I do not recommend this place to anyone. More below: I had an awful experience trying to work with the office staff for months on some serious issues I was having with another resident. In response to my complaints, it seems the office simply made some phone calls to see if other people were having the same problem and posted reminders about noise consideration in the wrong building. My problem continued and the dwindling communications I received from the office indicated they did not think my problem was something they were willing to work with me on. However, they very promptly intercepted some polite letters that I posted in my building to raise awareness of the issue myself and sent me a lease violation notice which mischaracterized my intentions without so much as asking me about them. I am confident that even if they could not solve my problem outright, a company that prioritized customer service and satisfaction would have at least kept in contact with me both to help me feel like they cared and also to advise me on how I could make meaningful progress on my own toward a mutually beneficial solution. I think I have been mistreated, and I regret living here. I feel so disheartened and vulnerable here that rather than stay until my lease is up, I'd rather pay an early termination fee of 2 month's rent to get out of here as soon as I can secure another apartment. Who knows if I'll see my deposit returned... After continued attempts to discuss my negative experiences here with management, it seems that Edward Rose approves of this office's actions, and I expect that if this kind of service is reinforced by leadership that it will continue, especially as they seem to be quite proud of it. read more

Two stars because the maintenance staff is great. One star for the management and the people who work in the leasing office. They lost or stole my package even though I received notification it was delivered to the Amazon Hub. When I arrived to the office, they didn't have my package, yet they had everyone else's who came in. I'm pretty sure it was stolen. The staff in the leasing office is unprofessional. When I walked in, they said "What?" rather than a nice "Hello." I like living here, but the leasing office staff which turns over every year is terrible. read more

During my time at this apartment, I have loved it. The location is amazing, but recently my car has been vandalized (slashed tire, had been keyed twice and has been hit with a paint ball gun) on 4 separate occasions due to parking up front. The office has asked for police reports to send to their regional office, in which they said sounded like I was being personally attacked(this is not anything from my personal life. The multiple police officers have asked me the exact same questions) , and it was my problem. I am now having to pay to get out of my lease even though I no longer feel safe at this location. They are a money hungry company, so I would really find somewhere else to spend your money. It is no longer the safe environment it once was. read more

I've lived here for about four years, mainly because compared to the other options, the apartments here were relatively affordable and nice. On the downside, I've always had a horrible experience in dealing with the leasing office. They are extremely frustrating and can't handle basic tasks. They keep forgetting stuff, and you have to call multiple times for every single request. They lack transparency with their customers. They don't clearly state their terms upfront, and then charge you later based on the rules that were never stated in the first place. I've had several other issues with them, and they have never failed to find new lows in their response. Their lack of accountability is stunning. They only give you one option for the internet, which is ridiculously expensive and slow. I've been working remotely over the summer and I've had several outages that disrupted my whole day. The latest outage was fully planned, but they forgot to give notices beforehand. When I called the leasing office, the manager offered to reimburse me for one day of the internet (LMAO), completely ignoring how my entire day of work and meetings were ruined because of their mismanagement. One of the few positive aspects of this place was quick maintenance, which is also disappearing. They used to respond to requests in one business day, but now they take days to come. My latest request was pending for almost a week. Finally, the noise is another issue if you live on the first or second floor. This made me switch apartments, which was a frustrating process as well, so beware of that. Bottomline is, you're probably gonna be fine here...unless you have to deal with the leasing office, and if you do, good luck with that!!!! read more

If you are looking for a safe area and aren't too worried about rent and lease termination costs, Indian Lakes is a fine option for you. If you are a pet owner, young professional or someone that might be looking to move for a job before your lease is up, look elsewhere. See the very last paragraph for my biggest criticism of this complex from my experience. Positives: Clean apartments and decent upkeep. Area is quiet (in terms of community ruckus) and safe. Laundry units in-unit is a huge positive. Nice balcony space. Service calls normally had quick responses and I didn't have to fight with management over my broken refridgerator - they just showed up with a new one. Never had an issue with power outages, but water is another story (see below). Pool, parking (uncovered), and most utilities are included, and electric is normally under $30/mo for my one bedroom. Area gets a bit loud with Douglas and Main being just steps away, but its close to a lot of grocery and restaurants. Management does a good job of notifying you of water shut offs and pool closings (if you read your emails). Negatives: AC blows cold in my living room, but hardly in my bedroom. Kitchen is a bit small, and storage space sucks. Rent could be more affordable, especially since the units are getting pretty out-dated with the new apartments in the area, and Indian Lakes doesn't seem to be making updates. Management shuts off water nearly once every two months for several hours - not something I've heard of before. Rules of the complex are very strict: no grilling (not even a space available outdoors to grill), pool restirctions (no food or drink allowed), can't hang a lot on your walls (might risk your security deposit), and like rules are a bit annoying. The complex has a good amount of space for walking/jogging, but some of the "lakes" don't have a foot-path, which is a bummer. Pet fees are too expensive. the cost would be nearly $1000/year to have a pet with you - the main reason I never got a pet in my two years living here. For more details on my experience, see below. I moved to Mishawaka from Kalamazoo, MI and chose Indian Lakes becuase I heard it was the most reasonabile and best quality for the price. One of the main reasons I chose Indian Lakes is because they are an Edward Rose complex. I lived at another ER complex in Kalamazoo before, so I knew that their early lease termination term in the agreements was basically a one month notice and additional $750 fee - basically two months rent all together, including your last month of living there. This seemed the most reasonable to me, as I was a young professional just starting my first job out of college and I knew I might be looking elsewhere in a few years. Unfortunately, Edward Rose changed their policy on lease terminations somewhere during my second year there. The requirements doubled: 60 days notice of termination and two months of rent UP FRONT to break your lease- effectively four months of rent just to get out of your contract. This, in my opinion, is completely unreasonable. Not to mention, my lease was up for renewal during the Covid-19 pandemic, a time when noone's job felt safe. I was forced to take a shorter lease in my third year (6 months) which increased my rent by $100/month. I was very disappointed to see this section of my contract had changed, and it felt very sneaky of the company to do this. I called management and asked to negotiate this term and was told that would not be possible. This is the biggest reason for this bad review for Indian Lakes. I think this is wrong to require such a fee and a two month notice just to break your lease. What company wants to hire a person if they have to wait two months to onboard their candidate? This is unfair and disappointing. If you're in a similar position in life as I was, I would recommend you discuss these terms of your contract with other apartments before you commit to Indian Lakes. read more

I lived at Indian Lakes for little over 2.5 years. The place was great up until the time I decided to move out. The person I spoke with was very rude and not helpful when I communicated through emails and phone so I had to speak with the manager for the proper communication. After I moved out, they charged me for replacing the whole carpet saying we caused heavy damage, which I couldn't agree on and tried to clarify things. The responses were very slow and redundant, repeating same things over and over again without reading anything I wrote until I finally lose my temper, so I just paid for whatever extra they charged me and gotten done with them. My family and I had lot of good memories during our time here but all got ruined with the worst farewell. I just regret that I recommended this place to my friends and helped them moving here. read more

If I could give a zero star I would. We called many times and were told we would get a call back, never did, and had to cal our selfs numberous times only to hear a new thing wasn't finished. And when we couldn't find a good co signer after the first one was denied. And I was told the apartment could be held for 2 weeks, but they called today and said it was gone they gave it to someone else in line. We were informed of the need for a co signer two days before the end date but we did and it still wasn't good so I was told by someone there I don't care to remever names that they could save it for two weeks. Rented here for four years. I found the management to be consistent and professional. Repairs were done promptly. It is definitely "cookie-cutter" (feels like thousands of units around several fake lakes.) Also the area is less than thrilling (I could see Home Depot from my living room), but some of the apartments have nicer views. I strongly recommend the top floor ones, which have cathedral ceilings and much more natural light...and get a carport ($20 or so extra) to avoid having to dig your car out in winter! read more

Indiana Lakes Apartments is by far the worst apartment complex I have ever lived in. Their head property manager, Ed Beachnau, was rude and downright disrespectful when I spoke to him. I was joining the Marines and needed to terminate my lease. I was misinformed about how the process worked, and was frustrated that nobody seemed to be trying to help me. Instead of thanking me for my service, or trying to help me, Ed simply said "It's not our fault you're joining the military. We didn't tell you to go and join the military."To me, that is such a disrespectful thing to say to someone who is about to join the military. I am putting my life on the line and giving up my freedom so you can enjoy yours. You can at least speak to me with a little bit of respect. When I asked for his supervisor's name and phone number he said, "So he can tell you the same thing for a third time, my pleasure." Which, he did tell me the same thing for a third time, but he was much more understanding, helpful, and patient while we tried to figure out my situation. Ed, on the other hand, was not. On top of the unremarkable experience I had with the property manager, the internet options available for the apartment complex are extremely sub par. The best way I can describe it is that their internet provider, Bloom Broadband, which you are forced to go through, is awful. The best internet package that they offer is comparable to the worst internet package any other major provider offers. My roommate and I paid the extra money for their best package that was "ideal for: streaming music, streaming videos, online gaming, emailing large files, surfing the internet," etc. Consistently around the middle of the month, my roommate and I had already used up our 250 GB bandwith. How you ask? I couldn't tell you. We were just two college students who used the internet at most for doing homework and research projects. We watched Netflix occasionally, but made a point to only stream through a lower quality input. When asked if we could use a different internet provider, we were declined. It got to the point where I was consistently having to go over to my parents house two weeks out of the month just to do my homework for school. My last few complaints about Indian Lakes Apartments are: the counters are cheaply made and stain incredibly easily, the smoke alarm went off EVERY SINGLE TIME we used the oven, there was no good lighting in the apartments, and the office put up a fight every time my roommate and I paid our rent separately. She usually paid online, and I usually paid by check. Every time I brought my check in they told me they weren't allowed to accept anything unless it was for the full rent amount. Every month I had to explain why we paid separately, and eventually they would allow it. I would not recommend this apartment complex to anyone. read more

I am so glad that I don't live there, as management could care less about the well-being of their tenants. I dropped of a a resident of Indian Lakes Apts last night and the next morning discovered she accidentally left her cell phone in my cab. I had her name but didn't know which unit she lived in so I called the management office and spoke with a woman named Christy. She said that I could mail it to them and they would put it in lost and found, but they would not make any effort to knock on her door to give it back. I stayed here for a little less than 2 years. I wanted to give it 4 or 5 stars. Pros: apartments are beautiful, clean and very spacious; management is great; any service request is promptly addressed; they have very clear policies about pets, termination and renewal of lease, etc. Rents are ok. Even though it seems expensive, it includes heat and water: a great advantage during the long winters. Cons: Why I gave 3 stars instead of 4 or 5. Apartment complex is situated far from South Bend or Mishawaka downtown. Also no sidewalks outside the apartment complex: hence not a great place for regular joggers/runners/bikers like me. Managements is very strict about internet. It doesn't allow any other internet service providers other than Bloom Broadband. And I must say that Bloom is a terrible internet provider. This used to bother me a lot, because there are way cheaper and faster internet by other providers. read more

My experience started out pleasant however quickly changed when I got noisy neighbors. I complained several times to the office and nothing happened and are still noisy to this day. Upon termination of my lease the apartment staff informed me that I owed them money due to not turning in my notice exactly "1 month" prior to moving out. After I had already given them verbal notice and prepaid 2 months rent so I would not have to come back in. I had planned on moving out the 18th and was going to give the keys back early as well. I tried to tell them that I was unavailable to turn it in on the first and that the 6th was the soonest I could. NO SYMPATHY! 23 days was not enough notice for them apparantly. Even though I was doing them a favor by giving them a couple months rent in advance and the keys back early they would not waive fees. These apartments are disgusting. The air ducts are filthy and the grounds are unkept. Not to mention the noise! I constantly heard people stomping up and now the stairs! It's also not safe, sparks came of the fuse box. The air conditioner and heat have both broken down several times. I often liked to keep my back door open. While they were redoing the apartments next to mine and the workers used vulgar language when talking back and forth to each other! I could hear them talk and pound their hammers for nearly 2 weeks! Maintenance also worked on the 3rd story and I could hear the hammering in my apartment on the first floor. The staff is absolutely horrid. They will not work with you what so ever. All they want is money. You are not a person to them, just someone to take their apartment and give them more money. I broke my lease early because it was so awful there. They are constantly changing staff and management. I will never again live in any edwardrose apartment! STAY AWAY!!! Way too much money for a crappy apartment! Save your money and go elsewhere!!!!!!!! read more

I lived at Indian lakes for about a year and a half, and had a good experience with the maintenance crew, because they were in my apartment ALL the time fixing things. I have to say that they respond quickly to calls. The management on the other hand is a joke. Here are just two examples: I purchased a electric grill to comply with their requirements and then after about 6 months they told me that a electric grill was a breach of my lease and fined me for it. Then when moving out over Easter weekend my move out day was the 30th. I guess I was supposed to turn in my keys in the rent drop box, but was never told that until 2 days later when the called and said they were charging me for every day my keys weren't there. I tried explaining all my stuff was out, I was visiting family 5 hours away and could not get them the keys until I came home. I told them that they could use the keys they already had to my apartment to go in and make sure my stuff was out. But they wouldn't do anything until I could make it back to give them the keys. I drove home early from visiting my family to get them the keys and they still charged me for 3 days of rent. That is just the two most recent experiences I had with them. Don't move in here. There are plenty of other places in the area with much better management. Moving to Indian Lakes will be a mistake! read more

The apartment complex is old and outdated. Every other month, the apartment has cut off the water for a day to fix an issue with the pipes. The front doors are garish (blue or burgundy), heavy, and bang when the wind picks up. The walls are extremely thin; I can hear when my neighbors above me do everything from have morning sickness, use the bathroom and be intimate. We can hear and feel every step they take. The white kitchens are old, and the cabinets and counters are beginning to turn yellow and peel. The lighting is horrible-be prepared to have a lot of lamps. In the winter, we hear some type of crawling and scratching in the walls. Also, the spiders and ants in the warmer months are terrible. The only reason why I gave the property at least 2 stars is because of the location and the other residents. The actual property outside of the buildings are wonderful. There is a pond with a nice walkway behind each building. We see different birds like Great Egrets and Blue Heron's. The community is quiet, with a lot of diversity. The residents here all seem to have class. We feel safe here. Walmart is 40 seconds away, and Target is right down the street. The apartment is zoned for Penn Harris Madison schools, which is also a plus. Last but not least, considering the city, I believe this might unfortunately be one of the "better" places to live. Maintenance is extremely fast and nice. I haven't really had any interactions with management. There is a new development being built in Granger that is opening in Spring of 2016. We will be leaving and moving there. read more
