Well the Foundry lost a star. We have been here three years and, on balance, liked the place. Great location, 5-star apartments, wonderful village and stores on the first floor where you can be a part of a neighborhood. Our only real problem was with the maintenance/administrative peeps. This business appears to be getting too big for its staff. When we moved in there were maybe 200 or so apartments - and lovely ones at that. Since then they have built an addition on the south end that probably doubles the number of apartments; now they have another add-on going in pushing the number even further. Our biggest problem is being able to talk to someone - not just leave a message. They are understaffed and overly busy. It was move out for us and we actually did get to talk to an office person - and we set up an appointment for 2 pm to do the final walk-thru on Thursday when leaving. When there we were running late and asked to push it an hour to 3 pm - of course, no one answered the phone so we had to leave a message. Long story short, no one shows up at 3 pm...nor at 3:30 or 4 pm. By 4:30 after calling and leaving a number of other messages we just left. No idea how we'll now do a walk thru but their telephone answering skills are terrible. They just waste their customers time. So in sum the apartments here are all 5 star - this is a great apartment complex and full of opportunities and amenities. The administrative people are always hard to get a hold of, so that is a problem. The one bright spot is Christine - but use email to get a hold of her. Maintenance is spotty - one of the guys we worked with is Larry - a real fine guy...if he promised something he kept his promise, and if he said he would be there at a certain time he was. Larry was tops, but the rest of the maintenance staff left a lot to be desired ... not the least of which is showing up when they said they would. So we will continue calling and see what they want to do for a walk-thru close-out. 5 star apartments, 3 star admin and maintenance staff, not respectful of their customers time ... giving it 4 stars. read more

We decided to rent a unit at the Foundry for our college student. Beth in the leasing office was extremely helpful and answered the dozens of questions that we had throughout the process. Being from out of state, we needed to make sure all of our bases were covered. From start to finish Beth was great in setting up a tour for our son, explaining the entire process, and she kept us updated on everything. Looking forward to moving our son in soon. read more

This place is HORRIBLE. You can never get anyone on the phone. It takes multiple emails to get anyone just to answer. They are not up front about all the costs. They try to charge you extra for everything. They advertise they have a dog wash. Even when you pay extra to have a dog they want you to pay extra to use the wash. They advertise they have a pool. They want to charge you extra for the key to the pool. They wanted to charge extra for a top floor apartment. They advertise they have a dog park but the dog park is closed for 4 months in the winter without any notification. When you complain they say they don't own the dog park even though it's listed as an amenity. Even if you decide to pay for an additional item they never follow through and get you a key as requested. I could go on and on. When we were negotiating for a unit they sent of a map of the units location and the unit number. It had a good view of Eddy and campus so we decided to pay more than the other apartments. When we came to pick up the keys they told us it was in another building but still had the same apartment number. The unit had a view of a brick wall and was on the alley. I complained and asked for them to either move him or compensate him. They never responded to that message. When my son was moving everything out. He left behind a sofa which someone was coming to get and a vacuum to vacuum under the sofa. The Foundry came into his apartment while he still had a valid lease and TOOK his vacuum. They admitted to taking his vacuum which was new and said they would pay him "fair market value". We have called or emailed them at least 5 times. NO MONEY. I have all of this documented in emails etc. I would add here if I could. They are CREEPS. Go the the Overlook. They seem nice and reasonable they. Avoid this place at ALL costs. read more

My interactions with Foundry's leasing office were nothing short of a nightmare! My lease ended in mid-June this year, but I never received our deposit, which amounted to more than $5,000. It was IMPOSSIBLE to contact the leasing office. They neither answered my calls nor responded to my emails. They claimed to have issued the deposit check, but they couldn't even provide a tracking number for the supposed mail. The check was never received, and I was never able to cash it! Originally, the leasing office staff promised to let me pick up the deposit check in person, but they mailed it instead. I want them to re-issue the check but they have GHOSTED me. Another concerning interaction I had with the leasing office was the attempt to SCAM residents through their leasing contract. They required a notice 6 months before your lease end date, stating whether you intend to renew or terminate the lease. Otherwise, they would try to manipulate you into paying extra rent at the monthly rate. DO NOT CONSIDER FOUNDRY AS YOUR NEXT RESIDENCE! read more

Great location proximate to Notre Dame and the restaurants on Eddy Street. Unfortunately very loud due to pedestrian traffic, but clearly not the Foundry's fault. I'm a dog person but the influx of barking dogs and inattentive dog owners has made this area even more noisy. Seems some guidelines around prolific barking should be outlined. Unfortunately the maintenance is lacking. For example, for nearly a year my bedroom door will not close due to settling. Additionally, the elevator on our side of the building was down for several months. It just seems there is no urgency or inclination to make improvements or repairs. Perhaps it's just understaffing, but we still pay a premium in rent. read more

I lived in Foundry South for 5 years and have a lot to say - and most of it is not good. I will highlight a few things: The website promises exposed brick in the south apartments. When I moved in, I had a wall with blue paint instead of brick. I was told the apartment was "never finished" and this was never followed up on. I was the first to move into my unit and while the apartment was overall clean and modern, it was also rather sloppy - there were some gouges in the cabinets, sticky marks on the floor, and the paint job was pretty sloppy. There is a trash service that you can't opt out of, and my neighbors would constantly leave their stinking piles of trash outside of their doors 24/7, to the point where my hallway would smell like garbage. Some days the trash wasn't taken and it would sit for days. My calls and emails to complain went unanswered. The rent prices are exorbitant and you have to give SIX months notice to renew your lease. That is not a typo. I had a handful of maintenance issues over the years, and while some were handled quickly, others took up to a month to resolve. You can submit a maintenance issue through your tenant portal, and I don't think it gets checked very often. I was having issues with my garage opening and had to call probably a dozen times and email constantly before someone finally came out to look at it. Parking is pretty difficult - you are given a free pass for the parking ramp but it's a long walk from the building. You can pay to park in the lot behind the building but most of the time the lot was completely full, and people would park in random spots since there was no room. I decided to pay for a private garage that was very pricey ($125 a month) and I had issues with people parking in front of it to the point where I could barely get in and out of it. Calls and emails to the complex to complain about this went unanswered. I will echo what others are saying about the leasing office. This place has the most uncommunicative staff I have ever dealt with. I have called and emailed probably hundreds of times about various issues, and they have never been answered. I don't think anyone even checks the email address. I was given a Foundry North key when I moved in to access the gym, and at some point the locks were changed and my key wouldn't work anymore. I emailed the staff to get a new key and was ignored. Another time, I received an email about a trash chute being available in my building, but when I tried to open it it was locked, and I didn't have the key to be able to unlock it. My email asking for access to the key was ignored. I could go on and on. Last, I will relay my experience moving out of the apartment. It was nothing short of a nightmare. First, I stopped by the office to get a lease buyout form. I filled it out and turned it in promptly. I was told I would get an email confirmation once the form was scanned. I waited a few days and stopped by the office again to ask about the email confirmation, and was told that the property manager had "just stepped out" but that they would get to my form and it was fine. I ended up stopping by the office three or four additional times, and every time it was the same lie - I had "just missed" the property manager, but it was fine and they would get to my form. After a few weeks, I got an email from the property manager that my lease buyout form was accidentally shredded and I'd have to come back in to fill out another form. I responded promptly and asked if I could email a form or I'd have to come back into the office and was ignored. I decided to go back to the office, and luckily the property manager was there. I will say that she was very kind and apologized for the error, and she made sure to scan the form and confirm everything with me. I appreciated that, but it shouldn't have taken half a dozen calls and trips to the leasing office in order to make that happen. I received an email 30 days before my move out date detailing everything I needed to do before moving out, and one of them included scheduling a move out inspection if I wanted to be present. Once again, I stopped by the office numerous times, only to be told that the property manager had "just stepped out" but they would let her know that I wanted to schedule something. Weeks went by with no communication other than being told again that the property manager would be told of my preferred time and date for the move out inspection, but nothing was ever followed up on. I finally asked if I had to be present for the inspection and was told no, so I gave up on being present for it. When I turned in my keys (which I scheduled), the staff member I talked to had absolutely no idea I was moving out and asked over and over again if I was moving and if I had had the inspection. It was a horribly frustrating experience. If you want somewhere safe and mostly clean to live but don't care about being able to reach the staff, then you might like it here. read more

Once you sign the lease the staff disappears. Phones are never answered. You will be charged every month with a service fee. What service is provided for the fee I have no idea. Maybe the newer sections of the foundry are nice but the apartment my daughter was assigned was trash. Before she moved in the place was painted we spent 3 days cleaning all the paint splatter and over paint off cabinets floors and tiles. The industrial duct work just collects dust which was not cleaned when it was painted. No place to store a ladder tall enough to clean them. The appliances were useless the freezer seal was broke so food stayed semi frozen. Dishwasher did not clean the dishes. The microwave vent cover was not attached. The place had an odor all year. They came to fix the Juliette balcony but believe it still leaked. Things were temporarily fixed. She was charged for garbage cans that were never delivered the list goes on. The only good thing is the location. Students beware. read more

*DO NOT LIVE HERE* The apartments are full of college kids that stay up until 11pm almost every night blasting music throughout the building. It is a nightmare trying to sleep. Unless you don't mind constant noise, steer clear. read more

I'm a current resident. An asset is the maintenance staff, who respond quickly to problems. However, it is basically like a dirty, loud fraternity. There are a LOT of problems here which make an unprofessional environment: Trash in the staircases frequently (half-filled beer cups and pizza boxes, pieces of gum), deafening fire alarms throughout the entire building several times a week at odd times, cheap appliances that break often, filthy doorways, the intercom is broken 50% of the time so your guests can't find you, etc. Furthermore, for such an enormous community, there is exactly ONE tiny closet for hundreds of peoples packages! We receive badgering emails about it every week, and it's tiresome for all. It's sad, because it has such potential. read more

We love the Foundry. The location can't be beat. I love the daily trash service and there are so many amenities. While it it sometimes hard to get hold of people in the leasing office, once you do, they are extremely willing to help. Most of all, Justin in maintenance is responsive and just fantastic. We live in California and i don't know how we could have coordinated some things from afar without his help! read more

An excellent place to live. Would highly recommend for anyone working at or near Notre Dame. The new buildings (Foundry South) are designed for young professionals and graduate students, which keeps them fairly quiet. Brand new building, great appliances, pleasant decor, etc. I was able to do a ton of work in my apartment for these reasons. The location is super walkable to Notre Dame and very safe and attractive. The real shining star of Foundry, in my opinion, is the staff. Theresa, in charge of leasing, was attentive to even the smallest requests and almost always available. Christine, the property manager, was also extremely helpful and accommodating with a number of requests. Very timely responses from the office, especially in the midst of the covid pandemic. All of my interactions with the maintenance crew showed them to be polite and effective. Really couldn't ask for anything better from the entire staff. 10/10 on the service front, a great complex. read more

We loved living here from 2011-2014! This review is a little old, so just double check on stuff that's important to you. Interiors/Amenities: -- We loved that our apartment opened up to a little shared courtyard (your pets aren't allowed to potty there though since the thin soil mix of the second-floor courtyard is on top of retail stores). -- We lived on top of the urban outfitters and could sometimes hear their music (theyd really blast it when they were opening up for the day), but it wasn't a nuisance. -- We rented out the common areas three or four times for events. -- We did have to purchase our own ceiling light fixtures, but maintenance installed it for us. You should ask if you need to BYO light fixture. They're probably all installed by now and left behind by previous tenants, I'd imagine. -- If you're looking to maximize your footprint, note the ceilings in each unit are REALLY tall. We converted a tiny study into a bedroom with a super tall bunk bed with a desk underneath. It was custom from etsy. Management/Maintenance: -- Maintenance was prompt and visited repeatedly to figure out a mystery with our in-unit washing machine. -- The on-site management team always remembered our names and would want to chat to see how we are doing. When we needed to adjust some minor terms on our contract, the discussion was easy and team was super flexible. We added an additional roommate (I moved away for work and a roommate moved in), and also added parking passes. -- When there were general resident complaints, management addressed the concerns in emails (eg calling out the slobs leaving trash in the trash room instead of walking it to the dumpster). -- Packages had to be picked up during office hours. That was kinda tricky if you didn't get home in time. Maybe there's a new package system now though. You should ask. Other comments: -- Utility rates were normal. -- Parking wasn't ever a problem in the big parking structure. We had no cell phone reception in the building though, so we had to get a landline (Comcast was the provider at the time). So when you tour, be sure to check your cell phone bars. read more

I would caution prospective tenants against moving here. The building forces you to pay for valet trash service, but the service doesn't even pick up the trash half the time. The result is unprofessional and unsanitary, and maintenance will yell at you for leaving trash out during the day when it's not your fault it hasn't been disposed of. Unbelievable. They also force you put uncleaned receptacles handled by people you don't know in your own apartment during a pandemic, for no good reason. And they lock the trash chutes, so if you have something truly gross you need to get rid of ASAP, well, too bad I guess. For the kind of rent you have to pay to live here, it's just not worth it. Reviewing from their Eddy Street Commons, Notre Dame Location. This company is shady. They are not upfront about all the application costs or about their income verification. First I was told by Mimi that my income had to be 3x the amount of rent. Next,​ I was told by an agent in the office that the only number they needed was gross income. On the day I spent my lunch hour to go into the office and apply they wasted my time and suddenly told me that I needed 3x the amount of rent in my bank account. What that means is $37,000 or more in your bank account to qualify. It has nothing to do with your GROSS income. In all my years of renting, I've never lived at a place that required a bank verification when my gross income met or exceeded the rent by over 3x. So if you're a 25 something and older and doesn't​ have $37,000 sitting around in a bank account next they tell you that you will have to get a guarantor form which is part of the same packet but they'll charge you $65 TWO TIMES to run it. It does not cost $130 to run two credit reports or background checks. This company and its​ affiliates are complacent in an industry leading scam. DO NOT RENT WITH THEM. AVOID AT ALL COSTS. read more

The apartments are nice, well designed have some good amenities, but there are certainly some drawbacks to living in here. Noise level seems to be a common complaint, both from inside and outside. You can hear pretty much every nose from the street, and that includes people simply having normal conversations as they walk by (even from the 3rd floor!) Also the noise undergraduates (usually in groups) returning from a night out is so loud that it sounds as if they are passing through your apartment. As a place that advertises themselves as "luxury" and considering that my rent is at least twice what it would be anywhere else in South Bend I have to say that I am somewhat disappointed. In my opinion the management should be more selective in choosing tenants to prevent this place from feeling like a frat house. Also noise levels at night from the drunk and boisterous students leaving O'Rourke's and Brother's get out of hand, particularly Wednesday-Saturday. All in all these are nice apartments if you are willing to spend no less than $1,200 on rent for a place that at times feels more like a dorm than a "luxury" apartment. read more
