We, not them, discovered it at the last minute. 2nd time, 8 months later, closed on a home. Poor coordination between lender/realtor/owner. They never sent follow up check to home insurance company weeks later. We, again, not them, had to fix. They promised to "hand deliver" next day. Never did. Delays delays. Hope never to use again. Will look for better options even if not close.

They send closing funds marked for homeowners insurance to the mortgage company. Insurance company bills us a second time for premium. I know something is wrong but cannot get anyone to trace funds. Money gets applied to mortgage principle, I pay for insurance twice, and now have a lower mortgage principal balance but I will not "recover" those lost funds for 30 years. Could have gone toward purchasing furniture for the new home. Next, instead of sending important papers and checks to mailing address they send it to our Texas home. Didn't discover that until this week when we arrived to our winter home. Lack of attention to detail is not a good trait for an escrow or title company. Can not recommend.
