    Absolute nightmare Unbelievable events in the last few…read moremonths with this company ever since they took over Point Alameda Appts, Harassment and retaliation, false accusations, racial profiling, attacks to character , mental shaming ( all documented ) and many more....( In the last few months since this company took over) For years the tenants have been exposed to... Asbestos, Mold , Neglect, Thefts , "Law abiding" Resident of 14 years (rent controlled) On this building 3 Rd relocation ( 1st Mold, 2nd move Asbestos) Now living on a apt with a balcony about to collapse, we are very concerned of our well-being and safety also of our Neighbors. Little did I know I was moving in next to a "weed smoker" who played his music really loud. The lease states, it is a "non-smoking" community and right to a quiet environment! The adjoining neighbors have confirmed this. We smelled it, experienced it and have been affected by the stench of weed permeating into our apartment with "second hand smoke". After numerous complaints, my neighbors and I visited the leasing office to address it. Janine Rood, Mgr., has always presented herself as very "RUDE", just like her last name! She says, "there's nothing they can do" ??? I asked for a copy of my lease and it CLEARLY states it plain as day. I decided to contact the Corporate Office. I was told to go to the Tax Assessor's Office by the Legal Services of Northern California to get the Owners information. (ANYONE WHO PAYS TAXES CAN GET IT) After numerous complaints for 10mos into my lease, I sent an email letting them know they were in BREACH OF CONTRACT hoping they would address it or I would sue them, soon thereafter, I was served with a 10day notice to vacate stating I was the "nuisance"! LASTLY, IF YOU EXPECT TO HAVE SOMETHING ADDRESSED THAT IS STATED IN THE LEASE....DON'T BELIEVE ANYTHING IT SAYS BECAUSE THEY'LL TELL YOU, THEY CAN'T DO ANYTHING ABOUT IT! EVEN IF YOU HAVE OTHERS TO COMFIRM YOUR CONCERNS! I HOPE YOU REAP WHAT YOU SOW......SHAME ON YOU!!!

    Update: I got the following message from Ann P who I suspect is the branch manager…read more "I'm sorry your experience was not satisfactory. However, the information in your review is incorrect, with all due respect. First, the wire instructions were confirmed. Christina asked her Jr. Escrow Officer to confirm with you, which she did. When you inquired a 2nd and 3rd time, Christina acknowledged and responded that all was correct. In fact, Christina responded to all your emails and most of your calls. Because of the volume, she did let a few repetitive calls stay in voice-mail. She never refused to talk with you, she just couldn't always take your calls at the time you called. She did have a number of transactions at the time, some with tighter deadlines than your file. Next, Christina and her team must follow instructions from the client. Everything Christina did, including timing and scheduling of sending documents and the signing, were per instructions given to her from the client. James Han, the Notary, had other appointments and since you refused to sign the documents due to an unanswered question for the Lender, James had to reschedule with you. Christina only informed James that time was of the essence due to deadlines. She did not in any way pressure urgency to overlook explanation and reading of the documents. That's confirmed. Last, the positive reviews come from only a small handful of several very happy clients of Christina's. She is known for her exceptional work, response time, accuracy and service. She and the company have never, nor would ever, accept "Kick-backs" as you suggest. We understand that buying a house is stressful and with the addition of COVID 19, even more so. However, this review is unwarranted and unjust due to a complete misunderstanding of what Christina was required to do in her job. Again, we are sorry you had a bad experience, but to blame Christina and the Company is simply unfair." My response: I think a true review from a buyer or a seller would have enabled me to make an informed decision to not go ahead with Old Republic San Carlos. I hope this extra information helps others with their decision. With all due respect, I can confirm that Netane, the junior escrow officer, only called me to confirm that Old Republic received the signed paperwork and that we were going to the bank the next day to wire funds. At no point in time did Netane confirm the actual wire instructions or account we should wire to. Christina told us on the phone, on more than one occassion, that she was too busy to talk to us and didn't offer an alternate time to talk. In that sense, she did refuse to talk. Ann claims I made "repetitive calls" but I have called Christina roughly 4-5 times during our approximately 35 day escrow period. James Han specifically told us he had to let Christina know, very assertively, that the pressure that we were put under was unnecessary. You cannot invalidate our terrible experience of going through the closing process with your company with the inaccurate statements made above. I also don't want to go over each and every incorrect statement being made above, nor do I have the time for it. I stand by my review. I think a business that is so unwilling to accept feedback from a paying customer has already shown it's intentions. Please don't threaten to take down or change reviews of your paying clients. They deserve to post their opinion and truthful experience.

    I can't say enough about Christina at ORTC...I was very worried when my escrow officer left awhile…read moreago and I was referred to Christina..but all of that disappeared the first time I worked with her.. Her response time is second to none, her efficiency is perfect..she's excellent at problem solving and even answers on the weekend! I highly recommend Christina!

The way that they handle property management in the interest of the landlord and the renter is nothing short of an impressive juggling act. Quick to communicate, remediate any issue, as well as a pleasure to interact with -- I would without hesitation consider them and their team of consummate professionals for any of my future rental, or investment property management endeavors.

    I trusted Josh and honestly was betrayed…read more He was the first property manager I've hired and he didn't manage. All he did was collect rent and via email communicate one lease extension and then they went month to month on two plus years. I don't believe he ever checked on the condition of my property or if the lease terms were being followed. I know of two flagrant violations 1) no animals and a cat lived there the entire term of the lease openly and 2) no smoking which is also a Belmont City Ordinance. I was told they are "good tenants" which they were from a bill collectors perspective, however, horrible from a property owners perspective as they lived hard and the wear and tear on the unit was unacceptable including pot smoke lingering and making the unit filthy. Then there was the cat leaving animal mess behind when they vacated. I learned there was a leak on October 12, 2024 not by a phone call or direct message but being included on an email chain with the tenants! How unprofessional and this violated the entire principle of a property manager only having contact with tenants and what he was paid to do. From the discovery of the first problem I am aware of Josh was absolutely no help. He didn't manage the situation. Instead it was on. On me to deal with and coordinate access with the tenants to first get a leak detector in. He didn't offer any help. Left me high and dry! When I went to meet the leak detector I was appalled at the condition of my condo that had been fully renovated prior to the tenants. It was grimy and there was cat stuff everywhere and the cat walked up to me even to be petted. I called Josh very upset especially about the cat as my main point was no animals and this was not a service animal. He said they have forfeited their deposit by having the cat. When the tenants vacated , after asking for one more day, which we declined as I had set up - not buy the property manager, but myself Service Master and my insurance adjuster to meet me to start to deal with the leak from upstairs (from different condo owner) and repairs. When he showed up he said it wasn't bad ... They turned off the water days before vacating and left feces and urine in toilets, food on kitchen sink, tons of stuff in the garage , the floors where sticky from a party , the hall bath covered in hair - not sure if human or cat, tacks and tape everywhere on the walls , the new kitchen counters stained .... A drawer with pot debris. While the Farmers adjusters and Service Master there never once did he say I will coordinate as it's my job as property manager. We did agree for his guy- also there to haul away abandoned items - which wasn't even thorough. I had to ask him to return to complete. Then no phone call he emails me he is firing me. A blessing. But very unprofessional. Then he sent me my accounting the first of the year via email without salutation or closing with one word "okay"? In pulling together paperwork for insurance I realized I didn't have a copy of the one lease renewal. I emailed Josh for it ... waited 5 days later forwarded email to him with bookkeeper and maintenance guy with "second request" to finally receive. In interviewing and hiring a new property manager I realized I was not provided any service. I SHOULD RECEIVED A REFUND ACTUALLY!!! There should have been physical check ins on the property and its condition. The notification of a leak - major problem that took 5 months to remediate and repair - should have been handled by him as that is what his fee was for. After the tenants moved out he changed his tune on the deposit. He was advocating for them after telling me it was forfeited due to the cat - not to mention property condition from their hard aggressive living- that most of it needed to be returned. He kept saying the condition wasn't that bad. He was not advocating for my property but only the tenants. Swept under the rug the excessive wear and tear , damage , pot smoking and cat living there. Ironically one of those tenants now manages an apartment building. I'm sure her employer would find interesting photos of how my property was vacated.
