Originally moving into the property everything went well. I realized when I first had to request maintenance that this would not be a company I'd want to stay with. After finally moving out, they are in the process of trying to charge me my entire security deposit plus an additional $200 for damages I did not do. Items were as stupid as saying "a screw is missing from an electrical outlet" which I never used because it didn't work. To add icing to the cake, they said "the grounds were not maintained at all" after I paid a lawn service to come bi-weekly and keep everything in order... this is an absolutely infuriating situation, all because they refused to fix minor issues I reported to them and are now trying to charge me a total of $1,700+ to fix, saying I am at fault. not to mention they had relisted the property while I was STILL LIVING THERE for almost $500 more than what I was paying. Please people, be careful with this company. Things I'd like to mention that were wrong with the property that took 3 to 5 months for them to fix: 1) there was NO INSULATION in the attic 2) multiple outlets did not work, the electrician said there was no wiring to them... 3) Giant rotting oak tree that was split in half by lightning fell on the roof.. twice... puncturing the roof and causing leaks. Took 3 days for them to fix the leak and 7 months to remove the tree. 4) possible sinkhole forming in the backyard near the house, main't. reports for this were ignored, all 5 of them. 5) there was only one smoke detector when I moved in. It fell a week later and there were not batteries in it. 6) the first week, I was locked outside due to the doorknob breaking off of the door. this happened multiple times. read more

Can I give no stars here? This company and house are absolute nightmares. The day I got my keys the roof was leaking. It took 5 times for them to get it fixed correctly and that spanned out months. Then a second already brown spot in the ceiling further back in the dining room had to be fixed. It took 7 times and that spanned across several months. The basement flooded twice and this time they ripped the walls and carpet out and it's been that way for over a month. I had a mold inspection conducted after they would not have one done and there is toxic mold here. We have been in this house for over a year and we signed another lease because of Covid. Now we have been in here breathing toxic mold for over a year. I sent them my 14 day notice as suggested in the landlord tenant handbook and cited it according to the law. Their lawyer sent me a letter and magically they think they can get this done. They won't be able to because the city will block them. The lawyer even threatened that I could be responsible for the damage here. What? Now I lawyered up. I have 4 kids in here and there are little. This could affect their whole lives. My head hurts. My lungs hurt. I work full time inside the house. There aren't many rentals due to Covid. Stay far away from Havenbrook Homes. They will do nothing but take your money and then continue to try to take advantage of you and take more money. Yesterday afternoon, we were served notice to vacate paperwork from the local fire department. Per the city, HavenBrook has lost it's rental licensing in our city and we have been given 45 days to vacate the property. I have rented a home from Havenbrook for more than a year now and I have had numerous problems with the home and they have ignored me, slapped together shoddy work because I called corporate on them, and they have refused to return phone calls or emails for a year. They are absolutely the most horrible landlords I have ever had. I have never been late on my rent. I wish I had read the reviews before renting but because I was in a hurry and moving for a job I didn't see all of this. I pay $1725 a month for a house that has horrific problems. They raised my rent for year 2 without ever addressing the problems listed in my move in walk through. They are horrible, won't fix anything, and they ignore you. The Senior Property Manager, Donya, has not answered my emails in more than six months. The other property manager, Rubi, has never answered an email at all and I have been in the house since March 2020. Our Air Conditioner unit has been out for 2 months now. They refuse to replace the unit stating that "it works just fine" Temperatures reach above 80 degrees daily inside the home and my electric bill is now well over $200 a month. I have put in requests to fix the unit 4 times now and they do nothing about it. Terrible service, Terrible management and terrible communication. I have spoken many times with Danielle Featherwood who tells me just to turn a fan on or put some curtains up. That is very insulting! I am not stupid and she treats me like I am. The laziness and poor management from this woman should have her fired. How she became a property manager is beyond me. Worst rental experience ever. Our property manager failed to repair a leaking roof for almost 7 months. There was extensive mold. We notified them in July we were due to have a baby in January. They waited until we had the baby to repair the roof. Then they did some shotty mold remediation. We requested to terminate the lease early. They approved it. We went to retrieve our items before the agreed upon termination date and they changed the locks!! We called the property manager obviously upset, her name is Cathy. She literally repeatedly just hung up on us and refused to let us in. My husband gained access from a worker who gave him the code only to find that our 500 dollar was missing. Let me start with saying i read many Atrocious reviews about this company before renting from them in the Twin Cities. The only reason I went forward with renting through them was because they've bought up every available low income home in the area and was basically forced to go through them if I wanted a rental(or even a starter home to buy) in a timely manner. The first issue. When reading the lease, section 18, the first sentence "management may enter premises without notice" goes against the first clause in the Minnesota law that states management must make good faith effort to give notice first. When I informed the agent who was showing us homes, she said that the lease is used country wide and that it wouldn't be changed. So I returned with the rest of that same law that states "the landlord may not require the tenant to waive the tenants rights to prior notice of entry as a condition of entering into or maintaining a lease." Imagine that, the section was removed from the lease. After moving in, we needed our yard trash to be picked up. The city company wouldn't allow us to create our own account since we're tenants and not owners, so we had to ask Havenbrook to set up the pick up. I also asked how to go about paying that bill and was told it was included in the rent and not to worry. No issues until November when I receive a bill from Conservice, a 3rd party company who, I guess, pays the trash bill on our behalf? Apparently Havenbrook was meant to submit all the bills for trash to them and then they send us a bill to pay alongside our rent. We didn't get any communication on any of this except from Conservice, who was charging us 370$ for 7 months of "vacant trash fees" and tacked it onto our December rent. When I called them, they informed me that Havenbrook didn't give them any information until November and that's why we were never contacted to set up our side of the account. Next step was to call Havenbrook. I got our property managers number, and left messages for Bonnie to return. She didn't. She instead sent an email stating there were no charges on our rent and if I was confused to call Conservice. I got her on the phone and started explaining that I will NOT be paying these backdated fees as this clerical error was not my fault. Initiation of the account was on her, and she didn't do it. She cut me off multiple times to tell me I don't understand how it works and to call Conservice. Eventually saying "if you'd let me get a sentence in..." To which I responded "i have been, there is no need to pander to me." She hung up and promptly blocked my number. When I called from my partners number, she blocked it too. (She even blocked a friend's number i used) The following day I received an email defaming my character and conflating lies about what I said on the phone and how "because of your attitude, i will only allow written correspondence." Finally got in contact with someone who listened and they agreed it was Bonnie's fault and so we shouldn't be charged the almost $400. We will see if there is follow through on the removal. I wish there were a number to contact corporate directly and discuss Bonnie's unprofessionalism and slander. But seeing what everyone else is reviewing, maybe they train their Managers to handle tenants this way intentionally. Neglectful. Arrogant. And manipulative. 0/10 would not recommend. I did not read the reviews before hand, but Oh when I did. This company is horrible in Georgia!! I was to rent a home on Conyers,went to see the home and was told by the leasing agent that the old tenant had just moved out, so the house wasn't cleaned or fixed up as yet, I was fine with that. I liked the house. It needed a deep clean, a new carpet and a good two coats of paint everywhere. On the day I was to pay over 1300 at the house inspection - Shirley Simmons meet me there and just how we left the house when I first looked at it, was how I saw it again. Nothing was done!! She asked repeatedly if I was going to leave the check while they got everything fixed with the house and I told her no, not until everything was completed. She gave me a number she said was her boss - Property Manager Jennifer who I called 6 times before I got to speak with her and the response was "We do not change carpet or paint for new tenants, they can get those things done if they need it done themselves". I was beyond shocked and told her I would not be renting the house and I would need my $500.00 deposit back immediately. She said okay and hung up - No Sorry or lets work something out, nothing!! Shirley calls me an hour later and lets me know that they have other houses and could look at one of those, I told her no just my refund please. It took a week but I got my refund. I would tell anyone do not rent any house from them and if anyone post that they had A good experience with them it is a lie!! If I could give one star I would, while not being a renter, my best friend has been renting for less than a year and the dishwasher hasn't worked since she's moved in :) since taking a closer look, she's found black mold in the dishwasher, in her sink, and under her sink. Not sure why I have to give them even one star; it's not like the deserve even that. This company is terrible. Let's run down just a few of the horrors, shall we? First off, HavenBrook Homes is impossible to get a hold of. Unless, of course, they want something from you. Then they badger, blackmail, threaten, bully--anything they have to do to bludgeon you into compliance. But if you leave a voicemail or email with them, just know they are not going to call you back. We have been tenants in good standing in this neighborhood for 6 years. Paid our rent on time. No drama. Not a single conflict with the neighbors. Good stewards. But getting ANYTHING out of these people takes an act of Congress. A tree crushed the front gutter on the house and the rain leaked through the brick into the living room saturating the carpet. It took them weeks to get someone out to remove the tree then several more days to replace the gutter. The carpet has STILL not been replaced a year later. There is still mold and mildew in and under the carpet and no matter how many times we clean it there remains a nasty musty smell in the house and I'm reasonably sure our allergies are driven badly by that. The air conditioner unit went out and it took them 3 months to fix it. It was mid-JULY here in Georgia before they finally got a maintenance guy out here to look at it. Then, while he was fixing that, he stood on the wooden platform that the unit sits on and broke the platform so that the AC unit now sits at an angle and doesn't drain properly. Did they fix the platform that their maintenance guy broke? Of course not, silly peasant. The lords of the manor cannot be bothered with your petty concerns. Instead, the maintenance guy just told us "Don't use the AC too often so that it doesn't need to drain as efficiently." What!? We called you to FIX the AC...not break something else so we still can't use it. That was back in July; it is currently October. It's still not fixed and, naturally, summer was long and hot so we had to use the AC. Because the AC doesn't drain properly now we also have mold growing in the vents from the excess moisture. Speaking of air conditioners, the outside unit was replaced--after another colossal battle--and they put a security cage over it. A security cage that not only doesn't latch but is too small for the unit. So the top of the security cage just sits on top of the unit. Not a major issue but kind of an eyesore and just another example of how little this company actually cares about anything to do with their properties. When this kind of garbage finally became too much, we found a house to buy. HavenBrook then sent over a sheet, printed front and back of all the things we are "responsible" for when we move out. Things like professionally cleaning the carpet. You know... the carpet that was permanently ruined by mold and mildew? Things like repainting every room in the house to their specifications. Things like washing the exterior of the house. Cleaning up building materials discarded in the woods around the house by THEIR maintenance guys. With my security deposit in hand and after 6 years of faithful tenancy now they want me to pony up the money for THEIR property so they don't have to put any investment in it. That enough? Oh, no. We just found out that our mortgage company has been trying to get in touch with them in order to file our loan application, but no voicemail they left had been answered. Because this loan was supposed to be processed weeks ago, we put in our departure date as October 24th. We just found out that this hasn't been processed because of HavenBrook not returning the mortgage company's phone calls. So, NOW my family will have to move out and spend several days--at least--in a hotel. And, naturally, we will have to move all of our stuff TWICE: once to a storage unit and once again into our new home. And all of this because HavenBrook wouldn't just return a phone call. In order to fix all of this, the mortgage company finally called us and informed us of the situation. Furious, my wife called but no one answered. So, she continued to call--because we already know they won't answer their voicemails and an email takes days for them to respond to. Eventually, she got frustrated and so she and I BOTH called them repeatedly for over TEN MINUTES until finally someone condescended to pick up the phone. When we explain the situation to them--and our frustration over this level of incompetence--their answer to us was plain: "We don't answer our voicemail." WHAT!? Like it's a company policy or something? How can it be "policy" for ANY company that takes itself seriously to simply NEVER answer their voicemails? These people are slum lords--nothing more. They completely ignore you. Jack your rent for no reason. Refuse to take care of their properties and then expect you to foot the bill to restore the building so they can continue to make a profit off of it. It's pure exploitation. read more

Our refrigerator went out on Friday morning and we immediately called emergency maintenance. Well it's now Monday morning and 8 phone calls and 3 emails later we've lost food and I have to put my insulin in the freezer and pray it stays cold. No one has responded to our calls and meanwhile we are losing food that they are not going to replace. God forbid my insulin gets warm I won't be able to replace it because it's too soon for my insurance to cover it and it costs over $300 put of pocket which I do not have. Haven Brook Homes (Florida) - BELIEVE the reviews all over the internet. My husband and I have lived in one of Haven Brook's properties for about a year now. We have ALWAYS paid our rent on time and have fixed minor things around the house without calling out maintenance. As our lease is coming up for renewal we received an automated email stating "we'd like you stay" if not "please give notice now", etc. etc. The rent increase was 10.93%. Are you kidding me? They have claimed funds are needed for maintenance on the home. Are you kidding me? Due to the state of the nation right now my husband and I feel as if we have no choice but to stay. Reluctantly we will! We had one major maintenance issue. Power to entire house went out. Contacted local power company and was informed everything checked out from pole to meter that the problem was meter inside home. Contacted Haven Brook 3x roughly an hour apart. Was assured someone would call back. NOTHING! At about 11 pm we decided to go to local hotel. Contacted them the next morning and was assured problem would be fixed ASAP. I will add that we were reimbursed for hotel stay as a credit off rent. Received a call from a 3rd party that advised they were working on getting someone out and would next week be ok. Are you kidding me? My ENTIRE house has no power and you want me to wait 6 days for someone to come out. Seriously people. Don't lease or buy a home from this company in Atlanta Ga, I stay in Ellenwood Ga. So if you renting from them in this area you are in a world of trouble. I have experienced rats and rodents coming in my home due to the home not being sealed up, lack of maintenance repair, electrical issues, and etc. I have pictures, videos, and documentation of the ongoing issues I have had with this home and with the property managers. Beware of reasons they give for withholding your security deposits! They withheld my security deposit of $1200.00 illegally and I challenged them. Georgia landlord tenant laws have codes specifically designed to help tenants who feel they were taken advantage of. In my case I was NOT notified that damages were claimed within 30 days, I was NOT provided with an itemized list of deductions and false statements were made that I moved out without proper notice. My notice was given in writing at least 60 days and I verified all with documentations. With that said, I sought council through Georgia Legal Aid and in their discovery it was proven that Havenbrook Homes Duluth, Georgia had indeed violated Georgia's Tenant Security Deposit Laws. Havenbrook Homes received their Demand Letter from Legal Aid demanding that they forward a check to me for the full $1200 or face three times the amount totaling $3600. In less than 30 days, I received my check for the full amount of $1200! A piece of advise to anyone who feel they have been taken advantage of. Do not walk away without asking questions, hold onto all communications preferably email and text, do your research and don't be threatened or feel defeated by their letters. This company is total trash. The first day you view the home. It's put together and look nice. Once you sign the lease everything goes through shit. I live in pompano beach, fl and these people will not pick up phone calls and wants you to send an email and after the third email or close to paying rent that is due is when they sent you a pending review that will take two weeks for someone to respond and when they get here don't fix the problem and have to do the whole process again. I have been without heat since December 22, 2018, today is January 13,2019. I have left several messages via the maintenance line where I continue to get no response to tell me why this is taking so long. I have about 3-4 maintenance request tickets. Promises for call backs and I haven't received one yet. On December 23, 2018 it was established that the heating into on my rental home needed to be replaced and still I have no heat. I have reached out to my property manager and the only response I received from her is to call maintenance. Maintenance cannot tell me why my request hasn't been handled. I am currently using space heaters, however you can't plug them up at the same time because it blows the circuits on one side of the house. On June 27th, the home we were living in had a fire due to an electrical issue. As soon as we called Heavenbrook to let them know about what had happened they had nothing but willingness to help us and assist with everything needed. Specially Sarah from the Charlotte office who went above and beyond and was even available for us during late hours. She was professional, sweet and caring. Felt like we were working with a friend. Awful rental agency and are slum lords to the Max. Ruin nice neighborhoods with their crappy houses and even worse tenants. Tenants in Arlington TX are AWFUL. Have THREE vicious breed barking dogs (two dobermans and a pit bull) which are untrained, tore up the back yard, snarl at everyone, and are out from 1am on. Per their lease, pit bull breeds are not allowed. The front yard is riddled with trash and leaves and the tenants do not upkeep the yard. I have called Havenbrook about this at least 5 times and sent two messages and let them know I notified the city as well and NOTHING from them. They don't care about their properties. Which is good if you're a horrible tenant! You can do what you want. If you're a good tenant, you don't want to rent from them. My roommate and myself have not been able to utilize our water/plumbing in our home because there's a tree root in the pipe; today marks day 14 of having no water despite the fact we were told someone was going to come fix it. Roomie and I moved into a home in Columbus Ohio, originally owned by Mainstreet Renewal and sold to Havenbrook not even 2 months into our 1st year lease. Since Havenbrook took over, the only way to get ahold of anyone is call the emergency maintenance line. I had water leaking into my bedroom due to ice in the gutters, I was told it was not a fire or safety hazard even though water was running near an outlet and that the breaker would trip so its fine. We've had a few issues with a leak in the bathroom onto my own personal washer/dryer below, nobody can find any issues ever but it continued to happen. Multiple fixes on the AC/Heat that are never resolved- AC struggles to cool at times, heat runs constantly under 32 degrees (heat pump) resulting in insane electric bills. June 4th I emailed the office stating we would NOT be renewing our lease. End of July comes around and we still hadn't heard from the offices. I emailed the property manager who I've contacted only once or twice before in 2 years as was told not only did they not get the email, but the one I forwarded was a statement, not a notice. Our lease ends August 16th and we finally got our move out packet today, we were told to pay rent as normal, which is now showing the new month to month amount of $1300+ (was $1195 prior) plus $200 for water. We were also told to professionally clean the carpets, as well as paint walls, as well as all normal cleaning. Of all the rentals I've lived in, I've dealt with a worse company. I rented a home in Minnesota. The house had bedbugs when We moved in then was told we had to pay to get rid of them! We let them know it wasn't legal to charge us for bedbugs (especially when they were there when we moved in) they ended up paying.Lori was a you know what about it. I have read some of these comments and I agree with all the negative ones. I didn't have a working stove for 2 1/2 weeks, and they didn't want to reimburse me for money spent buying take out food. I had to fuse and keep calling my property manager, and she wasn't any help either. Also when you call the EMERGENCY MAINTENANCE number, they don't treat it like an emergency! They come when they want to, but expect u to pay ur rent on time. I think this company is all BS.... I'm praying that my family and I move the beginning of next yr.. been her too damn long to keep putting up with their BS... *DON'T RENT FROM HAVENBROOK/ALTISOURCE or whatever other name they go by. They are REAL SLUMLORDS who don't give a rats ass for you and ur family. All they want is the money... RUN* read more

Havenbrook Homes is far and away the worst company I've ever done business with. Worse than Spectrum, Comcast, ComEd, Exelon... You name it, these guys are worse. Signed a lease for 4/1 move-in back in January. No word from them at all. Called them 23 times over a two week period to verify move-in date and not a single voicemail is returned. 17 voicemails, zero return phone calls. A third party realtor got involved and assured us of a 4/1 move-in date. 2 weeks later, we get a voicemail. No phone call. The phone was in my hand. It did not ring. There is no missed call. There is no record of a call. Just a voicemail from JESSICA GRIFFIN at Havenbrook Homes letting my roommate (not me) know that the move-in date is 4/9. I called back 3 minutes later and no answer. Left a voicemail. Called back later that afternoon. No answer, voicemail. Called back again that evening. Nothing. They can't hide forever. We have a signed lease agreement. I will be reimbursed my costs for having to be HOMELESS for 9 days while this awful property management company sits around ignoring me. My lease was transferred from Mainstreet Renewal to Havenbrook homes. I was greeted with empty promises of a better experience. I would like to atleast be able to say that Havenbrook homes has only their own interest in mind, however that is not even the case. Havenbrook homes doesn't even do what is best for their business, they simply do what is worse for the customer. They would rather reach a lose-lose resolution than a win-win resolution for the simple fact of maintaining their horrible customer service standards. I wish I could give a rating of negative stars. Havenbrook is the absolute trash of the industry. I'm living an absolute nightmare after signing a lease on 7/1/2020. I've not spent one peaceful night in my own home due to issues that have put my physical safety at risk and it's all because of Havenbrook's failure to act responsibly & professionally. Aside from the fact that the rental property I live in being a total dump (mold/mildew, raw sewage smell, broken A/C, roaches, drain flies, etc), I'm dealing with people constantly trespassing on the property & just yesterday, a derelict was caught attempting to break into my house...all because the home is still posted online as being available. Havenbrook has been informed of at least 3 trespassing incidents that have occurred, yet they refuse to take any kind of action, hell, they won't even respond to the emails or phone calls I've placed to them begging for their assistance. I'm breaking the lease and moving out because my safety means more than my security deposit. But me moving out will not be the end of this story...Havenbrook will not win this one! This company is so horrible vendors don't even want to work with them! I have recorded conversations of their exterminator, two of their maintenance coordinators, & a repairman telling me how disgusting Havenbrook & my property manager, Jan Valduga are. As a Realtor my job is to look out for my clients. Haven Brook Homes asks for an up front 500.00 holding fee. Which I have never seen when doing a rental but my clients liked the property so they were willing to place it in order to move forward. Once we received the lease and reviewed it they did not agree with there one sided lease contract with all kinds of pit falls. My clients decided not to move forward less than 24 hours from placing the deposit. This company had the nerve to say the deposit is non refundable and took her 500.00. Not only is this unethical but this is borderline Illegal. I will NOT recommend anyone to do business with this company cause if so you will loose big time, the way their Lease is set up you are destined to fail and pay dearly. You have been warned!!! read more

I'm living in the same home for six years I've been having a major plumbing issue since March 2021 they have yet to fix the plumbing issue this is the seventh time the basement has flooded they sent someone out here to look through the floor drain with a camera they never can snake it out because they need to do work in the yard but I think they're hesitating because it's gonna cost a lot to dig up the yard so as of Monday this week the basement start flooding and they had Someone drop off a shop vac for me assuming I'm a continue to get water out their basement I live in his house with my three kids and my two year old grandbaby and look at a let us live. read more
