After a review, he advised me that a replacement wouldnt be necessary, as the condition of the roof was expected for a roof of 12 years. There were no shenanigans to try to sell me on a replacement or costly repairs, which is refreshing as couple of inspectors had made the roof appear to be an urgent matter.
