We read the procedures and took care of the cleaning, carpet cleaning with receipts, lawn mowing, trimming, fertilizer, power washing ,and drywall patch work. That being said it cost me $1000 dollars for less then 100 sqft of painting(states $1.75 a sqft of paint and not to do on your own due to paint match) ,lightbulbs and air filters? I would highly discourage anyone from renting and working with this property management company. They have shady business practices and rip you off. Employees don't communicate with one another and give conflicting information. They make you pay professionals to clean the carpet and even to have something as simple as having an air filter replaced by a company when moving out, which we did, and then even after providing invoices as proof they still want to deduct that from the deposit refund owed. The place was not clean at move-in. I had to dust fan blades myself, clean the inside of the dirty washer, clean off the back concrete myself at move-in and even though I cleaned it and left it in WAY better condition than I moved into, they want to deduct over $700 from my owed refund. Beware of moving into any property managed by homeworx. I have had a roach infestation since I moved in and have put in too many maintenance requests to count. The problem is still incredibly relevant and the only thing that they will do about it is tell me that "the person who lived here before you was a slob". Basically it's not their problem because the part tenant was a slob so I have to pay for her mistakes. I have talked to other tenants and they have roach problems as well. I did not have a P trap in my shower and had to finally tell them that I was going to the health department before they did anything at all to fix the problem. The plumbing is a constant problem but it is excusable as well because "it is an old building and that's just what happens". My shower floods over with sewage waste and water and even dead animal blood. My toilet will not flush some nights and the maintenance team is doing their best but the manager will not even answer my phone calls anymore. If I could rate this company with a 0 star review I would. It has been the worst experience of my life and I will constantly warn anyone and everyone about how I have been treated here. read more

Horrible. Walked into my home when I wasn't there with no notice. They sent one email which ended up in my spam folder. Then proceeded to tell me that I would be charged if they couldn't change an air filter. The home I moved into had an insane amount wrong with it broken doors, dirty, trash left outside, broken washer, broken toilet that I had to fix myself w/ water turned off to that toilet, trash in garage, broken closet etc now has broken garage door. Paying 1500/month or so in a nice neighborhood in Edmond. Before moving in a tenant all should be in working order and clean. Moved in in NOVEMBER and stuff from my original maintenance request still isn't fixed. It's funny they tell me they have a good reputation but I hear from people coming to fix my stuff that they are horrible. GOOOD LUCK! ****update**** they did end up apologizing changing all of the locks and fixing my garage door after much complaining. I changed the stars to 3. Very frustrated experiences. When the first tenant moved out of our property, Homeworx told us the house was kept in a good situation. They recommended us to pay for the repair fee by ourselves, not ask the tenant to pay for it. We accepted because we were satisfied with the tenants, and would like to give their deposit back. After the new tenants moved in and we signed a new contract with homeworx, homeworx sent us a bill and said the previous tenant refused to pay the repair bill from their deposit. We were surprised. We thought we already paid everything for making the house ready and the tenants already got their full deposit. Then homeworx sent a new fixing list we never reviewed. For example, taking out the TV frame from the wall, or cleaning some areas no one thought it's dirty. Homeworx did it before the new tenants moved in. And finally this company successfully made the previous tenants paid 50% fee from their deposit, and we had to paid the remaining fee because breaking a new contract with Homeworx will make us lose lots of money. Homeworx is so good at this kind of operations. If you want to use homeworx to manage your property, please remember, homeworxs will keep charging you the monthly management fee once the tenants moved in. You can't stop paying them no matter how bad their service is. You must pay them until the lease ends. So we have to keep using their service. The second tenant has two big dogs which homeworx never told us before they moved in. The neighbors were scared by the dogs and called us. We asked homeworx to figure out what happened because we don't allow pets in the property. Homeworx told us the tenants said they are the service dogs, and said homeworx can't do anything about this. But they can check the house every 3 months and send us the pictures for review. We bought this service. So every time they sent us only several pictures of the house, which never show us the situation of the wood floor, the back yard etc. where we asked them to take a picture. We asked homeworx to take the pictures we need to see. But they never respond to our requests. We paid money, but never know the real situation of this property. We worried so much and refused the renew request from the second tenants. We also told homeworx we won't use their service after this lease ends. Once the tenants got the notice from homeworx, they run away immediately. Yes, they run away and gave us a fake check for the last month rent. Again, homeworx said there is nothing they can do. This company checked the house and told us it only takes a little more than half of the deposit to repair everything. Actually, homeworx charged the first tenant and us almost 2 months' rents to make the house ready. We don't trust them, and stopped working with them. We ask homeworx to give us the deposit back. We will use it to cover part of the rent we lost and the repair fee we will pay. Homeworx said the deposit fee can't be used to make up the rent we lost. It can only be used for repairing house. Since they said they only quote half of the deposit to fix the house, they will only return us this number, and the remaining deposit fee will belong to homeworx. It's their profit. We hired a new contractor to check the house. It's full of trash, the wood floor was totally damaged, very smelly, plants in yards are all dead etc. We need to spend more than $10,000 to fix it. So this is Homeworx, never help us to resolve any problems, tried everything to get money from both the landlord and the tenants, did nothing even the tenants run away without paying the rent, and refused to give us the deposit to make up for the loss. Let me start with I've rented a house from them for a year, a ceiling lightbulb was suppose to be changed before moving in. Still hasn't been fixed. HORRIBLE HORRIBLE COMPANY!! Do NOT rent from them. They will say all the right things in person then take 3+ months to fix things. We have been without a stove for THREE MONTHS and where lied to with regards to delays with maintenance techs. Was told by them that all companies are months out forAppointments due to COVID-19. The tech who came out today said they are only 1 week out and where not even contacted by Homeworx until 3-4 weeks after i put in the maintenance request. 1st excuse was they needed the owners approval which is a lie as the stove was under warranty and less then 6-8 months old. Then it was Covid related. Then the maintenance coordinator went on vacation. Etc etc etc. Nothing but excuses. We also had a ceiling light in the dining room short out. They replaced it with a new light fixture that my 5'4 wife hits her head on. Their response was that they could cut the chain links on the light to shorten it. I'm 5-8 5-9 and would still hit my head on it even if they took all the links out. 3+ weeks later and the light still has not been replaced. Homeworx is the property management company managing our leased executive home in Edmond, OK. Each time my wife and I have dealt with them, the staff is rude, unresponsive, and difficult to contact. Repair request (minor or major) are typically scheduled 1-2 weeks out and two of the three times we've scheduled appointments, the technician has failed to show up at all. It is in a prime area off northwest expressway and council. the communication is poor they do not return calls or communicate or live up to their promises. Homeworx is the worst property management company I have ever rented from. When you put in a maintenance request they get back to you in a week instead of 24hrs like their website says (even if you call the emergency number). We have put in multiple maintenance request and the owner of the property has denied every single one, from fixing the divot in the backyard, it would not drain water (we paid a $500 pet deposit for our dog not to be able to go in the backyard) air bubble in the floor, water heater issues, etc. Homeworx is the worst rental/property management company I have ever worked with. Avoid Tarah as your property manager at all cost, she's rude and immature. Secondly, the homes they property manage are so cheaply built it made bills extremely expensive (1200sqft house, thermostat at 70, Edmond electric bill +$400). Third, while living in a Homeworx property we lost hot water on a early Friday afternoon. I got in touch with maintenance but they never showed up. I called the emergency number that they give tenants (for reasons like this) and no one answered nor called me back until the following Friday. They will do whatever they can to pull the wool over your eyes until you sign your lease! Our owner of the home agreed to do his own maintenance, but only big ticket items. Therefore, many of our work orders, such a as garage door being broken, no hot water, plumbing clogged for a month, shingles dissipating, foundational crack through the living room, were ignored. We had to send in pictures of having no hot water (?) for them to fix it - tell me how to do that! Homeworx is HORRIBLE with communication and lost my contact 6 times within 1 year. On top of this all, they do not honor their 6-day grace period. I try to be a good human, pay my rent on time, and be somewhat unproblematic. No department at the office communicated with the other, so you better cc them all for everything! This was a horrible renting experience, I would suggest going somewhere else. I am writing this review to express my profound disappointment with the fence repair the I recently sought. I live next to a property that this company manages and their lack of effective communication, professionalism and sense of urgency has appalled me. It took Danielle Lewis one month to give me an estimate as to how much it will cost to repair the fence. I talked to her over the phone and she told me that repairing the fence was not an emergency so they put me on the backend of their "emergency" repair list. I express to her how urgently I needed for the fence to get fixed because I have a dog and I am afraid that my dog will be jumping from fence to fence because the other side of this rental property does not have a fence. The owner who owns the rental property is unwilling to repair the fence because the other person next to his house will not share the fence cost. However, this company is advertising this rental property next to mine as "it has a fence" when in reality the other side is completely missing. I have lived in my house for almost 3 years and the people who have rented this property next to my house never last. After experiencing first hand their poor treatment I can completely understand why the lessee's never last. The lackadaisical attitude displayed by the service provider left me questioning their commitment to their customers and the quality of their workmanship. It is disheartening to encounter such lack of dedication in a service that should prioritize customer satisfaction. While I understand that businesses may face varying demands, it is imperative to communicate these challenges effectively and treat each customer with equal importance. Danielle Lewis never once told me that the contractor who was giving me the estimate was behind due to all the storms nor did she told me that my fence repair was not an emergency. In conclusion my experience with getting my shared fence repair service has been immensely disappointing. The dismissive attitude towards my request, coupled with the excessively delayed estimate, has left me with little confidence in their ability to provide reliable and efficient service. I went into there office to pay rent with money orders and refused then filed an eviction for no payment of rent as they refused per thee owner that is a dentist somewhere in Edmond. the court documents say I owe one thing an then next they try to come lock me out prior to having a court order to do so. I moved prior to the court hearing and told them I was out even showed up there was major water leak that busted black mold under the house garage flooded constantly as I did my laundry the plumbers even stated that they need to fix the the system or it will keep failing. charged me for the remodel of the home since when I moved in it wasnt even ready. I turn off all my utilities and got a threatened email statin I had to keep my name on all utilities until the next renter moves in. don't go through them at all I am having my attorney handle things since I have the proof with multiple witnesses. read more

Homeworx is HORRIBLE. We moved from CA to OK in Nov 2020... Cristy, our property manager, was nice over email/text/calls. We drove from CA to see a house and finalize everything - as soon as she met my husband and I, her whole demeanor/attitude changed. Then when we moved in we addressed several items that were wrong with the house and she "made note of it". About a week into living there we had a water leak in our bathroom and instead of sending someone over right away, the owner of the house insisted on sending people over to do the work for cheaper... this meant almost 2 weeks of leaking before anyone came and the issue was fixed. You could see the wood floor separating and some mold in the master closet. Any time we had issues, Cristy "had to check with the owner" and he ended up coming to "fix it" himself. We had an issue with rent one month and when I called to see what was going on with their bank, I was on hold for 3 HOURS waiting to get through to someone... I was trying to get it resolved before I went to the hospital to be induced and have my baby. Nothing was resolved after 3 hours and I didn't hear from anyone for OVER A WEEK!!! Homeworx charges you for EVERYTHING - you have to work with their schedule and if you aren't available when they tell you they charge you to reschedule or cancel. We couldn't even use the cabinet under the kitchen sink, because again, a leak caused it to be moldy, wet, and reek of rot... a leak that was there prior to us moving in. After the weather got nice - mice started coming in from a hole in the garage wall and under the laundry room cabinets. We asked for it to be fixed - but we were toward the end of our lease. The owner decided not to work with Homeworx again, so our lease was not being renewed - so ALL of our maintenance concerns were just ignored. The day we moved out - Cristy tried to force us out by 1:30pm so she could do the final walkthrough before 5pm (the end of her work day). We refused - told her we have until midnight and we would not be done before 5pm. We just got the list of repairs and are not getting any of our deposit back... we were charged for weeds in the flower bed and chalk on the sidewalk... seriously!? We were charged for items that we has listed on our maintenance requests too! We were charged for disgusting water damage that their old, crappy washing machine caused, a doorframe that was damaged from weather and we asked to be fixed early into our lease... they charge you for everything, just do you don't get your deposit back. I would NEVER recommend Homeworx to anyone, nor would we use them again! read more

They manage my property in Edmond. They don't do as they say and are extremely rude! They hold prorated rent the tenants pay upon move in for over 30 days rather than running it at the end of the month. I refuse to use their maintenance crew after they messed up my guttering and overcharge for the service. This is the second set of tenants I have with them and I will not be renewing with them any longer after this lease is up.
