Very bad at communication. I lived in a house with 7 people and sometimes only one of us would receive notice that someone from HPM would be in our house for repairs, property tours, etc. No cleaning of unit between tenants even though we were charged a cleaning fee and a security deposit. There was a rat problem. They gave us ONE trap, very badly fixed the cracks in the walls with spray foam, and did not clean up after themselves. read more

They are absolutely horrible. I just graduated from Wsu and moved out of my 2 bedroom apartment near campus. It was a tiny place that my brother and I had lived at for a combined 5 years. When I moved out I completed the entire checklist except for cleaning the oven and range as well as the bathtub. They completed an inspection and estimate that it would take 15 to 20 hours to clean the entire place that I had already gone through and scrubbed. They said it took 3 hours to clean my bedroom shown below which was spotless. In total, the charges we received during the moved exceeded $1500 and I spent months contesting that. I sent numerous emails showing proof that it did not need 20 hours of cleaning and Cheri as well as Jodi seemed to completely ignore my emails that showed proof of it being clean. Stay away! I had one daughter that had an apartment with Highland and it was horrible. I never post on yelp but i know that there are a new wave of students every year that get taken advantage of from this seedy management. They must pay Cheri a boat load or she doesn't have a conscience. I now have another daughter moving there and i wish i would have read some reviews before entering a contract with this property management co. The only thing they manage are the fees that they ding you for from prior tenants. read more

Highland management are so helpful and friendly! They have lots of properties to choose from and I used them up until everything with COVID. They were super helpful in getting my lease transferred over to someone who was able to take it. Cheri was so friendly and helped me with every obstacle to get it done! Would recommend using them if your renting in Pullman. read more

We'd give them (-) stars if we could! They will chisel you out of money through excessive repair charges and cleaning fees, as well as inspection fees. Upon occupancy of the premises my daughter and her roommates noted more then 50 deficiencies on the "move-in" form which needed repair or were damaged. Missing blind pieces, inoperable garbage disposal, leaking toilet, loose hinges on most of the kitchen cabinetry, scrapes, dings and scratches on counters, baseboards and door trim, as well as many other issues. Most of the items were never corrected. Still, in the final accounting and distribution of the security deposits, Highland Property Management charged more than $700 for repairs that had existed when my daughter and her roommates took occupancy. Because we knew Highland Property Management had an aggressive pattern of dinging tenants for minor repairs or, pre-existing damages through unfair charges all year, the girls spent several hours scrubbing the apartment and making sure every thing was in the condition in which they received it before they returned the keys at the end of the lease. But, they were still billed for 18 hours of cleaning, at $35 per hour ($635)! Additionally, there was damage to their unit because of a leak in the apartment above. The leak caused the ceiling to fall in and flood the premises. It took Highland more than two weeks to repair the damage. Instead of replacing the damaged carpet they placed large fans in the premises to dry the carpet in the middle of winter! And, then they ignored our request for some type of compensation for the inconvenience and discomfort the girls incurred. If you have had a similar experience with this company please post a review. This company needs to be made accountable for their lack of attention to their tenant's needs and the manner in which they exploit students who have little means to combat them. Students who are preoccupied with their education rather than having to do battle with a recalcitrant and greedy landlord. Please help us! read more

Super disappointed with the way my housing situation has turned out. My roommates and I toured the house with Nancy and we were excited about all of the privacy/quietness that she described. She told us no one lived next to us on either side. After signing the lease and before moving in, construction to build a 6plex started next door. Now we have to deal with jack hammering at 8am everyday. The house was in terrible condition when we moved in. Dirty, spider infested, and falling apart. When we put in work orders to get it all fixed, we were met with a lot of pushback and refusal. Cheri, the manager, has been very hard to work with. She rarely responds to emails (she has someone else do it). She clearly doesn't like us and it shows. I expected a lot more from this property and overall we're very disappointed. read more

This company scams college students and thinks that they won't notice. They have no customer service, look at the way they have replied even to the other comments on this page. In the last month of renting with them, they charged my account for the last month of rent when I had already paid. When I realized that this money had been taken out of my account due to auto pay, they denied they had any wrong doing. The money should have never been charged to my account. If I would have never realized that I had already paid this rent upon signing, they would have just taken the money. When I talked to them on the phone, I was met with no understanding, and told it would take two weeks to get the money back. When sending email about how it was a shady and illegal to charge this rent, it got cancelled and the money was back in my account by the end of the day (shady again). If you rent, beware! read more

DO NOT RENT FROM HPM! This is one of the most unprofessional, heartless companies I have ever dealt with. They do not stick to the times when they say they are coming by, provide no proof of things they "found" and charge you hundreds of dollars anyway. They require tenants to pay for professional carpet cleaning midyear, knowing that the carpets will need it again at the end of the year. They don't explain charges, and don't seem to communicate with each other as to what they are charging you for, so asking clarifying questions is useless. Truly a horrible experience that I wouldn't wish on my worst enemy. These people don't care, they are cash grabbers. Highland takes advantage of college kids and doesn't blink an eye. I have personally never been so aggravated with any business to actually take time out of my day to write a review on a website like Yelp, but HPM deserves it. I am not 100% sure what a typical lease in Pullman looks like, but theirs is completely ridiculous. There are an insane amount of rules that are nearly impossible to follow, and it becomes very easy to find yourself in violation of the lease. Additionally, when we moved in we went through the check list and noted every scrape, mark, or damage within the house, and they sent us a "revised" list back without fixing anything we noted. As far as rental companies go, This one seems to be on the up and up. I have rented from DRA and while they didn't screw me over (taking deposits, sueing etc) they never fixed anything, had some BS charges and a RIDICULOUS pet deposit. However highland so far has been great. They don't let their units look like trash when you move in, and the prices are reasonable. Great pet deposit compared to most places(100$ per pet) and one of the only dog friendly places in town. Our rental is old and it was reasonably clean for the age, and they did not hesitate to point out the flaws of the rental (scratched flooring, old plaster etc). Hopefully when we move out all will go well but I guess no reviews is good since the really sketchy rental places have some pretty colorful ones. read more

I wish I could give no stars. My 4 roommates and I signed a lease with highland this past summer. We were promised our property was quiet and secluded. In fact, the woman who showed us the house, Nancy, glorified how quiet and nice the property would be. When I moved in the house was filthy! And I mean filthy! There was literally poles of dirt in the corners of the main rooms. It took me 3 days to clean the house so it livable. However, dirt was the least of the concerns. The windows are rotting, and the hardwood and laminar floor is cracked and upturned in the corners, the doors hardly lock, there is a major spider infestation, cobwebs surround every square inch, the basement that is listed as a bedroom literally had mud and cracked cement for a floor (MUD INSIDE THE HOUSE, AS THE FLOOR!!), and SO SO much more. One of the worse problems though, highland told us construction would be going on next door for a few weeks--the construction is actually going to last over a year! So the property is so beyond quiet. Loud music and tractors at 7am everyday! Highland lied to us over and over and over! It's sad that a company so distrustful is allowed to stay in business. The highland manager is not understanding of the poor quality of the home, and is constantly putting off repairs. I WOULD NEVER IN ONE MILLIONS YEARS refer leasing from them. If you must choose highland, PLEASE MAKE SURE that you thoroughly check out the property before moving in. Because they will lie to you about the condition of the home. Better than most in Pullman, but still terrible (which says a lot about living in Pullman, avoid it if you can). First thing is that all of their leases begin and end of the same dates - so they have a lot of people moving in and out on the same date. Mad house when I went to pick up keys, dumpster was beyond full when we moved out - ultimately we got charged for extra trash pick up because there was no more room in the dumpster for our trash. Terribly maintained. 100 year old building that had little to no maintenance between tenants - cracked walls, poor electric wiring, terrible plumbing (the kinds of things you maybe don't notice when you are touring the place in the dead of winter), and the place is falling down. Desperately needs work. On top of that, tons of bogus charges after we moved out: trash pick up, cleaning fee (which, judging on how it looked when we moved in, they just charge that for the fun of it because they can't actually pay someone $35/hr to clean if that was the result, it was filthy), all kinds of weird overage fees that they could not explain or show proof when I asked for it. Reporting to BBB and building code enforcement. Do not rent from anywhere on the Palouse - they are all crooks trying to take advantage of you. HORRIBLE!!! DO NOT RENT FROM HIGHLAND! I'd give them 0 stars if I could. They scam you out of so much money through random and unfair charges and basically rob you out of your entire security deposit, it's disgusting. Because we knew Highland had an aggressive pattern of stealing our money through unfair charges all year, my roommates and I spent days, cleaning and scrubbing our place into PERFECT condition when we moved out. Sure enough, they took $2,000 out of our security deposit for "cleaning fees", saying that it took 18 hours to clean the house. Not to mention that we maintained the house and it was clean the whole year. I find it impossible to believe that ANY cleaning company would charge $2,000 to clean a very, very small house or spend 18 hours there. This is just ONE infuriating example of the MANY unfair and random charges that they would come up with to steal our money and take advantage of college students. NEVER RENT FROM THIS COMPANY - THEY WILL SCAM YOU LIKE NO OTHER. Get ready for several unexpected fees, terrible living conditions, and terrible customer service. Trust me, look elsewhere. Highland isn't worth it. Upon move-in our carpets were in disgusting condition, the walls were extremely dirty, and we had mold in our bathroom. Despite our complaints about the stained, rolled, and old carpets, Highland refused to replace them. Throughout our time renting from them Highland has placed blame on my roommates and I for damages to the apartment that have been there since we moved in. We have had to pay for damages we absolutely did not cause. Before we moved in, Cheri told us that our complex had "minor ant problems" during the summer and refrained from telling us that our complex was in fact built on top of an ant hill. We dealt with an ant infestation all summer. Every time a maintenance staff worker enters your apartment, you pay at least $35. Trust me, as a fellow renter, this is not the place to go. read more
