A senior inspector named Chad promptly came out to my property as scheduled at 9 AM last Wednesday to comprehensively inspect the functionality of my property. He took a lot of detailed photos and meticulously pointed out areas of my home that needed immediate attention, including the master bathroom tub that still needed to be properly anchored and secured to the floor. He promptly produced and emailed me a summary and full comprehensive report of his findings shortly after 12 noon that very same day :) ! I was really grateful that he pointed out observations and repairs that needed immediate attention that my builder, Palo Verde Homes, would have to address and fix prior to closing. We always recommend Hector to our friends because he is very thorough and really knows what he is doing. Case in point, we were under contract for a house that we absolutely loved, but Hector found some hail damage on the roof among many other defects. We had to pull out of the deal due to the deficiencies that were found. It ended up being okay because we found another home we loved. Hector once again took his time to do the inspection, and even told us about small things that I wouldn't have noticed, such as escutcheon rings... what are those?! I am very happy we chose to hire H & R Inspections because he had the report ready for us to send over to our builder for any corrections within 24 hours. His report included pictures, descriptions, and many details that are relevant to any home buying experience. Because of the detail in his report and photos to document all findings, I feel he was a good choice. The most egregious part of this company was that AFTER the buyer received a ridiculous and…read morepartially UNTRUE inspection report, the inspector returned and falsely ADDED things that weren't even in the initial report, for their re-inspection. They actually slipped in things into a SECOND report that didn't exist in the first report and for what reason? I have no clue. Thank goodness for our wonderful realtor that poured over it and caught it. After our potential buyer contacted us about this ridiculous report, I first contacted our licensed roofer, that had replaced our roof less than one year ago. From the photos alone, our roofer/certified inspector, informed me that the things A-1 was recommending be done, were actually HARMFUL to the work he'd done and would void the warranty, not to mention were NOT compliant with current city code. Our roof was inspected and permitted by the city in 2016, so it was a shock that A1 building inspections even had mentioned anything about the roof to begin with. Most problems were false or harmful to be done and would've immediately voided the warranty, plus they weren't up to city code. Our licensed electrician that we brought out, talked about how he would not perform several of the "changes" that this inspector was recommending be done because they were not current code and some, not even safe. The licensed electrician had talked about how A1 building inspections had recommended things that were completely unnecessary to the safety/code of the house and to make it worse, there were pages of comments about problems that didn't even exist. LITERALLY, didn't even exist. I could go ON AND ON, but I want to make my point quickly and make it clear how deficient this company was for both ourselves and our buyer. Our buyer ended up having to pay additional fees, in order to confirm what OUR professionals were telling us, essentially that the inspector was completely wrong and ridiculous on many aspects of this report. Most importantly, this company wasted money for us, money for the buyer and everyone's time.
