They also have a branch in Yarm…read more When we decided to sell our house last year, we asked three estate agents to come round and give us a valuation. Rentons were the first to come out. The man who came round was very friendly and very professional. He seemed really impressed with the property and gave me a really slick sales pitch. Since he was the first one who had come round I had nothing to compare it with, but I was very impressed. He basically convinced me that he had a list of people on his books just waiting for a property like mine, and that we should have no trouble at all in selling. He also valued the property at more than I expected. With the benefit of hindsight, I feel this was an unrealistic valuation, but I have to say he did come across as very professional, and I was very tempted to sign with him. Their fees were 2%, which was double what all the other estate agencies were asking. Again, with the benefit of hindsight, I think they get away with the high fees because they convince people their properties are worth more than they are. In the end we decided to use a different company, so I emailed the Rentons office to thank them for their time and explain that we had decided to use a different company. Despite this, I received a number of phonecalls from them over the next few months, repeatedly asking why we had decided to go with another company. This really annoyed me since I had already emailed them to explain, but the phonecalls kept coming!

We were now completely fed up with student style homes, with awful student style landlords and the poor service they offered. Enter: Park Crest Properties. As soon as we saw the website we felt we'd found a hidden gem, an exciting new mid-way between student life and young professional life. The website was easy to use, simple but classy and offered a great selection of houses and flats. Perfect. After choosing the one we desired (complete with little garden and 'cloud burst' shower head, oh yes!) we called to arrange an appointment. Our landlord-to-be (who is also also the estate agent) could not have been more efficient. He was punctual, informative and honest. After the viewing we signed up almost immediately - although it was a lot smaller than our previous home, it was lovely. It was the eye for detail (as it says on their website) that really made the difference, most especially in the bathroom - it was like some kind of luxury spa and extremely well looked after. Of course, you don't have a rented house without complaint, but anything we took issue with, our landlord was prompt in both communicating with us and acting on our problems. And once we had all decided to go our separate ways sorting out the bonds was, to my great relief, totally fine. We couldn't get them back until we sent proof that we had paid our final utilities, which I think is more than fair, and within the week of doing so we received our cheques with only a small deduction for some minor things. The entire experience was both professional and personal, and this is a lovely, understanding and efficient estate agents. I highly recommend!

What this means is that I have visited practically every estate agent in Leeds. On the occasion that I visited this one I was on a very tight schedule to find somewhere to live and probably came across as quite panicked and desperate. Lucky for me then that the guy in the office was brilliant and calming. At the time they didn't have any properties that were suitable, only because I had to move in three weeks and they didn't have any available that soon. Rather than just tell me to try somewhere else bless him the guy spent nearly an hour with me going through my options. Not only did he tell me where else to try but suggested a couple of places and pointed me in the right direction. He was also lovely in that he told me about a couple of areas in Leeds that I hadn't considered. I was contacted by one of the agents saying that my cash offer had been accepted and I needed to pay £350 for searches, even though I was a cash buyer. I asked for a refund after the sale fell through 3 weeks later. I was then told that I would only get a refund if i used their services again to buy another property and only if it was completed within 6 months and paid for the searches again and try and claim them back before 6 months. I made a complaint to their complaints department and received an email from their area manager Sharon Richards. In the email, it was stated that I had asked for searches when i only asked if i could arrange a survey (Proof of the email was sent to them). I was also told that it was not the estate agents responsibility to help me with information about searches and surveys, yet they told me that i needed to pay for searches! It was also mentioned in the email that I agreed to conveyance searches two days prior to my offer being accepted. I don't know how that works lol. So, just to enlighten people who are buying a property for the first time through Manners and Harrison and maybe some other estate agents. As it is not their responsibility to give you this information, according to an area manager. This is my experience with Manners and Harrison only. Other estate agents might do the same, but my new property purchase estate agents, gave me the information about searches. Manners didn't as it wasn't their responsibility. 1: If you are buying a property and are a cash buyer. You do not have to pay for searches. It is your choice. Don't feel pressured into it. 2: If you pay for searches at Manners and Harrison. (Not sure if other agents are the same) They will not give you the below information until after it goes wrong. You will not get a refund unless you continue to use their services when buying another house and it needs to be completed in 6 months. You then need to pay for searches again and try and claim the old payment back after completion. 3: If you are purchasing a property. You don't have to get the searches done by the estate agent and can search for your own (Surveys as well) 4: If the seller of the property has not found a property. I would suggest holding off doing searches and surveys until they have got a property (Another thing you won't be told by the agent) Don't feel pressured into paying out any money until you have had time to think and had time to research.

Both times they got his name wrong and the nature of the enquiry wrong (they thought he was buying). Both times he explained he was no longer interested. Clearly the communication in the office leaves a lot to be desired.
