back the next day to replace new microwave for my apartment which is awesome. Thomas went above and beyond his service. He clean up the whole area after his installation for new microwave. Thank you very much. I really appreciate Thomas's help and his patient with my dogs. You've read the other reviews...listen to them. I had a HORRIBLE experience living here for the 11 months that I did. I'll give you pros and cons and then get into specifics. April 2017-April 2018 Pros: Proximity to the Landing shopping area Well lit and clean garage Storage area on site (costs extra) Proximity to 405 Decently sound proof except for the doors to the hallways Workout facility Cons: Cost (wait until you see the rent increase notice I'll post) Added fees Charges for more than one parking space Very limited and often full at night and on weekends visitor parking Hours of the leasing office are very limited (where you have to get packages) You pay for the package locker, if it doesn't fit it goes to the leasing office which closes at 6pm You can hear everything that happens in the hallways Elevators often out of service Courtyard/pool balconies are LOUD "Security" patrol is a joke If someone parks in your assigned space, there's no one to call The specifics from the beginning: First, I signed a lease sight unseen as I was relocating from Denver. I told the new leasing agent (Liz) that I had two vehicles and a motorcycle. She said oh there's plenty of garage parking. Well, come to find out that I only get one space, when I showed up with my moving truck and two cars. I would have to pay for a second space. She told me not to worry about it, that no one tows from the visitor spaces for the first 48 hours so all I'd have to do is go out there and move the car every other day. Well, I guess she figured I'd never want to take a trip, because that doesn't work for my schedule AT ALL. Not to mention that takes a space (of the very, very limited visitor parking) away from an actual visitor. There is no designated motorcycle parking. She also told me, when she was walking me to the apartment that was reserved for me, and as she said on the phone, "I think this one has the floor to ceiling windows" (that are on the website) but of course, no. This did not have floor to ceiling windows, or any of the other things that I saw in the photos online or was told about over the phone when deciding to sign a lease from a few states away. Honesty would've been VERY appreciated during this process. I moved in, and was told there was a community email distribution list, and gave them my address. Apparently there were storage units on site, which I found out having never received the "community emails" where the half off promotion was advertised, only after I rented a unit up the street. So I closed that out, downsized some things, and got a storage unit in the basement. But, that price was only good for a little while, and eventually went back up to full price, which was part of my incentive to move out. The parking is a nightmare sometimes. I came back one evening to find someone parked in my assigned space. There is no number to call after hours to report it, there is no security patrol contact information anywhere. The visitor lot was full so I had to park in the adjoining neighborhood and walk back to the building. You're basically on your own once you move in when it comes to things like this. Paying over $1600 not including anything for 700 sq ft was hard enough. But once they started tacking on all kinds of fees and extras, parking for example, which I was baited and switched into thinking would "not be a problem" was only the tip of the iceberg. It costs over $2000 a month just to live here. And I don't mean including the parking and storage that I was paying for. As soon as I moved in I made the decision to leave as soon as my lease was up. I packed up and moved out after giving notice, and even had the leasing office type up a statement saying that I had returned the $500 little piece of plastic FOB. Now the fun begins. After cleaning the apartment top to bottom (and taking photos to protect myself) I got a letter for the justifiable utilities at the end of my lease, but also for a carpet cleaning fee (which was explained) and then for a cleaning fee. I contacted the Reserve bookkeeper and said there was no way I was paying a cleaning fee because the place was cleaner than when I moved in. They chose not to respond, but instead sent the $140 cleaning fee to a collection agency, negatively impacting my credit. I contacted the credit agency and told them I was disputing the charge, and now am at the point where I need to file against them in small claims court for all this nonsense. I read reviews of this apartment and saw that other people had trouble getting their deposits back and being charged cleaning fees (I read through the lease, nowhere in there does it say it has to be professionally cleaned) and sure enough, here I am. Save yourself all the trouble in the world...DO NOT RENT HERE!! read more

I've lived in apartments for years and have been exposed to amazing management companies and terrible ones. I was ready to leave a terrible review for my experience with Fairfield.. management there was inexperienced and unfriendly, trash rooms were disgusting, nothing would ever get done. But I've got to give it to Griffis in just the short amount of time I had with them! They handled the transition better than I expected them to. They communicated everything quickly and were easy to get a hold of. I think within the first week, the elevators were already functioning quicker, trash rooms were getting cleared out more often... which were two of my biggest complaints while I was living there. Management was accommodating and understanding, and we got our final move-out statement within a week of leaving - that is unheard of in the apartment world! They didn't charge an arm and leg for unreasonable fees like most apartments do. Again, unheard of. The apartments themselves could use a little work since half of them are a little dated for the price you pay and location you're in.. I anticipate will be done with this whole transition, and you honestly can't beat this location in the heart of the Landing. I think if I didn't already commit to another location, I might have just stayed. I think Griffis is going to be a nice change of pace! read more

This has to be the worst touring experience I ever had. My husband and I went to look at two bedrooms. When we walked in someone whom we later learned was Rae was extremely unfriendly and didn't even introduce herself. She appeared to be "bothered" and that we were keeping her from something. She quickly told us that she couldn't take any tours and that no one was free to show us homes so I asked her if we could do a self-guided tour since the website says that is an option. She reluctantly said yeah, let me get you a fob. She didn't offer us any maps or directions to navigate through the community. She handed me a fob and a post it notes with 2 apartment numbers listed on it. After about 20 mins, we finally found one of the apartments, but the fob did not work. So, we had to walk all the way back to the office and someone else by the name of Kelsey stood up and said can I help you. We told her about the fob and that we couldn't get in. She stated she would take us and so she took the post it notes from me, and we started walking. She made some small talk but to be honest, it was frustrating for us because we are now over 30 mins into this tour and haven't seen anything to this point. She entered the first home and there was loud music playing and obviously not a home to show. She apologized and said that she thinks its a worker inside the apartment. We went to another apartment and some questions that my husband asked her, she couldn't answer. She stated she didn't have her computer with her and so she didn't know the price or when it was available to rent. We got back to the office and she stated she was going to give us a quote via email. The quote never came until the next day. This company talks about being so customer service focused. To be honest, it wasn't for us. We rented elsewhere. Maybe you should consider that there are so many options out there and it's the people that stand out and make the difference, good or bad. read more

We love living here. The leasing office and maintenance are very responsive & there's a a 24/7 security line for when the leasing office is closed. Kristin (leasing/ front office) made picking an apartment and moving in so easy and continues to be available and follow up on any questions/ concerns. Getting maintenance at an apartment complex has always been a hassle other places but it's so easy here. Once you submit a maintenance request on the app, someone is in contact very quickly. Thomas, who came to fix our dryer is the best and made an appt that worked for us. He was friendly and goes above and beyond to make sure everything is fixed and cleaned up before leaving. Horrible experience under the new Griffis management. The Landing itself is nice and so is the lake next door. However, DO NOT RENT UNIT 2216. Ceiling leaked "medical fluid" from upstairs neighbors. Multiple times. See pictures of the lovely sight. Unsure of what exactly it was because medical privacy prohibited disclosure? Also, weird dust particles and dirt falling from upstairs deck. I couldn't use my deck the entire lease. At move out I was charged 500 something because they wanted to clean carpets and there were marks on the wall and inside of closets and they had to paint? Seems insulting, especially considering the mess maintenance left in my apt when dealing with the leak and the condition of the apartment given the upstairs neighbors, but not worth my time taking this to small claims court. I've lived here for over a year, and have had a great experience at the property. New management took over half way through my lease here, and the place has gotten significantly better since then. Specifically, Brandi from the leasing office has been simply exceptional in her level of customer service! She is patient, friendly, and always goes out of her way to help. Renewing my lease was a breeze as a result. She is extremely reliable and responsive. If you're dealing with her, you're in good hands! I moved here from West Seattle due to frustration with the bridge closure, covid and thinking I was going to save money. The rent here is nearly $300 cheaper a month, the parking is $75 cheaper per car (2 cars), the pet rent is the same. I thought wow, I'll save a little since the monthly is cheaper and this might help during these unsure covid times. Nope. If you're thinking of moving here be fully aware your bills are going to be more expensive then any bills you've ever paid anywhere in the state of Washington. They say they tack on and charge you for shared spaces (which you may or may not use and can't use during covid). That's fine. I get that. But the actual cost of living here vs downtown Seattle is the same. You will not save anything living here versus downtown due to the way they distribute bills and all the BS service fees. On top of that your packages are going to be delivered to the wrong building at least 20% of the time. Unless you decide to go CSI on your packages you won't receive them. The locker setup you pay for is garbage. Ive never seen anything like it. I've spent hours trying to correct my issues and it doesn't solve anything. There is no lobby to sign for anything requiring a signature. So if you buy anything from Apple or any wine, you'll have to send them elsewhere or stalk the front of the building. If you have friends coming to visit you then I hope you plan to meet them in the street. There is no parking and no way to let guest in. I have to let in UPS, USPS, Amazon, etc in time the building constantly because they have no way to enter the parking garage where all of your methods of receiving items are (If they dispute this then they're lying, this is a multi-daily occurrence). If you purchase a parking spot I sure hope you have a narrow car because you can't open the door even in the narrowest of cars. The trash rooms smell awful and I can smell it from my apartment down the hall. They charge you monthly for the trash room and for trash pickup regardless if you use the service (which never comes to pick up at the time it says). If your a non-smoker, well good luck. My apartment smells like I smoke 2 packs a day and I don't smoke. Also, when you move here, expect the worst day of your life. The elevators are the slowest I've ever seen in my life. It took a full day to unload a standard uhaul and I was late returning it because of the elevators. Every person I met in the elevator expressed the same frustration. They get you because once you get in here, you never want to go through the hell of getting out. This apartment layout sucks. It must have made since to an engineer on a computer screen back in the 90s but the real life functionality sucks. Day to day life in this place is complete garbage. Everything barely works. From elevators, to car parking to gates to trash to packages to regular mail. Coming from an engineer I understand the intent, but the execution is awful. It made sense on a screen but it doesn't make sense in real life. If you're looking for a cheap garbage place to live and don't care about anything other than surviving, this place is for you. If you're comparing this place to other places around Seattle or Renton, tack on at least $350 and re-evaluate. This complex is hell. There are shootings all over constantly, the flower beds smell like dog piss, the amenities are permanently closed, there's shower water leaking on your car in the garage. This place is hell. I'll start with what I found good at GLW: 1. They were dog friendly, including dog runs and ample potty bags! 2. Repairs were done in a timely enough manner and the office staff were friendly 3. The location is super convenient to the 405, shopping, and Coulon Beach Park. 4. I was very glad to have a covered and gated garage given how much "prowling" happens in King County 5. The web portal is convenient for seeing/paying your bill and has a community page that acts a sort of Craigslist for sales. So how is this only a 2-star review, you're asking? Well for starters, I was attracted to them in part for their clean-air policy, but it turns out they never enforce it. Unless you like the smell of weed in the corridors and blowing into your apartment, don't rent here. Near the end of my lease, one of the responses was "not to worry" because the offending neighbor was moving out - not that helpful especially for all the prior months! Second, despite the gates and the garage, there were dozens of break-ins and thefts while I was there, luckily not to me. Residents just didn't take them seriously - they would tailgate, allow tailgaters, etc. Speaking of the residents, you'd think the high rent would bring in more genteel neighbors but there were enough domestic disturbances that the Renton PD SUVs were common sights to see. Third, it really sucked when they decided to remodel all the common areas at once, including both outdoor spaces simultaneously, so we lost access to the grills, meeting room, and one of the gyms back in the fall. And due to COVID-19 they had yet to reopen when I moved out. A bummer when you're renting a small apartment without a balcony, or if you have a balcony but your neighbors are smoking pot next door despite the clean air policy. After 6 months, people started asking about discounts for lack of amenities on their community web portal, and the response was "We do not charge for amenities, so there is nothing to discount." As if the prices they charge didn't account for those amenities . Fourth were the utilities. They were abnormally high in my opinion, and some of the bills were more than I pay for my new single family house! $17/mo common area electricity $17/mo common area gas $3/mo "renewable energy" fee $59/mo sewer (more than my new house costs) $54/mo trash (including Valet Trash* and more than my new house) $13/mo water $15/mo Fetch* (see more below) $5/mo service fee = $183 So what's "Valet Trash" you might be asking, and it's a mandatory $25 fee for someone to come pick up your trash from your door, instead of walking 100ft to the trash room near the elevator. And "Fetch" is a new mandatory parcel management system, that replaced their previously awesome ParcelPending system and costs more than Amazon Prime does! Finally, after moving out they were late with my refund. State law and the lease agreement dictate '21 days' after vacating, and they dated the check on the 21st day, but held it until I e-mailed them asking where my money was (I have the postmark showing the same date I contacted them). If I was late on my rent it would have been 10% plus a daily fee. Double standards. So maybe all the good I mentioned outweighs the bad in your opinions. Maybe other apartments without gates are worse. Maybe without a clean air policy it's worse elsewhere (they should be enforcing it though!). Maybe you'll read this in a year when they have newly designed amenities. But you should be able to make an informed decision. read more

We toured the complex with Kristin, and she was SO awesome! Walking around with her, you could tell she loved the complex, knew the neighbors, and really encouraged the residents to make their apartments their homes. It's rare to find an apartment complex that values community so highly, and as a couple moving in from out of state, that was a real value add for us. We actually ran into someone during our tour who let her know he was renewing his lease because he enjoyed living there so much. Ultimately we decided on another complex, but it was a tough decision to make - I'm sure we would have loved living here!
