When we first moved in we had issues with our washer, oven, and AC all within the same month only 3 months after moving in. So we learned pretty early how TERRIBLE maintenance is here. We weren't offered any sort of compensation off rent for that month either, despite how friendly and accommodating Sarah had been at move in. When I say maintenance is terrible, I mean it would take at least a week for them to even come look at the problem most times so the other reviews saying they had their problems taken care of "rapidly" is laughable. Apartments.com actually listed that 2 dogs are allowed here when we moved in and that is not the case, they allow one dog up to 35 pounds, although we saw quite a few dogs who I'd guess challenged that 35 pound rule. Also saw quite a few people with 2 dogs. Although someone TOLD the office on me for having 2 small dogs. Yeah, full grown adults in this community tattled about other people. Every 2 months they would print out a "newsletter" that was essentially just bitching about what not to do. It even said on multiple occasions not to back into parking spaces because of fumes from cars but then would also complain about headlights shining into windows. I mean it was ridiculous. They would only issue 2 parking passes and if you had guests you were supposed to request a guest pass in advance, even though there were plenty of areas with MORE than enough space for guest cars! We had the misfortune of having upstairs neighbors who were constantly fighting, stomping, yelling. I had to call the police on them one time because it was so bad. This would be at all hours of the day or night, they had no consideration for neighbors at all. You could hear the woman yelling throughout the stair hallways all the time. They wouldn't allow us to do a month by month lease after our initial year was up, it was either 6 months or a year which was frustrating. Upon move out, on our deposit refund rundown there was an item saying we owed $45 in rent (along with a $2.25 late fee, which it wasn't but since there is a rent drop box, no way to prove it)- after a WEEK and two emails Sarah finally emailed me back claiming it was because we had to call maintenance because of our garbage disposal a month before we moved out. Like, really? Overall, if this place wasn't full of nosey neighbors with nothing better to do with their time and had a better maintenance staff it would have been an okay place to live. We loved our actual apartment and the space in it. But I wouldn't live here again had I known all this. read more

I left my vehicle with a friend who was on call in the medical field so they could get to work if needed. This was the day before the last snow storm. I loaned them the vehicle because of its all weather and off road capability. Because the vehicle is over length by 4" for their parking lot, it was towed in the middle of the night. Not only could my friend not get to work, I had to recover my vehicle in the middle of the storm at a cost of $450. No go deed goes unpunished. Still in disbelief that happened. This place is a mess. Only want your money and services are terrible (snow removal, filter changes,etc). Try to come up with false claims after one moves out, and tries to take you into court. After traveling 250 miles for defense, the lawyers dropped the case, not expecting me to show up. Timed very well with limit of 2 years. Others I know were sued by them , but whimped our and paid them off. Kept deposit and never contacted me until well after 3 months. According to Maryland state law, should have gotten 3 times the deposit money back. Guess someone has to pay for the fountain and the flag poles by the main office !!!! Had 2 major fires in 4 years I was there. Expecting to have my dryer vents cleaned out of lint on the 3rd floor, but it never happened. Insurance Company dropped them, but forced everyone to increase their own insurance. read more

Don't do it !!! If you have kids don't do it , if your under 50 don't do it !! That place is like a retirement home !! I got complaints after complaints of my kids being to loud , stuff on my porch , taking a shower after 9 pm lol it was the worse place I've ever been in my life !!!! They told me my husband shouldn't take a shower after 9 o'clock when he got home from work because they can hear him moving around to get dressed or making something to eat !! The pool .... is nice but only 4 ppl per house and the rules are ridiculous there you can't do anything but swim !! Please don't do it !! I had to break my lease to move out because of all the complaints and I couldn't do it no more !! Do not sign any contracts with " Harford Collection Of Homes", they own multiple units in the hickory hills community. They will lie to your face to get you to sign, after you sign, you are on your own. They do not care about any problems in the unit. There is mold in the units, outdated appliances, was lied to about MANY things. Maintenance men will come in your home without notice, was lied to about that. Nothing but problems with neighbors being drug dealers and extremely loud all hours of the night. Carrie has absolutely no regard for any problems I have had during my time in Hickory Hills, weeks go by without response to my issues due to her covering her a** with the laws. The mold in my unit has made us sick. They actually ackwlodge that there is mold in these units in the contract by stating they they are not liable for any medical issues from mold. I was not trying to get them to pay anything I simply wanted to leave early without a termination fee, I am being charged crazy amounts to move out when all my issues are from THEIR unit. I was told one thing and emailed another with the fee I would have to pay to leave. Carrie is incompetent and obviously cant do her job. I was not going to write a review if they would of let me go without making me pay a crazy amount to leave but now I have no choice. If you like this community I suggest renting with a private renter. This is just a small portion of what I dealt with since August. Do your self a favor and just say NO !! This community is by far the worst in Harford County. The home owners association does nothing to support the home owners of the community. The outside of the buildings are unkempt, even shattered windows in several bottom level units. Not to mention the HOA fees are extremely expensive for the lack they offer back to the community. They restrict parking with passes and only allow 2 cars per unit. Your car will get towed at your cost if you do not have these passes displayed. Very unfortunate whenever you have guest. Oh by the way they try to impose their rules on guest. And if you own a dog, forget that too. They only allow 1 dog under 36 lbs that isn't a Pit Bull or 2 cats. Remember how I said they try to impose their rules on guest? If your guest brings their dogs, they'll complain and impose fines to the home owner. Nice right? Let me start by saying, they make it sound like a resort and a wondeful place to live to get you in there. After you're in there, it's hell. You can't do anything in this community. I got numerous letters from the office about several things. 1. The neighbor wrote in complaining there was a big BANG around 3am every morning that shock the entire building????? Oooook, and heavy walking around 4am every morning. I had to go to a meeting for this...the "BANG" was the compressor on the piece of crap refrigerator in the unit shutting off, te walking was me getting ready for work. So you basically have to tip toe around your apartment or people will complain. I walked onto the balcony one time with an ecig and got a letter in the mail 2 days later threatening to fine me $500. I bought a 2016 SS Camaro one evening while living there, I called the office bc my parking pass was for a truck, I needed one for a car. It was going to be after office hours before I got back into the area. They told me I had to park my car up on some street off Moores Mill Rd??? What?? Brand new $50k sports car and just park it on some street otherwise it would he towed?? Ridiculous. With that being said, do not have anyone at your house past midnight, they will tow their car and fine them $200 per day. Dont talk walking up the steps on the hallway or you will get letters stating you are making too much noise in the hallway and could be fined. They were installing new carpet in the unit and I was told it would be finished the day before I moved in. I set up my furniture delivery and set up for the following day in the afternoon. I get to the office to get the keys and im told they are still installing the carpet? Of course they were not done before the furniture was delivered so I was all sat outside the building on the ground. I was out a delivery and set up charge and had to carry it up to the 3rd fllor myself after the carpet was completed. If you have children and take them to the pool make sure they dont talk loud or splash water bc they will complain and tell them to stop or leave and threaten to ban you from the pool permanently. It was one thing after another the entire year I lived there. If you are a renter and a condo owner calls and makes a complaint you are guilty of it and set aside time and expect to be called for a meeting with the property management (if that's what you want to call it) company to defend yourself and avoid a ridiculous fine. Do yourself a favor and avoid this place. I would live in a cardboard box before ever living in there again. read more

This place is a absolute joke. When i was 7 and a half months pregnant i walked out side one morning to a note on my car stating that my car was over on the side by an INCH (i measured it) meanwhile I'm very pregnant and more focused on my safety and my baby safety. Last thing I'm worried about is if I'm an INCH over while there is no snow. The office had no record of notes on cars, which tells me because they never returned my call that it was a neighbor who we all know who it is. Old ladies who have nothing better to do. I find it ridiculous they allow people to touch your vehicle that they do not pay for. I'm now 8 months pregnant and was woken up at 1:00 AM to the tow truck towing my boyfriends truck. Luckily we both woke up by that point and he had just connected it. So he made us pay, $160 to drop it. I had to get into my car and drive him to the store to withdrawal money at 1:00AM. Meanwhile there are 2 expeditions that are 19 feet long. But apparently that's ok. As well as many dodge RAMS. Which i drove around and took pictures of all the trucks that are parked in the neighborhood as i saw the tow truck driver drive off. He ensured me that someone in OUR building has been complaining about my truck and our neighbors boyfriends truck. They back the trucks in and what is it bothering any of these old hags. For almost $1400 a month, we could be living somewhere much nice adding in our towing fee we got charged. Don't rent here, ever. If your not old as dirt and about to die they could care less. Our washer has been leaking and we have called multiple times and these maintenance men must be playing with fisher price appliances because they don't know how to fix jack, we are on the 3rd floor so i could care less if it leaks into my neighbors ceiling since we've called multiple times. We put down a $300 security deposit, can't wait for them to come up with a reason why we won't get that back as well. Place is HORRIBLE, worst place I've ever rented from. The staff is ignorant, and will give you attitude. They provide no type of customer service, besides Sarah she is nice but that was also when we signed our lease. read more

Let me start off by saying that I would give this place zero stars. I was looking for a place for my son and I and came across a wonderful landlord who was amazing. He rented his place to me and I fell in love at first...the place was quiet. The neighbors weren't so friendly so I stuck to myself. Renting privately I was unaware of the specific rules to follow by the HOA. I quickly realized that the HOA were anal and picky. I had a visitor over and when she went outside to leave her car was gone. Towed at our expense. I was unaware that you couldn't have visitors unless they had a pass. She was only there about 5 hours. That was a 300$ fee that could have been avoided had I known I could have gotten her a pass. However that pass would have taken a few days and i would have had to let them know in advance. So quick visitors would have to park miles away or be towed. Then, My landlord sent me a letter that stated that I parked over the curb 6 inches. I was trying to figure out how I could have possibly done that and why would they give me a lease violation because of it. I then realized it was my elderly mom who has a huge truck and didnt want to park out in the street very far. So I just took it and watched how I parked, everytime that I parked. Then I had 2 small Chihauhaus 4lbs and 3.7 lbs who never went outside. They were trained and just kept in the house. My neighbor under me reported that I had 2 dogs and I got another lease violation. Apparently the rule is 1 cat and 1 dog or 2 cats. No other variation. So you cannot have any other kind of pet, not even a caged pet and you cannot have tanks. I surrendered one of my dogs to be able to stay. Then shortly after received another for 2 dogs after I had surrendered my other dog and had maintenance at my door audio recording my dog barking. I had to leave work to show that I only had 1 dog. Mind you the neighbor behind me has 2 larger dogs. Then in the middle of these violations which resulted in 500 dollar fines. My landlord had to drive all the way here from another state so that he could attend a hearing with proof. Back to in the middle of these violations my neighbor under me accused me of dog poop on his porch. Without proof or reason they again sent me 2 more lease violations. My dog did not poop on the balcony nor did the dog pee. After the first one I got I didnt even go out there anymore. One day my neighbor screamed up at me in the most disrespectful way and I calmly told him I wasn't putting dog poop on his balcony. Long story short it was the worst place I have ever lived. The apartment was beautiful. But the sidewalks were never cleared of leaves or debris. Parking was far from the building. My landlord was great but the HOA is the devil. The neighbors all want out. Thank God I rented and didnt own because it may be hard to get out. I have seen neighbors come and go so many times since I have been there. I figured they were buying houses until I spoke to some of the owners and they said no we ALL want out. It's not worth the hassle. You will get a fine for breathing. Not a good place for anyone under 80. Its like a geriatric Nazi community. The residents complain about EVERYTHING . Get ready to constantly come home to violation notices. This is not a friendly community its a segregation of elderly people with too much time on their hands to complain about others. People actually walk around and take pictures of you and your condo looking for violations.However they are constantly in violation of the pick up after your pet rule, the nothing overhanging your balcony or patio rule, and the no parking areas marked no parking. There are even rules as to how long you can run your bathroom fan and what times you can do your laundry! I have been here less then a year and I am ready to go. It's quiet and a clean neighborhood and the unit is lovely but it's ran by an overly aggressive and unfriendly association. They constantly post signs and try to give out huge fines. Many of us hate it here and plan to move. Don't expect to ever be able to grill out anywhere on their lawns or pool area. Don't let a guest smoke even a vapor cigg on your balcony. Don't leave anything other that a chair or plant out there. God forbid if you let your dog get fresh air out there,,,,you will get a 500 dollar fine. Don't expect to get shoveled out in a timely manner if it snows. I've fell on their walks more times than I can remember. It's not safe for people. The biggest joke is... Never have a guest park late at night in their lot. If they are past midnight, they get towed to a tune of around 200 bucks a night. We can lend a guest our pass but then we have to park our car a mile away. You can ask for a one night pass for someone but you must request it well in advance and it can't be done more than one or two times for an overnight stay. So much for my out of town family visits or social life. Don't let you kids play outside. Their rules are way to strict. My advise, don't rent or purchase here. Many places don't let authority go to their heads and they are better to their residents. They also care about their safety. read more
