Lived here for over a year now. The staff is amazing & tentative. The grounds are well kept. Can easily call this home. The location is ideal with shops very close by. The only downside is the street racing at nights, it can pretty loud & annoying if you like to sleep with the window open. But that's not the Pinebrook's fault. A warning to prospective tenants. Living there is fine, up until you want to move out. For starters, they charge HUNDREDS if you need to move month to month while waiting for your new place to be ready. The month to month fee they originally quoted was close to $800 more than the rent we had been paying, and even after the yearly increase if we had renewed the lease, it was still about $700 more. New place was flabbergasted at their price, their month to month fee is only $75. They also charge water, trash, and sewer, which they call 'rubs', which is in addition to the amenity package, and they often over charge for it, as even if you don't use much yourself, you get charged a portion that the entire complex contributes to. Putting those fees aside, they may also try and tack on fees AFTER you've already moved out. And the 'rubs' they say runs 60 days behind so the last rubs payment is very expensive. We were model tenants, they had zero issues with us, always paid rent and rubs on time, and we were very clean. During our move out walk through, they raved about how clean we left it and how impressed they were, and maintenance was equally as impressed as there was zero damage that they would have to repair. We verified with them verbally during the move out walk through that we were all paid up, and they verified that we were all paid and everything was good. Then, after a few weeks, we got a call from them, where they told us we still owed $300. And they changed their story constantly throughout my argument with them about what exactly the 300 was for, which set off red flags everywhere for us. Originally they said that the 300 was for their 'rubs', and that since it was an unexpected expense for them, they were also going to charge us $100 in late fees as well and that the security deposit wouldn't cover it so we needed to pay them. So now they were trying to charge us $400. On top of the month to month fee we already paid. So I pulled up the ledger on their website and showed them, no we already paid the rubs. So they changed their story to saying that it was a portion of rent that we didn't pay. Again, I showed them that we had paid everything they asked for in rent. Changed their story again saying that "it was just the system and they don't know why it does what it does."  and we still had to pay the difference. After arguing for the better part of a day, I ended up asking for the recordings of our phone calls, where they told us the price of moving month to month, which they claimed they didn't know if they existed, however every time you call it says it records. Again, this went on all day long and they gave me excuse after excuse saying we definitely owed them. It was only after I started asking for the recordings that they FINALLY called me back and said that they had made an error on their part and zeroed out our account and we didn't owe anything. My advice - ask for the recordings. All in all, they can be extremely shady, and they charge you for absolutely everything, even more than they probably should, plus, their rent is higher than that of similar apartments around the area and the apartments themselves are just mediocre. read more

These are the worst apartments anyone could live in. Heather in the office is super racist and discriminatory, she has given my neighbor multiple fines for smoking but my other neighbors none! I pay the same for a 2 bed as my friend does for 1 in the same complex?!? The 24 hour maintenance is a lie, anytime I need something done they never come. I've had mold in the bathroom the whole time I have stayed here. Wouldnt suggest it to anyone. read more

Every time I post a honest review on google, they take it down just shows what these apartments are ..... Horrible the staff sucks they don't care you don't get any peace it loud at night, dog crap everywhere,people looking threw sliding doors, No parking after 6-7pm if you want what was free parking before you have to pay $50 extra on top of rent, Pool is never open, their indoor laundry mat sucks they don't dry clothes right or wash, you got lawn care blowing dirt an debris by open windows, then when winter comes no salt on the ground or shoved snow I had a pizza delivery person break their ancle because of the lack of maintenance, hell the apartments by the Workforce Services have quite & less problems than PineBrook. Here is a bonus I've been living here for 2 years an the apartment is falling apart, I tell them about the issues an they say " If you don't like it, then leave" I HIGHLY DONT RECOMMEND not worth the money read more

They have continually been deleting my Google reviews so here we are. I have a family member who was evicted after waiting to hear back on the lease. They didn't get back until after the 30 day window to move out and wanted and then they charged them about $4500 for their "month to month" rate for the next month. They also evicted an elderly woman in her 90's and her disabled son :) they are crooks DO NOT RENT HERE BE WARNED!! read more

Lived here for a few months now and it's been pretty decent. The staff are all friendly and helpful. Unfortunately it seems as though every time I try to use the on-site laundry a few of the washers/dryers are broken and the rest of them are full. No biggie, there are a few 24-hour laundry places down the street. My big pet peeve with the apartments is the noise. I can hear all my neighbors' conversations, which seem to be in normal conversation tones, because I can definitely tell when the kids are screaming. I know they're apartments, there's only so much that can be done, but I really hate losing sleep to late-night 'intimate' conversations. And I've not met anyone who enjoys having to sleep with ear-plugs in. Maybe I'm just not cut-out for apartment life. I'll have to find me a nice, quiet house to rent when my lease is up. read more

These apartments always help you when needed. The staff is very polite and maintenance is on top of helping you. Their landscape is beautiful and everyone who lives here is friendly and welcoming. You always see families around and the pool area is phenomenal. Definitely recommend living here! read more

My daughter who is a single mom with her young son needed a place to stay instead of being homeless i told her about Pinebrook thinking that they would help. Far from it they took her money for the application fee, and were snobs turned her down. She is trying to improve her credit, but they don't care. Disappointed. read more

Let me say that this is THE BEST PLACE I have EVER lived!!!! I have lived here almost 7 months and I've had nothing short of an incredible experience here. First off, The 3 woman who work in the office that I keep reading about... those women bend over backwards every. single. day. to help out the residents. I have lived in at least 6 different apartment complexes in my life, and I have NEVER, I repeat NEVER, met better, more caring, or more competent managers, EVER!!!! I seriously cannot recommend this place enough! Secondly, this is also the most beautiful and well kept complex I have ever experienced. When I first saw the apartments, I thought it had just been built, but they just keep this complex looking gorgeous and new at all times. Thirdly, if something needs to be done or fixed, it is done immediately, if not within 24 hours. If you are looking for a place that has genuinely AMAZING managers, a clean safe place to live, and very spacious, well kept apartments... then you have found the perfect place. This is a wonderful place to live in Ogden. Its ideal for off campus student housing and a safe place to start a family. I have lived here throughout my time at Weber and every time something comes up with the apartment the staff is ready and able to help. The apartments themselves have a good variance of sizes and prices. The environment around each of the main buildings is always clean and constantly being updated. There are many social events organized so that you can get to know other residents. The staff is absolutely outstanding for an apartment complex. Every employee I have talked to is knowledgeable and hard working. It feels like the staff cares about the way people think about their residents. If you are looking for a place to live that comes with all of the perks, come live here! Be warned though, it fills up fast! read more

Not a complex I would recommend to anyone. If you breeze through at first glance the grounds and office are lovely. Prospective renters BEWARE. The HVAC systems are not maintained, they only change the air filters twice a year with the cheapest filters available. If your appliances break they will be replaced with ones that are used. Ask for the carpets to be cleaned before you move in as they likely will not proactively clean them for a new tenant. The ladies in the office have one job, look pretty and get people in the door to sign a lease. When you have a maintenance request put it in writing and take pictures of the item in question as the service request will likely not be filed on the date of initial askance. Always have a witness when dealing with these women, record every conversation and any agreement get it in writing. If you can afford to live anywhere else I strongly encourage you to do so. read more

I wish I could give this place 0 stars. We lived there for less than 6 months. They would walk into my apartment without telling me they were coming. My covered parking spot was so far away from my front door. The women in the office hate there life's cause they are nasty to everyone around them. When you go inside to get an application it looks really nice, but that is where it stops. The assistant manager is nice to your face and you think that you have a place to live. No she makes you feel like trash, and then you get turned down. Don't go there. read more

AMAZING place to live! This is an awesome complex to live at. We have been here over a year and have enjoyed it very much. First, the management team and staff are great! They are always available, professional and willing to help. The community staff is always on top of repairs and quick to get jobs done. Next, the club house is great. Recently renovated and includes a very nice up to date gym with TVs, bathrooms, fans and water. A pool table. Laundry room with many washers and dryers in a safe convenient room. Year round hot tub, with a pool and pavilion area. Club house is very clean, bright and welcoming. Next, Pinebrook community has a kids play ground along with a basketball court and open field for activities. The entire community is well manicured year round and well grown in with grown trees which gives it a nice homey feeling. Rent is VERY reasonably priced vs the current market. Our apartment is very spacious and laid out nicely. You will not find a better complex for the value than Pinebrook. I highly recommend this location for anyone looking. - Mike Sargent read more

I lived there for 7 months. Staff was friendly, the grounds were alway clean and kept up. Good place for young families with kids. Covered parking was a nice perk, close to downtown and shopping. The pool area was almost always being used by the kids during the summer. Would definitely recommend it to others. The only downfall was that I moved from out of state and they were pretty strict on when I had to move in. Made my moving plans a little tight, but it eventually worked out. read more

Very lovely establishment. Yes they have alot perks. The Ladies in the office are Angels of the Property. Their goal is make your stay a very pleasant one. They are so sweet and treat you like family!! Excellent place to stay if you have children, its a palace to them. I will be renewing!!! read more
