Previously I had to fire my first property manager as I lost 10s of thousands due to tenant damage and not paying rent, and the second was typical PM companies i.e. they're good at collecting the rent and standard paint/carpet but poor at everything else. As an example, when the rent was late I would have to remind them to check with the tenant in person and to do tenant damage repair in parallel vs. series. Huntex, now the third, has been the opposite. I rarely ever talk to them (when I do it's very professional), and if a tenant is late on the rent it's an automatic eviction notice and enforcement on late fees. They've maximized rent when a tenant leaves vs. the standard 6% without even checking the market, and minimized actual evictions. I can't comment on tenent damages as a tenant has not left since they've managed (about 3yrs now). I would highly recommend them as an investor, especially if you have properties that are in low income areas. PS: For the renters above, I too have rented from poor PMs and had similar experiences. in one example I told them I wouldn't sign the lease without them repairing what they said they would. I also demanded we walk the property together when I left and took pictures, yet they botched it. I wound up moving out of state and the deposit was less than I expected, but for $500 (on a $3000 deposit) it wasn't worth the fight and T&E costs. Also as a landlord it's not worth haggling over these things so I'm surprised an investor would allow their PM company do to so. John

    I lived at their Commerce property for over 3 years and was shocked by the charges I received after…read moremoving out. My entire $450 security deposit was withheld, and I was additionally billed another $220 on top of that. Several of the charges appeared to be standard turnover expenses, including: * air filter replacement, * smoke alarm battery replacement, * cleaning, * and repainting. The largest charge was $380 for painting due to alleged "excessive grime/dirt on walls," despite the fact that I lived there for more than three years, where normal wear and tear is expected. The itemized statement included no photos, receipts, invoices, or detailed documentation supporting the charges. I have since formally disputed them and requested evidence and clarification under Texas tenant law. Since this is a college town, I especially want younger renters and students to be aware of their tenant rights before signing or moving out. Many students renting for the first time may not realize what landlords can legally deduct from a security deposit versus what falls under normal maintenance and wear. My advice to future tenants: * take detailed move-in and move-out photos/videos, * keep copies of all communication, * and educate yourself on Texas security deposit laws before turning in your keys.

    One of the worst bug infested apartments you could ever live at. Buildings are falling apart and…read moresewage backups regularly. Foundations are broken and shifting which causes repeated broken water lines. Current management is completely incompetent and useless. If you complain when the grass doesn't get cut and over grows they will try to evict you. Outrages water charges because of all the water leaks. Most people move out in the middle of their lease because of all the ongoing issues. Residents complain of the current manager always trying to scam them out of money or be evicted. You want know how big of a mistake you made until you move there and they increase your rent every year. One new neighbor who moved in near me paid $200-$300 more a month then I did yet they had the same identical apartment. You would be better off living on the street than at these apartments.

The plumbing backed up in the shower weekly. Very common with most of the residents in the complex. But the worst part was that at the end of my 6 month lease I moved my father into a nursing home. So we paid the 6 months, then gave the notice and paid for the 7th month. I gave a 30 day notice and moved out 7 days early on the 7th month. I was told by management Rhonda Carpenter that everything was good. Then I get a bill that said I moved out on the 3rd of the 8th month but I had moved out the 23rd of the 7th month, and the following bills were added. ------------------------------------------------- $1.49 Building and Facilities Fee $50.00 late charge + Collection Fee .50 Pest control $117.30 Rent $9.40 Utility --------------------- $117.89 Total ------------------------------------------------ Balance at move out which wasn't even the true date which was and extra $178.89 for 11/3 move out date they stated. But I moved out 10/23 and paid for through 10/31. I had just paid an extra month at 1,133.85 to give the notice and I could have moved out in Sept at the end of the lease since we had moved my father a week before the end of that month. But I had not given the notice and the extra time to move was helpful. So they stated it was 11/3 (8th mth) and decide to add even more than the $117.30 for extra rent. -------------------------------------- $100 Cleaning charges $997.05 Reletting Fee-stating we gave no notice. -$300 Deposit For a total of $975 owed. ------------------------------------- So the bottom line is that they made up the false move out date and reletting fee to keep the deposit is the bottom line. Just a complete unethical ownership and management. Then I went in the office and she said would talk it over with her boss who made up the false invoice and would call me back. When I showed the bill the manager onsite said well my boss like 60 days and we restarted your lease since we don't do month to month. I never got a call back and I then called in several times and never got a call back. They never said anything about 60 days when I started the process the request to move and was never told in writing either. But they never called back, and they made up the move out date by 11 days after we had moved out and handed the keys back and the onsite management said everything is ok. I also attached the lease that shows the 30 day notice and I was told 30 days when I moved in even if I broke the lease which I didn't. I attached a copy of the lease, the notice and the fake bill so you can see. Bottom line is you can kiss your deposit bye and expect a fraudulent bill out of no where. The fraudulent move out date and bill is just over the top. If I would have been a bad renter or caused problems or been a bad tenant I might see they would try to send that bill, but for me to do everything by the book and then try to con my elderly father out of more money is just over the top and criminal.
