Then we came upon a rental from Florida West Coast Property Management and got in contact with Aimee Bahk. We knew we had to move quickly and Aimee helped get us through the process with ease! Aimee was friendly and professional. She knew the steps we were required to take for us to be approved as renters. Aimee quickly responded to any questions we had during the process. Once our move was successful, Aimee continued to keep in touch. We only had a couple of maintenance issues, which we considered normal, so we notified Aimee. Her response was fantastic! Aimee quickly got the help we needed for the repairs. On more than one occasion, Aimee would say "I appreciate you" as tenants. Well, we appreciate Aimee and want to thank her for all she has done to make our dream a reality!

You might say we were in an unhealthy, co-dependent relationship with our former management company. As in most relationships, it took a crisis for us to realize how badly our former manager was; our former tenant basically sold the property furniture out from under us and the manager claimed ignorance. Anyway, I digress. We were fortunate to have been referred to Florida West Coast Property Managers ("FWCPM") by a realtor when we were considering selling our property. The difference between our former management company and FWCPM could not be greater. Our manager Aimee Bahk is professional, courteous, and a delight to work with. She has helped us through many difficult situations such as finding new tenants and managing repair and installation work orders. If you are in need of excellent management for your rental property on the Florida west coast, look no further than the staff at Florida West Coast Property Management.

    DO NOT HIRE. We hired Gulf Coast Property Management,…read morespecifically speaking to AnnMarie, to lease and manage our rental property in Fort Myers beginning in January 2026. The property remained vacant for over four months while under their management. During that time, the property was reportedly shown only twice. Despite the extended vacancy, we received very little communication beyond automated weekly emails stating there were "no updates" and "no recommendations at this time." I had to repeatedly request information regarding marketing efforts, showing activity, tenant feedback, and ANY recommendations to improve leasing performance. We were willing to adjust pricing and make changes if necessary, but we provided with absolutely no proactive guidance - guidance you would expect from a professional property management company. On top of that, our new property manager went out today and discovered that the utilities had never been turned on and there was mouse/lizard droppings throughout the home. We trusted Guld Coast to help us rent and take care of this home as we are located out of state. They wasted 4 months of our time and thousands of dollars. This company is a scam and will not take care of your property.

They are completely non responsive to problems with their renters, they don't care who they put in the house so there have been several parties, large numbers of vehicles, loud music, people roaming in our yard and police coming to shut it down, most recently Memorial Day Weekend. This is a residential neighborhood but Gulf Coast really doesn't care. They don't qualify the tenants so there are often many more people than the house is supposed to hold. After the last hurricane the home was in terrible shape and it was more than two weeks before we ever saw anyone from the property management company to clean up all the debris. At that point I actually texted the owner of the home. This company is a disgrace, not someone you would want to be handling your income property or second home.

Seems to be ran by alot of incompeten's they give great lip service but seem to be very lazy in attempting to correct issues that are driving the value of homes and property way down, maybe for a reason to bring lower quality of new home owners. We have a large storage tent in park just waiting on hurrican, and a hoarder that keeps trying to move his property line over into vacant lot Next to his and another one behind me with extreme vegetation over growth. Renter that is in mobile home that seems to need torn down all the way. They did remove part of it about a year ago but growing vegetation that is into our power meters. I payed $400.00 about 6 months ago to get it cleaned up , but needs again the owner doesn't care as long as she gets rent. I am asking for help I am 81 disabled and so is wife house bound.     We stayed at 75 Palms and Albert was our contact from the rental agency. First the good. We were…read morelooking for a place that could accommodate 4 families with king beds for all adults and plenty of bathrooms. Although no tub was an issue for the little ones. All of which were recently renovated This compound is one acre and has two homes. The second priority was outdoor space with 6 kids from 2 to 13 to run and play. The property offered that as well with lots of game options like cornhole, golf, soccer, frisbee golf and more. The pool was large and there is a hot tub The kitchens nice and are well stocked. Not a fan of induction stove top - very finicky even with correct cookware. The large game room became an evening gathering place. Now the not so good. I chose the property because of my love for pickleball that I wanted to teach the grands. The court is a joke There are no sides as it is walled right at lines It is built on a slope so every ball off back rolls down driveway out the gate and down the street Worst of all the ac condensation flows all through the court turning it into an ice skating rink as I learned quickly Speaking of ice skating. At least 7 of us slipped and fell around the pool and no we were not running. It is treacherous. Now let's talk service level from Albert at Anchor. From the time I made a reservation to questions in advance of our stay it took multiple calls and follow ups to get responses. The same was true on property. We had the porch roof partially collapse and asked if it was safe or at least should be cautioned taped in area Sent some one to clean up but no other response. We had no hot water most of our stay. We called texted emailed and the only response was there's a work order on for it. Never happened I would be concerned about renting from this group. When on vacation - a very costly one- it should not be as tough as it was to get responses and support when issues arise. We chose to rent through them because cheaper than air b and b or Vrbo. I guess maybe we got what we paid over 10k for idk?

Lake O Woods AKA camping with the woods Say it to yourself out loud....I am willing to go on family vacation and kill ants and roaches daily and be okay with replacing all food items that were purchased and washing all dishes that roaches and ants were in contact with. Maybe the people I communicated with about my issues this is a normal day in their life dealing with the insect at their house. Definitely not okay at my house. . If I owned the house I would be embarrassed. Just as I was to introduce this experience to my family. I know I sent a text with pictures and videos of a snapshot of what we got to experience. It was handled with a service person for roaches and ants, plumbing issues call and a apologizing text. So good on management company on responding right!? Ants. Roaches. Ants. Wasps. Roaches. Broken closet light in the master. Roaches. Ants. Shower not draining/toilet leak/backup (NOT caused by us per the plumber) repeat on ants and roaches killing daily with my own spray I purchased while on this vacation. Explaining the insect infestation to the family members you invited on vacation and your toddler children....fun right on vacation right!? We booked this rental because it was phenomenal last year. This year the place has clearly taken some steps back. I don't know how I ended up paying the price I paid $3500 to do basically camping with a private pool that ended with green algae/moss in it by the end of the stay. My wife will not let us and our family return to this property.. Explaining daily why we have to buy new food because the bugs took it over is not something someone should have to do on vacation. Nor is it a vacation when you see 3 different house service people. (Maintenance, plumber, pest inspection) there are so many places to do business with down here.... Unfortunately this was a tough expensive experience. I don't know what the fix should have been...(maybe finding us a property that could get us in if vacant) another idea is that when a service needs to happen....should I bet the person to be taking to the plumber or pest control or should there be a liaison from said management company there to handle it.... However I wasn't able to book another property after day 1 and 2 and 3 of issues. I would have loved to book a hotel for 8 or get out of this infested house... But that's not possible when you are binded by the money you already spent on this rental. Again a truly expensive experience lesson learned. Make it make sense. Reach out for questions.
