I moved to Victoria Station two years ago. Great find at first. Zach used to work there and was always nice to me and quick to help. As of a few months ago he no longer works there. Now all that's left are a sour group of women. Two stars because poor unfriendly management and gate keeps breaking. Pros: Nice location near the square. Rarely any bug troubles as long as I put food away. Close to TWU Cons: expensive Right by the train. I can't sleep. I know that's not their fault. It's worth mentioning still. No visitor parking except if you are looking to lease. Since Zach left they won't offer parking passes for guests. Strict towing Gate had broken more times than I can count since moving in two years ago. Management takes several months to fix it only for it to break soon after. I do not recommend. I lived at Victoria station my senior year of college. My ceiling leaked water for three months in the bathroom before the apartment repaired the damage to the dry wall. The leak had to be "fixed" multiple times. By the time they came to repair the damage I had already packed all my things and was in the process of moving out. The water ruined tons of my personal property. Blue tooth speakers, hair tools. The management team refused to allow me to terminate my lease and sent me a bill for $4,000. I had to hire an attorney. The floors had what looked like mold under them and when I requested someone to come look at it they sent the maintenance guy who told me himself that he was not qualified to tell me weather it was mold or not. He also told me that pipes busting in this apartment building was a common occurrence. Also when I told the management I would not be leaving w good review upon moving out she called me "petty". She later knocked on my door to apologize but it was very unprofessional and I wouldn't suggest living here to anyone. Unreliable, dishonesty and disrespectful is what I would describe Jack Bell. And on top of that I would mention Scam as well. First of all, the apartment that we lived in is in poor condition and at the time we were in need of an apartment when school is about to start, they promised to fix as many flaws as possible. Thorough the one year of leasing we encountered as many as possible breaks, damage from water to ac, disposals, pest and worse of all unsounded neighbor. The guy we had to put up with is a coward psycho who made threat and harass Jack Bell's own employee (as she told me on the phone) when he complained about us leaving our trash bag in our front door and it has NOTHING to do with him. He was not even our next door neighbors. The two neighbors that we are in between of leave their trash bags in front of their door sometimes and no one has ever had a problem until that guy from 307 showed up and file as many complaints as possible. He yelled at my girlfriend's grandmother, a 70+ years old lady who was just seating in the patio because one of our mail feel from the second floor, which is still 100 feet from his apartment. Despite all of that and the fact he verbally harassed their own employee, they sent us warnings. The Scam part came when they billed us $150 for 3 HOURS of trash removal when we have already tried our best to cleaned and emptied the apartment. And yes, they did also billed us for housekeeping and cleaning the carpet separately. The carpet was filthy and stacked with dust and debris when we first moved in, we had to spend 2 days cleaning it and now they are expecting us to pay for what was already beaten up in the first place so they can continuing ripping off new customers. I have seen other reviews here and I have to say they we experienced many similarities when it comes to this company. They billed you as they wish and make as many "threat-like" warnings to make sure you pay, so if you're in the same situation, take actions and do not bend to them. I lived in one of their complexes for two years. Although the apartment was perfect for us, the management definitely lacked in well, management. And trust me, after my history of renting, that can easily be a deal breaker. If you see any reviews about their lack of communication and them withholding your full deposit, along with having to pay utilities for maintenance even after your move-out, all of that is indeed true. Upon our move-in, they were very accommodating and sweet, which made me feel very welcomed and happy about my decision, but that immediately changed once we got settled in. I felt like I was treated like a burden every time I called or even emailed in regards to a situation. And if you ever try to email them, just be aware that they more than likely will not get back to you anytime soon. Regardless of how important it might be. The gate was always broken at our complex and it was frustrating considering we paid for a gated community. Maintenance was sub par and ended up not fully fixing issues at times, but on the plus side with that, the maintenance men were very nice and always easy to strike a conversation with. It's unfortunate, because although the apartment was wonderful, the management clearly just does not seem to care about its tenants. My wife and I had the pleasure of living in two of the properties Jack Bell has available. We started in a studio apartment at Adagio. The apartment itself was very nice on the inside. It had new carpets, freshly painted walls, new appliances and nice counter tops. Just like all of the properties, it is conveniently located close to the square and all the good stuff in that downtown area. We moved out of Adagio after 5 months because we finally felt comfortable paying a bit more for a larger apartment. Unfortunately, all the one-bedroom Adagio apartments were rented, but we found a great 1 bedroom at Versailles. It was noticeably older than Adagio (mostly the appliances and popcorn ceilings), but the apartment was a great size and price. The closet and bedroom were both huge and the floors had just been redone. Our interactions with management were always pleasant. They really tried to do whatever they could to make our time there as comfortable as possible. Service requests were always handled promptly and professionally. I was always very pleased that neither apartment had any sort of bug issue, which I know is sometimes a deal breaker for people. We would have renewed our lease at Versailles, but we purchased a home. I would highly recommend either of these properties to a friend and would expect their other properties to be up to standard as well. read more

Have had a apartment with with Jack Bell Property Management since October of 2017. I moved out in early February and prepaid all of the rent that and fees we owed until the ending of the lease at the end of May. I got a call from a debt collection agency today informing me that I owed $317.00 in fees from Jack Bell Properties. For one was totally unaware of "these fees". Th management did not inform me the fees that where billed in March, the only information I have gotten was from the collection agency. I tried to get in contact with the management today, but they have not returned phone calls. This is one of the most unprofessional companies that I have every had to deal with. read more

I'm seeing a lot of negative reviews here in the filtered section, and I don't know why. I've lived with four different companies in Denton and Jack Bell is by far the best company I've worked with. The only major problem we've had was with the Frontier representative that works with Jack Bell. She put the wrong address to set up our internet and we had to wait two extra weeks to get someone from Frontier out to flip a switch and get our internet up and running. Frontier sucks, and I believe it's the only option for internet in that area. Maintenance- They usually respond and have someone out there within one or two businesses days. One time our air conditioning broke and the guy called us that night to let us know he'd be there first thing the next morning to fix it, and he was. Bugs- We've had some spiders and other bugs but they have pest control every month or two. Twice, though, did the pest control company come on a day they did not have scheduled, or a day different than what they had told us. I called the office and they said they would make sure it wouldn't happen again. Parking- When we first moved here we'd have to park on the street every so often, but I've only had to do that maybe 5 times in a year. It depends with how many people are living there that month and how often they tow. Office staff- Other than one person, the office staff is on top of everything and very polite. They have very strict rules, though, for leasing and living in their complexes. But to me, that just keeps up the quality of the people that follow the rules and are able to be our neighbors. Apartment- We have a newer unit and it's beautiful. Good price, new appliances, only had minor problems like a broken plug or window screens popping off. Only wish they had built more windows. I saw a review on here complaining about the train sounds--you can't really live anywhere in Denton without hearing the train at 4 AM. This is the worst leasing company I have ever worked with. I lived in a Jack Bell Property for two years, and at first I was very happy. The house wasn't perfect, but it was nice relative to other houses within this college town. When I moved in, they asked me to do a walkthrough--which I did. However, they only told me to write down things wrong with the house, and didn't give me the sheet that I would be graded against upon moving out. This caused me to be charged for things that were wrong with the house when I moved in and I didn't write down, because I wasn't even aware they were problems to being with (certain windows not having screens, one window having a small chip in the glass, etc.). Throughout the two years we lived there, we had a re-occuring problem which caused water to leak from one of the bathrooms into the floor of the master bedroom. We called Jack Bell to come out and fix this three times; each time they came out and tried to fix it, it would be broken again within a month. We finally called several times to have them come out again, but they never did. When we moved out, they charged us for water damage pertaining to the carpet in the master bedroom (the exact issue we reported). When they found a new tenant to move in to our place, one of the Jack Bell employees called me and asked if I could leave a piece of furniture for the new tenants (a piece I had said I was getting rid of, but the new tenants expressed interest in). I said okay, and left the piece of furniture in the house, just as they asked me to. To my surprise, due to a lack of communication among the Jack Bell employees, I was charged a removal fee for that exact piece they asked for me to leave behind. After spending over a week cleaning the house and getting it into better condition than it was when I moved in, AND after doing a walkthrough with an employee and clearing up various issues which she said I wouldn't be charged for, Jack Bell took my entire $1,150 deposit, and then sent me a letter asking for MORE money. I was charged $200 because they had to clean the inside of my oven, $60 to remove the piece of furniture they asked me to leave, several charges for blinds to be replaced (which I replaced myself), $150 to steam clean the carpets (although I had the carpets steam cleaned professionally the day that I moved out), and was also charged to replace all of the water damaged carpet in the master bedroom which was entirely Jack Bells fault. In addition, every time I talked to someone from Jack Bell, I was always told something different; it is as if no one in the office speakers to each other, or they have no set of consistent guidelines. They are an extremely unethical leasing company and I will never recommend them to anyone looking for housing in the Denton area, nor will I ever lease from them again. read more

First I want to start by saying the apartment itself was very nice. The LOCUST apartments are right by the square so awesome location. Also HUGE SUGAR ANT PROBLEM. But man is the management a nightmare. NOT willing to work with you and has no idea the meaning behind some of the "rules" they follow. Moved into Victoria Village shortly after they completed construction and have lived in the same 1bd/1ba unit until having to move to Austin for work. Overall, my experience with the building and management has been absolutely flawless. Pros: -Two year old building (we were first people to live in our apartment) -Location is ideal, two blocks from the Square, stone's throw to El Guapo's and Ravelin -Dealing with management has been easy, almost pleasant -was able to negotiate when renewing our lease to avoid a 4% rent increase, they agreed to 2% to keep pace with inflation -what limited maintenance requests we had were all handled within 24 hours Cons: -Plenty of college kid neighbors, but quieter than other complexes I visited in Denton -No pool or gym (although that might've kept the loud frat boy types away) -Rent is fairly high for Denton, but still ridiculously cheap for a young professional -If two people share a 1bd, management won't let you buy an additional parking pass, so you have to park on the street and risk getting side swiped or park at El Guapo's (which is only mildly annoying, but safer) TLDR: Would strongly recommend this property or any of Jack Bell's other new properties near the Square read more

Beware of Jack Bell Properties. They are unfair on move out and will keep your deposit no matter how much you clean. If you want proof, check the google reviews. Apartments are outdated and overpriced. If you rent anything near the square (locust area) you will hear the train and it sounds like it's coming through the parking lot. The fire station is close by too. Also the homeless are hanging around the parking lot at night. My vehicle was broken into shortly before I moved out. This was because my building appeared abandoned after they told everyone they had to move out when their lease was up and then changed their mind a month later begging us to stay and renew at a discount. With the outdated appliances and constant HVAC unit issues, and no amenities save yourself the trouble and rent elsewhere. I have never felt more ripped off in the last 15 years renting in Denton. Maintence lacks promptness and decides to do make ready in the next door units overnight while you are trying to sleep. No courtesy!!! read more

In attempting to rent an apartment from Jack Bell Properties (JBP) for my son, I filled out an extensive information request which should have provided ample information to verify my credit worthiness, if not to buy another home. I later received a call from my son stating that Jack Bell Properties now wanted my tax return. Perhaps you are more liberal in airing your personal information than I am, but I found this to be more than a little excessive. So I called the apartment complex and spoke with an underling. She declined to simply run the credit report and verify that I am credit worthy until after I sent her my income tax information. So I asked to speak with the manager. Unfortunately, the manager, Ms. Bell, was not particularly civil, and additionally refused to "spend the $15" to check my credit until she had income verification (which an income tax return does not actually provide, having been filed a year ago). I asked her to make an exception to her rule, and simply run the credit report, as I have no adverse report on my credit, and make a multitude of payments, all on time and in full each month. She again declined. And was rather rude. One simply must give in to the notion that "spending the $15" is a part of the cost of doing business, and make this sort of exception for individuals asking for such a courtesy. A tax return provides no confirmation of present employment at all, and is frankly none of their business, anyway. And then to speak rudely to a potential client. Not a good sign for things to come. I inquired as to whether JBP operations subscribes to the BBB, and she said that they did, and that she had never had a problem in 40 years. Well, that is not actually true. JBP has a "B" rating with BBB, primarily due to limited information. They are not accredited by BBB, having failed to respond to BBB requests for information. Perhaps the BBB needed THEIR tax return? This sort of behavior on the part of their employees is unseemly, and will result in adverse word of mouth as regards their establishments. My take: find another landlord. read more

I spoke with their leasing agent Leah and she called nonstop to ask me one question at a time instead of organizing her thoughts and just replying to my initial email. After a long process, my boyfriend and I were still denied. The "fancy" apartments might entice you, but dealing with these airheads isn't worth it. My daughter lived here for 2 years and had no major problems except for a loud horn EVERY night. They advertise as being a secure complex; however, the parking lot is not secure. Upon moving out, they did gouge me with outrageous fees even though the apartment was cleaned very well. We allowed them to show the apartment on their time schedule and then they hit us with over $100.00 of fees - so not only did I not get the deposit back, but they charged me over $100! Of course it would be helpful if after the many years of free parking in the Wells Fargo parking lot they would do more than just post signs about it converting to paid parking. I'd have to agree with the horror story part. Living in a Jack Bell Properties home was the worst possible leasing move I could have made. In the beginning they do make it seem all cheery and they're nice people, but they're far from it. They really just want you to sign the lease, collect their deposit, and say screw you after. While their houses are convenient for students and close to the UNT campus, you end up with a mess in the end. They say they pride themselves on giving the best customer satisfaction and working with you to make sure your housing experience is great but they really don't. Any time I tried to speak with them about matters pertaining to my house (air conditioner going out, floors coming up, water leaks, hot water heater going out, bug problems) they brushed me off and made it seem like my problem wasn't a big deal. When the repair man did (finally) come; he was very rude, always late, and didn't ever know what the problem was. Even when it was right in front of him, and we told him what was going on he would always say "oh well I have to come back in the next few days." A $35 dollar fee added, if I may add. Once I decided to move out, it took ages to get me off the lease once I signed my house over to new tenants, they slapped outrageous fees onto anything they could, and plainly are just rude. Their houses are overpriced for what you get in the long run and the houses are falling apart. In the year I lived there I experienced more expenses and trouble than I ever thought possible while renting. Plainly if you're looking to get scammed and treated terribly by a leasing company run out of an apartment complex, this is your company. I suggest looking elsewhere. read more

As one of the first tenants to sign a lease in the Victoria Station complex I find it a bit distasteful and unappreciative for Jack Bell to tow my vehicle from a half empty parking lot. This was done primarily as an exercise of power and not out of necessity. If you do business with Jack Bell Properties I advise that you have a plan in place to keep from having to walk 2.5 miles at 2:00 am to get your car out of impound. We rented an apartment for our son during college. He lived at Victoria Station in the same apt for 3yrs. The apartment itself was nice. However, the management nickeled and dimed us to death, in addition to taking our deposit, even though I cleaned it myself and left it immaculate. In fact, any time we or our children rent a property we treat it as home. I attempted to call and to email management in order to discuss the final bill and they did not even have the courtesy of a response. They sent the claim to a debt collector during the time I was trying to contact them. I ended up paying the large bill but it was not a fair assessment and we will not do business with them again even though we have another child now attending UNT. Jack Bell is clearly about the bottom line and not fairness. We are just fortunate that we have the means to pay a ridiculously high bill. read more

They are also very good at putting you on hold and keeping you there. They must need more staff due to the fact that there is no one in the office to assist you if they are showing an apartment. I am giving Jack Bell a one-star... If I could give lower, I would. This is not a post of an angry tenant. I am not angry with them, but truly disappointed in how I was treated while I lived at Victoria Station, the things we were not told, and condition of the premises. Let's start off with some good things: 1. Conveniently located near the square. Huge plus. I like food. 2. They tow in the parking lots (After 7+ Months of not towing/parking spots getting completely filled during events that would happen at the square) 3. New Building... Sort of... Looked nice!... Sort of... 4. The office managers are nice?..... (See below for more information) 5. Roger the maintenance guy is awesome. He should run the place. Seriously. Here are some things that you will find out if you decide to live there: 1. TRAINS!!!!!!!! There is a train that goes by every hour while you are trying to sleep, and during the day. If you are outside, you will get a headache because it is so loud. If you are inside, you will be woken up on a normal basis at 3AM due to what seems to be the same train EVERY DAY. 2. The apartment complex was built with cheap materials. If you touch the walls with water, the paint will wash off. If you put scotch tape on any of the doors, the paint will come off. There are cracks in all of the walls due to moving foundation, there are nails in the carpet that will stab you due to the uncarefullness from when it was built. I could never go barefoot in my own home. Maintenance could do nothing. 3. Do you like internet? If you are the first people to move into the apartment, Verizon will charge you over $150 just to wire the apartment.. It should have been done by Jack Bell Properties..... Also, you cannot access basic cable TV (which I am pretty sure is against the law technically) 4. Most of the neighbors are too lazy to take out their trash. Especially neighbors on the third floor. JBP charges $25 or $50 for trash removal, but it is not enforced unless it is for an apartment in view of their offices..... so pretty much 3 of them. 5. DOG POOP. No one cleans up after their dogs outside. Bags and a poop can are provided, but... Neighbors also like to have "unauthorized dogs". I have seen 3 pitbulls. I notified the office several times about this incident, and I still saw one of the pitbulls every other couple of days.. (I love animals, but if it says on our lease "No pitbulls/dangerous breeds, I will have a problem) 6. The walls are EXTREMELY thin. As in I could hear my neighbor making some fake noises to the numerous guys that she would bring home if you catch my drift... Or her just talking downstairs in the living area. 7. No convenient bus route to UNT. And the square randomly gets closed every now and then for when you are driving home from a long day of school or work. And now, management issues: This here is now a little personal. The management does not really take care of its tenants. When a very serious problem arises, they will take no action. I was harassed by a neighbor until we moved out, we had physical evidence, and a cop caught her trying to break into our apartment... Jack Bell only gave this immature girl slaps on the wrist or fines. They did not threaten eviction, and would not allow me to take legal proceedings with restriction orders on the girl. This is a VERY brief summary. Bottom line, Jack Bell would not help, even after going to the hospital with a seizure due to the girl harassing us on a daily basis.. Bad situation... Bad bad bad bad bad... Another thing about management... They like to give out numerous lease violations... Which get to be quite funny after a while because of how ridiculous some of them are. "There is garbage on your patio"...... No? "Your black friend is banned from the property" (not even kidding)... Racist..... Management also does not like to tell you things... Like the walls being thin, trains waking you up in the middle of the night, there being a possible night club opening up across the street (Was open during the 35 Festival, extremely LOUD), when they are showing off your property to new people. JBP has communication issues with tenants. They will only attempt to contact one person that lives there. My roommate went a whole year without being contacted about paperwork, maintenance, the apartment being shown, etc. They learned this time to call both. I love having to answer a door to management and possible people that would live in my apartment in my underwear... They failed to contact.... Just do not agree to show off where you live... After reading this long post, I hope you think twice about leasing through Jack Bell Properties. ASK ABOUT EVERY SINGLE LITTLE THING ANYWHERE THAT YOU LEASE. AND TAKE MOVE IN/MOVE OUT PICTURES. I only liked living in my Jack Bell Property apartment because of the location of being near the Downtown Center of Denton but I was very disgusted on how these people at Jack Bell Properties do business. There have been SEVERAL occasions when my apartment bill is due on the 1st of a month and I have no received the bill until after the due date, therefore I have to call OTHER Jack Bell Properties to speak to management to figure out how much I owed or I would get charged a late fee. The fact that there is no office for this location was mind blowing- I was having to drive around Denton trying to find which location I could drop my payment off at. The apartments are poorly made. When I moved in, the carpets were FILTHY and my neighbors stated the exact same complaint! When I moved out, there were OUTRAGEOUS claims and charges to my account... double of what my deposit was. Not only did they hold my deposit, they charged me for things that were normal wear and tear! They stated MANY OCCASIONS where they will pay for carpet cleaning when you move in and when you move out.. DON'T BELIEVE IT! They will charge you the rate of carpet cleaning a two story house. I will NEVER recommend to any friends or family to ever live in or on the locations of Jack Bell Properties. Disgusting Management and Disgusted Customer! SAVE YOUR MONEY. read more

Horrible leasing company!!!! When I first looked at their houses, they seemed nice. I was wrong. The day that I moved (from another city), I got to the office when they told me to with all of my stuff and pet, and they told me my keys wouldn't be ready after all. When I finally got into my house, it was filled with strange piles of dirt and nothing seemed clean at all. While living at the house, our air conditioner broke during the summer, and they took two weeks to come out to see what the problem was even though we had called almost daily. When my lease ended, my roommate wanted to keep the house and they told us that once new people moved into the house, they'd replace us on the lease. After four months, they still wouldn't let me off the lease because they had lost paperwork, even though there were new people living in our rooms. It seems that the staff does not communicate whatsoever, because any time one person tells you something, another person says something different. They are unethical, and are quick to be rude. After my experience, I helped my boyfriend clean his jack bell house out. We cleaned for over a week straight and the house looked better than when he got it, and he went along on the walk through to make sure everything was clear. They also asked him to leave an organ there for the next tenants that was worth a lot of money. He did it, and they charged him an organ removal fee. They also charged him for things that weren't fixed to begin with, and for problems that had been reported and they never came out and fixed. The bottom line is, they are out to take your deposit and charge even more if they can. They do not take care of their houses, and act like by living in them for a year that it's your fault that their 50 year old houses are falling apart. Jack Bell Properties is probably the worst property management company I have ever been associated with in my life. I would give negative stars if I could. They're sharks and will charge you excessively, the front office staff are two faced, the courtesy officer isn't the only police officer in the building and they will go door to door with their personal weapons and harass you, accidental emails demanding payment when rent has always been paid early. Honestly, even if you abide my all of their ridiculous demands and pay on time, they'll still find a way to screw you over. I had two leases with JBP, one at Victoria Village which was nice but expensive. However my experience at Victoria Station has been 100% hell. Do yourself a favor and don't rent with them, however if you do, make sure you don't have any animals because when you do move out they will charge an extra $200 minimum to clean your carpets, even though that should have been covered by your $500+ pet deposit (told you, they're sharks). read more

Management really unorganized. They increase rent every year. They take care of properties fairly well, but they will try to screw you over. They charged me for ridiculous things upon move out. They constantly promised a carpet cleaning/gift card every year I renewed but never delivered even upon being reminded. They did not give any of my deposit back despite cleaning and taking care of apartment when living there. They give false or misleading information about leasing policies to get you to rent.
