Within weeks they filed eviction proceedings against multiple tenants, including me. Maintenance issues are common, communication is poor, and many residents report problems getting deposits returned even when leaving the unit clean. I have secured new housing at Irish Row for August and plan to move out cleanly. Current tenants -- document everything and consider your options carefully before signing. Also, the property showed little regard for tenants who lost pets (no condolences or support) while other complexes in the area do. Current tenants should document everything.

Twice the rate of reasonable rent is not enough, and they want you to fund the new furniture for the next tenant! It has been a month since I moved out, and they still cannot tell me when I can expect to see my deposit back. Almost $3000 spent the year making them money. I am out of the apartment, in debt, and they do not care one bit. Stay away from this place at all costs!!!!

Since Village Green has managed it they've put a lot of quality work into it. If you prefer historic quality over the latest amenities, you'll love it too. I lived there for a year. From the very beginning to my last day, it felt like they cared that I was happy. Pamela in the office is awesome and gave us a tour and history of the place, which thrilled my father in law who tagged along to see the school his parents attended back in the day. They don't have a "show" unit because each apartment is one-of-a-kind, so they'll show you the actual units that are available. I ended up getting a 2-bedroom because it actually cost less than the 1-bedroom options - again, Pamela figured that out for me and didn't try to upsell me just because I came in looking for a 1-bedroom. Who wouldn't want an extra room for free? They had replaced all the appliances and polished the hardwoods and my unit was ready for move-in on time. Living there is comfortable and quiet. The building is clean, and the maintenance and custodial staff always say hello! Their resident portal is active and easy to use. Maintenance requests are answered within a day or two. My electric bill was never more than $40/month despite using heat ALL WINTER...I am a cold girl, but the building is so well insulated that it didn't take much to heat the place even with the 15-foot ceilings. There is central air - unheard of in a historic building! You can control with a thermostat but the whole building is on "heat" Oct-Apr and "cool" May-Sept, which is a bit inconvenient on those unusually warm or cold days in the transitional months but not too bad. They do notify all tenants before the switch happens. Parking is plentiful and the lots are well lit. The school is surrounded by grass on 3 sides and there are pet waste disposal bins. We had no issues with security while I was there, which was a concern I had from reading other reviews, but I think since Village Green took over it's been much better. Of course there are pros and cons to old buildings...for instance, the walls are solid and I rarely heard my neighbors, but some of the windows no longer open. There are no laundry hookups in the units, just a shared room on the first floor which is fine but it's a few dollars per load and sometimes the machines chew up your clothes. Occasionally there are people loitering nearby, but that's downtown South Bend. I enjoy taking walks and frequently walked downtown, but always east and never in the dark. To be clear, the area is older and not the best, but the building itself feels extremely safe. Bottom line: I only moved out because I bought a house. Well, that and the second reason, my only true complaint...my lease renewal offer was too high for me to afford, so I can't speak to the value of this place in the future. However, for me, it was perfect. This was the best place I've ever lived.

There has been several shootings, as well as two massive structural fires within less than 2 miles around this complex in less than 2 months. Additionally, when I asked if we have cameras in the parking lot I was told no- because there was a shooting in our parking lot that resulted in confiscation of our cameras without return some time back. When reaching out to the property manager of my concerns of safety- because I am a small statured woman living by myself and asked to be able to leave the lease due to heightened crime rate and the lack of safety- Pam, the property manager, did not even bother to try and make me feel any better about the situation. She did not bother to say sorry you feel unsafe and uncomfortable living here, she did not bother making sure I knew if the area was safe, all that was replied with was "You would need to buy out fee. Would you like me to put this notice in for you now?" And was frankly quite rude. This is not a safe area, the complex does not have cameras or security measures, the property manager does not care and concerns will not be made to be better. Thus, I will be living here uncomfortable, feeling unsafe and uneasy for the remaining 9 months.

During my time there, our car got stolen from the back lot and many cars were broken into (management didn't even try put up cameras or increase security measures), we had rodent issues, we had mold in the kitchen ceiling, our washer, dryer, and dishwasher were never fixed, the house was not cleaned upon move-in (I found a football and trash under the beds), the locks stop working from the outside at times, there were armed robberies outside the building, I had loud undergrad neighbors who partied until 7am on both weekdays and weekends (management basically said they were powerless and the police told me to contact management), and the house was generally falling apart. I still haven't gotten my security deposit back and the new management is also completely unresponsive.
