The 5 Star review is for property manager Wakina Buxton of GA. I've been having some issues with AMH4R with utility billing and processing maintenance request but it's people like her that withhold a consistent character, professional work ethic and who just plain listen makes all the difference. She is amazing! I had an HoA violation issue and she actually is no longer my property manager (which I didn't know) and still took the time to assist me thoroughly. It's hard to come across people like her. They should promote her to a position to train other employees because she definitely holds high standard in tending to the tenants. read more

This company has been an absolute nightmare to deal with. Maintenance issues are ignored for months, and when they finally attempt repairs, the work is often incomplete or poorly done. It took five months to fix my shower after I moved in. I also have a work order that has been open since October 2025 that still hasn't been resolved. Now, I've been waiting two weeks just to get my kitchen sink repaired. To make matters worse, when I call for updates, the maintenance staff responds with attitude instead of professionalism. I've made multiple attempts to contact corporate management, and no one has ever followed up with me. They clearly do not value their residents, yet they expect rent to be paid on time every single month--which I have done. read more

this is the worst company i have every seen. old ace, wont fit it. request canceled many time. we end up having to waist our time fixing it but yes expect $$ and wants to up the rent. this is fraud. i have been in customer service and this is not it. they are taking advantage of people. shame on you. read more

HORRIBLE!!!! A few months after renting a property from them. Several residents in our community had our water shut off!! No explanation. Nothing! The rent and utilities are paid completely to homes4 rent and when you call nobody is concerned. Very unsanitary and awful way to treat paying residents!! On top of this....there are several homes where the trash has not been picked up for 3 weeks!! Just piled up on the read more

Bad service. Bad quality. Bad value. They will take your money (charge you rent as well as additions fees) & are completely unresponsive with any & all communications. Praying we don't have anything but minor repairs especially over the hot summer months. read more

i back up to a rental property owned by this company and the house is completely neglected. The outside is filthy, there are weeks everywhere, and there has been vinyl ripped off the backside for over a year and roof shingles missing everywhere, so i can only imagine the wood rot/ potential mold. the house is now up for rent to new tenants and then have yet to fix anything read more

It's horrible experience with them, they charged us double with the renewal and refused to fix that. The pay rent is for celebrities not for hard working people. They go up with rent payments every year. The best way to act with them - same way. Find another better company pay them, move out and in and never pay amh rent for the last month, they have your security payment, that's enough for them. They can't sue you as there is no law for them if they retain your deposit. Lets fight against the scammers together read more

TAKE HEED and do your diligence. I agree w/ another reviewer this co doesn't care about their residents nor do they care about neighboring residents. Their dead trees have become a HAZARDOUS condition in Dallas, GA and 3 households are in DANGER (mine, the resident & another neighbor). Please see my review, PHOTOS & copy of certified letter + delivery confirmation on Google maps. No response from American Homes 4 Rent about previous issues I've reported re: their trees and no response to my recent emails to their PM & Asst PM schanchan/kjohnson, phone calls nor certified letter re: pine beetle infected trees. The resident has also contacted the co. Add'l HAZARDS: The yard overgrowth on the corner is covering the fire hydrant (see pink box in photos in my Google review) & blocking view of oncoming traffic. Bradford trees are now huge bushes & hang over the road (see yellow arrow in my Google review). I've seen vehicles swirve &/or slam on their brakes in order to miss hitting kids on their bikes/scooters/skate boards, etc. I had to pay to have some of their tree limbs removed in order to avoid driving through them. See the blue circles and dots in photos, which show only a fraction of the whole story and over several years. Check out the "franken-roof" (aqua arrows in my Google maps review)! Lovely, eh? Can you see the multi colored shingles? 3-4x half ass roof repairs . I wonder if they'll replace the roof when their dead trees fall through it. ****I hope their dead trees don't fall and kill me/my pets or neighbors**** The property is an eye sore, in need of repairs and the trees are dangerous. American Homes 4 Rent is aware of the issues, yet, has not resolved. By not tending to the trees on their property, AH4R continues to cost me $, time and effort. By not maintaining the property AH4R is negatively affecting property values. read more

This company is a nightmare to deal with. I've been a tenant for over 5 years and have paid my rent promptly every month. In December, an AMH representative emailed me to inform me landscapers would be coming to the house to trim 2 trees at AMH expense. When I paid my rent in January I noticed there was $225 charge for "landscaping." I tried contacting my property manager to inquire about the charge and ask for a credit multiple times with no response. I then disputed the charge with my bank, but due to the bank's error, my entire rent payment was reversed instead of the $225 I authorized in the dispute. Before I even knew about the error, AMH issued an eviction notice and multiple additional fees for late payment, returned payment, and eviction. I got in touch with my property manager after holding on the phone for about an hour. She was not at all understanding and refused to accept this issue was a result of her negligence. She even tried to justify why I was charged $225 despite having email documentation (with photos of the involved trees) stating AMH is responsible for the expense. She then required me to deliver a cashier's check to their office nearly an hour away to pay the balance that was reversed in error, rather than paying online as I always have. 5 days after delivering the check, she emailed claiming my account was still delinquent. After informing her I had video proof of the check going in their drop box, she admitted it had been received. I now need to pay my March rent, but access to my online payment account is still restricted. I have emailed my property manager as well as a senior property with no response. In addition to this mess, maintenance requests over the years have been handled poorly, and incompetent repair technicians have on multiple occasions created more problems, necessitating extra trips to fix the extra problems. For example, a toilet was leaking from underneath, indicating the wax seal was bad. An AMH tech came out and caulked around the base. I questioned that while he was still at the house, but he couldn't seem to understand how that wasn't going to fix the problem. So then I had to shut the water off and not use the toilet until another tech could come out to actually fix the problem. When I moved in the yard was overtaken by weeds and there were ongoing HOA violations about it because the neighborhood is strict about lawns being pure Bermuda grass. After living here for over a year, AMH finally agreed to resod the lawn. The landscapers they sent simply unrolled sod on top of the existing lawn with no removal of the old grass or preparation whatsoever. They also did this during a holiday week when I had plans to go out of town, without informing me prior to the work. I had to cancel my trip because I was expected to water the new sod daily and I didn't have anyone who could do it in my absence. Replacing a 15 year old water heater took 7 trips to the house. In the process, one shower was made unusable for a few weeks. AMH has never offered to credit my account due to these inconveniences and being without use of key features of the house. AMH also raises rent excessively every year. I'm paying $500 more per month now than when I moved in. By the way, when I moved in the house was filthy and smelled like dog. I ran a carpet cleaner 3 times before the water removed from the carpet was no longer black and filled with dog hair. The process ruined my carpet cleaner because I wasn't able to remove the dog hair from my machine. I would highly recommend not renting from this company. They are dishonest, lack customer service and don't value their loyal tenants at all. I am anxious to move out but am stuck in my lease for several more months. After reading other reviews, I now fear that they will make some nonsense up to keep my security deposit, even though I have maintained everything in my control in excellent condition. read more

This review is actually based on the application process. First of all fair warning to any applicant they claim they do not score but they do rely on a score and it's typically a score of 600 or better using Trans Union and experience tennis scoring system.. none of their application reviews are done in the house. Everything is done using an automated algorithm. That being said when you called her leasing office, they give you the usual excuse we don't do this. Our company rent grow. Does the tenant screening so yes it is a third-party which does their screenings that should raise a red flag right there. I don't trust third-party screening companies because they're usually pulling information that's riddled with errors. Now let's get down to the actual application system itself. It's clunky as hell you need to use a laptop for or a computer because frankly, it doesn't work well on mobile . Not to mention the fact that they say they will provide you with a reason for the denial. It has been two days. I have not received a reason at all just logging in to rent café and see the denial there. Their customer service reps are sympathetic, but they can't do anything in the company will not override recommendations no matter what you propose. read more

I've had so many issues after living in one of their homes for 6 years. Yearly air conditioning maintenance issues that takes weeks to resolve. They don't help. I had a gas water heater go out and they sent someone three times who didn't know what they were doing and kept installing the gas part UPSIDE DOWN! It took over three weeks to get hot water! They finally sent a different company that fixed it AFTER I had to have the Utility company come and flag my water heater as unsafe because it was leaking gas!!! The gas fireplace stopped working & the gas pilot light wasn't going out. I didn't know how to fix it. They sent someone to fix it but charged me! The only thing he did was turn the pilot light off and the fireplace still doesn't work. Now, the air conditioner hasn't been working at all since it started getting warm. They sent someone on Monday, it wasn't fixed. I called again and someone came on Thursday and said the compressor broke and he had to get approval to fix it from AMH. It was approved today but now they can't get back out here today...guess what day it is...Friday! So I have to sit the whole weekend in here and the temp upstairs yesterday and this week was 85degrees!!! They won't send anyone to put in a room air conditioner because they said they are replying in time. It's been over two weeks since I first reported the issue. According to NC State, rental companies need to provide Heat and A/C and this company just does not care. Expect a $100 monthly rent increase every single year. I sent them a copy of my renters insurance but they are still charging me monthly fees because they can't figure out how to stop it from being charged automatically. I've talked to five different people to fix it, emailed 3 different people a copy of the insurance and they each laugh like they're in high school saying "Oh, well". ????? Had sewage come up through my toilet in the first floor like a river because the pipes outside burst and I couldn't flush the toilet, use water in sinks, no showers, no washing machine. They would not put me up in a hotel and told me to use my renters insurance, which I did but the insurance company just turned around and raised my rates by $2K the next year. I can't believe they wouldn't put me up in a hotel. I guess I am just talking in circles and will move out soon. Awful awful awful people. Oh, also, you have to pay to have your house washed and gutters cleaned, (the HOA makes you do this). That's about $500 a year. read more

We have been tenants with American Homes 4 Rent (AMH) for 10 years--always compliant, never late on rent, and consistently respectful of the property. Unfortunately, our most recent experience has been deeply disappointing and feels like a betrayal of that long-term loyalty. We were charged $378 for a repair to a refrigerator that is over 10 years old--an appliance that clearly should have been replaced due to age and normal wear and tear. The justification? That food was blocking an air vent--something that, at most, should have warranted a maintenance visit, not a charge nearly equal to the cost of a replacement unit. What's worse is the complete lack of communication and disregard for tenant rights. We were never informed in advance, never given the opportunity to resolve the issue ourselves, and certainly never consented to a repair that would later be billed to us. To add insult to injury, the Resident Manager, LaMonica Johnson, has been consistently rude, dismissive, and unprofessional in her handling of the matter. Tenants deserve respectful and helpful communication--not hostility. After a decade of being model tenants, this experience has made it clear: AMH does not value or respect its residents. The treatment we've received feels like exploitation, not housing management. Proceed with caution if you are considering renting from this company. read more

I wouldn't recommend AMH Orlando to not even my worst enemy. My property manager, Justina Phillips is the worst. I lived at the property for 4 years. My security deposit was $1990 and these people only refunded me $268. I disputed the items I'm being charged for, I've emailed and called her and she never responded. The way I left the property was a 100% better than the way I got it when I moved in. These people are charging me for wear and tear (be reminded I've lived there for 4 years). Take my foolish advice, even though I WOULD NOT recommend renting with American Homes, if you are going to rent with them ensure that you take pictures and videos of the property prior to moving in because they will charge you for damages done by the prior tenants. Where to begin, let's just say DON'T rent from them. They were HORRIBLE and found ridiculous reasons to keep my deposit, so just know you won't get that back and it's not worth the hassle of small claims court and they know it. We should ban together and do a class action suit. My place had visible black mold, and they did nothing so I had to move. read more
(This review is for the office that moved from Lawrenceville to Roswell.) I recently arrived to assist my daughter with her move. I have to let yall know of the abysmal customer service and emergency maintenance. She had told me they were bad. She's right. Last night around 10 pm the master tub and shower retained dirt and standing water while she was taking a shower. At that point she put in an emergency work order. I was downstairs just getting ready for bed and she came and told me told me something was wrong, that the maintenance people would be coming but that she heard water running thoughthe wall although no one was using the water. She went in the back room and saw water drops forming on the ceiling in a straight line. I just knew maintenance was on their way. Nope. It is now almost noon. The only person who stopped by was a non mask wearing, no ID having, non proficient in English young man who rang the bell and wanted me to sign his tablet for putting a lockbox on the front door which he pantomimed and kept saying key. I told him I had no key, my daughter was at work and I couldn't sign for anything as I was not on lease..I was the mom. Eventually I understood my daughter was to put the key in the lock box upon move out. At that point Ireiterated I would not sign, but before closing the door, I asked him to look on the tablet to see if there was a work order for a plumber and when they might be coming. He ignored the question and asked to come in. At that point I got apprehensive and again asked if there was a work order for a plumber in... no answer. He asked again to come in. I stated the fact he has no mask, and I was a senior citizen, and covid was still an issue for me. As he turned to leave, I asked him to call his supervisor or someone and get the plumber out. He nodded and left. I texted my daughter shortly afterwards, and she said the young man said he was refused entry????!!!! That he wanted to check the water issue !!!??? At no time did the individual state he was the plumber or maintenance!!! This is some first level BS here. And the plumber is still not here!!! What is going on! She still has another month to go with these incompetents. It's now 12:45..Still No Plumber. read more

We are in Canton, Ga. I signed up on yelp just to leave this review and warn people about this terrible property management. The community is beautiful, but AMH River pointe management is the worst customer service that I've ever experienced in my life. I experience more responsive and respectful customer service from anywhere I've ever purchased gasoline or a cheeseburger. Two days before moving in we had to argue to get our filthy home cleaned, then we has to pay the post office to get our keys for our mailbox in the community after three weeks of being completely ignored, still waiting for anyone to come for our first maintenance request over 2 weeks later, and NO RESPONSES from property & regional managers after numerous calls and emails. I Contacted property management office and spoke with reps that aren't in management and been told that they receive several reports of issues. We've been here since October and it's January and we've had numerous issues, with ABSOLUTELY NO COMMUNICATION FROM MANAGEMENT. Absolute worse customer service ever! This is where people live, this is our home and they legitimately treat us all like we don't exist or if we do, we are a bother to them. Do yourself a favor and check out the reviews, Facebook group comments and posts before thinking of moving in here. read more

Pickett's Ridge - Dallas, GA. Terrible. Dirty upon movie in, didn't know mailbox number for several weeks, nothing works properly and drains are clogged. Speaking of drained clogs...My home has flooded with sewage 5 times in the last 3 days and I'm still waiting for them to do much of anything. It's the week of Christmas and they are making us jump through hoops, telling us we may not have water for 5 days which is illegal under GA law. At this point it's been over 48hrs. I've been lied to several times just to get me off the phone and now it's looking like I will have a house full of people with no water on Christmas. I am taking legal action and would implore anyone looking for a place, to look elsewhere. Also, if you own, don't use them. This is how your property gets treated. They let it soak in sewage while taking your money. Don't worry AMH, when I leave after just this one year, the place will be exactly as you gave it to me. read more

I moved in an AMH home 7 weeks ago. The service is deplorable! You cannot talk to a manager as the gatekeepers will not transfer you...maybe management knows how horrible they are and would rather not hear the complaints. I submitted many "move in" items that needed fixed, complete with pictures. The only thing repaired is the leaking toilet which took a month and the GAS LEAK which was done the next day. When I first called about the gas leak, the person answering the phone had no idea what to do, and sent me a text 45 minutes later. Garage door opener on one side not working. There is a leak in the basement around a window, either from rotted wood on exterior of house or from the overflowing gutters. Electrical panel on side of house is hanging on by 1 screw/nail at bottom of box. I am including pictures of the work orders and misc pictures mentioned. I have a very long, but distinquished email trail. Corporate rental companies are killing t he market, I will move out after this year and never rent again...this was a gap year while making a decision where to be. Photos of all repair requests attached, they say not uploaded. THIS IS A HORRIBLE RENTAL COMPANY...corporate rentals are probably all alike, think twice before renting from a corporation if possible. read more

Alert do not rent with this company. My husband and I applied for this company, and I should have got approved. The credit is a 700. They told me they could not verify my job, and I gave them every paystub and everything they ask for. I spoke with HR, and they told me they never received anything from them. It's a scam. They are racking up on application fees, admin fees and denying for nothing. Please be careful out here renting these homes. read more

disappointed in the lack of customer service with AMH. I moved in a month ago and have had nothing but problems since moving into my home. For starters, there was bird poop all over the front window, so much so that I thought it was paint splatter. I was told that AMH will not be doing anything about it because it was a "cosmetic issue." Apparently AMH does not fix cosmetic issues even though the soiled windows are clearly visible on my move in photos. Now I have to pay out of pocket to have my home power washed on top of my $2900 monthly rent because AMH is refusing to take care of it. On top of that, I haven't had a dishwasher since moving in. I've been going back and forth with Construct on when someone will be out, but they just keep giving me the run around. If I had to do it over again, I would have never rented with this company. read more

Worst experience ever. Will never rent from a corporate group ever again!! Everything is misdirected whenever you have an issue. They have websites and portals with no direct contacts and if you do happen to get someone they don't last more than 6 months. We have issues with heat, AC, mold, water and insects. Your are responsible for the lawn and pest control which questions their responsibility except to collect your money and deny deposits and try to cause you of their neglected homes. Renters beware, employees look elsewhere!!! read more

This place is a rip off. They FORCE you to pay all utilities, water, and sewage along with the rent; NO choice, NO options. My normal rent is $2400 but it always comes out at close to $3000. This month it is close to $3600 which is $1200 OVER the normal rent and about $600 MORE than it usually be with utilities. They are charging me DOUBLE (two bills on gas, two on electric, and DOUBLE on water and sewage). They have no "real" legitimate reason that justify this besides an explanation that attempt to con you into believing a ridiculous reasoning. They address you as if you lack understanding in some way. The office in Roswell is ghetto and very unprofessional and do not care what error they make to put you in a bind. Instead they double down on VERY OBVIOUS mistakes on their behalf. They DID NOT pay the utilities from a few months back and now charging me AGAIN for the utilities for September PLUS the current bill. As i mention above, it is IMPOSSIBLE to miss your utilities because it's part of your rent with ZERO alternate options. Stay CLEAR from these people. They are definitely taking advantage of people in this already difficult economy and making their tenants' life miserable with SURPRISE increases that makes no sense at all. read more

My family was aproved for a home, and on moving day we went to the home only to find it in disarray. The first thing we smelled was cigarette. The kichen, pantry, firgede was dirty with food residue from the last tenants and hair. The garage smelled like something died in there, and shit was on the walls in the garage. Master bathroom was dirty. Holes in walls and broken window. The porch lights were out. The walls were dirty. When we brought up these concerns with the property manager and also sent photos. She showed no concern or empthy. We called several times and got to the point when she stop answering our calls. We asked for our money back and we have not recieved our money back which is 6300+. We refused to move into the house because it was unacceptable. We were not going to spend the next year living in hell. "DON'T RENT RUN!!!!" read more

Requested for water damage about 6 months ago, still haven't heard from anyone yet, had to call them again twice , no one responded. Still waiting on maintenance for someone to fix giant whole in attic, still waiting for someone to fix water damage. Not receiving any help. Well it's not my home, so the longer they take the more the house will be damaged. I'm not responsible for water damage. Oh well??? read more

This company asked me on Sunday to send an additional $50 for another background check for my disabled spouse on Sunday. We had filled out all required documents. Then on Monday morning before 10 AM they said someone else had gotten the home and the money they asked me to send yesterday was non refundable. Come to find out from others this is a common practice. They request additional information telling you to send more money then call you back and say the home is taken and they refuse to give your money back. Unless you want another home they have. It's the biggest scam around. read more

These people, all I can say is run. As long as there's no real problem you're OK until the inflation start on the rent every year. The first year it went up about $150 seconds it went up $300!!!! Then my toilet was clogged, granted I used FLUSHABLE toilet wipes (per the company) . I had no problem paying for the clogged toilet, but they made me pay for internal parts that were rusty and worn out old! $300! When I called to speak with my property manger AS WELL AS A MAINTENANCE MANAGER! That call back never came! I called 3 times for an explanation, with absolutely no response, which shouldn't have been a shock. They knew they were wrong so of course, throw the bill on me and simply avoid me. The plumber wished me luck with them when he left and now I see why! I paid for a pump and flapper that I didn't break but was old and rusty, and the water pressure wasnt sufficient per the plumber. Mind you the plumber said the cough had absolutely nothing to do with the old rusted parts that needed to be replaced. THIS IS MY ABSOLUTE LAST YEAR DEALING WITH THESE PEOPLE. Between The ridiculous increase in rent will and repairs blamed on you, they'll get you, so don't say you weren't warned; bcuz you'll get a great move in rate, but wait until its renewal time each year. You're not warned of what the increase will be you'll just get a choice when that time comes, either sign a new lease with a extreme increase or move. Let's not talk about other half done repairs that's eye sores. I'll just be glad when my time is up here. If we weren't in a pandemic with very limited selections out there, I never would've signed a lease that's gone up $ $500 working two years. I'm over them and have started packing already. read more

We will never rent from this company again. Any small issues we have my husband fixes himself because this company tries to spend the least amount of money to fix any problem. For the bigger issues we had, they have sent someone out who doesn't know what they are doing. When they finally fix the issue they leave other problems. We had a pin leak in the in the ceiling and we knew it wasn't coming from the bathroom, but he pulled the toilet up anyway and did not replace it right now it's like a rocking chair. The paint job to cover up the hole. It's terrible. We had a water leak outside and instead of digging, where the water was coming from the guy decided to pull up a whole bush, thinking it was coming from there for some reason. And to his surprise, it wasn't. The icemaker quit working in the fridge and they told us they were going to bring a new part well instead they brought a whole damn fridge without a icemaker. My husband told them it would not fit through the opening in the kitchen and they wouldn't listen and then tore half the wall off and said they would come fix it and never did so my husband did. The spray nozzle in the sink quit working and instead of them replacing it they just decided just to take it off and leave us with an empty hole so we went to Home Depot and just replaced the whole faucet. And more recently, our fence needed to be replaced and instead they sent someone out to paint it, which is a HOA violation because you have to get approval. Then they sent someone else out this past Friday to replace the whole fence and it looks like crap, there are huge gaps between the boards, my dogs could get through them, and you can see straight through to the neighbors yard and they also took their fence down, which they just had replaced. I would never recommend this company to anyone. read more

Just moved in 2 days ago and ran into issue after issue. Before I moved in they was suppose to replace the kitchen sink because it was completely rusted around the top. But they didn't, they only out white caulk on it. Then I tried to turn the water on in the sink. One side does not work. The Master bathroom toilet does not work.. The water just Runs in it, but never fills up. The shower latch in the other bathroom is broken. Looking at the vents and they are filled with debris and some cotton substance. To top it off, the heat does not work. It is freezing, everywhere in this house to the point the floors feel like I'm walking on ice. Again I just moved in 2 days ago. I've Put in request and called with no response. When I finally call the emergency number in which it took 30 minutes to get someone. I was told, I have to troubleshoot things myself, if it doesn't work call back. They are coming Off as slumlords. Did I mention there is a mandatory $500 cleaning fee for when you move in. I have had several maintenance requests done while I have lived at the property. I was pleasantly surprised how effective and charismatic the maintenance man Terrain was when he came to fix a few things in the home. He is definitely a gem and brings value to his position in the company. Will definitely be requesting him any time I have an issue. read more

Awful company, only cares about money, and could care less about the state of the property or the tenant as long as HOA isn't complaining Impossible to reach your property manager or any supervisor. Our first contact with our PM Shameka Williams, was an email asking how she did and how the Move in experience was, this was after we'd moved in, reported numerous issues (2 yrs later, most were never addressed) had to find out for myself who our PM was and left her messages that she never responded to (but here's a survey). We're in a nice house in a nice neighborhood paying almost 3k/m, we have a relatively nice side by side fridge but they didn't hook up the water and won't fix the ice maker. Lots of shotty work done before Move in and by maintenance along the way. They apparently put in new floors before we moved in but didn't put all the trim back so our kitchen Island (with an electrical outlet) slides around, they only put primer on the walls, not paint. Took 4 tries to get a new dishwasher installed properly. The list goes on, companies like this shouldn't be allowed to do business but unfortunate they're taking advantage of the housing market and there's not much we can do. If you have the option, go with private renter and avoid this company. read more

I just renewed my lease a few weeks ago.... thankfully I still have time to terminate and do yourself a favor: RUN!!!! Its not my first time on the rental rodeo and I am aware the company works for the owner and pretends to care about the renter. They decline to fix anything bc its ALWAYS cosmetic. Having two dogs and paying that pretty deposit, I needed a home with a fence and I found one! They did an AMAZING job super gluing and painting an ENTIRE ROTTED FENCE! Good job guys! @nd week moved in and 1/4 of the fence FELL OVER! Took the two weeks to look, approve some more super glue before i could move my trash cans that were holding it up! Maybe that's American Homes 4 Rent saying welcome home! I wont go into all the ridiculous things they wont fix but the last straws were being told the hole big enough in the rotten fence gate that wont stay locked and I have my basil plants in front of gate bc my 15 lb adult dog can escape....that's COSMETIC!!! I've paid my rent on time and have followed my contract to a T. The owners of the home refuse to respond and follow their part of the OWNER'S CONTRACT! Why is it ok for one party to follow rules yet the owner can not pay the HOA feels that are in contract so my kid can use the pool....another reason we chose this home. Summers half over and the run around American Homes 4 Rent is the worst happy ending of my life! They "work" for Texas and GA...hmmmmm read more

If you see a house owned by AH4R, RUN AWAY!!! Don't just take my word for it! Check out https://twitter.com/americanhomes4 and view all the other unhappy tenants or look at the yelp reviews in other cities! The houses are very overpriced and their customer service is pretty much nonexistent. The homes are mostly foreclosures that were purchase and had the bare minimum rehab to get renters in. Most people rent because they can't afford to buy, don't have the credit, or don't want the responsibility of owning a home; however, with AH4R they leave you with responsibilities just like a home owner. Should you choose to do a month-to-month lease after your one year, they will charge you a ridiculous amount more as if it costs more to manage a month-to-month lease. I met with Jason Neiss to sign for the home. I was told that he was my property manage since he lives in Bakersfield. After Jason got a signed lease from us, he pretty much disappeared. He stop return phone calls and voicemails. The few times he did get back to me, it was via text message days later. But, he conveniently resurfaced at the end of my lease to attempt to get me to sign a a new one year AND negotiate a lower rate since they were going to raise my rent because "property taxes went up". I called the customer service number whom assured me that Jason was my property manager, but then pointed me to a man in Stockton, CA. He was the property manager for a few months but then pointed me to a phantom person in Arizona named Susan Perez. It became clear to me that this company is very disorganized. In the little over a year that I've lived in a property I've gone through several issues. First, I was told that the run-down fence had been reinforced and parts replaced. Two days in the house, the part that was "fixed" broken and cost me over $300 in a vet bill to have my dog's injures stitched up. I was also left to fix the fence on my own (and still fixing the fence). Later, we had a wind storm and the fence fell in a different spot. When AH4R sent out a repairman, he commented that he was instructed to rig it and not repair it. He also commented that the entire fence needed to be replaced but knew AH4R would not replace it because they could push it on to the renter. Second, my gardeners stop showing up after a month of being in the house. After days of reaching out to Jason, he told me that gardeners weren't a part of my lease. I went out and bought a lawnmower, used it three Saturdays and my gardeners reappeared again. Third, I was told by Jason that the backyard sprinklers would be repaired before moving in. That did not happen. And of course, he did not return phone calls about it. I called the maintenance number and placed a work order. The order went unanswered for weeks and was eventually deleted. When I followed up on it, I was told that it was my responsibility to have them fixed. Four months later after navigating through several departments, I got in contact with a property manager in Stockton. He again tried to push the responsibility on me. After thoroughly explaining they were broken when I moved in and threatening to let the backyard continue to die, the sprinklers were fixed. Fourth, my a/c went out in the middle of a heat wave in Bakersfield. I made an emergency maintenance call to AH4R and stressed that my pregnant wife and my toddler whom both have asthma need to have the a/c replace. It still took AH4R a week to have it repaired. In January, I went out my front door to go to work and noticed a red door hanger attached to it. When I looked at it, it was a 48 hour shutoff notice from the water company. Since I normally used my garage, the notice had already been there a day. The water bill (maintained by AH4R and added to my rent monthly) had not been paid in three months even though they were collecting it in my rent. Sadly, this was not the first time I had issues with the water bill. Every month for the first few months my wife and I called customer service to find out why our water bill had not been uploaded to pay. We were told that we didn't have one. three months later, I get an email that AH4R has uploaded my water bill. When I checked my account, they uploaded all the bills I had been calling about. This again happened later on and I got two water bills dumped in my account. Last month, I was overcharged for rent. I was given the excuse that the computer glitched when they switched me to the new month-to-month rent (which is $200 more than I was paying for my year lease). Susan Perez, said she had no way of returning the funds to me. The system would only allow her to credit it for next month. I found it hard to believe that a company can take your money but can't return it. Upon checking my account to pay my rent this month, I noticed that I was charged $65 for having the garbage disposal unjammed for the third time which of course deducted from the overpayment. read more

If I could review with 0 stars, they wouldn't even deserve that. We spent three long years with AMH, and at every arduous turn, we encountered countless problems and encountered rude property managers and other unhelpful staff. Yet, in our search for a place to call home, we felt we had no choice but to endure it all. The conditions of the two homes we occupied were disheartening as well. Our first home, while not entirely terrible, was riddled with challenges. We faced the nightmare of water pipes bursting not once, but twice, leaving us without running water for over three days each time. The first incident occurred while I was pregnant, and the second struck when my child was still just an infant. It felt like an uphill battle to convince them to respond urgently and provide us with livable conditions. Only after the second time a pipe burst did we finally manage to get them to arrange a hotel for us while they took their time to address the repairs. During that frustrating period, we found ourselves constantly buying gallons of water to ensure our beloved pets could stay hydrated while they were still in our home. Our second home, however, was nothing short of a nightmare upon our move-in. We were met with black mold lurking in both bathrooms, hidden behind crumbling tile in the shower, silently spreading up the wall. The mildew and corrosion we encountered felt overwhelming, as we were left to scrub every imaginable surface in the bathroom and kitchen. We spent our own hard-earned money on high-quality cleaning products, motivated by a desperate need to create a clean and safe environment for ourselves and our family. AMH did eventually send a professional to address the black mold, but only after countless email exchanges and a frustratingly long wait, despite having provided a letter of medical necessity for both myself and my one-year-old son. Moreover, we discovered numerous holes in the drywall, varying from small nail-sized dents to gaping voids, all of which we meticulously documented and relayed to the property manager. He assured us that none of the damage to the walls would fall on us when we moved out, yet the anxiety lingered. There was an alarming layer of caked-on dirt covering every window of the home, so severe that some wouldn't even budge despite our best scrubbing efforts, while others required significant force just to crack open. Upon our move out of this property and the complete discontinuation of services with AMH, we were met with an outrageous move-out summary that I quickly disputed. I encountered pushback and was confronted with false information. It was incredibly frustrating to discover that the images they used to justify charges for damages were not even from a property we had ever occupied. Many of the additional charges were tied to previous damages I had reported during our move-in inspection. While they did agree to remove some charges, I was unable to obtain the remaining move-out inspection images used to document damages, as I was told it "would take up too much of my day to download and send you all of the images." This response was deeply disheartening, especially in light of the fact that prior images had already been proven not to belong to us. Time and again, I requested not all of the images, but just those that were specifically tied to the charges against us, so I could ensure they were accurate and that we weren't being unjustly robbed of our hard-earned money. Ultimately, I was met with silence. It has now been nearly a month since I last heard from AMH, despite numerous follow-ups. However, they were able to send me a "final security deposit accounting" while still ignoring my ongoing disputes. The blatant discontinuation of communication on their part, as though I no longer mattered, and the utter lack of professionalism they have shown in attempting to resolve this situation is utterly appalling. This company seems to operate with a criminal ethos, reveling in taking advantage of anyone who crosses their path, draining them of every penny until they are left feeling forced to submit to their oppressive ways, broken and defeated. They employ every possible means to ensure that victims end up owing them more than they should, prolonging discussions with those wise enough to see through their tactics, hoping the matter will simply fade away. I refuse to back down; I will see this through to the end. I yearn for nothing more than to witness your company and the corrupt empire you have built crumble in flames to the ground, as the victims of your insatiable greed dance in the ashes of your downfall. read more

This company by far is the biggest SCAMMING rental company for homes PERIOD. I say this upon experience. They post bait houses (meaning) BEAUTIFUL HOMES that don't exist at the time you're applying for it, and they will allow you to apply for the said Bait houses as well as not tell you that someone else has applied for the same house. So now you're competing for a house with someone else but don't even know it. They take your application fees (70 dollars me and hubby), hit your credit and then they tell you, "Oh someone else was approved for the home that you applied for, however we've got two options for you"!! Listen to me y'all, they will offer you a house that NO ONE on God's Green Earth WANTS, "that by the way, you can't see because someone else is still living in it" LMBO, or a house OUTSIDE YOUR BUDGET because now they have the leverage to do so. They have your app fees that are non refundable AND they've PULLED YOUR CREDIT!! So you fill stuck with whatever they offer you. You've got the ding on your credit now. A BOOTLEG ASS HOUSE you can't see quite yet but they wanna schedule time for you to view it while a family is still living in it and THE OTHER HOUSE THATS TWICE THE PRICE YET YOU FEEL LIKE THIS IS THE BEST OF THE TWO, KINDA FORCING YOU OUTSIDE OF YOUR BUDGET!! But that's not even the worst part about it... The more pricer house they offer you isn't even built yet nor will it be available for you to move into, in the time you told them you needed to move. How do I know this?? Well, I went to the location of the house the company was promoting for the more expensive house and the freaking house wasn't there!!! I took pictures folks!! All that was there was a cement slab, NO HOUSE! Lmbtfo...This now leaves you with either, "A" you staying in a hotel until the house is finished being built, which has you coming out of pocket paying money for storage you weren't thinking you'd have to pay for. Seems and feels like a set up frankly, or "B", take the crappy house you really don't want because no one else wants it, all because you applied for a house you didn't know you were competing for in the first place!! Not to mention when you talk to the folks who work for HOMES4RENT and you bring up the fact that it only appears that they only care about the lining of there pockets and have such bad reviews. The only thing they can tell you is, "All companies have bad reviews"! As if this is a great rebuttal to stand on!! I have reported this company to BETTER BUSINESS Only because of principle. What they do to people is TERRIBLE AND THEY DON'T GIVE A FU*K!! If you are looking to rent a home please don't use this company look into Tricon Homes. Tricon cares about the consumer. They will refund you your money back if you change your mind. They will not allow someone else to apply for the same home if you are the first to apply for the home. They will pull the home down from the website so others don't even see it while your applying. This type of customer care is what makes Tricon a stand up company!! DO NOT, AND I MEAN DO NOT, use HOMES4RENT. You will regret it. Please before you use Homes4rent read this review and the MILLIONS of bad reviews this company has. I read one where a lady had raw sewage in her house and in her front yard for MONTHS!! I slipped up and didn't do my research before I wasted 70 bucks and took a hit to my credit. I regret it. To Homes4Rent, I know you know exactly who this review is from since I called you guys several times given you all the business. There is no need to respond or reply to this review because it's true and nothing that you could ever say would change how you handle business with me and my family! I SUSPECT AMERICAN HOMES 4 RENT HAS PAID OFF YELP TO DO THIS SO THIS SITE I SERIOUSLY DOUBT IS AN IMPARTIAL SITE FOR TRUE REVIEWS SO PLEASE BEWARE! Our victims advocate group now has some very receptive ears from U.S. Congressmen as it is an election year next year and they are looking for public exposure to show they are protecting consumers! We leased a large luxury home in Atlanta, Georgia about a year ago. American Homes 4 Rent lied to us on the maintenance standards and condition of the home to get us to lease the property for over $5,000 per month. The first nearly three months we had no air conditioning as 2 out of the 3 air conditioners were completely broken (outside temperatures then were over 90 degrees) and ultimately required replacing and would not work, as well as the water heater did not work and had to be replaced so no hot water.......so no hot water either for nearly 3 months either. After requesting maintenance through their maintenance request website (which I have determined to be a fraudulent system) they put off maintenance and wanted to get bid after bid after bid. I found that many of the vendors will not work with American Homes 4 Rent because they are a shady company and do not properly pay their vendors for the work done and have been blackballed! Then we had severe problems with the roof leaking massive water and reported it. After many, many months still no-one ever showed up to fix it and now we have a severe BLACK MOLD problem that threatens my family's health. These are just a few of the problems, I have left out most like the severe electrical problems that present a fire hazard and other issues which AH4R has never even had someone come to repair even after numerous requests in writing and verbal. I believe they are putting off maintenance in order to fraudulently pad their corporate earnings and obtain lower loan rates, better public offering rates, and increase their corporate bonuses for the insiders I decided to take them to court and also look for the many others who have been defrauded by these corporate slumlords and fraudsters. A MAJOR FRAUD lawsuit against AMERICAN HOMES 4 RENT was filed earlier this year in the Gwinnett County Georgia. The lawsuit is now progressing well and may most likely will soon be converted into a CLASS ACTION LAWSUIT with a target damages claim of $500 MILLION DOLLARS. We would love to hear your story on how AH4R has defrauded you, and or avoided (and/or delayed) their maintenance obligations. The fraud suit alleges that AH4R is putting off or not doing necessary maintenance on their properties in order to fraudulently manipulate their corporate books and earnings by (eliminating normal maintenance obligations) from their operating books, 8K's and 10K's. Help all of us victims out who have been damaged and victimized by American Homes 4 Rent's alleged consumer and investor fraud by signing our Petition to the U.S. Congress, calling for STRONGER REGULATORY OVERSIGHT AND REGULATIONS FOR CORPORATE LESSORS. American Homes 4 Rent lied to us on the maintenance standards and condition of the home to get us to lease the property for over $5,000 per month. The first nearly three months we had no air conditioning as 2 out of the 3 air conditioners were completely broken (outside temperatures then were over 90 degrees) and ultimately required replacing and would not work, as well as the water heater did not work and had to be replaced so no hot water.......so no hot water either for nearly 3 months either. After requesting maintenance through their maintenance request website (which I have determined to be a fraudulent system) they put off maintenance and wanted to get bid after bid after bid. I found that many of the vendors will not work with American Homes 4 Rent because they are a shady company and do not properly pay their vendors for the work done and have been blackballed! Then we had severe problems with the roof leaking massive water and reported it. After many, many months still no-one ever showed up to fix it and now we have a severe BLACK MOLD problem that threatens my family's health. These are just a few of the problems, I have left out most like the severe electrical problems that present a fire hazard and other issues which AH4R has never even had someone come to repair even after numerous requests in writing and verbal. I believe they are putting off maintenance in order to fraudulently pad their corporate earnings and obtain lower loan rates, better public offering rates, and increase their corporate bonuses for the insiders I decided to take them to court and also look for the many others who have been defrauded by these corporate slumlords and fraudsters. A MAJOR FRAUD lawsuit against AMERICAN HOMES 4 RENT was filed earlier this year in the Gwinnett County Georgia. The lawsuit is now progressing well and may most likely will soon be converted into a CLASS ACTION LAWSUIT with a target damages claim of $500 MILLION DOLLARS. NOTICE and WARNING: Y E L P I S N O T UNBIASED AS THEY CLAIM !. Apparently, American Homes 4 Rent is paying them off because they are removing the most negative postings such as mine. They have deceitfully removed mine 4 times this week without notice or comment forcing me to open up new email accounts just so I can warn consumers of this unrighteous company.
