The lady at reception told us about two days after we turned in our applications we were approved and just needed to pay a deposit to reserve the unit. We payed it within one day. Called them a couple days later to schedule a lease signing as soon as we could. About three weeks passed, and they told us today that our lease isn't approved and my girlfriend's income source wasn't valid. It took them three weeks to tell us that after we were told they approved our application. Three days before we were scheduled to sign the lease. But hey, at least they offered the deposit back. Nevermind them spending nearly a month to tell us we need to find a new place to move when we only have two and a half months on our lease. Point being, while they are a business, they don't seem to give a shit about keeping to their word.

A warning to prospective tenants…read more Living there is fine, up until you want to move out. For starters, they charge HUNDREDS if you need to move month to month while waiting for your new place to be ready. The month to month fee they originally quoted was close to $800 more than the rent we had been paying, and even after the yearly increase if we had renewed the lease, it was still about $700 more. New place was flabbergasted at their price, their month to month fee is only $75. They also charge water, trash, and sewer, which they call 'rubs', which is in addition to the amenity package, and they often over charge for it, as even if you don't use much yourself, you get charged a portion that the entire complex contributes to. Putting those fees aside, they may also try and tack on fees AFTER you've already moved out. And the 'rubs' they say runs 60 days behind so the last rubs payment is very expensive. We were model tenants, they had zero issues with us, always paid rent and rubs on time, and we were very clean. During our move out walk through, they raved about how clean we left it and how impressed they were, and maintenance was equally as impressed as there was zero damage that they would have to repair. We verified with them verbally during the move out walk through that we were all paid up, and they verified that we were all paid and everything was good. Then, after a few weeks, we got a call from them, where they told us we still owed $300. And they changed their story constantly throughout my argument with them about what exactly the 300 was for, which set off red flags everywhere for us. Originally they said that the 300 was for their 'rubs', and that since it was an unexpected expense for them, they were also going to charge us $100 in late fees as well and that the security deposit wouldn't cover it so we needed to pay them. So now they were trying to charge us $400. On top of the month to month fee we already paid. So I pulled up the ledger on their website and showed them, no we already paid the rubs. So they changed their story to saying that it was a portion of rent that we didn't pay. Again, I showed them that we had paid everything they asked for in rent. Changed their story again saying that "it was just the system and they don't know why it does what it does."  and we still had to pay the difference. After arguing for the better part of a day, I ended up asking for the recordings of our phone calls, where they told us the price of moving month to month, which they claimed they didn't know if they existed, however every time you call it says it records. Again, this went on all day long and they gave me excuse after excuse saying we definitely owed them. It was only after I started asking for the recordings that they FINALLY called me back and said that they had made an error on their part and zeroed out our account and we didn't owe anything. My advice - ask for the recordings. All in all, they can be extremely shady, and they charge you for absolutely everything, even more than they probably should, plus, their rent is higher than that of similar apartments around the area and the apartments themselves are just mediocre.

Cons: - I lived in this apartment with the intention of living somewhere else someday, as most people do. The first year of the lease agreement, the contract stated that the lease break penalty was 1 months of rent (which is normal to me). When I signed the 2nd lease agreement, I assumed that didn't change but it changed to 'you are liable for the entirety of the lease payments'. So if you're 1 month into a 1 year lease and you bought a house or you got deployed or whatever, you have to pay for the full term. I really didn't appreciate that - There's been like 4 or 5 property managers in 3 years, so some are hit & miss. I maybe emailed them like 7 times over my 2 years and about half the time I never got a response so I needed to re-follow up - I filed a maintenance request for a broken door, and it just never got filled. I added it on the portal, I'd check the next day and I'd see it in the queue, but then it would just disappear. I did this multiple times and not even show up in the history. I'm not sure if that's an issue with the portal or what, but that door was still broken when i moved out because I wasn't getting support. - the valet trash thing is ridiculous. $25/month mandatory fee that no one asked for; mind you that money isn't going to the minimum wage worker actually throwing out the trash, it's going to the apartment. I complained and emailed the place & asked to be excused from this payment because it is NOT in my contract nor do I want it, but I was told I have to have it - I've been moved out for maybe 3 months now, and I haven't gotten my security deposit back. I left the place totally clean like when I got it, but I wouldn't be surprised if it's all depleted by the time I get it. Stephanie the owner is amazing. She is hard working and friendly. The units are very beautiful and include a nice granite island. Tons of space in the kitchen for cooking and storage. Very nice size pantry, and coat cost. Patio includes storage. Huge vanity and bathroom I'm going to miss!! Washer/dryer in unit. The people who live here are very nice and its fairly quite. A small swimming pool and exercise room. I feel very safe here. Good place for kids. Pet friendly and they have a nice size dog park. Cons- Pet park seems to always be dirty with poo no one picks up and doesn't get taken care of very well. You would think it is quite here but it sounds like a race car track, especially at night. Since a lot of dog owners moved it sometimes I hear incessant barking all day but its not too bad. They have quite time from 10-8am and our only problem is our neighbor who would play her music loud till 4 am. We had to call the cops and it never really stopped on and off for the entire year we lived here no matter how many times we complained. When we moved in the facet leaked in the bathtub and sink because it wasnt sealed properly but they came promptly and fixed it. The swimming pool is very small. The exercise room is very small as well and sometimes we had to go back home and wait until someone finished to use it. All in all a great place to live and I would recommend moving here. If there's ever been an issue or if I have a question the office is quick to assist. The facilities are beautifully kept and the units are awesome. I love the kitchens the most. I also love that there's no carpeted floors here. The construction going on around the property hasn't bothered us at all and it seems that they get stuff done super fast. I regret not moving here sooner!

I'm now sitting at home for the second day with no internet. the entire complex does not have internet. granted this is not the fault of Bria yet we should've been compensated for the inconvenience. this was the last straw for me and I will never again live in an apartment. the main issue I have with Bria is they never answer the phone they will leave it off the hook all day. if you want to speak with someone you will be forced to walk to the office. if you're moving in please be aware that they will hit you with monthly charges of over $180 per month in fees like community power and community water. this was not mentioned upon moving in. when I brought this issue up they simply replied "well its in the lease."
