I just renewed my lease at the apartments. My experience has been very much positive over the past year. The property is very quiet. Tons of older massive beautiful trees all over the property. Mostly families and older adults. The front desk ladies are incredible and very helpful. The maintenance staff is amazing and always very helpful. Almost every person I have met in the community has been very polite. I very much care about and get along with my neighbors. Both pools are always clean and very well maintained. They just upgraded both laundry rooms and the washer and dryers are very nice. For the money I think this is one of the better apartment complexes in Hudson. Great location with a brand new Publix that just opened up. I look forward to spending the next year here. read more

Roach infestation, bed bugs, mold everywhere covered by paint, dirty ducts, and asthma don't mix. I'd rather be homeless, there are probably less bugs outside than there are in my apartment. My neighbor moved out and I got bed bugs suddenly and it cost me $800 to they remove them. My refrigerator looks like it belongs in a college dorm room, I couldn't even fit half the food I wanted to in there. Other than that place is quiet I'll give it that. read more

Updated review January 15, 2026 If I'm leaving an updated review, this is how you know it has gotten constantly worse I have waited a long time to leave this review because I wanted to be fair, but this apartment complex has been nothing but a disappointment. We are military affiliated, and the way we have been treated here has been consistently unfair and disrespectful. Management repeatedly sends violation notices and threats that are not true, even after being provided valid military orders and protections under the SCRA. These notices are later followed by apologies, but only after unnecessary stress has already been caused. This cycle has happened multiple times. We have lived here for almost a year and a half, and the condition of the apartment itself is unacceptable. The unit was clearly damaged by previous tenants, and despite repeated maintenance requests, repairs are either done incorrectly, left unfinished, or made worse. There are holes under the carpet, shifting floorboards, holes and cracks in the walls, uneven paint throughout the apartment, and visible water damage in the bathroom. Paint is chipping off the walls, and basic structural issues have been ignored. These are not cosmetic concerns. These are safety and habitability issues. Parking is another ongoing problem. Parking is extremely limited, yet there are excessive reserved spots that sit empty while residents are left circling the lot or fighting for parking. It creates constant frustration and inconvenience. Management is by far the worst part of living here. Every interaction with Marissa has been unpleasant. She is consistently rude, dismissive, and irritated. Speaking to her feels confrontational no matter how calm or professional the approach is. She speaks the same way to my husband, who is active duty military and always respectful. Communication feels impossible, and getting basic needs addressed is exhausting. Promises are made and never kept. It often feels like you need written proof just to correct false information she provides. This level of unprofessionalism is unacceptable. Noise complaints are ignored. Tenants are allowed to smoke inside apartments and be excessively loud during quiet hours. I have sent countless emails regarding ongoing noise issues, and nothing has been resolved. Notices may be sent, but no real action is ever taken. The trash valet service is another failure. Trash is frequently not picked up, and residents are then blamed for excess trash. I have reported this issue many times with no improvement. The service simply does not do its job. My husband and I regret moving here. I do not recommend this complex to anyone, especially military service members. I should not have to worry about my husband's car being towed simply because it has not moved while he is away on orders. I should not be embarrassed when guests come over and feel holes in the floor or nearly trip due to uneven flooring. I should not have a toilet that is visibly shifted and unstable. This place is poorly managed, poorly maintained, and overpriced. The service is terrible, the conditions are unacceptable, and the treatment of residents is unfair. Living here is not worth the cost, and I strongly advise others to look elsewhere. Do not rent from these people! Roaches bed bugs that you're blamed for even though everybody else in the building has them and they're blamed as well. Disrepair of the apartments. Very hard to get anything replaced such as a dishwasher garbage disposal refrigerator stove my oven didn't work for a year and a half my dishwasher didn't work for the entire 3 and 1/2 years I live there I complain multiple times maintenance will come in and say it's working fine but yet my dishes were dry and dirty. Marissa the manager is a hateful mean woman I paid first last and security to move in with somebody else that was managing at the time that by the way was fired for embezzlement Marissa tells me you didn't pay last month I even had receipts where I had paid first last and security so what does she do the last day of my lease she affects me sends the cops around with an eviction on the last day of my lease so now I have an eviction that's just hateful she did it to get even with me cuz I complain to her to her about her to her superiors then she had I was visiting a friend after I moved out in the visitor spot like I was supposed to be and she had my car towed. She doesn't want to work with you is all or nothing you can handle the rent say you don't have the late fees and she will not accept the rent. When I moved in I was told there was going to be a dog park still waiting on that I was told to be a playground I have an eight year old child the playground they put in you can go to Sam's Club and buy for your backyard for toddlers there's two pools you're lucky if either one of them is working never both of them working. This place is a joke anything that happens in your apartment you will be blamed for even if it has nothing to do with you even if the problem was there when you came. You will be playing they use a pest control service that literally sprayed one spray in my kitchen one spray behind my couch and left. Trash valet is included in your rent however you're lucky if your trash gets picked up ever I asked to have it removed seeing as I was taking my trash out and there was no way to remove it. Not worth the price they charge rent. You pay a premium for a gated community but I stayed here for 2 years and the gate was only working for maybe 30% of the time I stayed. Do NOT expect your security deposit back they take 300$ out for a marketing fee and then charge way too much for carpet there was no damage to my apartment other than some stains on the carpet (which they replace regardless of damage) and I had to pay them an extra 330$. On top of charging me way over price for carpet my lease ended on a 15th and we were out by the 15th and they called me on the 18th asking if I was out I told them yes I've been out since the 15th and they turned around and charged me rent for the 16th-18th and when I tried to fight it they said I had to have it in writing submitted through the mail. Then after that when I asked them to mail me the itemized list of charges to my forwarding address that I have given them THREE times they still never sent it to me other than by email. There was an issue with my shower and without calling me or anything they left my shower unusable for the entire weekend and the emergency maintenance number wasn't working. I had to shower somewhere else. They hired an outside company to work on my shower and when we approached them with video of the people they let into MY home to work on my shower going through my fridge they did not care at all. Not going to name the company because we contacted them and they did a wonderful job handling the problem. Gated Ha! It's almost always broken. Run down they claim they're renovating for over 2 yrs now. What little they've done has been lipstick & mascara. Wood is rotting, cement cracking, bad landscaping, things break & get fixed half-assed, roofs leak, sinks, toilets all leak warped vanities mold. Dishwasher never worked though they said it was fine multiple times in looking at it. Cops were always there..constant knocking on door by deputies looking for 1 person or another. Not to mention crappy maintenance they painted over the roaches like here you go enjoy your new cockroach Apartment. Rental office staff is amazing but the apartments need some serious TLC not to mention the outside areas could use some serious upgrading. They are not very inviting at all so I decided to pass and glad I did. My friend just moved out and they charged him for a re-marketing fee like seriously let's charge people to market on Facebook what a rip off. Harbor oaks directed me to fill out an application and put down a $500 holding deposit before even being allowed to view any apartments I had contacted harbor oaks to inquire about their apartments on the 30th of Aug. i was told i would need to summit an application to prove my eligibility before they were able to move forward on anything. After paying for and summiting the application they approved me on Sep 1st, i asked about coming by and seeing what they had to offer but was told i would need to put down some sort of deposit and sign their welcome letter before they could even show me anything. i put down $25 and did not hear back from them until two weeks later when they called me back on the 14th of Sep to ask if i could put down at least $500 more so that they could guarantee they could hold me an apartment but when i asked if i could actually see any apartment before i commit to anything they said they could not show me anything yet before i made the requested deposit. I put down another $475 plus tax ( all with my debit card mind you and without being allowed to even see anything yet) they called me back a few days later and told me my card payment was good enough and they can get me an apartment for the 25th of Sep, but when i asked again to see the actual apartment i was told they didn't have any they could show me. i called them back every other day to ask again to see the apartments . then around the 20th i told them i needed to see the apartment or i was not signing a lease. when they finally allowed me to see the apartment it reeked of cigarette smoke, with damage and dirt on the walls clearly painted over and cigarette buds outside the door and on the stairs. I expressed my displeasure to the agents. I called them back the day after to cancel since the would not talk to me in their office (they said due to covid) and get my holding deposit of $500 back since i had not signed a lease. they agreed to cancel but told me they do not refund any deposits for any reason and had stopped answering my calls since. They strung me along and scammed me into making payment after payment without letting me view anything . telling me they are just holding deposits then refused to refund me after i canceled with them and are pocketing my so called holding deposit and ignoring my contact attempts. read more

Do not move there if you can help it. It could be a pretty place with some care and upkeep and if they screened their tenants a little better. It became a scary place to live with lights out in dark areas, neighbors who threatened others if they stepped out of their apartment, and the "security gate" that only worked occasionally. They make a lot of promises that are never kept. Make sure you read your lease. They take so many fees out of the deposit, you get nothing back. I'm finding out now that they make paperwork disappear if you are disputing anything with them, ie my work orders for different things in the apartment. Just do your homework.
