Don't believe the other reviews on this page. I'm a resident in this building and have been since it opened. Yes, there are problems with the management. Yes, one of the elevators is out, and has been for weeks--and yes, the other one has been off-line for a few minutes or an hour here or there. It's true people have had to take the stairs, but never "for weeks at a time." Only for a few minutes here or there. (I had to take them down, 21 stories, the other day--but that's the only time it's ever happened). I've never had a package lost, and I've had a ton of packages delivered over the years. Yes, the heat went out on a very cold day. They had a plumber in to fix it a few hours later, on a day when NYC didn't want drivers on the road. Yes, they fired some popular staff. But the thing people on here aren't telling you is that the popular staff were fired because they were helping those tenants break the law. This building is infected with AirBnB rentals--which is a safety hazard for other tenants, because there are random strangers coming in and out of our building. It's also totally and unquestionably illegal, because this is a rent stabilized building. People are charging $500 a night to stay in their apartments! It's also immoral. The rent stabilization system was put in place to protect people with middle incomes from rate hikes, and keep apartments affordable. The apartments in this building could go for $4,000 or even $5,000 a month without stabilization, but people are paying less than $3,000, and they are exploiting that system by renting out their apartments on AirBnB and making a big profit. Almost all of the people complaining on this Yelp page...Go check AirBnB in Long Island City, you'll find their listings. They're angry because last week the landlord sent a letter saying they would no longer tolerate the illegal AirBnB rentals, and residents flipped. Now they're all angry and conspiring to make the landlord look bad on Yelp. It's definitely true that there are some problems in this building. The most recent super was fired, and reportedly it was because he was too compliant with AirBnB tenants. I'm not sure why the last super was fired, but I'm betting something similar. I feel like I live in a hotel, there are constantly people with wheelie bags checking in and out. All the penthouses are claimed by people who rent them out for a profit--they don't even live in them. One says he lives in Manhattan, another says he lives in New Jersey. Again, completely illegal and exploiting the system. AirBnB tenants don't respect the property. They abuse the equipment in the gym and the other amenities. On New Year's Eve I was on our roof deck, and there were AirBnB renters climbing up on the furniture and standing on the rooftop equipment (which might have something to do with the problems we've been seeing recently...) and breaking wine bottles on a roof deck where glass is not permitted. So yeah, ignore the sour grapes on this Yelp site. Heatherwood isn't flawless, but they've treated us pretty well as residents. The bad reviews here are from criminals, basically, who have been caught and are mad because they can't keep up their illegal rentals in a rent stabilized building. read more

We have lived in one of their buildings for 5 years They are removing essential services without any concern for tenants' safety, and as an added insult, they inform us from "No Reply" email addresses, in AI-composed emails that sound like they're doing us a favor. It couldn't be more dystopian. In 5 years, they haven't provided a single way we can actually contact them. Furthermore, they have zero -- not one -- onsite maintenance person. They have already been found liable for ripping-off their workers. (Look it up). And they don't treat their tenants any better. Heatherwood Patchogue House LLC. Update: I have lived here for three years, and there have been ups and downs. However, this change of going green only works for some. Not to mention, the billing needs to be updated in real-time. I have requested a monthly receipt once payment has been made and have only received one. I include this letter with the payment every month. And, to add insult to injury, you have to leave a message to speak to someone about any issues you have. This is crazy. We were already overcharged, and to add, being underserviced is sad. Original post below... There needs to be better communication when you are informed of an inspection. Also, when calling the main number, someone should pick up. I have been waiting for someone to answer the phone now for over 15. Not to mention, I took today off since I was informed via email on Nov. 20th that an inspection would be conducted today, and to no avail, no one showed up. When I went to the office, the worker in the office informed me that the inspection was random and that if they didn't come, then there was no inspection of the apartment. This is crazy since I took a day off and lost pay for this nonsense, and now no one will answer the main line. It's always something with the line of communication with this rental company, and it's saddening that people don't have time or money to waste waiting for a phantom inspection. read more

I lived at Heatherwood Pine Hills South in Moriches, NY for three years. When I moved out this July 2025, I left the apartment thoroughly cleaned, cleaner than when I had moved in. After living in the very tiny apartment for three years, the carpet did have stains. I had asked one of the maintenance guys about the carpet and they told me that if I lived here for 10 years, Heatherwood would charge me to replace the carpet. So, I rented a commercial carpet cleaner days before I vacated and cleaned the carpet and it looked close to brand new. Heatherwood decided to charge me almost $800 to replace the carpet. I reached out to Heatherwood to ask about this outrageous charge and I was told that management would not budge and that they would reduce the security deposit returned to me by that much. This was completely unfair and they took advantage of me because they had the control over the security deposit they returned. Besides this warning to you, be aware that this Heatherwood apartment complex is a "Dump". In three years, there were no improvements in the community, although they would frequently send out emails asking tenants to clean up after their dogs in an effort to "maintain the beautification of the community". The community is not beautiful. It is ugly, dark, gloomy, and downright depressing. There is no color, no flowers, no mulch - just weeds and leaves and dog s***. I don't remember a week in the three years that I lived there that I didn't see three or four cop cars in the complex. Goes to show you the type of tenants that rent there. Heatherwood Pine Hills South is a slum and I would never rent from them again. They are also thieves and kept $800 of my money. Scum. read more

We live in the Hampton Bays Heatherwood Location. I want to start off by saying the maintenance crew here are amazing & we have had a great experience with them. It's the Corporate office that sucks. Be prepared for astronomical rent increases year over year, absolutely no budge from Management on reasonable circumstances, and very rigid policies that do not put tenants first. They charge ridiculous non-refundable fees for EVERYTHING. They reel you in with false advertising of the property - they say these apartments are "luxury" and have all these amenities like pool, gym, etc. But the amenities are not actually on the grounds here, they are miles away at another Heatherwood location. They even tried to get us to apply for the apartment without actually seeing the property or apartment we would be renting. Once you sign the lease, they're total assholes to deal with. The apartment appliances and plumbing are very old. Electric bills are very high in the summer months. There are Section 8 people living here who can be unpleasant, not to mention they are paying a fraction of what we are paying. Rents were raised so high that many tenants were forced to move out last year, then they had over 12 vacant units sitting around un-rented for months, and they finally brought rents down slightly, although there are still discrepancies in what some tenants are paying vs. others for the same exact units. We have never had such a horrible experience with a landlord/management company in all our years of renting. In a human-centric business of apartment rentals, they have 0 compassion for good tenants, you are literally just a number to them. read more

This company focuses on the bottom line, not tenants. Most amenities are unavailable/out of order and "waiting for a third party vendor to fix". Meanwhile, they'll boast about spending hundreds of thousands to install tech to remove the doormen (the same ones they lost an underpaid wages lawsuit over.) Additionally, reaching out to management means that you'll get a leasing agent to respond to you. Their focus is signing and renewing leases, not servicing tenants. In many cases, the agents were downright rude to me when requesting an update on an maintenance case that had been open for five months, and one the city issued violations over. While I love our apartment, Heatherwood's management (or lack thereof) really takes away from feeling at home. read more

Hold up. I've been searching for an apartment and came across a place in Huntington Village that unfortunately did not have any photos to go with the listing. I recognized the area however and thought I'd inquire more information about the space. I received a phone call today from somebody with Heatherwood Luxury Rentals who was super nice but literally my phone call ended with me laughing because of how ridiculous this concept was. The woman told me to submit an application if I was interested in the studio apartment. The application fee was a non-refundable $20 (standard) and she informed me that there was also a $400 deposit, which was non-refundable in the event my application was approved in which case the $400 would go towards my first months rent. Fine. Except what happens if my application is approved and I decide I don't want this place before signing my lease? You lose the $400. But wait, it gets better. I asked the woman on the phone for photos of the apartment since there were zero shown on the listing and when I say zero, I mean zero, nada, no photos. She told me, and was serious when she said, there are no photos available because someone is currently living in the apartment. She assured me that once this tenant moves out they will clean the place and repaint it. That's great, but what does the place look like? So since she had no photos I was certain that she would be able to show me the apartment. I mean, nobody blindly signs a lease for an apartment without actually going to see the place right? She told me she couldn't show the apartment!! I thought she was kidding. She said unfortunately since there is someone living there they will not be able to show it to anyone interested. So you're supposed to just assume it's a decent space, submit an application and commit the next year of your life to this space you've never seen. What a joke! I've gone through the apartment search countless times in the past and if there's someone still living in the space, they set aside time for people who are interested to come in and check the place out. Also, this seems like somewhat of a fairly new building, what about photos of the unit before this tenant moved in? Anything! The water pressure could suck, the carpets could smell like cats, there could be mold, poor layout, a kitchen that's not functional for your taste, I could go on and on and on! You don't commit to a lease before you see the apartment. You test drive a car before buying it. Heck, at Sephora I spritz a perfume on my wrist before committing. This concept is insane. I ended up saying to the lady on the phone there was no way I was going to submit a non-refundable application and $400 non-refundable deposit on an apartment that you are refusing to show. Good luck trying to speak to a human at Heatherwood. I'm an existing tenant, and I've left voice messages with no call back. One of the numbers I called had an automated message that said to call back during normal business hours....I called at 11:06 on a Thursday! I emailed messages and didn't receive a reply. Be cautious with online bill pay. I made my rent payment, and few weeks later, I received legal notices in my door for nonpayment. I called and explained that there must've been an error of some sorts, and they didn't wanna hear it! I had to pay astronomical fees and attorney fees...what a mess! read more

We picked this building because it had 24/7 doormen. The building has suddenly decided to get rid of them. You now have to have your phone on you to unlock the doors to get in. Seems really unsafe for a women coming home at night- if your phone is dead you have to call the super to get him to unlock the doors. After 2.5 years of living here we'll be leaving when our lease is up. Another thing to note is that this building has a D energy rating- our power bill is $400-$600 in the summer. read more

They take advantage of their elderly tenants and are not very responsive when repairs etc are needed (this was even before the pandemic). BEWARE if you plan on moving your parents there thinking they will be in good hands. They show NO compassion & understanding what so ever! If i could rate a zero, that would be their rating. any time i put in a request to their office whether it be a maintenance request, or issues with another tenant, no one helps. they give you the complete run around, yet you have to donate an organ to pay the rent here! i put in a maintenance request on 03/12/21, someone came 03/15/21 and the work still has not been done nor have i heard from anyone. i call the office this morning only to be told they will have someone come back tomorrow to see what needs to be fixed after i repeatedly told them they came and what the issues are the walls here are paper thin, there's no peace in living here and can't wait to get out!!! stay away from Hillcrest (Holbrook location) it is the absolute worst and going downhill very fast on top of the astronomical rent they charge here!!! read more

Last year during time to renew the lease, they upped the rent $100.00. I sucked it up and resigned as I'm a single mom in college, with two years left. Another year passes and in the middle of covid-19, with absolutely no compassion for people's situations, they raise the rent ANOTHER $100!!!! We are just numbers here. There is no compassion for the fact that we are in a middle of a pandemic. I pay my rent on time, I'm a good tenant, and they don't care. They don't care I'm a single mom in school, and the first $100 they added was a struggle, and would have been a struggle for many, no matter the situation. We've lived in 27 on 27 for over 3 years and have had a really great experience. The apartment is very quiet and conveniently located. Every maintenance request we've had (not many but a few) have always been dealt with very promptly. The size of the building is great. It is large enough to have 24-7 staff but small enough that the amenities spaces are never full (pre and post COVID). The individuals at the front desk are wonderful and make it feel like home. read more

Apartments are being upgraded as tenants who have lived here (seniors and fixed income people)many years have been economically squeezed out so they can market value the apartments. Looks can be deceiving because quality appears low end. Folks who do live here have had their rents raised with no accommodations at all. In fact they no longer paint the apartments every 3 years . They just stopped without notifying tenants. There are many refurbished apartments not rented and ten tents are being given the opportunity to receive up to $1000 if a tenant recommendation is made, signed and moves in. I love this area and once lived Heatherwood. I will stay as long as I possibly can. There are no 2 or 3 year leases. Be prepared for rent and or capital improvement rent raises in the next year or two. Building foundations are cracking. Steps to apartments & Sidewalks are cracking . Windows are 40 years old and sealing is crack(ing). Second floor outdoor balconies leak over first floor outdoors. Notice rusting and open spaces under air conditioners . Yes if you rent a refurbished apartment you will get a new AC and sealed in well. Don't just look at what is pointed for you to look at. Know that there is much to be done and many people to be financially pushed out . BE AWARE of how this landlord is treating longtime tenants. We got infected with bed bugs just a few months after we moved in, tried to put in a work order for it and THEY DELETED ALL TRACES OF OUR WORK ORDER!!!! We started renting at Moriches 'Luxury' townhomes in 2020. When our lease was up they raised it by $300. They also charged another deposit upon that lease. The security gate is consistently not closed and does not protect the apartments from the nearby heatherwood community that had had numerous car break ins. In addition, we have had neighbors that were drug dealers and harrassing to other residents. We found out that breaking our lease costs 3x the monthly rent (ours is now $3800) and you can rent by the month. You have to rent for at least 3 months with an additional $800 added to your previously lease so if we were to that it would cost us $4600 a month. We have to drive to any amenities, most which had been closed during covid. They closed one of the pools. They are now removing free golf. Don't rent with Heatherwood. They are unethical. read more

I would stay away from the Heatherwood complexes in Manorville / Moriches location. Crime is becoming a big issue and I truly feel bad for the older residents as they are being harassed by marauding teenagers with the latest behavior of trying to kick residents' doors in at night. Is very sad but you can see a definite decline in the quality of life there. The management company staff is unwilling to act even when presented with video footage from multiple resident's Ring Doorbell cams, so it is truly so disappointing. I would avoid this place if you are older adult or female only head of household. read more

I want to separate this review from the staff at the actual apartment building who I like very much. You know every once in a while when a company makes you feel like a line on their balance sheet and not human? Heatherwood made me feel that way recently. Great on the front end for starting a lease but a recent experience made me think differently about Heatherwood. Try giving the main office a call on anything other than starting a lease and you may feel just as small and disregarded. In my most recent email I told them that I was considering leaving a yelp/google/online review and nothing back. East Norwich Luxury Rentals Sorry, they are anything but Luxurious especially for the price they charge. The staff in east Norwich are nice, pleasant, and pretty accommodating. Carl, Wes, are exceptionally pleasant and helpful. The main office of Heatherwood however, in Commack are not as nice or accommodating. Ive been living here in one of their long island locations since 2015 and everything was great until we started having issues with the pipes breaking every other week around October 2017. Every single holiday we had people coming in and out of our apartment because the pipes kept on bursting. I think everything got fixed and patched up by January 2018. Fast forward to September 2018 they were here once again with the manufacturing company of the faulty pipes and came to replace pipes from the master closet, master bathroom, main bathroom, laundry room, pantry and kitchen. With the million dollar company that they run, they couldn't accommodate my family into a hotel or compensate us with a months rent for our troubles, even after mentioned that Im a stay at home mom to two small children, they didn't give two shits about my issues. I told one of the nasty women answering the phone that she wouldn't be too happy if she were in my shoes and she basically told me that my issue was personal. I think Heatherwood pays those women a higher salary to be nasty to their tenants expressing their concerns. Believe me when I tell you that these people do not give a rats ass about your problems. This is definitely not worth our money. Can't wait til our lease is up to be out of here once and for all. I must give credit where credit is due though. Heatherwood is probably the worst company I have ever rented from and it has been 2 years of craziness and rude behaviors. I am happy that they created a fake profile, known as Peter J for defending their business. At least, Peter agrees that there are problems in the building. Also, it sounds like we both live on the same floor, and my neighbors have not changed in 2 years. Never heard of you buddy... First off, I would like to let people know that I do not do Airbnb or any other rental things. This is something that is not appealing to me, because I love my privacy. If people do it in the building, that did not impact my way of living. However, the negligence and the constant harassment of Heatherwood did. The elevators are a huge issue. It seems that the negligence of construction or the formal and thorough maintenance have made one elevator drop with someone in it (Fortunately, no one was injured) and the other one is one an off. Sometimes, we must take the elevator with a worker in there so that we do not get hurt. If this happened only once, we would not care that much, but when it happens 3 or 4 times over the time span of not even a year, it creates serious concerns of knowing if the elevators are safe to use! Taking the stairs is not a big deal in itself I guess, but when you have dogs, physical issues, groceries, packages, guests or even heart problems, it becomes a serious liability for the building, especially when they do not maintain them appropriately or if they cut corners during construction. Another problem with Heatherwood is the constant witch hunt that they lead. They are always implementing new rules that are forcing you out of the building sometimes. They lock the building door after 10pm and the doorman that we pay for and who knows we live in the building will not let you in unless you have a fob (=access key). I believe New York Real Estate Law prohibits such an act. It is even said that if there is an attendant, there should not be any doors locked. No one is allowed to prevent you from accessing your appartement, even the Landlord. It is not our fault if they keep hiring new people and replacing the old ones (because they get too familiar with the tenants, apparently). The job of a concierge or a doorman is also to know who lives in the building and pick your mail and packages. They treat you like you are a child and you must abide by rules that aren't laws but they seem to be exempt from laws that should be rules... For example, they take a picture of your guests, without telling them and they RECORD the conversation that they have with them, without telling them. Where is our privacy? I went to ambassadors, CEOs, Politicians, and even Bank buildings in the city, I never got my picture taken. So, why us ? During the Jonas storm, the heat went out. If the boiler is maintained the same way the elevators are, no wonder it did not resist the cold and the High demand of heating. They had a plumber coming because they were afraid of NYC complaints the tenants had immediately filled because enough is enough. On top of it, windows are not insulated well and THANK GOD we had our maintenance person come fix it ahead of time. However, I had to "scream and shout" to get a new window handle. They say they make them come from abroad... Considering how cheap the finishes are, I doubt they come from Italy... They are a bunch of liars and they are SO Scared of the reviews because they are building a 60 floor building and they will need people to move in. They want to impress you with the views (almost gone with all the new constructions) but the degree of service in the so-said "luxury" building is so low, it will make you want to get out. However, it seems that this what they want, so they can raise their rent, because it is a rent controlled building. Therefore, if you still decide to rent from them, I strongly recommend you to think again and take our reviews into details. I have lived in this appartement for 2 years. 27 on 27th is a disaster zone. Despite being new, the building is very shoddily constructed. The floors slope, the sinks block very easily and as you can tell from the photos on this page, the doors and windows are so poorly insulated that snow blows through them. During the recent blizzard, the heat went out, leaving us freezing in our apartments as the wind rattled through the dodgy windows. Worst of all though are the elevators. In the past 12 months there have been multiple outages, with one elevator out of service for a month. I don't feel particularly safe in the working one as it regularly gets stuck with the doors open, or requires staff members to escort tenants up to their floors. In addition to this, at the end of 2015, Heatherwood recalled everyone's fob keys, and then only reissued them to those whose names are on the lease. Despite living in the building with my husband and paying half the rent, I found myself locked out after 10:30pm, unable to access either roof terrace and unable to get in the gym. In order to get a new Fob, Heatherwood asked me to undergo a background check and produce a signed affidavit proving we're married. To make things even more inconvenient, the Management keep firing the concierge staff and then not sending emails introducing their replacements. The onsite staff are all lovely, but we don't know them and they don't know us, which isn't ideal when you're locked out of the building at 2am, the door staff don't recognize you and you don't know if the guy in the lobby is a concierge or some random in a suit. This used to be an amazing place to live, but we certainly won't be renewing. The place is falling apart, both literally and figuratively. read more

When you try to speak to someone they give you the run around and they are VERY RUDE and OFFENSIVE. We are so sad to write this review because we used to love our apartment and living in this building. We are now on our 5th day or no hot water, heat, or cooking gas. Management is dismissive of complaints and refuses to honor rent abatements owed under the warranty of habitability, which means several tenants have had to contact a lawyer specializing in landlord violations. I'm not even going into the structural issues of our own apartment (huge window being broken for over a year) or the fact that our elevators are incredibly unreliable. It's a very sad day when a building that has the nerve to call itself "luxury" won't have the common decency to refund people their rent for days when they couldn't even shower or turn the heat on in their apartments. The fact that this is true for apartments that are $3-5k per month is just outrageous. The building is unsafe and we would strongly caution anyone thinking of moving in here to choose elsewhere. read more

Heatherwood has lost all control over he Pine Hills South aka Tall oaks at Pine Hills. The tenants are ruling the community. My life was threatened the first month I moved in. I have lived here prior from 1996 to 2018. Stupid me moved back thinking as I was told from the person in the rental office that everything has changed to the good. Well, it has changed for the worst. They said "Don't worry you are gong to love it" Well, I do not love it. Maintenance is great. They respond quickly. Dave who took over has been keeping the grounds clean and maintained. My issue is the noise. Imagine paying a boatload of money to feel like you live with your upstairs neighbors? That's my life. Every night my family is woken up by their stomping. In the morning when the husband is getting ready for work he does a fine job of waking us up inbetween 4 and 4:30 am. At 6:45 am like clock work he slams the door. The weekends consist of them blasting their tv/surround sound. Noise complaints confirmed and filed with super and main office. Yet nothing changes. I've tried speaking to the tenant who slammed his door after I politely asked him if he could lower his tv. At night when I'm woken up I bang on the wall, his very mature response is to stomp on the floor. Terrifying my 5 year old who is special needs with disabilities. Really classy. Heatherwood needs to update their soundproofing or send out some common sense, common courtesy notices. 10:30 at night is not the appropriate or fair time for obtrusive noise. read more

Honestly, run don't walk. I used to live in the pine hill apartments and back then the fact that they would have everything set up and ready to evict you out of the apartment if you were more than 15 days late with rent was enough of an annoyance. Since then we have moved to the mirror pond apartments and they have added more fees and increased the rent across the board, but the icing on the cake and the reason that I am leaving this review is because in the middle of the pandemic THEY RAISED my rent. When I asked them to postpone it they told me that it was a result of the apartment's market value. This is unbelievable to me since I have had no less than three sessions of them coming to the apartment to address the infestation of centipedes, ants and silverfish that I have, terrorizing my family in this 2400 "luxury" apartment. If you can... just trust me and avoid them. read more
