My siblings and I closed on the sale of our childhood home yesterday. Selling the home was a very emotional experience. My husband and I started looking for a home in June. After being told by other realtors that what we were looking for would be "impossible" to find, we went to an Open House in San Mateo and met Valerie Ford. What a gem! When I read on-line that our house that was in foreclosure and probate and underwater could actually be sold for a profit it seemed hard to believe. When your house is in foreclosure you get bombarded by solicitations, sometimes 4-5 a day! They all make big promises about keeping you in your home but it easy to see that most of them are scams. There is a huge business built up around feeding on the desperation of people behind on their mortgage. They must all get the same list of distressed homes. None of these solicitors took the time to cross-reference against the probate records to see that the mortgage was behind because note holder had passed away; probate is quite different from a typical foreclosure and takes someone who knows how to handle this kind of sale. The very professional letter we received from Lehr was the only one that explained in a detailed way what our probate options were, how a 10360 sale could be successful and how they could represent us like they had many done others before. Out of a massive pile of junk mail I kept this one professional letter from Alex. Just from his letter I thought, "This guy looks like he actually does this for real and might be able to pull this off". Still I was skeptical about the whole process but figured I owed it to myself (and the estate) to try. So I called Alex's office and made an appointment. Alex came to our home and really took the time to get to know us, and understand where we were coming from and what we were hoping to accomplish. The confidence that we got from the letter was 100% re-enforced when we met Alex. Probate sale of a foreclosure property was in no way an easy process, the bank, heirs, and court made it a challenge through the whole process and yes there were times that we thought we might not pull it off but it was never from doubting Alex or his team. They had the knowledge and experience and the cajones to see it all the way through to the end. They helped us stop the foreclosure and they negotiated a short sale with the bank and found a buyer for the property. There was a first and second mortgage on the property and the bank we were dealing with (think stage coach) was not making it easy but Lehr's office took all of the last minute requests and deal posturing in stride. Lehr guided us through the process with great communication, an un-wavering can do attitude and a sense of humor, which was definitely a necessity at times. read more

Alex Lehr and his assistant Valerie Ford and the rest of his staff were an absolute dream team to work with. The next time I need to move/buy a house, or should I even get adventurous in the future and try to buy some property, Alex is the first man I'm going to call. Actually, he's the ONLY man I'm going to call. I had nothing but miserable experiences with real estate agents in the past. The agent that helped us buy our first house was pushy and rude, and so was her horrible mortgage broker partner (he was actually even worse). The agent who first tried to help us sell our house is a moron, and if you ever saw a photo of him and witnessed firsthand the commanding presence of his eyebrows you'd understand. The second agent who tried to sell our house - and did an ok job of it - disappeared after the sale and didn't lift a finger to help us into a new house, and at the very end pissed me off something awful lecturing me about money. Neither of them seemed to care or take genuine interest in our situation. I wasn't buying/selling houses for fun - I was trying to find a home for my family. That's something Alex and his team never lost sight of. Those past realtors of mine just looked at me and my house as inventory. Not the Lehr team. I'm so pleased I happened upon Lehr Real Estate. When it comes to expensive transactions I get very nervous and I don't like to be pushed or take risks. Past realtors did this to me regularly, but not Lehr. They respected our limits, paid close attention to what was important to us, answered every question, returned every phone call, took us to see any house we found, and spoke directly to selling agents and made a strong case for us. When there were times that we spoke to others in their office, they were brought up to speed on our case and kept communication between everyone involved smooth and up to speed. I have 2 NO SOLICITOR signs at my house. One on the walkway, the other right by our doorbell. Yet these buffoons still keep ringing my bell and bothering me. Once I pointed out the sign and the idiot replied "I'm not a solicitor, I'm a local realtor". I told him in rather colorful language not to ring again. Then just the other day they rang again. I flipped the clipboard out of his hand, not touching the douche, and he got hysterical saying "I'm going to take you down" and "I'll sue you and take your shitty little house". We met Alex at an open house back in march. He had another agent with him from his office, Valerie Ford. We got to talking to both of them and really clicked. We actually liked them so much that we had them represent us in the bid on the house we were looking at. Unfortunate for us we couldnt match the highest offer on the house. That turned out to be a good thing as we got the chance to continue working with Valerie and Alex. They were beyond accommodating. With the market the way it's been you have to jump on a house the moment it hits the market. Every time a house came on Valerie went above and beyond to get us in to see it ASAP. Valerie has a way with people that makes one want to work with her. She is an excellent representation of Lehr Real Estate. She takes the time to get to know her clients, she plays with your kids so you can actually look at the house. She does all that she can to answer your questions and if she can't she gets the answer. Alex is a straight shooter, he's honest, up front and tells you the truth. He doesn't sugar coat things and lead you on. If he thinks you are wasting your time on a house he tells you. If he thinks you are offering too much he won't let you offer so high. He knows what he is doing and that is clear. We finally found a house that we really wanted and again we jumped on it and Alex and Valerie were right there with us. They were immediately in touch with the selling agent letting them know of our interest. They helped us get answers for questions we had about the area and advised us on all the things to consider when writing an offer in this market. We wanted the house so bad that we wanted to over bid by a lot. Alex convinced us otherwise as he is so knowledgable about the current market that he knew we were offering too high. When it came time to present offers Alex went and presented it in person which in this day and age of technology many agents don't do that anymore. We ended up getting the house! The next piece with all the paperwork gets intimidating for many. Not with Alex and his team. He had Eric from his office call us immediately to introduce himself and explain in detail all the next steps. As closing got closer there were some hiccups with closing on time. Alex and Eric were on top of it bending over backwards to get everything in place.They even got the title company to get us in at 8 in the morning so we could close the same day. On top of all of that Alex attended the signing of all our paperwork at title. He explained things to us, answered questions, etc. When all was said and done he called and checked on us to see how things were going, offered us a dump truck to utilize for hauling away any trash we had and offered us vendor names he uses for any repairs we wanted to do. I feel like his entire staff was on top of everything. Super responsive, professional and they did everything to make us feel important. You can have your choice with all the big name realty firms out there, but not one of those big name realty firms can offer the kind of terrific service that Lehr Real Estate can offer. They are a family business and they really make you feel like you are a part of their family. We have recommended them countless times and will continue to do so. We know that without a doubt when we sell or buy our next home we will call Lehr Real Estate! read more
