    I moved into hidden forest apts in December when it was ZPM management and shortly after management switched to AJH. Since the switch everything has been horrible, lots of issues in my apartment that have taken multiple attempts to have fixed and some are still not fixed. I expressed my concerns of water damage, smell Of mold and having mice in my kitchen and it took 3 days and multiple emails to be addressed in person. Once an exterminator came, he found there was a hole in the wall behind my stove which leads to the basement and smells so bad like mold and mildew, green (mold?) all over the wall behind my stove. If the exterminator did not look behind my stove I don't think the issue would have ever gotten fixed. Leaking toilet for months that leaves water on the floor and also a hole in the bathroom wall that is soft from water damage. The on site maintenance men are always helpful and so nice but clearly under horrible management, strict budget when it comes to repairs so Nothing actually gets fixed. There are only 2 of them working for a lot of apartment units, this place needs more help. My AC in living room has been leaking water all summer and was "repaired" 3x but still needs a pan and a towel on the floor underneath to collect the water that drips constantly on the carpet. Emailed about this last week and have not heard back. Ceiling in the hallway is cracked and caving looks like water damage and keeps getting worse but even after multiple requests through third party maintenance call center and direct emails to the office it's still not been looked it. Online portal does not show a breakdown of any charges just total amount due. I had to ask to a ledger print out personally when questioning an amount due and found late charge that was incorrect - (after addressing with office the charge was removed no problem.) Not happy here feels very impersonal, definitely not a good place to live with kids nothing to do outside, unfriendly feel to this place and no one hangs out outside, does not feel like a community at all. Only plus side is we have good nextdoor neighbors and neighbor above who make living here tolerable. Otherwise very disappointed and can't wait until lease is up.

    This is a very lovely community. I moved here in 2017 after looking at many other apartments in the…read morearea. None compared. The Edge offered newly renovated units with very nice amenities, honestly, it was like moving into a hotel! Management made me feel comfortable and the leasing process was easy; Barb is in charge of leasing, she listened to what I needed and found me a quiet unit. I originally moved into a one bedroom, however, a year later, when I needed more room, Barb found me a larger newly renovated unit. If you're going to check out The Edge, talk to Barb for sure. Working from home during COVID was fine here. The pool was available by registration only, which was not a problem. Neighbors are very friendly too. The grounds are kept clean, there are a couple of dog runs and the club house is gorgeous! (It closed during COVID but I think it reopened recently.) Anytime there was an issue, Maintenance was on it ASAP; Dave takes care of much of the maintenance and he is great. If you are looking for a great apartment complex, check out The Edge, talk with Barb in leasing and I think you will like it here.

Barbara and Lisa in the office are wonderful ladies. They are quick with responses and so sweet. Everyone resident in the community are so nice and respectful. I love it here!

    If I could give zero stars, I would…read more This property had no problem taking my money, but returning my security deposit has been an entirely different story. I moved out in mid-March and was told I would receive my deposit within about a month. More than four months later, I am still waiting. I've been told not once, but twice, that a check was mailed. The first was supposedly sent on April 11. When it never arrived, I was assured my forwarding address was correct and that another check would be issued. After waiting again, I was told a second check had been mailed on June 30. That one never arrived either. At this point, I've heard every excuse except one that actually results in me receiving the money I'm owed. I've had to repeatedly contact the office for updates instead of anyone taking ownership and resolving the problem. The most troubling part is the complete lack of urgency and accountability. Four months is more than enough time to correct a payment issue. Instead, I've received repeated assurances and zero results. I want to be clear that Donte was courteous and made an effort to help. My frustration is with Coastal Ridge , who won't respond, and their Accounts Payable, whose handling of this situation has been unacceptable. Ask yourself this: if a resident were four months late paying the property, would management simply accept repeated claims that "the check is in the mail"? Of course not. Residents deserve the same level of accountability from management that management expects from them. Until this is resolved, I cannot recommend this community. How a company handles residents after move-out says just as much about its integrity as how it treats them before they sign on. Shame on you Coastal Ridge, just do the right thing and issue me my check!!! . Please send my check to the Polo Run office in Yardley and I will pick it up from Donte.     Back again! Come home to notice on door saying trash costs are going up bc of tenants…read more Ok. So, I'm tired of dodging bees (yes, stung by bees because the trash compactor was full.) so, tenants bring their trash to the dumpster but can't put it INTO the dumpster. Our cost for trash is going up because of tenants? It wasn't removing the trash dumpsters and getting one for an entire development? Pass the cost onto us? Approached whatever her name is at the leasing office and say, tired of getting stung by bees. What do bees have to do with anything? "I was stung bc of all the shit sitting around the dumpster." "That's why we wrote the letter." The compactor is FULL! Shall I bring the trash down to your home? Or should I bring it back to my house. Sense. They are ill equipped for logical anything. I would have liked my ceilings painted as I requested. (Over 5 years ago...after the ceilings were reinforced, spackled, and left unpainted!) The maintenance team was the only positive thing about living here. I truly feel sorry for them having to try to maintain these awful "cheap" so called apartments. The rents go up every year and the utilities are based on occupancy and go up frequently. There are no separate meters for actual usage so you pay whatever management says you pay. Garbage bins are always full, drafty apartments, cold downstairs, hot upstairs because they are not properly insulated. There are gaps in the door frame and around HVAC unit and you can see daylight allowing bugs to come in. Sidewalks flood every time it rains . Management promised to have this addressed and fixed for many years and finally fixed 1/2 of the the sidewalk in our building but the other half of the tenants still had flooded sidewalks.

    I second Brandon A's review here…read more I've lived in many apartments before this one. Let me say I must have been spoiled at the other places! I only lived here because we knew a family friend lived here, boy I was very wrong. This apartment complex is nothing but regret. Do not do it because its cheep rent! DO NOT! The first hint to leave should have been the crazy lady in my building (G). And while we're at it tack on drug dealers. Granted there is a handful of people who are nice, but they're very hard to find in this place. But it's full of a lot of people that make you wonder how they got into this complex. If thats not enough for you, don't be surprised if SWAT and the police come every day. Ive seen a high speed chases where my car is parked and children playing. Drug bust to where..YES YOU HEARD ME SWAT CAME, and park right in front of my apartment. Ive seen a fight break out on the side walk through my bedroom window. Neighbors screaming and yelling and carrying on to the point where the other neighbors have knock on the door or call the cops. Oops and i forgot maybe a few months ago there was a shooting here. It's so great to live here. Safety, thats a joke here. They don't have cameras at all and the doors into the buildings don't lock right or broke. Mine was always jammed (crazy lady was shoving sticks into it, to keep the door open) or never locked right. They have some parking lot lights, but again not enough considering the car break-ins which again "they're working on". They try and pick the trash up in the parking lots that people just throw, but some people are just scum. Oh the compactor mountain of trash every few days is great too. People will throw it on the side walk if it's full or when the door is shut and its EMPTY. Lazy. Do not send any packages here, in less you want someone to take them. Thank god I always shipped to my parents house but yeah they leave them outside all night. The apartment was great; a little small then their pictures, maintenance..not so helpful depending on who you get. The apartment did have some issues that clearly were not fixed before we moved in. And when we did call maintenance, they didn't fix the issue but made it worse. As you can see in the pictures, the air conditioning leaked in the the wall after "fixing it" which then later left a gap, which let cold air in which later... you guessed it broke the pipe underneath. We had hot water coming out all over our bed room. We also had a leak in our shower ceiling coming from upstairs, called them, someone came 4 days later looked at it then told it was fixed from a pervious job, then checked the apartment upstairs and left. Guess what its still leaking after I left. I will do another review when I receive, no sorry IF I receive my security deposit back and see what they're going to charge me for, cause it should be nothing considering I left the place spotless. HOPE THIS HELPED ANYONE LOOKING INTO THIS PLACE! DON'T DO IT!

    This community does not care about you. Maintenance takes forever, management is damn near…read morenonexistent while choosing their own hours as they please without letting the tenants know when they will be available. The staff are rude and will talk over you. AND with all that they have the audacity to demand payments while taking forever to do anything else, if it ever happens even. This complex would kill it's residents if it means turning a profit.
