The entry fee went up from $3000 to $5000 with zero extra benefits for the residents. Residents pay an exorbitant price for their homes and then can't resell them due to the association fees and they can't use them as rentals.

When we visit them, we do not spend much time on the lake because we like to stare at it while sitting in their big swing sipping Prosecco. There are cranes, feral hogs, deer, unique birds and other wildlife in this part of Texas. Should I mention we heard banjos playing in the pines...? The "Ranch" development offers a golf course, restaurant, tennis courts, miniature golf and boating. Lush dogwoods were in bloom when we were there recently, along with beautiful wildflowers and tall pines. I think when I die, heaven will look like Holly Lake Ranch.

You will still have to pay full price to enter the water park. The amenities are swimming pool, basketball court, tennis court, pickle ball court, horse shoe game, shuffle board, mini golf, and more. During weekend, there is live music with bar open in the club house. The room unit is big with good square foot area. However, the laundry is at separate independent building. Which is inconvenient. The club house have games room, large checker board, receiver the equipment. Overall is good. Room can hear the neighbors noise. Nearby attractions is not much. But you definitely can spend a day in Tyler.
