Now, I had a few issues here and there with my precious unit, but the unit I moved into is where the LACK OF MANAGEMENT started. I communicated prior to signing the lease that there were multiple issues that needed to be addressed prior to my move and I was assured they would be taken care of. I was denied a walk-through by Chase (Property Manager) prior to picking up my keys. He stated that all issues had been taken care of and there was no need to tour the unit. Key pick up day! Should be an exciting day, right?!? Wrong! The minute I unlocked the door to the unit, I was hit with a smell that I can only describe as a football locker room after a Friday night high school game. I then noticed in both the 2nd and 3rd bedrooms that the carpet had not even been cleaned (even though Chase states they paid Rainbow Restoration twice to clean the carpet). When I asked about the carpet, Latoya (Assistant Property Manager) had the biggest attitude I've ever experienced! I was told that there was nothing they would do about it. I purchased a carpet cleaner myself and spent 7 hours till 1am cleaning carpets that were "clean". The amount of waste, dirt and debris that came out of the carpet was disgusting and beyond acceptable. The second worse part of the unit was the LOCKED A/C closet. By shining a flashlight under the door, I could see pounds of dog hair and dust inside the closet (pictures attached for proof). The part that makes me furious about that closet is the day before Jalen (Maintenance Manager) and his Assistant came to the unit to replace a broken drawer in the refrigerator and while they were in my unit, I asked if they would make sure the air filter had been changed. The Assistant unlocks the door and says "Yep, it's new". Now, you KNOW he had to see what I saw, and what you will see in the photos, but yet he said nothing and did nothing about it. At this point, I had to ask for the District Manager's contact information because the office staff was less than helpful (and i don't think they thought I would actually reach out to her). In steps Chloe (District Manager)... After speaking with her on the phone and sending her the photos that I had taken of the A/C closet, she was equally disgusted and stated that this was not up to their standards. The next day, she sent the same 2 Maintenance guys back to the unit to "clean" the closet. Jalen spent about 5-10 mins with a handheld shop vac moving the wand around doing I have no clue what. Then he locked the door and said, "OK, its all good". Well, it wasn't! As you can see in the AFTER photos, this is after I PERSONALLY cleaned the closet AND had to pay out of pocket to have the ductwork cleaned to eliminate the horrible smell coming from the vents. The mold on the front of the unit,-GONE, the trash, dog hair and debris-GONE, coils-CLEAN! THIS after photo should be the standard of clean when you move into an apartment. Within the community there is a lack of personal responsibility of the office staff and maintenance team to keep up with certain things. They love to send these long emails asking residents to "do their part" in keeping the community clean and presentable. I'm pretty sure that part of the over $500,000 in monthly rent revenue from 264 apartments should be enough to pay someone (hmm, maintenance?) To keep things like the dumpster area clean on a daily basis. Every other apartment complex does. Each apartment pays $45 per month for "valet trash" that was once not even a fee when I first moved in. THAT $11,000+ per month should be an incentive for someone on staff to keep the area clean. ALL 1 star reviews you see from the last year are 100% spot on and accurate. And Chase, you can save your "Thank you for your feedback, I'm sorry you've experienced this" comment. Because I know it pains you and Chloe to have to see this actually come to light on Google. SEE GOOGLE REVIEW FOR PHOTOS

First when we moved in there were several cabinets and drawer slides broken. Grout missing from the showers and bathtubs. It was never fixed . Neighbors are rude And super loud( most are young teenagers who dabble in trouble making if you know what I mean ) . Cops are there 4 to 5 times a month due to numerous things such as fights and gang related activity . I live on the bottom floor and have called management to politely notify the upstairs neighbors they are waking up my children at 2am ( quiet hours start at 10pm) All management has said is well that's part of living on a bottom floor. There is palmetto bugs everywhere , millipedes, and other various pest littering the property . Yet they charge you a pest control fee . I have called management twice now to come spray for them but they have yet to show up . The airfilters inside the appartments are never changed . It is a gated community but they leave the gates open randomly and it allows people who don't live there take up the limited parking. When you sign the lease you're givin a parking pass to put in your vehicle's window. They say that if you don't have one on your vehicle will be towed. They do not enforce this. People are parked on the streets and up the road because people who don't live there are taking people spots that do live there. This forces us to park in handicap parking. Over all for the extremely high prices we pay to live here this is unacceptable and management is a joke. The rules are not enforced and when brought to there attention no action is taken. I am extremely unhappy with Garden District appartments and wouldn't recomind them to anyone .

In the middle of moving furniture, stuff was everywhere. So embarrassing. It put myself and the person helping me move in a very awkward position. Very rude just a short knock and walked in. No one wants any stranger around when they are in the middle of moving the entire contents of their home. Parking is super tight if you don't arrive home earlier in the evening. Gates often stay open.

Mice are all over the apartment and no matter how clean and how many traps you put out they are there. They charge every month for pest control and they have only came ONCE to do pest control! They charge for a community fee but the pools are never open, the volleyball court is gross, the tennis courts are gross, and the laundry room is gross as well. This place is a scam!!! I wish I could figure out how to attach videos so I could show the videos I have of the cockroaches running around my kitchen! It's become so gross I'm canceling my lease which by the way you have to give a two month notice as well as paying a nearly $3,000 fee! Don't rent here and don't let anyone you care about rent from here!!!!! UPDATE 8/5/24 Brought in my early termination letter but HAVEN'T signed my early termination document yet and was this morning charged $2,300 from my bank account that doesn't have that amount in the account I'm now over $1,000 in the red NO ONE asked me if this is the account I wanted to use for the termination fee it was just assumed! This is the worst experience ever!

She told the maintenance man to talk to me bc im the lease holder. Then he came over to me and said that there are no parties allowed at the pool. I told him I understood and he showed me the rules however, I told him we WEREN'T having a PARTY and that i understood the rules of the pool. We was going to set our food up that I brought from tropical grill and eat before we got to the pool to swim. Me plus 2 ppl were going to swim per rule.The food was going to be put up, after we were done eating. The 1st maintenance man(which wasn't on duty )said he understood and I can continue to put my food at the picnic table by the grill area, but the maintenance man on duty said that he called the property manager and he said we had to move from outside picnic table. I wasn't breaking any rules and I always respect my community. The maintenance men kept on saying "Party", but a party and a small group of ppl who is just eating is different, both maintenance men were unprofessional. We never put any parts of our bodies into the pool or went back to the pool area. The Maintenance men need to work on there perfessionalism when dealing with the tenants. I have talked to neighbors and they said the maintenance men do the same to them when it comes to the pool and picnic area. On Tuesday 7/22, I got my 1st violation, after 8yrs of living in the community. stating that I had to many guests at the pool. However, i have witness and neighbors that can prove differently bc I told my guest to stay away from the pool area after the maintenance men were rude and disrespectful to my guest. it was called to my attention that i stated that I was planning something on Friday,by me texting several people. I asked the manager who? bc i fear that my information is being shared amongst staff members. She told me she couldn't share who said that, so I assumed my number and information is being shared amongst staff members bc i don't know any 1 but on a perfessional level. I also told her on Friday, I was at work and that was impossible for me to txt anyone in that nature. The date 7/20 was called to my attention which was a Sunday, I was out of town. I was told that i was recorded by maintenance man and I had no knowledge of that bc i had a bathing suit on and that would i have been inappropriate of the maintenance men to record me in a bathing suit. FYI: The amenities and the apartment complex, aren't being taking care of properly and the last time I tried to talk to the property manager, she never corrected my concerns properly and she once told me that im renting the apartment not buying the apartment.However, I care about my community that im renting from. I care about the appearance of home and I want BETTER than what im paying for. -The pool is dirty -The seat benches by the pool is rusty,dirty and falling off the henches. -There are big holes in ground around the grill and park bench area by the pool -Around doors, walk ways ,under stairs cases around the apartment complexes are dirty -Theres trash and cigarettes on the ground

Laurel woods has been placing new amenities for everyone to enjoy and upgrading the apartments. We've gotten new patios and grilling areas with seating which is really cool to have during holidays or when family comes to visit. I recommend anyone interested to stop by the leasing office and just look at the apartments in person.

Management refuses to address this issue (the entire property looks like this.) I caught the offending neighbor tossing dog crap off her 2nd floor balcony as well. We've reported her multiple times, how about implementing those fines you speak of, proud manager? If I could give negative stars I would. Since I've lived here, we're on (disgraceful) property manager #5. The high turnover rate speaks for itself. This place is nothing more than disguised Section 8 housing. Our last neighbor told us she was on it & it showed. Hence the chicken fat baked into our hallway from 2 Julys ago. The grounds are flooded in dog poop. It is EVERYWHERE starting right at the bottom of the stairs. The residents don't pick it up & neither does management. When we called the office, we were sternly told "It's the resident's responsibility." Ummm no, it's ultimately yours, Ascent! Their solution is to send text messages out that go ignored. Kids can't play on the grass & guaranteed you'll step in it & bring it inside. Not to mention the swarms of flies. None of the windows have screens, so if it's a nice day forget opening them for fresh air, your apt will be swarmed by flies. We had to buy an electronic swatter. Fly tennis is an on going game over here, fun for the whole family! There are designated garbage pick up times which nobody honors. Multiple bags of garbage build up in the hallways all the time baking in the heat. There are supposed to be fines, but nobody from the office ever comes to check the buildings to enforce the rules. The hallway walls & floors are absolutely disgusting & stained by constant leaking bags of trash. I've seen mice & cockroaches feeding on the open bags feet from my door & have reported it to management multiple times. There is also a literal blanket of cigarette butts & trash in the landscaping outside of most balconies. The property manager does not care one bit when anything of concern is brought to her attention. We've seen someone walking around in the middle of the night with what looked like an AR-15. We called the police, it is documented. We also found a bullet in the parking lot that we turned into Jasmine. This happened when multiple cars were being broken into. My washing machine broke & was replaced with a unit that was moldy, full of hair, lint, stickers, crusted detergent, someone else's nasty wet clothes inside & an exploded pen in the dryer that turned the entire thing blue. It also smelled of cat piss. We both immediately called the office and each spoke to someone, there was no follow up. It's been a month. Unbelievable they think that's acceptable for any tenant, let alone one who pays almost $1800/month, on time each month. Their "dog park" is going to get your dog sick. It's essentially an oversized kennel that nobody cleans. This is how animals get ill ... worms, Parvo, etc. Imagine your child playing at the park with dog poop every 2 feet piled up. How they list this as an amenity is beyond comprehension. If you decide to check this place out, make sure you walk not only around the back buildings, but up the stairs to the 3rd floors to see for yourself. It's absolutely vile. We can't get out of here fast enough.

The complex it self is littered with dog poop, used condoms, dirty underwear, dirty diapers, and over grown weeds. Parking is impossible for buildings 1,2,3,6. Like I'm not even kidding. If you're not in a spot by 6:30, you'll be parking multiple buildings away. The landscaping looks so bland and there's massive holes in the ground. The weeds are often so over grown, they go over the sidewalk. You're forced to use possibly the worst wifi ever for $115 which hardly works. You can get your own service but you still have to pay their wifi fee. That makes no sense at all. Maintenance takes forever to complete tasks. It took a month for them to put our closet rack back on the wall (that fell off for a third freaking time). The flags around the complex are torn up, barely hanging on, or just completely laying on the ground. Maintenance nor management cares about anything here besides money from residents. I wouldn't recommend living here what so ever.
