Pretty affordable place to live. Harrison is an upcoming city and this place is one of the additions. The building is only a few years old. The reason I gave it 3 stars is because the management is not very responsive to emails or calls. When attempting to sign out lease Jenny from across the street had to direct me to the building manager Tiffany after Karina, the leasing manager, was unresponsive. When we went to tour the facility we waited 30 min past our appointment time to be seen. If you're ok with having to chase down management for answers to a problem or question you'll do fine here. The construction looks really cheap. In the hallways, you can see the touch up strokes of paint on each floor. The lobby has a funny smell. The hardwood floors are cheap. Don't get too much water on them or they will start to raise. The showers are nice a spacious but have the drain off to the side and makes it hard to clean or drain water when showering. The gym and pool are the only amenities and the gym is across the street at their sister building. When submitting a maintenance request they take FOREVER to come fix the issue unless you continue to press them about it. I moved from the West Coast for a short term living situation so I don't mind it. Also, it's a 0.2 miles walk from my doorstep to the train station, which I use to commute into the city for work everyday. The parking sucks, and if you don't want to deal with it you either pay $90 for outdoor parking which is full so there's a waiting list or $200 for indoor parking. Trying to park around the building during the day is only 2 hrs at a time until after 6pm Monday - Friday and during Red Bull games. The apartments are very open concept, spacious & have great natural light. A tip, if you still decide to look here make sure not to get a unit in any corners of the facility or else you will not have a window in the bedroom of your unit. (My unit is one of those) I will say, if you are looking for great management & amazing amenities check out The Urby. It's in the same parking lot as 330, however their living spaces are not as open concept as 330, but living there is the closest thing to a paradise. read more

This place is a scam. I've lived in many apartment buildings, but never been this angry. When I moved out, I hired cleaning people to make the apartment super clean. Yet the apartment charged me $1200, saying they need to replace the fridge door because of the "scratch" I made! I could have hired a lawyer and gone to the court if I had more time! This place was horrible. The management was horrible. The only people who I didn't dread interacting with during my time living there were the concierges. The first sign of what was to come was the salesperson, Karina. She lied about amenities (for instance, she promised that the apartments had a covered bike storage spot) and she lied about where we had to park. Our bikes ended up being stolen from the outdoor space and our car ended up being towed from where Karina told us to park. The towing cost $400. We were not reimbursed. Our storage locker flooded due to a burst pipe in the building. Management did not let anyone know. Racist and sexist insults were hurled at a concierge. The concierge was the one who left. Amenity hours make them difficult to use (grills only open until 7pm on weekdays, the pool 6pm. Who's home from work by that time?) but, of course, you're still charged. When I left, I was told I would be charged a $100 cleaning fee off my security deposit. I received my check in the mail--$600 was deducted. Classic Harrison Station. I am so, so, so happy to not be living here any more. read more

(The landlord's comment is not true below) I would give negative 10 as score if the website allows because of all the inherent issues that reappear in the short amount of time. It's like you are paying high rent just to suffer. Really don't understand why would any families (especially with kids) live here without a basic living condition. 1. Mask is not mandated. Constantly walking with tenants not wearing masks in the hallway and lobby. Considering the increasing amount of cases in 2021 and 2022, how is this building be any better than high-risk NYC apartment? 2. Noise. You will not be able to sleep or work because of neighbor noise or roof noise, and the property office doesn't take efficient actions. Don't expect you noise questions to be answered. Even it does get answered and looked at, don't expect it to be fixed even it damages your health. Literally the noise comes from next door every weekend and weekday. The office cannot help with the noise during the day which means your work from home is damaged. 2. poor customer services and quality for the past year. Not only do they not respond, become rude and cover things they are incapable of solving, they are arguing back to the tenants who are the victims. In addition, they would rather not spend on solving the real property issues, but wasting time bombarding tenants for things that they did not previously set rules for, and stuff their email box with ads of nearby restaurants and marketing events for commissions. Shame on them for not having professionalism. Recently the only helpful staff member is Rachel. For the windows issue, they just closed ticket by ignoring the fact it has been broken for greater than 1 year. Poor mgmt and poor teams without reading emails clearly. 3. Bugs and rats. Be prepared to see mouse in trash room/hallway running to you when you throw daily trash bag into the trash room at night. It even happened on the top floor, not to mention the # of issues on the lower floors. How is this building different from college dorm? 4. Property quality. If you ask me to run a list of maintaintence request and resolution time, you will see a thematic issues. For the one part that has not been fixed in my apartment (and other residents' apartments) for longer than 1 year, the landlord refused to compensate me for the lack of usage of that part in the room. 5. Rude tenants that shows no respect to the existing tenants (all due to the fact that the office offered huge discounts in summer 2021 to attract tenants). Some dog owner on the top floor does not allow you look at their dog, some tenants occupy the elevators that are supposed to be for tenants to ride and do not allow anyone in. Some people smoke week in the room and in front of the building, and brought in the weed smell in the neighbor's apartment and hallway. Overall it's not certain apartments that suck, but the whole building has issues. With the attitude from all the staff members （except 5 good ones) and the landlord, you can tell how they manage the other properties (Eddy and Harrison 300). Don't go live here if you have options. 3/4 - The windows have been broken for more than 1.5 years without replacement, and recently they just randomly closed the ticket. After contacting me twice and I confirmed my availability on the date of window inspection, they sent nobody onsite. After following up, the property manager totally ignore my emails (as usual as she did the same to my previous noise request). Requested compensation and declined. What work ethics. Honestly, the worst. It is not worth the tour. I made the mistake of renewing my lease. I have had issues with mold in the apartment, persistent leaks with no substantial help or effort to correct the damage. I also was told I was going to have to pay for my ESA mid lease, who had been approved in my initial lease, unless I could provide documentation which they had already had. When I call, they respond in emails. They made a gesture of coming into the apartment to review the damages I had reported and it has been weeks since and no solution. Management staff does a poor job at addressing their tenant's needs. They are very delayed with upkeep of their amenities (pool, gym, etc). Other buildings are opening up around there, and this is the most out dated out of them all. You get what you pay for. Tiffany used to be the Property Manager. Listen to me as a current tenant! The management team horrible! They leased me the apartment without telling me that my studio apartment was going to be bombarded by construction noise.. An employee named Joseline told me it was my responsibility to know about the construction noise and not theirs, and she's also keeping it "real " with me. I literally do not know what do to as this point ... i can't go anywhere because of covid-19 but then I have to listen to construction noise all day long... I need some tips! Please ! My husband and I have lived here since they opened the building and couldn't be happier. We love our apartment and feel we have plenty of space compared to most city-like apartments. The staff all go above and beyond to make you feel known and help you. This includes the management, maintenance and concierge staff. Anytime we have had a request or needed something fixed they handled it right away. A lot of the previous reviews mentioned traffic on game days however this has greatly improved in the past year or two and no longer is really an issue for tenants. Also the town has grown so much with new restaurants and bars. We are easily able to step outside and get dinner and drinks. Or take a few minute PATH ride to jersey city. Although neither of us commute to the city for work I can't imagine an easier commute. Lastly the amenities of the gym, pool, grills and outside fire pits make our spring and summers really enjoyable. We love spending time outside meeting our neighbors. I had signed an 18 month lease, and at first it was great my fiancé and I loved this apartment building. It wasn't until we got our dogs when things went sour. The building says they're pet friendly but for dogs they don't have a dog run, and there is a useless courtyard that would be perfect for a dog run. The neighborhood is full of trash and because of the restaurants it's crowded with delivery drivers and people don't respect stop signs and just drive through the intersection as you're walking through it. This building has carpet which when leaving the building they said they would charge us to replace the carpet because they only replace the carpet every 5 YEARS!!! My neighbors were always loud and calling management to complain anonymously and nothing was ever done! Neighbors were terrified of dogs even though I had harmless puppies in my hands! They don't offer any type of community parties! Which during Covid I get it, but once masks were lifted they could've at least done something. There was always drama with the building management especially with concierge there were always someone new and unfriendly people. Overall a nice place to live, close to Path, at an affordable cost compared to areas closer to NYC. If you are looking for a place with lots of singles and within walking distance to lots of bars and restaurants this is not the place for you. Yes, there are tenants with children here. Tiffany in the management is great. Pros: proximity to Path, pool, gym, game room, and the price for the these amenities, great management office. Cons: isolated from the rest of town, traffic on game days, distance from NYC compared to Jersey City & Hoboken, frequent Path delays, less entertainment and food choices in town compared to JC/Hoboken, although that issue is improving each year with more openings read more

Overall I like living here, but it could have been so much better! Pros: - Safe, compared to other apartments in the area. - Clean and new apts - Some amenities - CLOSE to Path Cons: - Driving is a pain on red bull game days. Harrison Police totally ignores all requests to go to the Parking lot for about 2 hours. ALL the roads leading to the Parking lot are BLOCKED. So either you modify your personal schedule around the games, or be stranded 0.2 miles away from your home for 2 hours. - To enter the Gym you have to exit the building, which does not make sense at all. Unless they want to share the gym with the hotel that has come up across the apt building. -There is nothing to do in Harrison. No good bars or restaurants within walking distance. The only reason I still live here is because this apt makes my commute much easier. And its hard to find similar apartments near any Path station with such rents. The management really needs to listen to residents' grievances and take some steps. read more

I lost two packages because he wrote wrong APT number and gave my packages to someone else(he is the one on duty in the day time till afternoon, and mark APT number on packages), is it a very difficult job for you or you just don't take it seriously? And it's been a torture for me to pick up package from him, Cuz' his face looks like you owe him a billion, very rude, unfriendly, impatient. I suggest you get another job if you hate this place so much... The other three guys are pretty great, and I am so grateful to one guy for bringing the two packages back to me. I rented for 1 year a Studio Suite (basically a studio with the bedroom area partitioned off without a door) on the 3rd floor facing the pool. I was also in building 300, the oldest one, which has carpeted floors unlike the newer buildings (I think). Yes the rent here is high, but honestly for what you get in this area it can't be beat. The PATH is basically in your backyard, though its the "red" line only (which strangely means it takes longer to get to Hoboken than NYC). It feels safe having a short, well-lit path back to the building when you're coming off the train late at night. The building itself is nice, very clean with big, fast elevators. Having a pool is nice, though in the summer I wish it was opened a little longer, and the fitness center is clean and surprisingly well-equipped. You do have to walk outside to get to the gym, though its like a 100 ft walk. Having a concierge service is nice, and the building feels very safe. The room itself was spacious, and well-equipped, though the appliances and cabinets were a little cheap-feeling. A lot of closet space, too. There is a washer-dryer in the room, though mine would shake violently even with very small loads. The room is fully carpeted, which I actually liked because it made the room quieter. The walls and carpet are the same very light grey color (almost white) which made the room feel more airy and spacious. Bathroom is huge with good water pressure. I actually don't work in NYC, so I needed to have a car there. I was able to get a discounted rate on the LAZ parking garage across the street (about $195/mo). No reserved spots but I never had a problem finding one, even during the week with all the commuters. Yes there is traffic with the Red Bulls games, but I think they've gotten better at managing the situation recently. I have driven back from work right before games, and they would always let me in the garage no problem and I'd always find a spot. There's basically no nightlife in Harrison, but thats not a big deal since you have a 24 hour train going to Newark/JC/Hoboken/NYC in your backyard. However, since many people who live in Harrison are 1st/2nd gen immigrants, theres a lot good ethnic restaurants here. Theres a 24 hour Rite Aid and Quick Check up the street plus Dunkin next door. People here have complained about the staff, but honestly I had no problems. Only had to call maintenance once (due to above-mentioned washer/dryer, non-emergency) and they were there literally the next day. Overall, yes maybe the furniture could be higher-quality, maybe more elaborate amenities and maybe the area could be more "up and coming" but considering $1,700/mo for a luxury-class studio literally next door to the PATH its kind of a no-brainer. Very noisy. The construction was cheap. You can hear everything. Loud, vibrating noises from upstairs neighbors walking around. Kids running around the hallways. People yelling at each other outside. Car horns going nuts at each other as rush hour invariably attracts many drivers picking up their partners, causing traffic jams. Police, every week night, blaring their sirens, on the megaphone yelling at the drivers to move their cars cause they are blocking the road. People loitering in the halls is very common. Management is unresponsive and uncooperative. They ignore attempts to reach out to them. Takes weeks or months to get a hold of them. They are very dismissive. The landlord/company is a joke. I will make sure to never move into one of their units again. And move out of any "luxury" building they buy. The hallways of often dirty and stay that way. They often smell of bad cooking. Agree that overall it's a good place to live. Roomy comfortable apartment at a great price. The Ironbound is right there if you get bored, but there are twice as many restaurants and shops since I moved in a few months ago, and the PATH is right there and is now running to WTC on the weekends again (has been running to Journal Square at all times since the building opened up). Tiffany and the front office and door staff are really helpful. It's actually nice to have such low traffic in the NY metro area and it's really not that bad on game day except for the hour before and after the game ends. The parking garage now has an easy entrance right next to the hotel -- a straight shot from the front door to the apartments. Just a great option overall, especially for commuters and compared to what's available in northern NJ. read more

Had a sewage smell because the P-trap was empty from lack of use as the apartment had been empty. Tiffany was Johnny on the spot, showed me the work history on the apartment, that there has never been a smell complaint before. She engaged Leon, the head of maintenance, and Frank who together, immediately took this on and resolved the issue. They were all knowledgeable and service oriented. read more

I still say Harrison Station's a great place to live. Regarding other reviews, I've got no idea what they're smokin. The on-site property managers are great. They do everything to accommodate you. The maintenance staff cleans every day. If something's broken in your apartment (it happens occasionally), they usually arrive same day to fix it, all with a super-positive attitude. Harrison still lacks restaurants, etc., but the town's improving. There's new construction all around the PATH station. Lower Manhattan commuting is convenient. The concierge still sucks. There are exceptions, but most exude negativity, hostility, and totally should not be around people. The worst thing about living here, by far, is the antisocial concierges. You may hear upstairs and downstairs residents. It's strange. Adjacent apartments on your floor you'll never hear, because the sound insulation there is great. But vertically it's another story. Personally, I may have had quiet upstairs and downstairs folks because it's never been a problem, but occasionally I'd hear them, for example, if they laugh loudly or yell. If you've got noisy people above or below you, it may be an issue. Many Indians live here. That means you'll meet an interesting person from another part of the world. Ignore nasty reviews by persons who must be miserable. Living at Harrison Station is great overall. You won't find a better apartment, except for the concierge, and unless you go Manhattan real luxury, at a totally different price league. My lease expired, and I bought a home (with mixed feelings -- hopefully it wasn't a mistake). Move to Harrison Station. You'll be happy. I miss it already. read more

We lived at 300 for 5.5 years and it was generally a positive experience. The staff is uniformly excellent and considerate. Repairs are made in a timely and complete manner. The location is excellent. The problem is that about 1/4 residents have never lived in a building before (snotty Millennials from the burbs) and thus have no idea that there will be noise in a building. We had a neighbor complain about the noise from the streets and trains. I don't know what people expect when they move into an urban environment, but there will be noise. read more

Like a previous reviewer said, If you drive, do NOT live here. There is no parking within many blocks even if you have a Harrison Resident parking permit. This leaves you with only two options: Park miles away, or pay for a parking garage which is not even connected to the building. If there any event at Red Bull Arena, you are essentially trapped with no where to go. I literally have driven up on a sidewalk down a wrong way just go get to the building. I don't know about you, but a "luxury" apartment building shouldn't have a milion half dressed Indian residents hanging out at all hours in the hallways and common areas of a building. Emails have been sent out from the management that these people obviously ignore, as I am constantly stepping over barefoot infants and their mothers and grandmothers whenever I enter and exit the building. The smell of curry food permeates through the walls and stings my nostrils at all times of the day, as these residents apparently do not know how to open a window or use the oven fans that are installed in every single apartment. The pool is a nice amenity and is well maintained. The gym is ok for an apartment gym, however beware of the Indian guy who likes to "work out" shirtless, sit on all the equipment, and probably hasn't properly bathed in months. Oh, and the PATH train does not operate on weekends to WTC or Exchange Place, so be prepared for taking 3+ trains and hours of commuting to get literally 12 miles away. You are essentially stuck in glorious Harrison, NJ on the weekends, a place where I am convinced all Indians are moving to and where dreams go to die. read more

Horrible management, they will take your application fees and continue to show the property to others in hopes of selling at a higher price. Refuse to refund the application fee even after our application was approved but "owner went with someone else." Do not return phone calls or respond to emails for weeks on end. Management and leasing office are a bunch of crooks that will try to take every penny from you. Only reason I can think that the owner did not take our application over the others is because even though we are both doctors my roommate is African American and I sensed some discrimination from the leasing team. Avoid at all costs unless you want to deal with a huge headache and be given the run around from the management and leasing office. read more

I would give it 4 stars but my recent experience made me take off the 2. The rents are pretty high in the new building 330. I got a 1 year lease with 1 month free. Also, everywhere else there was an amenity fee which was not the case here. This was a very important reason I had moved here. Now that its time for renewal, they have added this mandatory annual fee of $300 which sounds outrageous to me. Looking at the dull Harrison area, the high rents of the building and the non existent amenities, it feels like a rip off. If the amenities are the same as last year, why am I being asked to pay for them now? I was not told they were going to start putting an amenities fee. Other than this, I have not had any bad experiences with anything else. I have been pretty content with the management when it comes to getting things fixed. It was always a prompt service. If you decide to live here then make sure you are living on the top floor only! I can't emphasize this enough. On other floors, when someone above you decides to walk then you would literally feel he is walking on your head. There is absolutely no sound absorption. Additionally, the water pipeline of the restroom above you runs through the closet in your bedroom and the sound of running water is so loud (or I should say the walls are so thin) that every time the resident above you decides to flush the water, you would imagine yourself next to all the action. Imagine this happening in the middle of the night while you were sleeping. The management won't provide you with any solution, and you'd be stuck. So refrain from picking any apartment other than the ones on the top floor. read more

I moved to Harrison station apartments around June 2016. I really love this place and greatly recommend it. Brand new buildings, so close to path station - takes only 1 to 1.5mnt walk max, has convenience store at the corner of the street which is helpful at times, peaceful neighbors, has washer-dryer within the apartment(yay!) and just fits my budget. I have stayed in various states and I find the apartment management (Tiffany, Rose & team) one of the best when it comes to being very helpful, responsive, friendly and courteous. read more

Absolutely horrible. I don't normally write reviews but this place deserved one. Lived here for three years. Could not wait to move out! Not sure where to start. The concierge staff is very rude. You can have a bag full of groceries and they will just look at you struggle and not move an inch. Too cool for school. Better yet they won't even greet you on your way in. Management is even worse. I believe the property manager is Tiffany. I've tried to forget her name. Tiffany and her staff are very phony and rude! You can't believe anything they say. They will pass you in the hallway and act like you don't even exist. If you decide to move out early while still paying your rent obligations, they will still lock you out of your apartment and fail to even notify you that the locks have been changed. To make it worse they rented out the apartment to a new tenant before my lease expired. They have paid me back $0 for the rent I paid for the entire month. You have to have the concierge let you back in once they lock you out and pray your belongings are still there. Tiffany to this day, has not returned any calls or e-mails explaining the illegal lockout. Very unprofessional. They could care less about you once you tell them you are moving out. They had no problem taking the final months' rent even after they agreed to let us back in at any time prior to the lease expiration. I have e-mails to prove it and they should be lucky I haven't taken them to court. Not worth my time. The apartments building is not well maintained. The hallways smell like hell as mentioned by others reviewers. Make sure you are in the apartment before the Red Bull Games start. The Red Bull fans thrash the area and make it so you can't even get back to your apartment. This place is all about $ and they have never cleaned our exterior windows in over three years after claiming they do it twice a year. They are liars! Seem to cater to only a specific group of tenants. If you are a minority you are out of luck. There is no ventilation in the bathrooms and mold tends to form no matter how much you clean. If you plan to take the train be prepared for overcrowded trains. You may have to let a few go by. If you have a car you better leave for work early in the am. Very crowded and only getting worse. The overcrowding will only get worse once the new buildings are rented out. Harrison does not have the infrastructure to support an expansion of tenants to the area. Absolutely horrendous. They will raise your rent every year as well! Way more than the standard cost of living. Bunch of crooks if you ask me. The gym is horrible. Very crowed and not maintained at all. Harrison station is a good apartment for the rent. It is next to the path station. The apartments are decently built with good appliances. When I rented it, the deposit was reasonable. The management office is responsive. The rent is the cheapest of the luxury apartment in this area. There is paid parking that's lower than other public parking in the area. The cons are that there are sometimes noisy neighbors and one concierge who works during the day is pretty rude for no reason which affected my overall experience. read more
