I hired Spencer to inspect the septic system of a house that I was under contract to purchase…read more There were problems from the beginning. The listing agent for the property behaved very unethically and, without my consent, she contacted Spencer to set the time and date of his inspection. Spencer knew that she was not my (buyer's) agent, and he knew that I (the buyer) was the party paying for the inspection. Yet he allowed the listing agent to schedule the inspection. He did not even tell me that he had done this. I only found out when I called him later to make the appointment myself. There was unfortunately not enough time remaining in the inspection period for me to find a new septic inspector, so I let the appointment stand. The problem with the time and date that had been chosen without my input was that I was unable to attend the inspection myself, which I had very much wanted to do. I learned later that Spencer was only at the property for a little over an hour. He charged $600 for the inspection, which involved pumping out the septic tank and then looking into it. Apparently peering into the septic tank with his own eyes is all the "inspecting" that Spencer did. He did not use a camera or any other device that could be inserted into the tank for a more thorough investigation. He also did not provide any photos. I have very little confidence in his inspection. When I talked to Spencer on the phone afterward, I asked him to send me his inspection report. He said that he would, but he did not. Over the next few weeks, I asked him repeatedly to send his report. It was now way too late for it to do me any good, but I was paying $600 for that report, so I wanted to see it. Finally, almost three weeks after his "inspection", Spencer texted me a photograph of his invoice, which included the line, "Tank looks to be in working order." That was all I ever received by way of an inspection report. I would not hire Spencer again for any job.
