Our last management company ran rings around these folks. For one, our LCAM at the time was a genuine professional who actually responded to peoples' issues. He was always at our HOA meetings, providing a good sounding board and fantastic resource. The LCAM provided by this outfit is the second third one we've had in the two years that we have been stuck with Associa...it's almost like a game of musical chairs with these folks. One good example of their ineptitude has to do with a beehive located in a partition between me and my next door neighbor. I first reported a beehive growing/developing some eight weeks ago and reported it. I've been ignored for most of the time. I wrote two direct emails to the LCAM as well as reporting it through the Associa website. I finally got a vague reply saying that a vendor apiarist had been found and ordered. Meantime, I still have the same bees nest in the same place these two months later. After another email direct to the LCAM, I'm yet to receive a reply as to when they will show up. Can I use my outdoor upstairs porch on the meanwhile? No, unless I wanna get stung! The Associa app is nearly as useless as the people who run this outfit. It is seldom accurate, is always clunky and not too user friendly. Honestly, neither is Associa Gulf Coast. If apathy were the mother of invention, these people would win the Thomas Edison Award for innovation in indolence.

There was literally no one around and all of a sudden this woman in her SUV abruptly stops next to me, gets out of her vehicle in a hostile manner, and in a rude tone claims she is the manager at Windward Pointe and received a complaint that someone with two small dogs was walking on this road recently. She asked me where I live and I told her Lincoln Shores. She told me I am not allowed to be walking my dogs here. I asked her where there is a sign saying I cannot walk here because this road leads out to fourth street north and there is a gate from our complex that leads out to this road so it's obviously a public road. I listened to her rudeness for a few minutes before I became so upset that I had to walk away. I went to the management at Lincoln Shores and told them what happened. They were shocked as nothing like this has ever happened before and verified that we are allowed to walk our dogs on that road but probably just not on the sidewalk because it's their side of the property as they both share that road. I understand and will comply if I'm not allowed to walk on the sidewalk because that portion is their property, but the way she acted towards me was very unprofessional and inappropriate. I felt unsafe, uncomfortable, and mistreated by her hostile behavior as I was all by myself. I would personally never live at a place where the management is aggressive like this.

I lived in one of their properties for two years and had every horrible experience you can imagine from beginning to end. When I first moved in, which was in the summer, I had to fight with them to provide screens for the windows because the AC kept going out every week and I could not open my windows. It took them months to fix my AC. During the same summer I dealt with an incessant amount of termites which they refused to treat because "its summer in Florida and it's an old house." I literally had swarms flying around all the lights. After I renewed my lease it took me pulling their teeth to get them to treat the place. Getting them to do any maintenance was like pulling teeth. 2 years I rented with them and I can say with 100% certainty they NEVER picked up the phone, not once. I eventually had to begin showing up to their office (15 minutes away) just to get any kind of response. About 6 months before I moved I dealt with one of their tenants on the property behind me cause a water leak that cost over $1,400. They refused to help me deal with this matter and after months of postponing the bill until I heard back I ended up having to pay this bill MYSELF otherwise my water was getting shut off. After I moved out I left the place in pristine condition, Julia one of the horrible and unresponsive leasing agents, even commented how this was the best condition anyone had left their property in. Still they found a way to take nearly my entire security deposit, and they took OVER a month to send it or send me any kind of notice.
