I…read moreasked them when I moved in, multiple times while I lived there to clean the horrifying carpet, it smelled fermented, and they kept putting me off and saying that they would talk to the property owner, now that I've moved out they charge me $150 to clean the carpet that I asked them to clean while I still lived there, so I can't give them a good score. They also said that there are more marks than normal wear and tear and charge $200 for it, I left the apartment in really good condition, very clean, except for the disgusting carpet that they left in there which I had to cover with rugs , and it still smelled. When I moved they tried to raise the rent on everyone in there to fix an issue with the driveway cement that if they had fixed it before it broke it would've cost them a lot less. We were driving over damaging our cars and then they want to charge us to fix it. I moved out as a result of the rate increase and the lack of trust that I had with a company after not getting the carpet cleaned at move in and new charges. Most people moved out after that. I thought I would stay if they cleaned or replaced the carpet because it would seem like it was worth the rate increase. They didn't do that and as I mentioned earlier charged me $150 to do it for someone else. So they did not move within integrity so their score is low. The property was very nice, especially downstairs where there was no carpet. RDS HOMES AND KEVO PROPERTIES was the property manager and Sebastian Square was the property.

In my experience, their practices were misleading and one‑sided, and the contract language heavily favored the company while leaving landlords exposed. Issues that were not clearly explained upfront later became problems, and when concerns were raised, accountability was deflected rather than addressed. I had an incredibly frustrating experience with this property management company, and I feel compelled to warn others. From the start, communication was poor and inconsistent. Reaching out to OG+E, they said if RPME calls and confirms my move out date, then they would drop the charges. I reached out to RPME who has said they've called and discussed the move out date with OG+E and when I follow up with OG+E they say they haven't had anyone call to confirm the date so they won't drop the charges. If you're looking to rent a home managed by this company, please run if there's another home you're looking to move into that's managed by another company. Anyone is better than RPME. They don't lift a finger apt answer the phone for anyone. If they read this review and simply make one phone call to OG+E to confirm my move out date then I'll happy delete this review. The outstanding utility bills have wrecked my credit score which is getting in the way of my family and I qualifying for a home loan at the moment.

I have never had such issues contacting a property manager! I have emailed several times and called Teresa Prices office but she never calls you back. My dad is the only person it seems like she will answer... also be sure to read your leases very closely because you're most likely responsible for maintenance in a RENT property. Which honestly you'll probably have better luck fixing issues in this companies properties on your own! I have asked for them to reseal my windows because hot air and flies are coming through them and they did that but using packing tape. I'm not joking. I cannot change my air filter on my own because of the way they made the duplex, and they tried to charge me 250 ! To replace a ac filter ! Even the ac guy said I wouldn't be able to change it alone. The people they call to fix things won't call to make an appointment Either! They just show up so if you work goodluck getting anything fixed. We also asked them to get weather stripping for the doors since they have huge cracks that also let in hot air and bugs. My bedroom has no installation between the garage and my floor making my room about 10 degrees hotter than the rest of the house. My electric bill alone is 400 because they have yet to fix anything. Also the people below me have had a hole in their ceiling from my dishwasher leaking since move in in May. If you are thinking about renting with this company or having them manage your property I'd advise looking elsewhere... especially if you are using Teresa Price I have filed a formal complaint with the BBB and I suggest anyone else who has issues like this to do the same

I lived there for 2 years and applied Old English twice a year. But I get it. You're con artists. Carpet Cleaning $140 That carpet wasn't cleaned upon move in. I have pictures. Replaced damaged door $200 Every single one of those doors were damaged when we moved in. Scratches, holes, and plastic painted patches upon move in. I'm not sure which door they're saying we damaged either. I haven't received receipts for any of this adding up to $505. Not that they'd be legitimate receipts anyways. I fixed so much in this house for the landlord. Spackled where the walls were separating, painted the grout in the kitchen, constantly treated the wood, put baseboards back up PROPERLY, removed, cleaned under, and glued down vinyl where they hadn't properly installed, and we put vinyl sticker in most of the drawers and cabinets to make them look a little better. Everything in this house was done half-ass. They hire unlicensed people and apparently the tenants pay upon move out for their mess ups. Picture is messages from the person they hired to fix the 2'x5' hole in the chimney when we moved in. He was supposed to show up at 8am, didn't show up until afternoon, and got on the roof without any contact. I'll leave with this. They could not have inspected or cleaned this house with the roof being that damaged upon move in and me still finding shit from the previous tenants. When reading the lease, we had several questions which we promptly emailed to Carlos within 4 hours of receiving the lease. As stated in the lease, you are given 2 days to sign. However, Two Doors Realty ran our time down by only stating that they would "get back to [us] soon" regarding what we had asked. Namely, the house was visibly dirty in several areas as well as two external doors having deadbolts that either would not lock or would not release the key un the unlocked position. The lease also stated that flea treatment was needed for the home if pets were present. I asked Carlos to provide proof that the home was infestation-free as it was clear from a musty odor and a dog toy in the backyard that a previous tenants had dogs, and I must ensure the health and safety of my animal. We were lead to believe Carlos was responding to our questions and that he was waiting on maintenance to respond, despite some questions we asked being questions the leasing office should have some basic knowledge of. We asked on a recorded phone call with the leasing office if we would be given extra time to sign, and the lady on the phone only stated she would message Carlos and let him know. Due to Two Doors Realty's lack of care in a timely response, the time to sign the lease expired and was canceled due to "lack of signatures". Do not apply to a lease with this company, and absolutely do not enter into a lease with this company. If this is how they communicate, or don't, with someone they're trying to get to sign a lease, it leaves much to be desired in imagining how we would be treated as tenants. Disappointing, predatory, unprofessional behavior.

I really wish there was something I could do to get it back. But of course, they don't answer, and they won't let you dispute it. They know most people aren't going to take the time to go to court over it. I lived there for almost four years. When I moved in, the place was not clean. The carpets were dirty, and there was pet hair everywhere. I had to send messages to the people to come and clean the house and clean out the garage because the garage was full of stuff, and I couldn't even move my stuff into it. I spent days cleaning to make sure it was spotless. I even asked for extra time to make sure everything was taken care of. I had people help me clean and took lots of photos of the place before and after. The property is in a neighborhood that is being gentrified. So there are a lot of homeless people around and people walking the street. When I left, I made sure any trash was put up neatly outside, like it's supposed to be when you move out of a place. Unfortunately, someone came by and rummaged through it all, looking to find anything they could. That left a mess before the rental agency came to look at the house. When you look at these photos, does it look like there needs to be professional cleaning? There is one thing I admit to being a little bit dirty, and that is the light above the kitchen sink; there just wasn't an easy way to clean it. And I was already too tired and stressed, so it's the one thing that didn't get a fancy cleaning. I cleaned walls, floors, cabinets, baseboards, ceilings, and everything you can think of to make sure my deposit was returned. The carpets were stained before I moved in, and so this is the cleanest they could get. One more thing is that after three years of never being late and always on time, I finally needed an extra week. I had spinal surgery, and it set me back a little bit. I asked for some leniency, and they refused. I tried to speak with someone, but they wouldn't get on the phone. I could only message them through the portal. When I kept asking to speak with someone, they kicked me off. The head guy sent me an eviction notice within five days and told me they are not a charity, and I should look elsewhere for that type of assistance. These are some pretty evil people. One positive thing I will say is that they were always on top of taking care of problems that arose within the home. I never had an issue there. They just aren't gracious and will screw you over in the end. I'm a disabled veteran, and I almost broke my back trying to clean this place just so I could get all of my deposit back. I was in so much pain afterward. These people do dirty business for sure. I paid $1200 for a deposit. They kept $50 of it for some kind of admin fee, they said. So they only returned $191 of my deposit. If I had known they were going to keep my deposit, I would've totally left the house dirty. Every landlord I've had gives me amazing reviews because of how great I kept up with their home and how amazing I left it after I moved out. These people are just shady.
