I became connected to Shanika through a recommendation to use Harrison and Coalition Properties from a friend. Shanika is knowledgeable about neighborhoods, real estate trends, and very well connected. Not to mention, has a confident ease and very personable. You can see that Shanika wants you to find your home, more than just make a sale. Early on, I said I was willing to look and live all over DC, but really wanted to stay in NW, love natural light, wanted a 2bd condo and near "things". (I don't have a car). Shanika listened to me, watched carefully when we went to see condos, started to underhand my likes and dislikes, and never made me feel silly with all my questions and lack of knowledge. We communicated regularly via text/phone and using a particular app, she was able to see they types of places I was interested in. I saw a condo that was going on the market in a few days, we saw it before it went live... and the rest is history. The Coalition Properties Team hand held me( literally) through the entire process. I was also getting EHAP/HPAP monies making it a bit more difficult. They were on it. I was so impressed and thankful. I also love that they work with and support many black owned businesses and contacts. (Shoutout to Tracey on the closing team at coalition, Kendall my lender, and Sheldon the inspector!) So, to say it long. I had a wonderful experience working with Shanika. I put an offer on and purchased my first condo. A 2bd/1ba in Columbia Heights. I'm a homeowner y'all.

    While I had the idea in my head for a long time, last year I found myself seriously starting to…read morelook at homes after feeling like I was in the right place financially and life-wise to take this step in my life. Brett and I knew each other growing up, and while we had not had contact in several years, I knew that he was a stand-up guy and I thought I would take a chance and engage him as my realtor as things began to get more serious. I knew from the horror stories of family members how these things can go wrong, and I wasn't sure if it was going to work, but hey...you have to start somewhere. Now I can say emphatically that this decision paid off in ways I could not imagine, and I was impressed beyond belief with the services that Brett provided during the time we spent looking for and eventually purchasing the home that is every bit as perfect for me as I could have dreamed. I had unique requirements. I was looking for something with some history, in a specific location, for the right price. Something within my price range that satisfied my needs and gave me some room to grow in a tough area to find that in. A very tough job...after some searching, less than I anticipated...we found it. I didn't expect to make an offer when I did, but Brett called to let me know that other offers were coming in, and it was now or never for this property we had seen and loved. When I decided to make an offer, it was Brett's advice and experience that structured my offer in a way that beat out two other sellers but without an unnecessary increase in price. We ended up coming in with an accepted offer that was only a touch above the nearest competitor. I don't know much, but in the real estate world, to me, that seems like threading a needle...especially in the area we live in. When I first engaged Brett, he was very upfront about the process, about what to expect, about how this works, and about the ways in which we would navigate this process together. As a first-time homebuyer, this stuff seems scary. In Brett, I found someone who knew how to advise me, help me through the tough parts, and provide valuable insight on the decision I was making which to me was one of the largest decisions of my life to date. What's more is that through the process, he is extremely communicative. You always know where you stand, what you need to be doing, and he will always field that "good lord what am I doing" phone call at any time. I never felt alone or unsupported. I had an agent that was clearly working in my best interest every step of the way. Brett's strategy is about relationships. He builds these relationships with selling agents, inspectors, appraisers, and everyone else you need to go through the process. I got an unreal mortgage rate through Brett's connections, a home inspector who cared and really showed me what I needed to know about the house now and down the road as I continue to maintain it, and an appraisal that was accurate and allowed the deal to move forward. His excellent communication and followed through with the selling agent, and followed-up at the perfect times. He demonstrated a willingness to live up to his end of the deal that won over the selling team quickly and made for a pleasant and meaningful transition from one owner to the other. I can say with no hesitation that through Brett's expertise, experience, and ability to work with others and win them over, that I got the best deal I could ever have possibly gotten. In retrospect...I am blown away. Guys...hire this man. Seriously. You will not regret it.

    Before I put my Fairfax house on the market, I had heard many stories relating to how poor value…read moreassessments hamper efficient sales. As such, I thought it wise to figure out how much money my property could fetch in an open market. I knew of Kutsevich Realty from having seen them online, and I loved how they presented homes to buyers to make it possible for sellers to move through the sale process fast. Looking through their site, I found a section where I could get the average value of my home, without having to engage a valuation agent. Having input details of my home into the calculator, I came up with a satisfactory amount that all the more encouraged me to list my house. I called the agency up and had a quick chat with Viktar with whom I set up a meeting the following week. I was adamant about the fact that I needed my house to sell in less than a month as I knew that the longer it stayed on the market, the lower a price it would fetch. I also knew that I was not willing to accept less than what I had invested in the home. Viktar is very good at what he does, and he explained in detail what changes I could make to my home to make it appealing to buyers. Selling a home in the holidays is not often possible, but Viktar landed me a family who had just relocated to the area and were urgently looking for a house so that they could settle in before school started. The rest of the sale process was quite smooth, with Viktar overseeing the sale and ensuring that no legal hurdles could come up in the future. I now own a home in Annandale, which I got for a grand bargain, thanks to Kutsevich Realty. It seems that we are stuck with each other for good, hahaha.

We communicate via WhatsApp and he is always responsive. When he travels out of town, he lets me know so that I am not left hanging in case I stumble upon something fantastic. They provided a seminar for first time homebuyers, and Alli was great at answering all our questions throughout the process. She was incredibly responsive, had great schedule availability, and made us feel like she was also invested in our homeownership. She grew to understand and remember our property likes and dislikes. Wethman Group also offers a lot of perks for their clients; they hold client appreciation events, and offer complimentary equipment rental for your new home (power-washers, moving van, etc). I'm an economist and have been frustrated in the past that realtors (and others who should understand) don't have a basic understanding of markets and finance. Katie is analytical and bases everything she says on facts and evidence. No bullshit or hand-waving! I loved knowing that she knows so much more about finance than I do. Both the sale and purchase were challenging. Katie helped us resolve the difficulties. The sale was complicated by the fact that there was an open lien on our property. A bank had failed to record a home equity line of credit held by a previous owner as closed. A previous title search had missed this and I foolishly did not have title insurance. The title company offered to solve the problem for $10,000. Katie did a lot of spade work and got the bank to record the lien as satisfied, saving me the money and saving the sale. The purchasers were also difficult and Katie gave us great advice about dealing with them and the sale closed on time. Our subsequent home purchase was also complicated bv the fact that the sellers wanted to do a sale by owner, which effectively made Katie the agent for both seller and buyer (although only compensated by me as my buyer's broker). She again provided infallible advice when issues arose and also gently steered the sellers through all of the many problems they thought they'd surfaced. I'd recommend Katie Wethman and the Wethman Group to anyone buying or selling a home.

    We were tenants for 4 yrs with a property McGrath managed. They were consistent returning our calls…read morewithin 24 hours and answering our questions in a timely manner. When we had billing issues, they were slow to adjust the bill. We had to make follow up calls. They were slower to process our calls when it came down to natural disasters like flooding and high winds where the property needed to be repaired. They weren't good about giving us a heads up when they were coming to look at the property. We have dogs so we were concerned with people entering and not being home. I have looked at the previous negative reviews regarding repairs. We needed repairs done after a flood, over 6 inches of water in the basement causing major repairs/replacement to the dry wall, and carpeting. It was done quickly and with good quality. I think the difference is how the actual owners of the property finance the repairs. McGrath manages the property but only with what the owners approve and are willing to pay. The owners of our property wanted to make sure their house was in good shape when they returned. I can't speak for what other owners do with there properties or what McGrath actually owns and is willing to pay out. I think their hands are tied. But in our owners defense, when we had a tree fall on the fence, McGrath was slow to process their requests for the repair. And we as the renters... had to deal with the he said/she said scenario. When we moved out, we received our entire deposit back. And in 60 days too! I don't know if we will use this company again. Service wasn't bad, they fulfilled a service.

    I was a renter at a McGrath-managed property for about 5 months…read more Without going in to all of the sordid details about why I broke my lease, but needless to say, I kept McGrath in the loop the entire time. When I decided to break my lease, I met with McGrath at their offices. They were sympathetic and laid out all of the options I had, providing me with the pros and cons for each. I was a little frustrated when they informed me that my issue was not a new one (I gather that previous people had similar issues in this particular unit), that said, I did appreciate the fact that I did not have to fight them tooth and nail. My issues arose during the period of time in which they were showing my unit and seeking a new tenant. They identified a couple that was interested, but had asked if I could move up my move-out date (to which I agreed). (McGrath called me to discuss this) I was informed of this at the end of the week. That weekend I went out and signed a lease on an apartment I was interested in (the moved up date meant, I had less than a month to prepare for my own move). I followed up the following Monday, as I did not receive an addendum to my lease and at this point in time, I was informed that the new tenants changed their mind and wanted to stick to the original move in date listed. When I pointed out that I was not informed of this and therefore, had been placed in a bind with regards to now owing double rent, I received no sympathy, just a terse reminder of what my lease stated (despite the fact that I had been informed otherwise, albeit verbally). This was extremely unprofessional and taught me a tough lesson about this company. Make sure everything is in writing, signed and sealed before you make any moves. Do not take any verbal confirmations seriously, wait until you have actual documentation.
