Long story short, while his price was very reasonable, and he was nice to talk to, he missed some major things that we had to get fixed. The worst misses were: saying there was no AC when listing had it correctly stated there was. This was costly as the AC condenser was on same circuit as well pump. This is a major code violation. Found this out when we had to shut off well pump as there was an old corroded pipe (main water supply line from well) that had been previously repaired within in clear sight in kitchen leaking badly so we had to shut well pump off and a new line ran to well. The corroded line should have been caught in inspection (confirmed by plumbers) The AC didn't work when well pump was off. Anyway, $3600 dollar fix for well line alone. This did not include interior fixes from leak. The electrician came out and confirmed what i figured out right away that well and AC shared same circuit. The electrician said it was obvious with cover off box (like it was during inspection) and confirmed it should have been easily caught. We reached out to Michael and got no response, so decided to write a review to help others avoid potential issues.

As a first-time homebuyer, I was referred to this inspection company by my realtor and moved forward with them in good faith, feeling optimistic about the process. Initially, everything seemed to go well. However, that confidence quickly changed after I had a roofer come out to address the repairs noted in the inspection report. The roofer informed me that he would not perform repairs because he could not warranty the work due to the condition of the roof. More concerning, he determined that the roof was approximately 24 years old--not 11 years old as stated in the inspection report. This discrepancy was both shocking and frustrating. I relied on the inspector's assessment and believed I had several more years before needing a full replacement. Had I been given accurate information, I would have negotiated differently during the purchase process. There is a significant difference between planning for minor repairs and facing the immediate cost of a full roof replacement. Unfortunately, I was denied the opportunity to make an informed decision. When I contacted the company to discuss this issue, I spoke with the owner/manager and was told that I should have "hired a professional." This response was both dismissive and concerning. The purpose of hiring a home inspection company is to receive professional, reliable guidance. Buyers depend on these assessments when making major financial decisions. If I hired a professional roofer, electrician, plumber, etc, inspection companies would be out of a job. While there were other inaccuracies I discovered later, this issue alone has been the most costly and disappointing. Based on my experience, I cannot recommend this company.
