He was very thorough and explained every tiny detail that he found in our house to us...down to screws that needed tightened. He even marked things for us with removable stickers so that we wouldn't forget where issues were. We explained that this was our first home purchase, so he took time to explain absolutely everything, including where we could find the parts that we may need to purchase. Steve airdropped me pictures of everything that he found the day that he walked us through the house, so I could follow along and make notes as he explained things. The report that we got back afterward was very thorough and also explained everything that we needed to know, with pictures. I definitely recommend this company!

Instead of doing his report on time he called the seller not me to explain the delay in getting the report. Yet he works for me. When he was called on it by my realtor he called her a bitch and hung up on her. Then continued to call my phone to the point I had to block him. He even threatened to with hold my report till I spoke to him. If all this isn't bad enough he didn't even do his job right there is a crack in the foundation he didn't put in his report. Which means I can't close till I get a structural engineer to assess the crack. The crack was repaired but Steve refuses to send a letter to that fact to the lender. There for I have to pay for a structural engineer and an extension on my loan. I will be sueing.

    I used Pruitt Property Inspection in Nov 2015. I purchased a home that needed many repairs and…read morePruitt did a good job identifying most issues. However, I feel they missed a very important detail that left me unsatisfied with their work and was identified when I called the gas company to turn on the gas utilities. The gas company was unable to turn on the gas because they detected major leaks in the gas lines. I called a plumber and 4 major leaks were identified. I had them repaired immediately as it was winter and I needed the gas for heat, in addition to having a tenant move in the next day. The expense to have it fixed was just 875 dollars. If this issue had been identified during the inspection, I would have requested the seller to repair the gas lines. I would not have agreed to pay to have them repaired myself. I asked Pruitt Property for a refund because of the expense I incurred with the repair of the gas line. Pruitt denied my request, stating they do not check leaks for gas lines. I find this unsatisfactory because it is a safety concern and one that a seller would need to repair before being able to close. I would not recommend anyone to use their service in the Lexington Kentucky area. They also charged me $400 for the inspection which is above market average. I chose them anyway as this was my first home purchase I wanted to hire a reliable inspector. Unfortunately, I did not choose wisely.

Over the four years since I purchased the house I personally paid them to inspect, I have done over $50,000 in repairs to items which were, according to the professionals who assessed the damage caused and issues arising, not up to code when the house was built, inspected, or purchased. Today, in the course of learning I'm about to spend several thousand dollars more in the same vein, I learned that there's an obvious issue in the house which is ILLEGAL. Hire someone else to inspect your home -- anyone else.
