As a property owner/manager myself in Illinois I am completely disappointed in their practices. Upon my daughter fulfilling her lease we had her apartment professionally cleaned and everything was in perfect order upon our departure. She was charged a 5.5 hr cleaning fee, charged for all service calls that were made during her tenancy, furnace filters, light bulbs, and a dumping fee when nothing was left behind were also charged. This company is taking full advantage of our students. One of the joys of renting is not having to be charged for a service call if items that were provided become inoperable.

They just…read morewent up on rent 100 a month "do to utitlity increase" i called all utility providers for my Apt (opportunity drive & Vintage hills area) and asked how much utilities went up in the past year. All of them said none except for tv and it was $5/month. So $60 a year increase overall but they're collecting an extra $1200 a month off just me. There's over 100 units but we will use 100 for easy math. That's $120,000 a year extra that they're pocketing because of "utilities" I called them out on it but they said I was lying and that wasn't true and wouldn't really speak anymore about it while I had them on the phone. The side of my building had moldy green algae for over 2 years. My floor has glue coming through the cracks, it collects dirt hair trash etc. socks stick to it when you walk across. I called and told them I was done cleaning the clue (which had to be done every two weeks) and they told me that the glue issue was the builder's responsibility. I haven't had grass in my yard since I've moved in which is a nightmare in the winter time especially having a dog. Oh and anyone that can be forgetful about paying something on a particular day beware when they say rent is due the first there is no grace period on that. If it's not paid on the first come the second day of the month they're charging late fees. if you rent from them I recommend auto pay

The inside of the apartment is very outdated, including all the kitchen appliances and the bathroom. I was fine with it since the rent itself was inexpensive. However, the heating and cooling units were very old which caused the monthly electric to be very costly. Definitely not worth it. As another persons review said, the walls are paper thin. I could hear any and everything my neighbor was doing which was terrible and creepy honestly. The biggest disappointment I have with venture properties is that after complying with the instructions to move out, only HALF of my deposit was returned. Do not rent from this business unless you intend to be taken advantage of.

This is my FIRST apartment and I couldn't be happier with it. When I seen the 2 star rating I knew I had to leave a review because this place is definitely worth 5 stars. The owners are so very nice. They are an older couple and really take pride in the apartments they provide. Before each person moves in, they are professionally cleaned. TO MILITARY STANDARDS. I have a 1 bedroom 1 bath and all amenities are paid except for electric/internet. AND, because I rent with Venture properties, I get a DISCOUNT on my internet... and cable comes free. I got my first electric bill in the mail and it was 37$ INCLUDING INTERNET. I was so happy about that. We really try to keep the lights off and save energy as much as we can, but that is still very cheap. Since it's cold we've been blasting the heat and I really thought it was going to run up the bill since we have the one "hotel style" wall ac/heating unit in the living room. I was worried it wouldn't work well but that thing really heats up this apartment quick.The apartment has a washer and dryer which is FANTASTIC. I was dreading having to rent something that had an on site laundry mat. It also has updated appliances including a microwave, stove, and fridge. I looked at a few apartments through Venture and they all had hardwood floors throughout- I got lucky and snagged an apartment that has carpet in the bedroom. As a girl, I was of course a little afraid to move out on my own because people can be horrible. But this apartment complex makes me feel very safe. There are alarm systems in every apartment and it costs 20$ a month extra when you pay rent. Totally worth that, but I don't even PAY FOR IT because I feel that safe. There are security lights everywhere not counting the porch lights. Besides, Murray's crime rate is so very low, and nearly every renter in this complex is a Murray State student. We aren't ALL students though. I have seen a couple of elderly people that live across the way. I pay 450 for rent and I paid 150 for electric on a high month. For around $550 You can have a very nice apartment. There is a deposit.. I think it was 450 since we have a 1 bedroom. If you move in mid month, rent is prorated. I only paid the deposit+ like 122 for rent for a prorated 2 weeks or so. that helps with start up fees... you don't have to pay an entire month's rent up front. Other apartments in this area for less than 500 were so scary and dirty. Do not bother with COLEMAN REAL ESTATE. They do not care what the condition is when you look at the apartment. I was shocked at how disgusting and ghetto some places were that they sent me to. The Oaks Apartments were very disappointing and assume all of the other apartments in that area would be the same way. I would have been terrified to walk around barefoot in my own apartment and would've had to install extra locks on all the doors if I had rented from there... I literally get to school in less than 5 mins. Everyone is very quiet and keeps to themselves. I've been living here for a month and haven't heard anybody be loud. There is plenty of space for parking. NO BUGS. The bathrooms are nice. The showers are big. I am a little spoiled and am used to having a large bedroom and have a very large queen bedroom suit. I was afraid it wouldn't fit into the bedroom but with everything in there, I am surprised at how much room we have. Oh, I live with my boyfriend and there is enough room for us both to have everything here... it's a pretty good sized place. I believe they have other properties besides Venture but don't know anything about them. I bet they are fantastic just like these. CLEAN. UPDATED APPLIANCES. SAFE. SPACIOUS. GREAT LANDLORDS. CHEAP RENT. THEY take care of the mowing/weedeating. Nearly every amenity included. It was MOM APPROVED... can't get much better than that. I love living here and would HIGHLY recommend it to anybody. EDIT****************** I recently had an issue with my washer not working properly. They came right over when I told them there was an issue with it and it was fixed by the next day. They were very nice about it and got it done QUICKLY. That's good management.

I was apprehensive about purchasing a property so far away from my home, but Team Spann made the process effortless.     rented an apt with this place and would never do it again. They have terrible customer service…read more First of alllll they told my roommate at the time he had an apt for her then rented it to someone else so that's shady #1 second of all there was spiders all the time. I'm talkin I would find a spider every week, doubt they sprayed for bugs cuz there's loads of em. Found a brown recluse in the glue traps. And the glue traps were set out because ... you guessed it .. mice saw once scurry across the kitchen. Don't even get me started on the washer and drier!!!! Here I go ... the drier did not dry any of our clothes sooo we had to run it 2-3 times and the clothes might still be a little damp. They said our washer got the clothes too wet. Then they tried to fix the drier and they took out a vent and the whole bathroom felt like my own personal sauna? I mean saunas are cool but I want to do my make up without lookin like I just ran a half marathon... another time the washer leaked somehow??? And water flooded the bathroom floor so that was fun to clean... good bye bath mats .. And number 4 of my list: the back porch........ I think it could fall apart at any min .. js... y'all just need to reduce some things and stop being cheap... also our refund check should come sooner than 60 days that's ridiculous and the fact we have to be all there is too when I live 2 hours away... aka gas money, waste of time ... there were many other things broken outlets, toilet not properly attached, y'all just think about this thanks

She first said I didn't give a deposit so I sent my banking information which proved the dedication for deposit. She said they would send it out via check. Almost 2 months later, I still have received nothing and she became defensive and combative when I told her this was unacceptable. She was ignorant on their policies and only continued to accuse me of being wrong. Stay away from Anything with the Garland name in it!!!

I have asked repeatedly for the last 5 years... being very patient... to please clear the blockage in front of the drainage ditch on there property so that when the rains come in strong it will flow instead of backing up in the ditches causing a water jam to flow across the street backing up our ditches that flow into there water drain pipe... in turn backing up water across the road onto my lawn sometimes reaching my porch. I have been clearing the drain on my own in a pour down for the last 14 years and am now tired of doing it. Its on there land and is there responsibility but will do nothing. Ms Garland came out a month ago to look but still does nothing. Like I say... they dont care about there neighbors with whom they build there rentals. Renters abide but landlords do not.... I would give a zero if I could. Looks like a court date may be in the making!!!
