As a landlord I had a different experience than above, though my properties (three) are in Greenville TX. Previously I had to fire my first property manager as I lost 10s of thousands due to tenant damage and not paying rent, and the second was typical PM companies i.e. they're good at collecting the rent and standard paint/carpet but poor at everything else. As an example, when the rent was late I would have to remind them to check with the tenant in person and to do tenant damage repair in parallel vs. series. Huntex, now the third, has been the opposite. I rarely ever talk to them (when I do it's very professional), and if a tenant is late on the rent it's an automatic eviction notice and enforcement on late fees. They've maximized rent when a tenant leaves vs. the standard 6% without even checking the market, and minimized actual evictions. I can't comment on tenent damages as a tenant has not left since they've managed (about 3yrs now). I would highly recommend them as an investor, especially if you have properties that are in low income areas. PS: For the renters above, I too have rented from poor PMs and had similar experiences. in one example I told them I wouldn't sign the lease without them repairing what they said they would. I also demanded we walk the property together when I left and took pictures, yet they botched it. I wound up moving out of state and the deposit was less than I expected, but for $500 (on a $3000 deposit) it wasn't worth the fight and T&E costs. I lived at their Commerce property for over 3 years and was shocked by the charges I received after moving out. My entire $450 security deposit was withheld, and I was additionally billed another $220 on top of that. Several of the charges appeared to be standard turnover expenses, including: * air filter replacement, * smoke alarm battery replacement, * cleaning, * and repainting. The largest charge was $380 for painting due to alleged "excessive grime/dirt on walls," despite the fact that I lived there for more than three years, where normal wear and tear is expected. The itemized statement included no photos, receipts, invoices, or detailed documentation supporting the charges. I have since formally disputed them and requested evidence and clarification under Texas tenant law. Since this is a college town, I especially want younger renters and students to be aware of their tenant rights before signing or moving out. Many students renting for the first time may not realize what landlords can legally deduct from a security deposit versus what falls under normal maintenance and wear. My advice to future tenants: * take detailed move-in and move-out photos/videos, * keep copies of all communication, * and educate yourself on Texas security deposit laws before turning in your keys. read more

My husband and I rented a home through Huntex we lived in for 3 years. The wall was peeling due to a water leak underneath the roof. Our carpet smelled like mildew and mold due to a major water leak in the guest bathroom. My husband and I gave notice was moved out at the end of March and told them we moved out and returned keys and garage door openers. They have since filed an eviction notice and are charging us the fee for them filing an eviction. They are a bunch of idiots we were already out of the home and I even have text messages prior to finding out about the eviction fee telling them we had moved out. I rented a 4 bedroom house from them for $1300 a month. When I moved in nothing was cleaned, walls not painted, bathroom reeked of cigarette smoke, every blind and window screen was broken. They promised to have everything fixed for when we moved in. Lies. Once you do move in they won't return calls or fix anything. So everything was left and I just had to deal with it for a year. We moved out after our lease ended and just received our deposit back. Out of a $1300 depot they want to charge me $1100 worth of cleaning and repairs. Charged for the broken blinds. A $650 charge for painting the walls because there were scuffs!!! Well no kidding, it wasn't even painted when we moved in! I'm so glad we never have to rent again. This company is greedy; they thrive in a college town taking advantage of college students. During the time of COVID there was never an offer of assistance but rather they took the opportunity to nickel and dime us on move out. Charging for things that should be the cost of doing business after having a tenant for three years, like painting. They kept the deposit and sent us a bill. Update after Kathleen and/or Holly replied: Nice attempt of diversion ladies, but we're talking real estate here. Diversions, excuses... same as when you were repping my family. And you didnt address anything i stated in my original review. No accountability from them. We dont care what other reviews state. Kathleen told us herself she PURCHASES her leads and reviews. She also claims she closed over SEVEN MILLION DOLLARS in real estate last year. I have no way in knowing if thats true. But i suspect it's a lie. Here's why: After failing to set the timeline i requested for my first deal with her, she allowed another offer to snake passed mine, sitting on her hands when she told me our offer was accepted. I then went to look for deals on the other side of the state, and asked her to write another offer. She SNEAKED in a buyers rep agreement covering that whole area without telling me! Talk about DESPERATE FOR A COMMISSION! She apologized and apologized and i mistakenly gave her yet another chance. Then when i found something else, i asked her to check it out for me. She insisted it was perfect! We "had a home to come to. Move in ready... beautiful kitchen". So i put in an offer and we entered escrow. Only when i arrived i found the house rat infested, holes in the ceiling and walls inside and out, a heavy cigarette stench on the filthy carpet and walls and so much more. This house and my offer were priced at the top of the market, when it would cost about 30% more just to make it livable! She shielded me from the flaws and encouraged me to enter escrow in an attempt to PRESSURE ME into buying this tear down of a house at near full price so she could collect her commission. She scheduled my inspection for the same day i could first see it which recklessly wasted another $500 of my hard-earned money. Then after the inspection was complete, she refused to use it as a bargaining tool after she told me she would. It was her idea! She has absolutely no concept of leverage. INCOMPETENT, GREEDY AND DESPERATE! Not the behavior of someone who makes "$7M in sales per year!" LIAR! If you're considering using Kathleen, beware she will let you down repeatedly. Worst red neck owned place I've ever lived in I would never recommend anyone to move to there properties unless you are desperate...THEIR LIARS THEY HAD MAGGOTS IN THERE CARPET I TOLD THEM ABOUT IT THEY SAID IT WAS FROM MY MOMS KITTEN WHO WAS IN MY APT FOR 3 days you idiots maggots come from moisture not only that the litter box was in the bathroom not on the carpet! I had leaks in my ceilings and walls they put putty on and and painted over it (it still leaked afterwards). I put down a 600 deposit they gave me 200 back lol charged my 85$ for 3 sets of blinds that are 7$ 240 to paint the wall WHICH WERENT DIRTY 87 to clean the carpet which your supposed to do before any one else moves in (but the carpet should be replaced it was gritty and nasty I've worked in a leasing office before your supposed to change carpet in apt every 5-7 yrs I'm sure it's been about 10 year as nasty as it was I never walked on my carpet barefoot) oh this is at Kaylynn apts on Washington not to mention they go into your apt without giving you notice that they've been in there...HORRIBLE AWFUL SERVICE IF I COULD GIVE 0 stars I would read more

I was hesitant about renting a house from this company. They normally don't have a lot of decent and affordable listings. But, when we needed to move, they happened to have a home that was perfect for us. It is a four bedroom, two bath, two car garage house with a huge game room, den and formal living/dining room. The master was separate from the other bedrooms. This was perfect since my mother lived with us and we all had our own areas for privacy. The house is in an older established neighborhood. The rent was reasonable for what the house offered. The front desk lady, Surry, is always nice to me. I've never heard her be rude or unkind. When something goes wrong on the property she is quick to get the maintenance people out to fix it. Surry even advocated for us with the owners to put in a partial fence and a doggy door for my moms' dogs. We have lived here for over a year. We have been satisfied with the property company. No complaints. Just be sure you're in as safe a neighborhood as possible before signing on the dotted line. I would give a higher rating if they had more newer and nicer homes to choose from - only negative we've experienced. read more

Will NEVER rent from them again. They not only charged $700 for a 500sq.ft. Apartment, but raised the rent and took $125 out of my deposit for "dirty walls beyond normal wear and tear". I kept this apartment spotless the whole year I lived their and spent days cleaning down to the smallest details to ensure that everything would be spotless. We are so upset with the business practices of Huntex! We hired them to rent out our house due to us moving. We issued them a key and the garage opener to our house. We informed them that we still had personal property in our home after we signed the contract with them. Still they gave our key out to a potential renter for 5 hours without a escort from their office. Our neighbor informed us of someone being at our house for a considerable amount of time. We have since made numerous phone calls, emails, to Huntex and after 4 days we have not received a returned phone call or returned email response to this extremely unprofessional way of conducting business as well as putting another person's property at risk for hours!!! I would advise anyone to contact another property management company other than Huntex, of Greenville, TX. read more
