Realtor didn't disclose known issues, questionable motives to selling homes not safe for habitation.

I was very upfront from the beginning with David Sturgeon that my property is under a land contract, which would be paid off at closing. We even signed a listing agreement. After that, the agent rescinded the listing, saying he couldn't move forward because of the land contract -- something that is a normal part of real estate transactions and handled all the time at closing, just like a mortgage payoff. I was left back at square one after being transparent from the start. This was unprofessional and very disappointing. If you are in a straightforward situation he may be fine, but if your sale involves anything slightly outside the box, be aware he may back out instead of working with you. read more

Our agent Larry stenger behaved like child he offended our tenant by texting him at bad times repeatedly for bits of information she had already been given then he threatened us for texting him after his contract expired. Despite seeing no significant effort by him. To market our units except their corporate adds I would never use them again. I truly regret choosing Greg Pinzone to list my house with. I never felt that Greg had my best interests at heart and when issues arose, he always sided with the buyers. He acted as if he was representing the buyers and not me. Mistakes were made drawing up the contract and misinformation was given to me that cost me thousands. Throughout the entire process, Greg was extremely unreliable. He took hours and sometimes days to return a phone call, text or email, even when it was an urgent matter that required a response right away. It was extremely stressful and frustrating, one of the worst experiences I've ever had. Compared to other realtors I've worked with, Greg fell far short in performance. I would not recommend working with Greg Pinzone to buy or sell a home with. read more

Howard Hanna agent from the Hudson Ohio office represented a buyer for my home, Lemonade Home Inspections was scheduled to inspect my home for the potential buyer, Howard Hanna agent only gave access to my home, unlocking the door for the inspection & then left the property leaving the inspector alone on my property. LEMONADE HOME INSPECTIONS left water running in a upstairs bathroom causing severe water damage to my home. Do not trust either party, the agent should of stayed to protect my property but she did not. Both parties are now ignoring communications from my insurance company & myself. So now I'm paying the price of this damage. Very bad business practices on both parties. Stay aware & stay away from these individuals. read more

I would give zero stars if I could. My son is an asthmatic. In my lease agreement it said no smoking. I rent a downstairs of a double. They are the management company and the neighbors upstairs smoke weed and cigarettes in the basement. I complained and they ignored it the first 2 times but the last time the property manager said they dont manage the upstairs unit so nothing they can do. Well that would be a breach of my lease because you can't do that. My son is struggling with smoke rising into my unit. I have had no access to the garage or my own porch and they do nothing. So im now going to put my money into escrow. I hav3 no keys to the outside doors so they just leave them unlocked. I have a scrappy handle lock on my doors so that makes me feel unsafe being a mother of 2 kids. I can't believe. I would of thought howard hanna was a good place to rent through but its been one thing after another. I didnt have access to the basement for 2 weeks because I didnt have a key to the door and I couldn't get the power on to my refrigerator. Its just horrible living here. They have horrible communication. Im just over it. So please be aware before you rent through them. read more

Have you met Tiffany? You should totally meet Tiffany! She rocks! I sold my house in Pueblo for personal and investment reasons. It was sad; not gonna lie. Loved that house. But I took my money and wandered over to Maryland. It's where I grew up. I have family there. It's where I would want to be if I came off the road. I thought, "I'll bop over to Maryland and buy a house." But it turned out to be this whole comedy of errors and a string of really bad agents. The reason Baltimore has a housing glut is because you can't get a real estate agent to return your calls. There's probably a ton of buyers for Baltimore, but they give up after the 6th agent ghosts them. That's what I did. Best thing to happen! I opened my horizons and expanded my search. I was driving through Pennsylvania, as I am wont to do sometimes. And I realized I was near a house in Uniontown that I had seen on Zillow. I drive past it, and it's not falling apart. So, I get on Zillow and send a message. Tiffany was on that in a minute. I asked for a tour; she had that scheduled before I finished driving back to Cumberland. The next day I met her at the house and she's there before me. Good start. Turns out, not only is she really responsive, but she's also very knowledgeable and fun to hang out with. Looking for a house alone can kinda suck, but Tiffany was great fun. We had some laughs. We talked about the area. We chit-chatted. It was great. I put in an offer. Tiffany took care of everything. Someone else looked at the house and put in an offer like minutes after me. We passed each other at the house. But it wasn't another investor. It was a guy and his elderly mother. So, honestly, I lowballed my offer. Because there's a way to invest in real estate and still be a human being. I could find another investment property, but if that house would work well for him and his mom, I wanted him to have it. And his offer was accepted. Good for him. But that deal fell through. I don't know; I didn't ask. But Tiffany was on top of it. She was texting me as soon as she knew the deal was falling through. She's walking me through every step. Because I am not there. Life of a nomad; what can I say? She has everything ready, waiting on my arrival. I am so glad I met Tiffany. I will work with her again when I get my next property. read more

If I could do a minus star I would not one showing I have lowered the price according to their recommendations yet no one. I even have a hard time finding it is for sale. I am a commute distance of 25-30 minutes from the newest area manufacturing and hospital yet it will not come up unless you up the distance to 45 minutes. Very poor customer service and IT website. Will never use again nor recommend. read more

We didn't have a choice in who our realtor was. Very very sad. Our realtor actually sided with the people who came to look at our home saying, it was over priced etc. Even over heard him giving them information about a home near by. When he was called out on it of course, it wasn't him it was the person looking at the house. I know what I heard. They started the conversation but he went right along with it. Talked more about the other home than ours. No salesmen ship. If he thought that why didn't he do his job and push back a little and tell us what he thought? We aren't experts in the market he is. Unfortunately, this company is terrible. They have a lot of market share but are more of a property mill. If you want good, personal service, it is unlikely to be found here. I've tried to get information on several properties where they are the listing agents. They have nice phone people but then their realtors are all about money and not about helping. If you want good service, there are better options in my opinion. read more

We had a very bad experience with them while selling our house! The agent behaved like the other people agent, saying our house is valuing way less than we thought and even brought an appraisor evaluating it way less than the street prices were. When we said we want to keep the price as it was fair, she motivated by saying she was trying to start a bidding war... She was not taking our calls and behaved like she was sorry we'll get the right price for our house. Yes, as we got 100k more than her appraisor said...The contract was for us to not show the house afterwards, so the people putting an offer wanted to be sure there is no one else to offer more. The real estate took the down payment and then sent our money by mail..,they got money and we waited for our part to be received next week! With closing on a Wednesday! Very unprofessional. The attorney they were working with was on vacation and the paralegal was doing a lot of mistakes in the paperwork, including asking us for ten of thousands of dollars for IRS taxes before closing day! read more

Called Howard Hanna agent Donna Schoonmaker at 9:30am regarding her listing at 5351 E Bay Pointe Cir, Pt Clinton, OH which was active for only 2 days. She informed me that she only had two low ball offers and there were NO deadlines. I asked her to 1) inform the seller to expect an offer from me 2) pass me along to another agent in her office to arrange a showing 3) keep me posted if there are any status changes. Six hours later another Howard Hanna agent calls with no clue what I wanted. She then informs me that the property is no longer available. I hope the seller sees this because I was willing to go $40k over list. Seems like she got a friend a good deal. read more

agh where do I start , have purchased many hones using regular banks / credit unions never a issue , realtor suggested them so I said ok ( my mistake ) long story short have 800 credit score good job history , issues from day one up until the closing day , last week before closing they called my job 3 times to verify my pay wasn't going to be lowered ??? paid 20% down and then was told needed to have zero balances on CCs . all were but as I told HM I can't make credit reports to update daily . etc etc, etc . please check out other reviews and choose wisely. that's just my personal experience with them . read more

We are both 100% UNHAPPY with our Howard Hanna home-buying experience. Howard Hanna bungled our first deal ending up costing us more money and time. We felt they were concerned more about their commission than about their customers. After finding our new house, we were set to close literally one month after contract signing. We had everything lined up. We were already credit-checked & pre-approved by our bank. Down payment and house insurance in place. House inspections complete. Our bank's mortgage deal (APR, terms) was terrific but the "rate special" was a limited time offer. Full loan application had been submitted. All that was pending was the bank's appraisal. Then WITHOUT our knowledge or permission Howard Hanna hands our home inspection report directly to the bank's appraiser which HH is neither obligated nor required by law to do. The inspection report freaked out the bank's appraiser. The bank's appraiser dropped the value of the house $20,000 AFTER repairs. The bank balked and declined our loan (property value was no longer worth the loan value, even after down payment). Our loan officer confirmed they'd still give us money to buy a house - just not THAT house because of that appraisal. NOTE: For those who don't know, an APPRAISAL is different than a HOME INSPECTION. One is a cursory check to determine general sale value for the bank. The other is meant to find as many defects in the house as possible and report them to the buyer so they walk into negotiations with as much knowledge as possible. The two aren't the same nor are they for the same reason! The end result was that it cost us another $350 application fee to another bank, we lost that great mortgage rate special and relationship with that bank, and had to wait an additional 6 more weeks as our whole financing process had to be restarted. Plus our credit scores dropped as a result from having additional hard inquiries to our credit reports (which became a nuisance later as we started looking for financing to remodel/renovate parts of the house) In retrospect, here are some other "warning flags" we should have acted on. Howard Hanna (as selling agent) endorsed the use of the seller - an unlicensed individual - to do electrical remediation work on the house himself. We only wanted a few things fixed. We were going to see to the rest and requested to negotiate which ones and by whom they got fixed. This didn't happen. There was an obvious lack of communication between both buyer & seller agents. This seemed to happen a lot. We were solicited and sometimes pressured to use Howard Hanna services (i.e. finance company, escrow, insurance) or service providers personally-endorsed by the Howard Hanna agent (i.e. home inspector, mold remediator, radon remediator). After we found and used some of the top-rated service providers off Angie's List (multiple all-A reports), our own agent belittled us with snide remarks and comments about us not using her personal contacts. As if our home inspector shouldn't have been reporting all the defects he found like we hired him to do. Sorry - apparently he's protecting our interests more than you are! (And yet he made far less in commission off this deal... hmmm!) (Un)fortunately for us, we wanted the house. Otherwise, we would have dumped Howard Hanna long ago. But since both parties were so far into the deal when all these negatives starting popping up, we saw it through to the end - happy with the house, but completely dissatisfied with our home-buying experience through Howard Hanna. To add more insult to this whole experience, the final customer appreciation and congratulations shown from our Howard Hanna agent was an e-mail forwarded from the escrow office once the title transfer was complete. That's it. Neither she nor any one of her office mates apparently had the time to personally hand us the keys to our new house. No personal handshake, no happy greeting or smile, no fanfare - nothing. We picked up the keys in an envelope that was left at a totally different branch office. We were expecting neither balloons nor party favors nor champagne. But we think having an agent personally take the time to hand us the keys to our new home would probably have been the right thing to do, especially after everything we went through. Protect yourself - your dream home, your hard-earned money, and your peace of mind. Our suggestion is to stay clear of Howard Hanna. Our experience with Howard Hanna indicates that they may be gigantic but that does not mean they will provide good, competent service looking out for your best interest. In our eyes they weren't deserving of the commissions they received from this deal (more than $10,000 in this case) and that we should have looked for better customer service elsewhere. We just closed on a house a few weeks ago using the Howard Hanna firm. I chose our agent based on the purchase of my sister's house. The buyer's agent was also a Howard Hanna employee. My agent, LB, was very professional, courteous and competent with many years of experience. However, as the sale progressed I felt she worked more for the buyer than me, and in all honesty, if I could have hired a different real estate agent I would have, but we were under contract, it is almost unfair! These folks are totally unprofessional. I took them a 2,000$ deposit check for a house we planned to buy. The sellers dropped out of the deal not long after the check was delivered. It took almost a month for them to return the check to me, but the refund check had my wife`s name as well as mine. The check i gave them was from my personal account. Only my name is on my personal check. Needless to say my bank would not let me deposit the check. I had too take it back to Hannah so that they could reissue the check with just my name on it. Mind you, they did not have to wait for the check to clear. They only had to write another check with just my name on it. That was two weeks ago. I`m sure that if I owed them two thousand dollars, they would not wait a month and a half before demanding payment. I called and left a message at the office I dropped the check off. They did`nt even have the common decency to return my call. I am still waiting for my money. I hope i never have to cross paths with them again. read more

What a horrible experience.. durring the inspection process we learned the home had aluminum wiring.. the seller refused to fix it or offer credit so we backed out.. and now the seller, who coincidentally is also using hanna, decided to keep the deposit so now we have to sue her in small claims court. Our agent was totally unhelpful.. tried to minimize the risk of the wiring and lied to us a few times... dont use these guys read more

Extremely dishonest, misbehaves with clients, practically threatened me to list my house with her or she will not let me list my house with any other agents. Zero work ethics. My elderly parents (91 & 86) signed a contract with Howard Hanna. They listed with this company only because of the senior citizens program that they offer. They have had ZERO showings & ZERO inquiries. The original agent said to list the house at $200,000 (probably just to get the listing). We are now down to $139,900 & still nothing. Called Howard Hanna today to cancel the contract & they will not let my parents out of the contract. I was told by the agent that they are not allowed to sell by owner or list with another agency. OR they can pay the realtor commission. is that how you do business with the elderly who need the money for their care???? They need the money from the sale of the house to stay at their assisted living facility or they will be forced to leave. So now they cannot go to another real estate agency. Does Howard Hanna need business that badly that they have to hold an elderly couple to a contract even if they are unhappy with how things are being handled. Please beware, if a real estate company needs at least 1 year to try to sell your house, look for another company. read more

Howard Hanna lied about the average monthly electric cost, they did not disclose all information about the house (they conveniently left out that water gets in the basement and a leaky pipe), and Howard Hanna did not address any of the agreed-upon inspection issues to be fixed. We did not hire Howard Hanna but we still got screwed by this unscrupulous company. I'll also mention that the listing agent was rude, unprofessional, and obnoxious at closing. We received an offer from a Howard Hanna buying agent in January for a buyer who was pre-approved thru Howard Hanna Mortgage, it is June and we just told them that we close this week or we are terminating the agreement, we are finished extending the date indefinitely. This is the most unprofessional and disorganized lending company we have ever seen. They do not honor their commitments, they ignore deadlines and time frames. Not to overload on details but they withheld vital information causing a significant delay that ended up costing me penalty fees, are impossible to get in touch with, and do not deliver on items promised without even blinking an eye. We purchased our home through Howard Hanna. We had asked if there had been any deaths on the property as we were concerned about buying a 'stigmatized' property. We were led to believe that there had not been. Turns out that 7 months earlier the occupant had committed suicide in the attached garage and was not found for 3 days in August. The listing agent was his brother and both agents worked for Hanna. I sought relief through the magistrates court and Hanna's daughter is a lawyer and showed up with the local agent and broker and it came down to they said we never asked and we said we did. No hard evidence so we lost. I lodged a complaint with the local real estate commission and the same result. Originally I thought Hanna Realty had done a good job but found out they are liars and not to be trusted. There were other issues that arose but the lying was the most difficult to accept. read more

I have a flip property that was listed through Howard Hanna. My agent decided to move on from Howard Hanna. I asked for my property to released from the listing agreement, I wanted to go with my agent. Howard Hanna said they would release me but if I did relist I would have to go through Howard Hanna until the expiration in December. I called Phyllis Ritter and she cited it was Howard Hanna policy. It is public knowledge that they do not always follow this policy. I then called David Browning and he admitted that the policy wasn't always followed but stated it wasn't his call that I would have to call Cleveland. That is when I had the displeasure of speaking with Kristine Burdick. She cited that it was policy and that she didn't have to do anything. She would not admit that this policy is not always followed. She finally resigned to calling Phyllis to discuss my situation and call me back later that night. She did not get back with me. I have worked in business settings before. If you can't figure out the outcome of a situation you call that person and communicate where you are in the process. I called her back on Saturday morning and left a message explaining my disappointment of her unprofessional attitude. She texted me Sunday morning that they were not releasing anything. I tried to call her back immediately, she did not answer. Very unprofessional. I will definitely recommend against using Howard Hanna. They don't care care about you they just want your money. read more

I'm giving 1 star to Howard Hanna only because 0 isn't an option. My ex-HH realtor made a mistake in a contract that resulted in the seller refusing to release my earnest money. Because the mistake was that of my agent's, I contacted multiple people in management at HH to correct the issue. They said they would reimburse me if I signed a document. So I signed the document only to be informed 2 months later (after being told multiple times that my check was being "processed") that they decided to disregard their own document and withdraw their offer. I am leaving out many, many details to spare you, but in summary Howard Hanna lied to me, spoke down to me, and strung me along for 7 months. The individuals I dealt with were rude, dishonest, unprofessional, and disorganized. Howard Hanna does not stand behind its agents or care about their clients at all. I am now working with a realtor from another company that I am much happier with, but my suggestion is to stay away from Howard Hanna and save yourself the hassle and headache of a company that has very low ethical standards. read more
