This was one of the best experiences I've ever had with a contractor. First, when I called for an estimate John actually called back. As I'm sure many of you know you make calls looking to get an estimate for work and you don't even receive the courtesy of a call back. That's not the case with John. After we receive the estimate we decided we wanted to go with JMK after reading the fantastic reviews. However, we did not have the funds and did not want to pay an additional charge to put the deposit on my credit card. When I reached out to John and explained the situation he put me on the schedule in good faith until I sent in the deposit. The work started on the day we were told it would start and ended on the day we were told it would end. Partway through the work I realized that John and I may have had a communication error with what I wanted and what he thought I wanted and when we discussed it he immediately corrected and promptly addressed my concerns. In all this was the best experience I've had with a contractor.

Much of the work had to be done by hand. They had a very efficient team come twice; once for set up and then when weather permitted the pouring of the concrete. They were very timely, did excellent work and cleaned the yard better than it was before. Whenever I need work again I will definitely call them first.

Also no clean out on that wall. I'm told the sump is the low point. Hard to get water in when it's built up higher than the floor level. I have water lines that need draining before winter and it goes onto the floor and it pools up nowhere near a "clean out". If it's only a "clean out " why is it sloped downward? I guess that explains why its at a point the water doesn't go to. Not a drain. Grr. Also my water intrusion shot right past the bright wall and created a pond nowhere near a "clean out " coincidentally the area the water pulls up at is where the drain used to be before they removed it. Also, during the recent heavy rain for days, if you look in the inspection, clean out port, there is no water flowing. It does not follow the drain tile. It's beneath it. This was not an inexpensive job compared to other contractor prices, but we went with Franks because of their reputation. Not everything went exactly to plan, a couple things were missed by people, but Frank called me personally because he was not happy with the execution of the project. I wasn't even that upset because they felt like minor annoyances compared to past contractor experiences I have had. They had already communicated that they intended to send different people out to fix them, but Frank went above and beyond! See during and final pictures! We fully intend to use them again for some future basement projects. Listen, you can't control everything everyone does as an employee of your company, but you can make it right. And if you aren't sure if a company you hire is going to have your back if something goes wrong unexpectedly or something gets missed, then just choose Frank's because they are just incredible at taking care of their customers. I had 2 other companies come & say my only option was to install an internal weeping tile system that would go to my sump pump. The amount of water I had coming in was so minimal that it would evaporate before even making its way to the sump pump. I called Crackmasters after getting recommended by my parents & old neighbours. I spoke with Tina over the phone who was VERY knowledgeable and went through their process with me. Knowing the age of my house, seeing photos of my concerns, and other key factors, she was able to determine that we only needed to fill the cracks. Jose came by and filled the two cracks - he was very knowledgeable as well, and went through everything with me. I did have some water come through a week later after a heavy rain, and he came back to inspect and look further into the matter. For the initial quote I met with Behtash Adib. He was punctual, professional and took the time to answer any and all questions. While deciding on the scope of the job Behtash was consistent with prompt responses and information. The basement waterproofing was done by Ade, Shy and Vandyke. During the project they noticed a potential problem in the same room unrelated to their work. The team notified me and even paused while they had a specialist stop by and check it out. This was above and beyond and extremely helpful. The second project was my front steps. Over the years the cement steps cracked and started to settle into the ground. We had some big rains lately in the area, and, with one of them, I had a bit of water coming into…read morethe basement. This only happened this once in a year we've been in the house. Of the two basement window wells, one was draining properly, in one, the water sat half the way the window and seeping through slowly. At first, I didn't know if that was the only spot or the wall was cracked, I was thinking all kinds of things. I called many waterproofers in the area, Rob and another company were the only ones to answer and schedule an appointment. He came, looked at the basement, looked outside and deteremined an action plan. Came on the appointment date and did what needed to be done. Said that might not be whole solution, but we can only try since it seems the most feasable one. I don't mind. We'll see how it goes. He also suggested what would need to be done should water come again. He did test the repair he did and water is now draining properly in both wells. Overall an honest, well done job.
