They are way over priced They may look good but its basically a bandaid they put over. And if something quits working such as your air conditioner you are stuck paying for a replacement They charged me 600 to replace my air conditioner in a tiny apartment and the old man who is the maintenance man he is rude and has no clue how to fix things NEVER let him in your place alone he looks around to find anything they can get u on that will put money in there pockets instead of going in to do what he was called there for and he has no degree in heating or air conditioning so if he cant fix it he will blame u for breaking it and then you have to pay for it I had to pay 300 out of my pocket cause there were cock roaches in my apartment they never reimbursed me not a penny. Also they had broke a glass table and a wall click they never paid for that either the owner hates animals so if u have one dont let your pet go around him they say there pet friendly but they only accepts pets cause it adds more money to there pockets 200 non refundable per pet and 25 per pet monthly oh and Rick HATES CATS he puts poison outside the apartment so never let your pet outside alone read more

Too bad there was not a rating of minus stars. This property manager is the most condescending individual I have ever met. I rented from him for 7 years only because I had family in the same area. He is nothing but a lying cheater. I spent thousands of dollars upgrading and enhancing the property and he never had a good thing to say. He skims on any major problems and takes forever to fix a problem. After I moved out he would not return my deposit, I contacted the Attorney General and my lawyer to file suit. I rented from Richard for two years and it was a great experience. The home was well taken care of and anytime something broke or there was an issue it was repaired or replaced quickly. He really kept up the house painting even the outside trim, repairing the roof, and other long term maintenance. I made one repair and he reimbursed me and I also got all of my deposit back. Great company and Richard is a great landlord. I always enjoyed spending 20-30 minutes chatting with him. read more

I have lived in a property for 2.5 years that is managed by this company. It has been my absolute worst rental experience. I have also lived in apartments before, and received much better service. Service tickets are never responded to in a timely fashion, it takes a month or better. The owner of this company is extremely rude & condescending whenever you present an issue. Oh and did I mention the lies that he will tell! It is really quite unprofessional, the lack of regard he has for his tenants & the properties that he supposedly "manages". Don't ever attempt to reach the property manager around the first of the month, he will berate you & tell you that is low priority, and he is busy with rent collection. On the evening of October 11, 2017 I called Heartland Property Management to inquire about a property situated on the borderline of Carmel, IN. My call was answered by "Richard," who immediately projected a terse tone toward me the moment I stated my name while in the midst of introducing myself. After stating my interest and the location of the home, Richard abruptly cut me off demanding to know what I "thought" the home was going for, details of my budget, and other information. I was completely caught off guard by the negativity of his attitude toward me. In fact, I could barely respond without him cutting me off or speaking over me entirely. Richard was apologetically rude, assumptive, and it was painfully obvious that his tolerance for anyone similar to me was extremely low. At some point, I interjected clarifying that I would not disclose such personal details to him and that his rudeness toward me was unacceptable. He curtly responded that he "only deals with millionaires on a daily basis," while making his position clear - that he did not have time to deal with someone of the likes of me. Based on the brevity of our conversation, I would find it extremely difficult to believe that he has not spoken to or treated others like me with the same outright disrespect. For anyone considering contacting this company for information, service, or otherwise, please consider my unfortunate experience with Richard as a clear warning. If you have already contacted Heartland Property Management and experienced the same obvious intolerance, please let me know. I am extremely curious to know of anyone else who has also been dealt with the same way as I was this evening or had their inquiries blatantly ignored by Richard or other staff of this property management company. read more
