I can only say after three years if you attempt to use these people, they will be happy to insult you, call you a liar in the face of evidence and generally treat you very badly. I can't say they are but it does seem that the people working here are one big family (contractors, leasers (whatever), etc.). They are very loyal to each other, like extremists, and do not realize that when they come into a home, they are being recorded. The workers have left trash everywhere here, under the house is a dump, there is a cigarette package and cigarettes in the air conditioning/heating pump? and it appears that they fix things like my drunk uncle did in the 70s. As they have threatened me with court, in writing, I will only advise you to record everything from the day you move in. Record every conversation. Record every entrance into your home. Just as I have. I have a lawyer ready with it all just itching for them to say the word. I will say that Chad was very generous and kind to us on the phone, but when we applied for a house, he didn't get back to us for days and texted a message to me that we didn't get the house. It's been on the market for 102 days, we have applied for the house, but we didn't get it because our credit was less than stellar or up to their standard. I've even called and offered to pay more on the deposit so that we could get in the house. It's still empty, and he said that there's an application pending; that was last week. After our house was poorly repaired for a water leak when we moved in (2013), it slowly deteriorated the washing room drywall and created black mold and leakage to the master bedroom into the carpet that was noticed in (2015). When asking for accommodations for an offsite stay (motel or hotel) during the repair, we were yelled at, threatened with legal action and berated. Please note, there were numerous "house inspections" during the period of 2015 and 2016 by the Homes4Lease employees. It would have been presumed they would have noticed a black mold issue. This group is a setup to intimidate, harass and use scare tactics to get you to pay much more than needed. They use an LLC to cover themselves in the event someone sues them. This allows them to drop the LLC and rename under a different LLC. Update and NOTICE: After leaving the above review on Homes4Lease Google search result, I was contacted via phone by a "Donna" and was questioned why I would leave a "wretched" and "awful" survey. The verbiage used by "Donna" was to question me why I deserve my rental history information since I gave them a poor survey. We rented for 2 1/2 years and had no problems while living there. We called them out 2 times for small repairs. We gave ample notice, over 30 days that we were moving due to buying a home. We cleaned everything and made it look better than it did before moving in. We were just told that they were keeping 1,100 of our deposit because they said they had to do some painting and get this...the shrubs needed trimmed. We made sure all holes were patched where tvs were mounted, shampooed the carpets, and mopped the floors. Even after raising our rent over $250 we continued to rent from them. Homes4lease was referred to us by a REMAX Realtor. I had done quite a bit of online research looking for a rental house from over 2500 miles away. Initial interaction w/ this company and with John was positive - emails and voice mails returned right away. Once they received the 1st month's rent, deposit and a signed lease, the communication wasn't as consistent and the customer service went downhill fast. My spouse completed the initial "punch list" alone. When I walked through the home - less than 2 weeks later - I noticed negative things about the rental home and telephoned homes4lease repeatedly, requesting they come to the home to conduct a "walk through" with me. After 4-5 telephone calls, 2 emails, 2 messages and 2 voice mails, I finally spoke to Ray and requested he meet me at the home. Granted, I was late - literally by 1 minute, according to my car clock - but as I pulled up to the home, Ray was pulling out of the driveway with the intent to leave. No voice mail, no call to me or my husband. I waved at him and he stayed. Ray is the same man that made my husband wait for 7 minutes in his office. My husband had to listen to Ray talk on the telephone with his friend, trying to get Oklahoma City Thunder game tickets. I pointed out various things that weren't done in the home - none of the cupboards were cleaned - we found mice droppings, cookies, hair, dirt, Q-tips, hair pins, and a dehydrated chicken nugget in the cabinets. Cigarette butts littered the exterior as well as the former tenants' children's toys. I pointed out that the doggy door didn't have plexiglass and that's why mice came in. I pointed out the broken window, the missing stair baluster, the rotted out cabinets, the holes in other cabinets, and the fireplace full of debris. Ray's responses to me were, "I didn't know about that", "this is a rental house" and "we don't babysit our vendors." It's almost 3 weeks later and the only thing that has been rectified is that the house cleaner came 2 days after my "walk through" with Ray. She did a great job, we tipped her - for a job that should have been done correctly before we moved in - and she confessed to my spouse she didn't clean the cupboards the first time she was here. Motto: if you do use this business for leasing a home - make sure that you do a complete "walk through" with them - before you sign any papers and give them any money. Also follow up with them every day, once they have your money, they won't return emails without constant follow up calls. I will not recommend them to anyone we know. Rented from Homes 4 Lease when I moved from California. They worked with me in determining what property would best suit my needs based on budget and location to my work. I never had issues with getting problems resolved, however I didn't have many issues with the house. They did keep a portion of my security deposit upon move out, but it was on par with what other companies I've rented from kept in order to get the house ready for the next tenant. Had to make emergency exit though as mold came up through the walls. They expected me to live in the house and finish the last 4 months of my lease while they dug out the walls and sprayed kill and toxins all over it. I refused as that is not healthy or safe for me and my body and because of that they refused to give me my security deposit back. I have always been a great renter and paid the rent EARLY every month and kept everything in tip top shape. None of that mattered to them, they did not care about my health. This was the absolute WORST experience I have ever had with a rental home/company. When we first rented a house from them we were never told about a rat, roach, and horse fly infestation the house had. In the heat of the summer I was pregnant and our AC went out. It took them almost 3 months to fully repair it. We caught 3 HUGE rats in our home, they had chewed wires, our dog food, got into our shelving and the walls of the house. The plumbing was always broken and anytime there was a complaint from us we were talked down on like we were the ones who made the rats and bugs appear? DO NOT GIVE THIS COMPANY YOUR HARD EARNED MONEY! They also took all of our security deposit claiming we had "large trash" to take away when we left that place looking better than before we lived there. They did take $100 for late fees as I was on maternity leave and was late on rent by 4 days but that wasn't the problem. We were told we could hang pictures/tv on the wall so we did and they took money from that too. The house smelt disgusting and the vents were full of rat poop and insulation, which we did in fact breath for 12 long long months. They took $312.50 for a cleaning charge when we cleaned that home perfectly and I have proof they didn't clean the roaches, and rat poop up before us moving in. ( we did that ourselves) They charged $250 for interior painting which is ridiculous as I have pictures before and after we moved in and nothing was painted before we moved in. Also a $275 fee for "general make ready" which I'm not sure what that even includes? Also a "rent balance" of $38.50 which I don't understand since we paid our late fee and also the rent in full. We left 2 blinds damaged from our dogs and they charged us for that when we paid a $200 pet deposit which could've easily covered the cost of said damage. We leased a property, while we were living out of state, in Edmond for a year while looking for a home to buy. Chad Skinner was our agent and working with Chad was wonderful. The house was in really good shape and clean except for the cupboards. I cleaned before putting everything away and my soapy water came out very dirty. Other than that, we submitted a repair list but I told the office that none of the repairs were an emergency and they could send the maintenance guy over when he was free, which took a few weeks. He fixed everything and we never needed him again. We did the yard work and cleaned that house very thoroughly before we left and we received all of our deposit back including for the three pets we have. We also received a very nice letter from Chad thanking us for taking care of the property and leaving it in move-in condition when we left. The only complaint I have about the office staff is when I called for maintenance repairs we had lived there for 9 months already, as I said none of the repairs were an emergency, and yet I did get a snarky response from the woman who answered the phone because I waited 9 months to call for repairs. Not good for their customer service image. Just before I submitted my letter of intent to move we did receive a letter from Homes4Lease with a $25 rent increase, which is not surprising since the house was a rental and most rents increase after the lease period. read more

And they nickeled and dimed me on maintenance services which they charge an additional management fee to have someone come out. They tried charging me $100 to tighten some screws and replace burnt out light bulbs. You have got to be kidding me. CCM Management is where I do my business with now, and so far so good. It took them 30 DAYS to process the refund, of which they kept half, claiming they had to do repairs. Not ONCE did anyone go over there and repair anything on the house. I know because we still had the keys! And if they did, they would've been in violation of their own contract stating that they had to get persmission from the tenant before the owner or Agent entered the premises. My employment situation has remained fluid for the last few years, thus the only reason we are still renting from them. Constant billing mistakes, unwarranted late fees (when they misplace our payment) dozens of repair issues with our home that take days or weeks to resolve (including a sewer vent in the craw space that makes our place smell nasty) plumbing issues galore... The latest issue that prompted this review is that our hot water heater broke early Friday. They finally got a plumber out there at 6pm and did not approve it's replacement over the weekend. So my family (2 toddlers and my wife) have zero hot water all weekend. Neither of us have family here or many friends, so we can't just head over to moms house to shower.... Really inconsiderate of them. Oh, and last year our toilet backed up (roots in the sewer line) over Labor Day weekend. They never returned our calls on the emergency line and it took 4 days to get our toilet fixed and the shitty water off our floors. Then both our kids spent the next week throwing up; no doubt from the unsanitary conditions. They just plain suck. Stay away. read more

In the beginning they were prompt about returning phone calls and emails when we were interested in a rental property. After we became tenants all communication stopped, we would call them for assistance and would not hear back from them for days and when we did it was always a phone call and never directly to emails. After a few months I had an opportunity to purchase my own home instead of renting -First I (myself) found new tenants for my rental -informed homes4lease of my intent to move -had the new person apply to take over the lease -homes4lease accepted and the new couple moved in 2 DAYS after I moved out During this time homes4lease never returned my emails and when they would get back with me it would always be through phone calls but once again they were relatively prompt at getting back to me. They said that they happy for us, impressed how quickly we had found a new couple to take over our lease, and how easy we made it for them, and went on and on about how most tenants don't take the initiative to do all of the footwork themselves. They also instructed us that since there was a 2 day gap in residency that I should go ahead and pay the full 1000 dollars for that months rent (per their policy) and they would reimburse us the prorated amount for those two days along with our security and pet deposit within the next 30 days. Fast forward to 60 days later and I call to follow up on where our prorated rent and deposits are and after numerous phone calls and emails they finally respond in writing(after I demanded it in writing) stating that it's their policy if someone ends their lease that they lose all of their deposits and money held. SCAM - NEVER USE HOMES4LEASE they purposely deceive you over the phone so you think you are working with a reputable company that isn't trying to screw you over. If you do use homes4lease only accept their communication in form of email or regular mail, NEVER TRUST ANYTHING THEY SAY OVER THE PHONE. read more

At least I have a law degree and can do the paperwork myself--the damages estimate in my complaint is $75,000+. To add Insult to injury, Homes4Lease owners (John Terrell and Ray Callicot) wouldn't even offer to pay a dime for repairs to clean up after their own negligence. I live out of town, but witnesses say it was too disgusting for words. DHS had to be sent out, the appliances had to be thrown out as they were a bio-hazard. hello!we took a house on lease from them in april 2013 .location of that house was 8113 nw 84th st okc ok 73132 we paid one advance rent of 1350$ and security of 1350$.we lived there for 4.5 years and signed lease again n again.they increased rent every year and we were now paying 1562$. in 2015 my husband got some misunderstanding and paid them extra 50 dollar rent every month.my husband always went there to pay rent so i could n't know about it earlier and when i knew i contacted them to refund i even attached all the checks from every month bank statement to give them proof of extra money they did nt reply instead they started sending bills of plumbing services like 100$ for opening the kitchen drainer which took them just one min to open.i have all my emails still with me.finally we left this matter when they did n't reply because it was not easy for us to move at that time. then in feb 2017 we bought our own home like we bought a lot and construction process started.in may 2017 our lease finished and we signed a move to move notice i have proof of that.in july my husband went them to inform that we will move in end of aug and aug will be our last month.they did nt say him to Homes4lease has managed 5 houses of mine, some for as long as 5 years. Their performance has been outstanding. The longest one of my houses has gone vacant was 2 weeks and that was mostly because of the condition the old tenant left the house in. They certainly return my calls, especially if I call and ask for a specific person. I've made a point of getting to know the maintenance supervisor. On the maintenance issue, I do not believe I can get the work done for less than what they charge, especially since I am out of state. Yes, they mark up maintenance (usually 10%) but they told me in advance that they were going to, and they collect bids on large jobs, supervise the work and inspect it after it's completed. There's a cost associated with those services and I don't see how they could do it without being compensated. The 5% management fee certainly wouldn't cover it. On the security deposit issue, they are the owner's agent and I expect them to take a firm stand with tenants over damages to my property. And, if a tenant breaks his lease, they should expect to lose their deposit. There are costs associated with leasing a property (make-ready, lease commissions) and I certainly feel I should be compensated for those costs. That's why they forfeit deposits. If I'm unhappy, I call John Terrell or Ray Callicott. That's what every owner should do. read more

The company seemed good enough. Repairs were minor to the rental I live in. My problem was more with the home owner. H4L listed our house with access to the neighborhood pool. Last year when I went to use the pool I found out that you have to get a key which is provided once the HOA dues have been paid. I spoke with the president of the HOA and he informed me that the dues had not been paid. I emailed the office and spoke with the front desk several times last year between the months of May and July about the home owner not paying his dues for us to use the pool. Well finally the dues were paid but the pool was closed. I was very upset. My family paid our rent on time, have had no complaints, very minor maintenance issues. But yet our rent increased. We signed an extension on for 4 months, rent increased by $25. If my math is correct you multiply that by 12 and the dues should be covered. With a possible chance to renew for another year the home owner asked to increase my rent again. The owner didn't raise the rent for tax purposes since his taxes decreased by $40 so that can't be the reason. I can't imagine that Homes 4 lease has increased the price of their services in the last 6 months. So why must my rent increase? With hopes to use the pool this year, I started contacting the HOA again several times. He once again confirmed the dues had not been paid. I contacted the office again several times. The owner stated he needed an invoice. I forwarded the contact information to the HOA so he could get that. As of the 30th of May those dues have not been paid and the pool once again is open but unavailable. read more

Do not rent from this rental company. The customer service is horrible!!! I have rented a house for a year through Homes4Lease, I broke my lease 6 months early due to a new opportunity requiring me to move. I had to pay $200 for them to get the house back on the market, and pay rent until someone signed a lease. I understand having to continue paying my lease until someone else rents the house, but at the end of the 6 months after breaking my lease, I am finishing my lease up because Homes4Lease has not tried to rent the property. I put a sign in the yard with my own number and got multiple calls and showings compared to homes4lease zero showings. I even had my mother call the lease agent who said "I only work 8-5 Monday-Friday," and would not show her the house Saturday morning. My friend applied as well online and heard nothing back. Now that my lease is actually up, the house suddenly has multiple showings. I realize I am breaking the lease, but the customer service is ridiculous! Then when my lease did come to an end they tried to get more money out of me because I did not turn in a 30 day notice before my lease was up. I already signed and paid to move out 6 months prior. On top of all the move out drama, the house was a disaster. It was great when I moved in, and I was so excited. There was a bug problem shortly after I moved in for 9 months in that house that Homes4Lease said was my issue not theirs. The air conditioner broke, and I was told it was not their problem if I was running it below 74...which is ABSURD! There was a plant growing in between the wall and floorboard that never got attention. The list goes on and on, it was one problem after another with no service from the supposed "maintenance" team. Whoever owns the house, you are wasting your money. I could have easily gone and above and beyond what Homes4Lease does for you, and I have a full time job. I am beyond thankful to finally be done with them. If you plan on living a nightmare for the next year than yes, go with them. But be prepared...you've been warned. read more

Unfortunately I had no idea what to look for in a house and I paid the entire years rent upfront. even though I gave them my bank verification that the check was processing, they tried to evict me two days after I moved in while I was 6 months pregnant. When I went in to get it cleared up, the women of the office (especially Donna, who is in charge of maintenance and has consistently been rude in person and over the phone) bickered in front of my family and were the most unprofessional office I've ever seen, when one would leave the room the other would say something negative about her. One person lost my bank files and that caused a possible eviction for absolutely no reason, they came and knocked on my door telling me I needed to vacate the premises immediately. They nickel and dime you and refuse to do anything until you pay little fees, which they tried to charge me double for until I called and complained. They are SO unorganized over there. They are charging me for the utilities from before we ever even started renting. They had bragged about the new paint job that they had done, but once we moved in we realized the painters didn't clean before doing a half assed paint job and there were dead roaches, dust bunnies, and other debris under the paint and around the baseboards there are dust bunnies that cannot be removed because they are stuck to the wood from the paint. Not to mention the windows are COVERED in paint and look trashy, painted shut, can't be opened as designed, and also can't be locked as designed but can pop right out of the pane. There are serious structural issues with this house which has allowed a mouse infestation to ensue, bugs everywhere, and they are as slow as physically possible to get anything fixed. I will NEVER rent from this "agency" again and I suggest everyone else do the same. Please do not rent from this company, I promise you will regret it the minute something goes wrong. I rented with Homes4lease for 1 year and 6 months, when I first received the keys for the townhouse, I wrote everything that are not working including stains in the carpet. I never been late, I call them anytime I have a problem with the AC or toilets or other issue. I asked them to clean the stains in the carpet when I moved in, they told me that the owner does not want to do that. I said fine. After, I gave them 30 days notice, cleaned the townhouse, even painted the walls with the same paint to keep the room clean. After a month, I received a letter saying that the owner cleaned the carpet from the stains for around $ 227, changed bulbs, door knob, air filter, window shade for about $ 480, paint the rooms for $ 127 and cleaned the kitchen for $ 97...... anyway, they used my $ 800 and I have to send them another $ 37. I was pissed, I went to the office and sat with Barbara to go through the repairs. We both found out that most of the charges were in my move in papers including the stains in the carpet. Barbara, told me that she will talk to the owner and get back with me. After 2 weeks, I received another letter stating that I was reimbursed $ 187 and they forgot to ad more repair charges from when I was living there and calling them because the shower was not working or the sink clogged. FYI the sink was clogged and the plumber showed up and find an old rusted screwdriver, it has been there for years and I told the plumber to let them know that way they don t blame me. they also charged me for a plumber visit which I never remember. In the end, my $ 800 is gone and I have to send them this time $ 75. I was laughing, I could not believe how this guys and this company is a joke. I went to the court and filled a civil suit against them. I ll keep u advised about the results when its over. I was able to settle with management. Problem solved. read more

**Please save yourself money. Do NOT call this company. First they want your Social Security number and a 40 p.p check just to SHOW you the place you have viewed online. The ONLY place they had worth looking at for us was not what the pictures showed online. The wallpaper was coming off in the bathroom. The shelves in the kitchen were all out of the cabinets. And the paint job in the bedroom was awful. When we asked about fixing these things,they said that it would be at our expense. Really? But we r not buying it , only renting. So we wrote the idiot a check, JUST for showing up . I told him we weren't sure about the property we will call you and let you know in the morning. ----I just called and told him, NO we do not want the place., Please do not run our credit and can we please have our check back (longshot I knew!) . And he said he already ran our credit. BS, because I called at 8:00 am and their answering service was still picking up. I called back at 8:10. I believe this company to be a legal theft operation, in some cities they call them SLUM LORDS. All they do is steal your money on the promise that once your app is approved with them , you can rent any of their properties. HELLO, they don't have that many. Just deal with owners and with apartment managers on your own. It cost us 80.00 to find out how criminal these people are, and their company policies , should be against the law. read more

My husband and I had a great experience with Homes4Lease. We were only 3 months into our year lease when my husband got word he was being deployed. They were very understanding and promptly refunded our deposit to us in full. They also had a repairman out within hours of calling when we had problems with our air conditioning. If we are stationed in Oklahoma again, we will only rent from this great company. read more

I'm a out of state property owner. While the arrangement started out great, it declined rather rapidly. It came to a end in July, 2016 after a neighbor contacted me telling that our adjoining fence was being held up by trees that had sprouted and grown large enough to hold up fence panels! My neighbor and I replaced the fence. It seems the posts had all rotted. When I called Homes for Lease and told them to get the tenets to clean up the trees. I was told a review of the propery had recently been done, and the trees were "mature" so it would be my responsibility to remove them. I asked about the "inspections" and was told they were done twice a year. As a result of these bi-annual inspections, I was never told about the trees, the fence, or other problems with the property. When I told Homes for Lease that I had contracted another property management company to manage my property they tried to hold me to a 30 day notice! (tried being the operative word). I would NOT reccommend this company to any property owner. you would be better off in the long run to find another comany. read more

I want to begin this review by stating that Homes4Lease will seem like the perfect company to lease a house from. That is the perfect company until you move in. Mr. Terrell, sp?, who I think is the owner or manager was very helpful at first. I moved in and then lived in the home for over a year. When I moved in the house was dirty and the yard was horrible. I documented everything and cleaned up the yard. In the past I was not the type to gripe or write a review, but that has since changed. The real adventure come when I was nearing the end of my lease. At the time I was a single dad who had my child living in the home with me 50% of the time. One night I had an individual knock on my door who made me very uncomfortable. I was even more uncomfortable because my child was with me and I was worried about her safety as well. Immediately I called the answering service. After never receiving a call back I called the office the next day. Finally, Mr. Terrell called me back. Instead of apologizing for the hassle he immediately said he was not responsible for the advertisement on Craigslist that caused the late night knock at the door. After looking at his file he realized that he had posted the advertisement. Instead of offering to remove the advertisement he just told me to call the cops. He was not sympathetic to my cause at all and would much rather have me call the cops. Never once did he offer to remove the advertisement. He even tried to claim someone made a dummy advertisement based on his advertisement before he realized that it was his own posting ID number. This infuriated me because he tried to lie about posting the house on Craigslist. On numerous occassions I received late night knocks at the door for rough individuals. I would call the answering service and would get no return phone call from Mr. Terrell. Finally, I wrote him an angry email regarding how I was displeased with the fact that he was unwilling to do anything to help me out. Instead of calling and apologizing he said he did not have to jump as high as I requested and that he refused to speak to me at that point. I called the office and had the pleasure of speaking with Dale. The conversation I had with Dale became very heated and he even hung up on me. Safe to say I was livid! Dale called back the next day apologizing to me saying he lost his cool and I apologized to him. However, they never removed the advertisement and then someone did make a dummy advertisement. Therefore, I worried about the safety of my child and Homes 4 Lease DID NOT CARE! I moved out of my house three weeks before my lease was up because I was worried about the safety of my child. Dale contacted me and said they had somone that wanted to rent the house I was living in early and said he would pro-rate my rent if I moved out early. Never once did he say that my rent would be pro-rated from the point the new tenant moved in. He led me to believe that I would get my last weeks rents back. Then I met with Ray on a move out inspection. Ray informed me that I would not get that much rent back and that there was a strong possibility that I would not get any money back. I was furious and called Dale back about the matter. He denied ever telling me that. I told him I would not have been willing to give him the keys early if I was not going to get any money back. Once again, I was lied to and guess what....I GOT NO MONEY BACK! After moving out I waited my 30 days regarding my security deposit. I made multiple attempts to contact Homes4Lease about my money. Deep inside I knew they were going to rake me over the coals because of me griping at the end of my lease. Guess what...THEY KEPT MORE THAN 50% of my security deposit even though the house was much cleaner than when I moved in. Add that on top of the fact I got no money back from moving out early even though I was lead to believe I would. I would not recommend anyone leasing a home from Homes4Lease. Once they have you locked into a lease they do not care about you at all. The only person who cares is sweet Barbara. She is their accountant and has to apologize for Mr. Terrell and Dale all the time. When I spoke with her she apologized and I asked her to have Dale call me back about arguing about the last weeks rent again. Big surprise Dale still has not called me back. I hope that no one has to experience what I did with Homes4Lease. Their lack of care for my daughter's safety proves to me that they do not care about anyone or anything! I hope they take my review and look at it as a way to improve instead of getting mad, as they normally do, and refusing to see what the actual problem with their company is. read more

If I could give this company less than one star I would. We have had nothing but bad experiences with them. We lived in one rental home for 2 years, with the only problems being home repairs (which took multiple calls). After the 2 years we left and 2 months after that never received our security deposit. We had to call them multiple times, only to find out that we were not getting our security deposit back! On top of that they wanted us to pay an extra $225 for cleaning. They charged us for cleaning for 9 hours at $25/ hour. Then they told us they had to replace a door. Upon driving by the property I noticed the door was not replaced. (That one cost us $450). The people here and the home owners are nothing but a hole in the wall office with rats living inside. They want nothing more than to get your money and then some. This company is in business to make money, period. They don't care about satisfaction of their customers (Renters or Home owners). I have had more issues than I can count with this company as a renter, and their business ethics in terms of billing for "services" is unethical at best, and criminal at worst. DO NOT rent a home from this company, nor would I recommend home owners trust this company to manage a property. read more
