I rented my very first apartment with venture properties not exactly knowing what to expect, but I was overall disappointed with the experience. The inside of the apartment is very outdated, including all the kitchen appliances and the bathroom. I was fine with it since the rent itself was inexpensive. However, the heating and cooling units were very old which caused the monthly electric to be very costly. Definitely not worth it. As another persons review said, the walls are paper thin. I could hear any and everything my neighbor was doing which was terrible and creepy honestly. The biggest disappointment I have with venture properties is that after complying with the instructions to move out, only HALF of my deposit was returned. YES this is a long review because I hate when reviews lack information. This will be VERY INFORMATIVE! :) I am a freshman at Murray State and live off campus. This is my FIRST apartment and I couldn't be happier with it. When I seen the 2 star rating I knew I had to leave a review because this place is definitely worth 5 stars. The owners are so very nice. They are an older couple and really take pride in the apartments they provide. Before each person moves in, they are professionally cleaned. TO MILITARY STANDARDS. I have a 1 bedroom 1 bath and all amenities are paid except for electric/internet. AND, because I rent with Venture properties, I get a DISCOUNT on my internet... and cable comes free. I got my first electric bill in the mail and it was 37$ INCLUDING INTERNET. I was so happy about that. We really try to keep the lights off and save energy as much as we can, but that is still very cheap. Since it's cold we've been blasting the heat and I really thought it was going to run up the bill since we have the one "hotel style" wall ac/heating unit in the living room. I was worried it wouldn't work well but that thing really heats up this apartment quick.The apartment has a washer and dryer which is FANTASTIC. I was dreading having to rent something that had an on site laundry mat. It also has updated appliances including a microwave, stove, and fridge. I looked at a few apartments through Venture and they all had hardwood floors throughout- I got lucky and snagged an apartment that has carpet in the bedroom. As a girl, I was of course a little afraid to move out on my own because people can be horrible. But this apartment complex makes me feel very safe. There are alarm systems in every apartment and it costs 20$ a month extra when you pay rent. Totally worth that, but I don't even PAY FOR IT because I feel that safe. There are security lights everywhere not counting the porch lights. Besides, Murray's crime rate is so very low, and nearly every renter in this complex is a Murray State student. We aren't ALL students though. I have seen a couple of elderly people that live across the way. I pay 450 for rent and I paid 150 for electric on a high month. For around $550 You can have a very nice apartment. There is a deposit.. I think it was 450 since we have a 1 bedroom. If you move in mid month, rent is prorated. I only paid the deposit+ like 122 for rent for a prorated 2 weeks or so. that helps with start up fees... you don't have to pay an entire month's rent up front. Other apartments in this area for less than 500 were so scary and dirty. Do not bother with COLEMAN REAL ESTATE. They do not care what the condition is when you look at the apartment. I was shocked at how disgusting and ghetto some places were that they sent me to. The Oaks Apartments were very disappointing and assume all of the other apartments in that area would be the same way. I would have been terrified to walk around barefoot in my own apartment and would've had to install extra locks on all the doors if I had rented from there... I literally get to school in less than 5 mins. Everyone is very quiet and keeps to themselves. I've been living here for a month and haven't heard anybody be loud. There is plenty of space for parking. NO BUGS. The bathrooms are nice. The showers are big. I am a little spoiled and am used to having a large bedroom and have a very large queen bedroom suit. I was afraid it wouldn't fit into the bedroom but with everything in there, I am surprised at how much room we have. Oh, I live with my boyfriend and there is enough room for us both to have everything here... it's a pretty good sized place. I believe they have other properties besides Venture but don't know anything about them. I bet they are fantastic just like these. CLEAN. UPDATED APPLIANCES. SAFE. SPACIOUS. GREAT LANDLORDS. CHEAP RENT. THEY take care of the mowing/weedeating. Nearly every amenity included. It was MOM APPROVED... can't get much better than that. I love living here and would HIGHLY recommend it to anybody. EDIT****************** I recently had an issue with my washer not working properly. They came right over when I told them there was an issue with it and it was fixed by the next day. They were very nice about it and got it done QUICKLY. That's good management. read more

I lived in these apartments for a little over 2 years. The landlords are hateful and rude. They don't care about the people who live in the apartments; they just care about money. I had to call multiple times about the same maintenance problems because they wouldn't actually fully fix them. They blamed the things that were broken/not working right on me when none of the things breaking were my fault (dishwasher didn't properly work, fridge leaked inside, had bug problems, the weather strips had holes. When I moved out, they informed me that "they did periodical checks while I was gone to make sure I didn't have a dog". The apartments are fairly nice and the neighborhood is mostly quiet, but the landlords make the apartments not worth it. I wouldn't ever recommend renting here. read more

RENTERS BEWARE!! Greg and Rida Williams are rude unethical people. The couple that owns it are unstable and violent. I wasn't late a single time on rent in a year. In the second to last month of my lease the lawncare people ran over me and my girlfriends plants so I called the front office. The lady, Rida, picked up the phone and without any hesitation told me she didn't want to hear anything from me and it was our fault for having plants out. She said "she had seen that the plants were where they shouldn't have been" which is an outright lie. I was thrown off by her comments because there isn't any plant designated area in the lease or that we were told about. She continued to tell me how she had intentionally let them destroy my property. After the rude bipolar woman stopped yelling at me she hung up the phone. When I called back to see where we should put our plants she told me if I called again she would "call the police on me for harassment". I was making my phone call from work on lunch. I guess the fact I called back upset her because 2 grown men started beating on my door. My girlfriend was the only one home and when she opened the door they starting yelling 2 feet from her face. Not only was this in the middle of the covid pandemic but two grown men (one of which is the owner) should not be screaming at a 100 pound girl. The owner told her to "shut up!", "get out", they told her they would come in the apartment any time they wanted, they called her names, and the even tried intimidating her by saying he retired as a cop in Calloway and he knew all the courthouse and that he would call the police immediately if she made any retorts. When I got home from work she was so worried and anxious about what they might do. In most places screaming profanity and threatening someone until they fear for their safety is criminal however the complicit Murray/ Calloway police said it was a civil matter. I am sure if I had shown up to the front office and started calling them names and yelling profanity the police would have shown up and it would not have been a civil matter. The city of Murray even has ordinances against being belligerently rude yelling in your face so it makes me wonder why the police only work one way. There are plenty of laws, even KRS laws, that they have broken including voidable material in the lease, retaliatory actions, harassment, intimidation, they even broke into my apartment with no warning before the lease was up. This is only one example I only called the office 3 times in my one year and every single time was a hassle RENT ANYWHERE ELSE!!! read more

I think that it is good that many people write what they experienced while living in an apartment complex, but I don't think that someone who has lived in the apartments for a couple of months, or even 6 months, can give an accurate and detailed picture of the pros and cons of living there. I lived in these apartments for 3 years. I will give an honest review of my experiences there. I give Venture Property Management a 2.5/5. Pros: The area is quiet. The apartments are very clean (my fridge, dishwasher, oven, and cabinets were dated, but that didn't bother me). Apartments are near MSU. Cable is included in rent. Cons: The owners have poor communication skills. They don't respect tenants. Extra $10 for each day your are late on rent. The heating /air unit is not efficient. The walls are very thin. They created a lot of rules that were not in the lease. When I first met with the owners they were really nice. After a while, I realized that they act this way only to get people to rent their apartments. You will see their true sides if you stay long enough. They do not know how to communicate with tenants effectively without getting very defensive. Whenever I would ask some question they always seemed so annoyed with me for even asking anything. My friend, who was also a tenant, experienced this kind of behavior. If you ask them about something they will answer you defensively and in a sharp or sarcastic tone. One of the owners said some things about another tenant who lived there. That tenant was my friend, but the owner didn't know. They are very unprofessional for talking about one tenant to another. Because of the way they communicated with me and others, I avoided the owners at all costs unless I had some serious problem. I did have some issues with my heater. I had to call them a couple of times before they did come fix it. Because I made sure to avoid the owners, my time there was good. It was so quiet there around my apartment. The other tenants rarely had parties where I lived. It was the perfect atmosphere for me to study. My apartment was clean when I moved in and when I moved out (I received my entire deposit back ). There weren't any bugs in the apartment. That was a huge plus. I was not going to live in a dirty place with bugs. The size of the apartment was standard for a one bedroom I suppose. I did hate the fact that the heating/air unit was so inefficient. In the winter my bill was so high. The summers weren't too bad for me because I rarely turned on the air because I am always cold. My apartment would either be too cold or too hot. It was impossible to get the right temperature because of the type of unit they have installed. In addition, the walls at my apartment complex were super thin. I could hear my neighbors using the bathroom, talking, watching t.v., fighting, having sex, etc. I managed to disregard those things because of the other positive things about living there. It was more annoying than anything else. The other tenant who wrote a review on here mentioned that they are very strict about certain things and that is true. When I was there, we all received notes from the owners pretty often. One note was about how many guests could stay, the next note about smoking, the next note about not burning candles inside the apartments, and many other rules were created that were not in our leases. I always abided by the terms in my lease, as should everyone, but I didn't like the fact that midway in our lease we were presented with new rules that were not agreed upon by us in the beginning. My lease didn't say I couldn't burn candles, so I burned candles. If you live here, you will probably experience what I did with the new rules. I was only late with my rent a few times during the 3 years I was there(Never more than one day for me). Actually they always said that I was one of the few tenants who paid on time consistently. I understand that people sometimes forget to pay their rent on time -we're humans, it happens. (Or some people don't get paid on the day they are supposed to.) I wish they were a little understanding about that. But they are not like other apartment owners in Murray who have grace periods. My advice for those who are forgetful -don't be. If I had to live in Murray again, I would never rent from Venture property again. Not because of the condition of the apartments, but because of the poor communication skills and lack of respect that the owners have for the tenants. They do not care about you as a tenant. You are just a rent check to them. I would pay much more to not have to deal with the owners. My advice to people who are thinking about living in these apartments is to first look for an apartment somewhere else in Murray -look really hard. Check out the apartments near one-bedroom land, Duiguid Dr., the Business building. If you cannot find anything suitable then rent here, but avoid the owners. Warning: Do Not Move Here! I lived within Venture Property for 5 years. First, let me start by saying that I was given notice of a noice complaint when I went into the office to pay rent and was later to by the people who run the place that it was actually the neighbor on the opposite side of me. They never addressed the misunderstanding. Then, a neighbor threw their trash on my back patio and arrived to a note stating that I need to take care of it, despite there being camera's (nonfunctional) throughout. They never addressed that. I ask multiple times to have my leaking dishwater serviced to which they never seemed to fix, so I settled for a towel in the front of it. Had a leaking ceiling in the bedroom. I was accused of smoking in my apartment because someone saw a friend smoking outside of my apartment. When it came time for me to leave, I was told that it took 3 days to clean the apartment, despite me only leaving the baseboard to clean. There was paint chipped off the front door due to moving my furniture out, but ehh, didn't seem like to be anything catastrophic. When I called to ask about this information, I was told they had to clean the baseboards, dust the top of the cabinets and paint over furniture marks on the walls. Long story short, I'm out of $680 due to the horrific conditions of the apartment to which they were unable to explain when I called. I was told that I was her "breaking point" due to issues of other tenants. What their issues were with other tenants should have absolutely NOTHING to do with someone else. How unprofessional is that. They will keep your money at all cost. There have been so many people who post about not receiving their deposits because the owners say that the apartments aren't cleaned, that I believe it is their way of "scamming" people out of their money. A friend and I cleaned my apartment all day before I left, and she said that it wasn't up to "her standards," maybe mine, but not her's. Wow! I was floored! My friend was on the call when I called them about their so called "concerns" of the apartment and heard that they could not explain when needed to be fixed besides what I stated above. I can not emphasize that enough, they just want your money! These owners are very rude and lack basic dignity and respect. I was going to move into a 2 bedroom from a 1 bedroom for the purpose of space, HOWEVER; I sat down with owner, told her that I was starting grad school somewhere else, and she agreed that I did not have to take the apartment. When I called about my deposit, I was told that I would not receive it back because I did not give them a 30 days notice. I NEVER LIVED IN THE APARTMENT AT ALL TO GIVE A NOTICE!
