DO NOT HIRE. We hired Gulf Coast Property Management, specifically speaking to AnnMarie, to lease and manage our rental property in Fort Myers beginning in January 2026. The property remained vacant for over four months while under their management. During that time, the property was reportedly shown only twice. Despite the extended vacancy, we received very little communication beyond automated weekly emails stating there were "no updates" and "no recommendations at this time." I had to repeatedly request information regarding marketing efforts, showing activity, tenant feedback, and ANY recommendations to improve leasing performance. We were willing to adjust pricing and make changes if necessary, but we were provided with absolutely no proactive guidance - guidance you would expect from a professional property management company. On top of that, our new property manager went out today and discovered that the utilities had never been turned on, and there were mouse/lizard droppings throughout the home. We trusted Gulf Coast to help us rent and take care of this home as we are located out of state. They wasted 4 months of our time and thousands of dollars. We had a frustrating experience renting a vacation home from this property management company. The property was not properly prepared for our stay, and communication from the management company was unreliable throughout. The pool and outdoor areas had not been cleaned prior to arrival, making a key amenity unusable for the first portion of our trip. There were also issues with bedding that required multiple visits to resolve. Communication was inconsistent--we were told we would receive a call back regarding these issues on the first night, but that never happened and we had to follow up ourselves to get a response. Additionally, important details about the property setup (including a tenant on the property with visibility into the pool area) were not clearly disclosed during booking. we are new to this company since Dec and I have asked them for copies of paid invoices by our HOA 4 times. They say they are going to the HOA Board. I understand we are new but they should be following the rules and providing requested documents within 10 days. and should be directing our board to follow the rules. but I get nothing from them. Not a good first month impression so far. They also charge us a $3 fee to EFT dues. no option to write a check. why are we paying a fee for HOA dues we have to pay? this company doesn't do repairs even when it includes health issues. I have had a broken septic tank pump for over 2 years. This company keeps giving me the run around for this long. had 3 septic companies out and didn't let them fix it. had plumbers and electricians that don't repair septic pumps. I have an attorney for this but in Florida the landlord/property management have more unfair rights than a tenant does. we are being gouged by these places and people. every company that came out said that Gulf Coast doesn't pay them. today the electrician came to my house to tell me he doesn't fix the pump and the Gulf Coast doesn't pay their bills. he had to write them off from last years bills for non payment but they will charge me for late fees when I withheld my rent. double standard. also the LLC on my lease is in violation of Florida law about being not registered with the SunBiz of Florida and also the department or revenue. I would like to start legislation to make landlords, brokers, and property management companies accountable. I have only been renting for 4 months and I am so disgusted with the lack of service from Gulf Coast Property Management . Service requests are put in and marked completed when they're not. I have to constantly follow up with them on unfinished service requests. There is no sense of urgency at all. I'm at a point now where my garage door cable snapped and I cannot get my car out of the garage. But, had they completed the service request I put in over a month ago to put something on the garage door opener so I can manually open it in the case of no power, it wouldn't be such an emergency now. Wow, these people lie, lie, lie!! They DID NOT send out a LICENSED person to fix the closet!! I checked and he WAS NOT licensed!! Then they cancelled the job and didn't tell me. I NEVER told them I would hire my own handyman to repair the closet they installed, which collapsed on Augst 3rd. They did have another person contact me about the closet repair, but then hurricane Ian hit. I have a life as well, and have been busy taking care of my sick husband!! Gulf Coast Property Management did contact me AGAIN by text, and asked me to send them the size of the air-conditioning filters, which I sent twice prior. (Twice in texts, and twice in certified letters, which I have copies of). The dishwasher has not worked since we moved in either, and we thought it was because the hot water was not working, but apparently the dishwasher is defective. They then sent me a message telling me to take a picture of the serial number and send it back. Why are we always expected to do their job?!? This group took over our property back in February/March 2021. They have been an absolute nightmare to deal with. The portal to pay your rent locks your account out, the manager is never on site nor does he answer his calls or emails. There are so many issues with the property and they refuse to take care of any of it. I have steps that go up to my entrance that were breaking. They ignored the maintenance request and I ended up falling because the one step fell apart from under me. Even then, it was like pulling teeth for them to fix it. I had bruised my ribs and messed up my toe from the fall. Because I told them they were negligent and I had contacted an attorney, and after catching them up on the back rent owed from being sick and out of work, they sent me a notice of non-renewal telling me to be out by the end of next month. I have lived here for 2 years, and never had an issue until they took it over. My advice to anyone looking for rental property or even if you are purchasing with the intent of renting the property, do not use them. If you are the property owner, most likely you will have a lawsuit, and if you are a renter they are a living nightmare to deal with. Even the one star rating is too generous. read more

I've been renting from this company for a few years. Never had a problem until the changed pool services. Now it's been 4 months. I call every week to inform them that pool guy is not doing complete job. They barely put in enough chemicals and vacuum the pool maybe once a month if that. And only way to do it is to call every day and put in a work order on app. Lora in reception is extremely nasty when you call in with a problem. I also get the run around on who to talk to and no ever calls back. Manuel Chavez has to be the worst maintenance manager out there. read more

Gulf Coast is the worst property management company. I've rented previously from other companies and never had problems. Not this time. We arrived at our rental and it was completely uninhabitable for there was no water pressure whatsoever, wasn't cleaned properly (probably because no water to clean), had an awful smell , no a/c filter in place and agent stated she had never even seen the property before this. It turns out the unit wasn't fit to sleep in and we never did. Hoping the problem would be resolved quickly, we stayed in a hotel. Plumbing issue never got fixed till a week later (was really just a part that needed to be replaced). The smell we were told was from mold in the bathroom ceiling that had returned. I asked to get a/c cleaned out but they refused. We actually hired a mold inspection company to prove the unit was unfit to live in and we had to pay a company to move all our stuff into storage. I only moved in because I thought any issues would be fixed immediately and everything would be resolved. Boy, was I wrong. I'd never rent from them again and an owner would be crazy to give them their listing. It was obvious they don't take care of their properties. Gulf Coast returned our security deposit (never lived there) but refused to reimburse our rent for the 1st month. We ended up terminating the lease because it was obvious the unit would make us sick if we tried to stay there and it was unaffordable for us to pay rent and pay for a hotel at the same time. read more

Rented a property from them and what a horrible experience. Nickel and dime for every little thing. Granted I understand their business model but I found them to be slow to respond to issues and when they did respond I found them to be extremely rude and somewhat accusatory as if the tenant is always the cause of the problem. When I broke my lease they had no problem trying to squeeze every penny out of me despite advanced notice of 2-3 months. My company took care of it but let me just say it was significant (understand the terms of a lease but there comes a point where things are just exorbitant). To any home owners, be concerned over how they treat your tenants and based on my experience, I'd recommend reading your contact carefully. To any renters, make sure your lease is iron clad with an escape clause in plain English (this company will take you for a ride). Also take before and after pictures and document anything because they will try to smack with you with a bill in the end. Will never rent or recommend. Oh and they offer gift cards for good reviews so I wouldn't trust those either. Have numerous emails with offers. read more

Key was the retention of property managers like Elaine Dexter in the Venice east, Plantation Golf community! As annual renters we had concerns about our lease, however Elaine was right there to "hold our hand" renewing our lease for another year in Farmington Vista. We hired them to manage 2 properties in Fl. We would not choose Gulf Coast to property manage if we had to do it again. They are all about taking your money and not helping you when needed. We tried to cancel our contract with them, and they threatened to charge all of the commission lost even though nobody can rent the properties now, but still they are charging us commission because the futures renters have to be cancelled due to the hurricane damages. We had high expectations when speaking with Beth, but quickly realized this company does not have values or integrity, even when a natural disaster happens. My advice is go elsewhere and do your due diligence. contract Weve had emails and phone calls not answered because new people were apparently taking over, leaking air conditioner all over, which was found when we happened to visit just by chance, property stolen and broken and had to fight to get reimbursed. You have to keep an eye on the charges for various services.? I don't know why they get a monthly fee but if they make a call for any service there is a charge just for calling someone. Also, they will hike the price from your original invoice without contacting you and expect payment without explanation for the surcharge, a little more here and there that quickly adds up. read more

Never have seen anything like this. I'm my own landlord, but contacted them to potentially manage a property for me, since I'm out of town. I met with Beth Vandroff, who states she is the business development manager. She views the property, and tells me she will get comps to me in a few days. She also informs me she has a similar property in the same area. I repeatedly call, text, and email, for weeks. She never bothers to respond. How unprofessional. Only when I send a message to the "contact us" page, stating my dissatisfaction in the "follow up", she immediately emails me. Interesting- not a peep prior. Could it be, the message I sent went to her? I assume so. She said the property is now not a good fit. How strange- no word of that when she toured one of the units. I wouldn't hire this firm, and especially Beth, to manage my parking spot. If she treats a potential client this way with 4 rental homes, imagine how she would treat the tenants. read more

I would not even give them one star. They are horrible especially the owner. We bought a property managed by them. They had almost two months to clear it out after we made an accepted offer. We moved in to find men's shirts and underwear in the house. The entire kitchen was full. We had to make about fifteen trips to Goodwill. I would strongly suggest that you do not use this company for anything. They are at the very least completely incompetent and more likely total scam artists. My parents and my wife and I rented a home from them in Lakewood Ranch, Florida for one week. The house was in decent shape, but the carpet was worn and there were a few minor things like the shower curtain was ripped up and the blinds were falling off the wall in the one bedroom. Neither of which were a big deal. The problem with Gulf Villa Rentals / Gulf Coast Realty or whichever of their multiple names and websites you want to use is that after checkout they added a charge onto our account for $200. That amount was $100 for having a non approved pet in the home and $100 for the pet shedding and urinating on the carpet, doors and furniture. The only problem with that is that we do not now or have we ever owned a dog. We told Maria at Gulf Coast that fact and she just insisted that we were lying and that there was nothing that they could do since they had photographs to back them up. Of course they refused to share these "incriminating" photographs with us. At first we assumed that there was just an honest mix-up, thinking perhaps that someone else that was renting from them did these things and they just got the properties confused, but as we went further on it now seems that this is nothing more than an outright scam that Gulf Coast Realty / Gulf Villa Rentals pulls on people. Perhaps they figured that my parents were in their seventies so they could get away with it, I'm not exactly sure. I just find it odd that they'd pick something so specific as to tell us that there was pet damage to the home when we can prove without a doubt that we did not have a pet with us. It is in the hands of the credit card company now and perhaps small claims court as these people have to be exposed for what they are, completely dishonest. Where do I even begin?! This is a horrible property management company. They have extremely unethical business practices, poor communication, and could care less about your home. After being fed a bunch of false promises we signed on with them about two years ago. The first renter they put in our home destroyed it. They drew on our couches, broke our furniture, their dogs urinated all over our carpets and chewed all of our laundry baskets and garbage cans, the house was a complete disaster and Gulfcoast had no idea. They never even checked on our property. At that point we decided to terminate our relationship with them. Per our contract we had to honor their rentals. Regretfully, we did. They charged us a property management fee but never checked on our home. They took money from our renters for cleanings that were never performed. They had a monthly renter that had to leave a week in during hurricane Ian and they refused any reimbursement even though we asked them to reimburse the family. We ended up paying the family back out of our own pocket. In January of this year I went into our bookings and realized our February renter no longer existed. When I reached out it was impossible to get an explanation from anyone. When I finally did they told me that we would be paid the deposit in March....and that we would get our 500$ hold returned to us for incidentals. Of course neither of those things occurred. Again impossible to get a hold of them and once I did their response was, "we haven't yet closed your account and we're keeping all of the deposit because we can." Unethical, unprofessional, an absolute disastrous experience working with them. We have been under a new absolutely incredible property manager for over a year now and it's become clear that Gulfcoast management are crooks. Stay away from this company. Look at the BBB comments. Horrendous company, period. I rented an apartment with this management company for 1 year and they made life a nightmare. Unexpected inspections twice a year with less than 24 hours notice. In November when my hot water heater broke, I was given a shop vacuum overnight and told to deal with it until someone could shut the water off. My furniture and rugs were ruined and I still have yet to receive even a condolences for making the situation so difficult. They are truly the most unprofessional management group I've ever dealt with. Rodents in the attic, mold and mildew in the guest bedroom, ant infestation and horse fly infestation due to rotting rat carcasses in the attic...sound like a place you want to rent for 3 months ??? At approx. $6000 PER MONTH ??? That is exactly the situation my husband and I have had to deal with since Dec 16, 2019. We had rented the property for 3 months, until March 15, 2020...but had to leave the property one month early because it was so stressful and unhealthy to live there. I spoke to the property manager on many occasions and she tried to do her best. I also spoke to Jodi Linkenhoker, Director of Operations, on a few occasions and she stonewalled me and put me on the defensive each and every time we spoke. I asked for a refund for the time we did not spend there and she refused. Her " remedy," the company's catch phrase, was to put us in another rental. We did not want another rental..we are an elderly couple and it would have been difficult for us to pack up clothing, food, etc and move to another location. And, would I trust this company to put us in a decent rental after all of the nightmare. ? Gulf Coast Vacation Rentals are a fraud. The property they rented us was not cleaned properly or inspected before we moved in. We spent the first month having exterminators, workmen, Sarasota Town inspections ( oh, yes, air conditioner was not up to code) and landscapers trying to clean pool area from debris, almost on a daily basis. Jodi Linkenhoker refused to refund any of our money and calls to President Alan More were never returned. It is very sad that they treat their renters with such disdain. I started working with this group over a year ago. At first, we were a little hesitant and have doubts since it was the first time we put a management company in charge of our property. We have such a wonderful experience with them, that now we're getting ready to turn another of our properties to this group. I always get paid on time and the statements reflect all the fees.
