Separated from an abusive, addicted spouse, I rented a townhouse from them for 15 months. When my spouse passed away suddenly without life insurance, I gave notice and had to move back to the house to pay the mortgage. During this difficult time Tracey showed zero compassion and is now trying to take me to court. I paid for over two months while the place sat empty and left it spotless. I lost a hefty deposit. If I could give less than 1 star I would. I highly recommend any future tenants and parents of tenants do their homework and read other reviews before moving in. They will nitpick you on everything when moving out. They spray for bugs frequently, but it did little to keep them out of my son's apartments. When I pushed back on the property manager to compromise this was her response. "Maybe teach your child that they should follow the cleaning instructions that were outlined and hold them responsible for their obligations instead of teaching them that they can just complain and be the squeaky wheel even when they are wrong." read more

Tracy really wanted me to give a review when i first moved here, so here goes my honest one as I've moved out: the value for a 3 bedroom apt at Eagle's Landing is not worth it. Even at our past price of $1,500 does not make sense as nothing in our unit has been updated since the 80s. Peeling cabinets, holes in the corner of my closet's ceiling, peeling caulk in the bathrooms, sinking cardboard under the sinks, and fragile shelves in the fridge. The handymen do their best, but even then when the bathroom door (that doesn't even lock btw) made a dent in the wall, all they did was move the door stopper instead of patching up the wall, also told us we had to buy our own light bulb in the dining room when ours burned out. Even told us it would be hundreds of dollars to replace. Had to get a new dishwasher, and the washing/drying machines aren't cleaned for new tenants. She said we couldn't even have a screen for our balcony as "many tenants kept breaking it." So I guess that means us new tenants at the time did not deserve a screen. My roommates had to put matters in their own hands to get rid of a wasp's nest upon moving in. She keeps all her phone numbers on "Do Not Disturb", is sparsely seen in the office during open hours, and has a very unprofessional attitude. I didn't want to write a review when I first moved in as I had nothing nice to say then, nor I do now as she herself ignores my texts about our deposits and such. I had to bait her with something my roommate saw at our complex to get her to answer. When I didn't specify the source, she started acting real nice to get me to tell her. The rent for my same unit has risen to $1,700 (without updates) and not even the close location to UNT makes the price reasonable. I hope new tenants have a better experience... *In response to the business owner. I'm interested in how being in an older building makes up for the incompetence. Even leaving voicemails doesn't guarantee a response. My roommate has nothing to do with my own personal experience, but since you've brought it up: There are multiple residents who have pets. The photo I sent to Tracy was of another resident taking her dog to take a loo outside. It was pretty convenient of her to go after my roommate and charge her those fines to say the least. Her parents were visiting for less than a day, so excuse her temporary dog visitor, sir. I chose to live in this building because of the convenience of my friend's schooling. You choosing to demonize tenants and justify your poor management speaks volumes. I'm really not alone in this and I believe residents deserve a decent place to live regardless of how old the building is. Submitting maintenance requests have had your kind of responses in how "it's too broken to fix, so we won't". Having to leave voicemails when even texts are ignored isn't productive either. Since Mr John Adami is reading these and answering, this one is directly to him. By the time I moved here, I had already moved a couple of times and wanted to not do that anymore. The location was excellent and the maintenance guy was really sweet and prompt. My one and only problem was Miss Tracy Nichols. If this has not been clear from other reviews, she truly is unprofessional and rude. She was a drop of sugar when I was signing the lease. I remember distinctly that I had to go to her office because she wouldn't answer her phone. I had so many questions about the lease but it was always hard to reach her. I really wish I had a parental guardian but I'm an international student. I really think she should be more prompt about answering phone calls or have someone answer them for her if she is busy. The lease was signed in a haste and that's on me but I've never had an experience like this before with a realtor who is dealing mostly with students. When I first moved in, I took pictures of the damages in my room and sent her them to which her reply was "you're liable" in the most unprofessional way. I can understand that but you and I both know it's unfair. The property has been sublet many times and it would be ethical on your part to inspect it before I move in (I know that's not how you make profit. I am talking about ethics and not screwing students over). So I kept the pictures as proof (just in case this becomes a legal matter). My stay there was alright and I avoided contacting Tracy at all costs. During my stay, our apartment got broken into and flooded many times. I saw the worst side of Tracy when she sent us the post move out bills on Friday right before closing and did not explain the charges. So my roommate obviously emailed her back saying it's unfair and wanted her to explain the charges. At this time (Friday), we were confused about the charges. Tracy then, sent us a text message on Monday; not an email but a text message! (around the time you all reopened) saying these dues need to be taken care of by today or else we'll be taken to court. So Friday we got the statement right before Adami closes and Monday morning the blackmail text message was sent. I personally have been really respectful to Tracy and this blackmail is what I got in return. Really??? you're resorting to blackmail? The text message she sent to me was just followed by me demanding an explanation of the charges. The way she avoided all the questions regarding our account was very unprofessional. There is no mention of paying the dues the very next business day. This threat was only made because we retaliated. When I asked if these charges have 30 day window I got no reply. The fact that she tried to drag our co-signers is just shameful. I do not care about the dues, I knew the carpet was unclean in my room. As far as countertops and trash are concerned, I don't think it's justified but I get it. What I cared about was the way Tracy cunningly sent us the dues Friday and resorted to court the next business day and avoided all messages from me (not my roommate but me). Mr Adami, You're a businessman and know very well how the world works. If you're seeing so many people complaining about Tracy, something is just not right. Tenants deserve communication and respect. She, you and us are just in different stages in our lives (not above or below). Ippi, Salma and I just finished with our bachelors and I am sure when you were in college, you would have expected answers to your questions, been talked to politely, and transparency too. And because we are international students, we don't want to feel like you think we are easy to fool. Please start putting the students interests before profit and you'll receive double the client base and blessings too. A home is a necessity and shouldn't be seen as luxury and we shouldn't be seen as slot machines. This part is not for Mr. Adami but for students looking for housing. I wouldn't tell you to not stay here. Desperate times call for desperate measures. I would just say one thing; Denton is a town of students, it's a town of minimum wage, international students, and busy schedules. Find yourself housing that cares about its people more than money. I have moved around a lot and I can say this with confidence: A lot of properties like 316 Fry, Manchester House Apartments have students in the center but any property by Adami and Associates has money in the center. Take this information as you please. Be very smart about the decision to move here. Talk to your school's legal team beforehand so you don't get overcharged or blackmailed like we did. READ THE LEASE CAREFULLY, get your legal services to read it and make you understand too. Tracy is apathetic. A lot of people do their jobs to serve the community. For me, what is more noble than giving college students shelter?. But no she's in it for just profit and it shows. read more

I moved into an Adami Realty Property Summer 2022. I've never broken a lease in the decade I've been renting, but I'll list the reasons I am moving out: 1. The bugs here are rampant and have been a problem since before I moved in 2. There is no security from the street and I've been approached by strange men on 2 occasions 3. The kitchen is literally unusable. I cannot turn on the stove without setting off the carbon monoxide detector. This is a massive safety concern! 4. There is no central air or heat, and the space heaters and window units only work for the bedroom, the rest of the spaces are almost impossible to control temp in 5. The majority of maintenance requests I've made have only resulted in curt text messages from management saying they've been canceled If you're in a desperate situation and can't do any better, by all means move into this roach-infested carbon monoxide trap. read more

I rented from Adami in 2014 and it was the worst experience. Ever. Super nice while my roommates and I were signing paperwork and much like the other reviews acknowledge, impossible to get in touch with after the fact unless we literally drove to the office. Our AC went out (literally blew up) during the hottest/muggiest time of year. Took a WEEK to get it replaced because they were "in negotiations with the property owner". When they came out to do maintenance, they threatened to have my roommates 4 chickens sent to the pound and tear down the "structure we built", even though it was an existing dog run on the property. Tracy loved my Great Dane that I paid a deposit for -- but when it came time for us to move out, even though we cleaned the place SPOTLESS, told my roommate she would have to have the carpet cleaned in my room because it "smelled like dog" when she barely opened the door. Little did she know - one of my roommates had a lab that she didn't pay rent for and low and behold - her room didn't smell like dog//need further cleaning. The carpet cleaning ended up coming out of our refundable deposit. I could go on and on, but if you've made it this far and have read all the other reviews and still wish to rent from this place, you must be desperate. I know we were in terms of quickly finding rental housing in a college town. Please beware this place. Edit: Tracy reached out to me a few days after posting this, which had been re-triggered by an article I read by the DRC about poor business ethics/practices of another local landlord. Was happy she walked me through the charges/fees associated with my tenure as a tenant. I do still recommend that you thoroughly read the contract and exercise good judgement as you can. read more

Normally I give great reviews. However, after my dealings with Adami & Associates, I felt I had to post about my experience with them. I was approved for a home with an agreed upon move in date of 8/12/22. (I even had it in a text message.) When we went to view the home, I was told by Tracy that the current resident notified her that he wanted to stay. I expressed my disappointment to Tracy , but was assured by her that since he had already given notice, we would have first choice to lease. If we wanted the home, they would honor the move out notice and a lease would be offered. After viewing the home, I notified Tracy within three hours that we wanted the home. The following morning, I was told that the current resident contacted the owner and did not want to hold the home vacant for 30 days while waiting for us to move in. Before you lease with Adami & Associates, please Google the management company. Look at the reviews on Yelp and other online sources. I should have heeded all of the warning signs when I read the reviews for the management company and specifically those pertaining to Tracy. Now I have two disappointed kids because the deal fell through due to no fault of mine AND a hit on my credit for my application approval. I do not recommend leasing with them AT ALL!! read more

Took my administration fee assured me that everything is going to be OK because I told her I had some history. Then after setting up a porthole, signing a lease planning everything out and doing a walk-through in the house I knew that I was in good hands and the next morning after I organized the move and Call Them movers and pack my car for the drive to texas, Tracy Nickels texted me that she could not rent to me. This is after I had a lease drawn up, and after I felt elated about getting approved for my first rental, only for her to take it away from me the next day, and never called me she texted it to me and then she blocked me. Tracy Nickels is very unprofessional coldhearted, very professional and even after I told her that I don't drink anymore and I've been sober for four years, she even told me when I moved to Texas we can go out for drinks. Then she laughed it off and I reminded her I don't drink and she got upset. I'm sorry I'm telling you this whole company and their people are ruthless and heartless. . . I did not even know why I had the beg her to tell me the results because I did not know. I had to even make up the phone number on the text now app just to go ahead and keep trying to get a hold of her because she blocked me. From 2/20- yet again I am not pleased with my experience here. DO NOT live here. They legit charge you for every little maintenance request. My garbage disposal broke, 50 bucks. My toilet clogged, $60 bucks. I have never been charged for maintenance before because THATS WHAT RENT IS FOR!! I should never have resigned here and can't wait to get out. Don't live in these properties, you'll bleed money any time anything goes wrong. From 8/19-Tracey is the most unprofessional and rude housing associate I've ever met. I would not recommend Eagles Landing Condominiums to someone looking for a pleasant renting experience. TLDR at the bottom. Initially, Tracy was very personable and eager to help us before my roommate and I signed the lease and moved in. After the lease was signed and the key was handed over, Tracy was of little to no help when we needed it. The first thing we did was clean the entire apartment due to the amount of dirt and dust. We also had to go and buy our own shower curtain rod for one of the bathrooms because the one provided was broken. Within the first few weeks of living in the apartment, there were heavy rains which caused minor flooding in our ground floor apartment. When we brought this up, the solution was two industrial fans to dry the carpet and my roommate and I paying the electric bill caused by said fans. Anytime it rained after that, we decided to just deal with the minor flooding so as to avoid the more expensive electricity bill. Later in our stay, a water heater started leaking in an apartment above us, causing water damage in our apartment. They stopped the leaking, but did nothing about the water damage in our apartment. At one point in our stay, one of the toilets would overflow even when left alone all day. We brought this up to management and our toilet was plunged (something we had been doing regularly) and we received a $60 fee. After we made it clear we would not renew our lease, Tracy would regularly use our apartment as a "show" apartment for prospective renters. This would not have been a problem if my roommate and I had more time to prepare for these visits. The longest notice we received was close to 24hrs before she planned to show our apartment. There were regularly scheduled pest control, however, we never saw the pest control people or had them come spray our apartment. At one point maintenance came to our apartment to replace our water heater, however, my roommate and I were not made aware beforehand that our water heater was going to be replaced and the replacement proved maybe 10 minutes of warm water before the water ran cold. Once we finally finished our time, we cleaned our apartment and hoped to not hear from Eagles Landing ever again. We suspected that we would not receive our security deposit, not because we did anything to mess up the apartment, but because working with Eagles Landing was such a nightmare. We were correct in our assumption, however we were not prepared for an additional $160 fee. When we emailed asking for more details about why we received the extra fees, we received no response, just a reminder to pay it or they would send our balance to collections. The reasons they gave were for our blinds, lightbulbs, our stove drip pans, a door stop, and a light switch cover. We left our blinds and light switch covers exactly how we found them, we had not received a door stop, and one of our drip pans looked different from the others due to one of our stove top coils exploding while we were trying to cook dinner one night. TLDR: Eagles Landing will do anything to save a buck or make money off of their tenants but either ignoring problems, or fining tenants when they finally fix something. There will be little to no reasoning given for the fines and you are expected to pay or they will send your balance to collections. Save the mental stress and pay a little more for a nicer apartment with better management. read more

My apartment is in a great quiet location and the property grounds are very well kept and the units have been very well taken care of. The price of rent is VERY reasonable for the quality and amount of space and neighborhood. Everyone has been very personable and easy to communicate with when needed. I have not had any maintenance issues the whole time I've been with them and my privacy has been 100% respected! I am extremely pleased with our experience working with Adami & Associates so far. They have made the process of finding a rental easy, even during a difficult time. I was nervous to sign a lease without being able to tour the property first (due to covid) but upon moving in, the home is even better than the photos! AVOID ADAMI REALTY AT ALL COSTS. NOT SAFE, UNSANITARY, OLD. NOT SAFE: Our apartment was broken into. They were easily able to open the sliding glass door; we lock it every night. They were able to break through the small nails holding the door shut. We were not able to catch who broke in because there is no security system. OLD: I have lived here for 2 years, I chose to renew because I did not own a car and the apartments were walking distance. However, over the 2 years I have been here we have had multiple instances where our apartment flooded and nothing was done to fix the issue. All they did was fix a drain OUTSIDE of our apartment that soon went back to the way it was and our apartment flooded several times after that. Further damages were done to the apartment (walls, floors, etc). It makes sense to me now why the apartment looks so old and destroyed, probably from years of water damage. The floors in my apartment were coming up from the foundation, countertops were chipping away. We have friends who also lived in the same complex with MUCH nicer living conditions. We expressed to Tracy the landlord that we would like to move into another nicer unit, because we KNEW our friends were moving out and she declined and said it was not possible. Win-lose in my book. If she chose to renovate it would be a better investment for them in the long run. My final straw was when we moved out they charged us to REPLACE THE ENTIRE COUNTERTOP AREA. For some reason they decided to charge us for a complete remodel of the countertops when 3 tenants before us have used the same living space. The countertops were already old and worn, but they charged us for BRAND NEW ones. We did not get the deposit back and they charged us for $400 EXTRA on top of losing the deposit. They charged me because so changed the showerhead to a BETTER one. I attached a showerhead with a hose and settings you can change, compared to the old n that had NO PRESSURE and no hose. They charged my Roomates and I for 2 lightbulbs, changing both showerhead (only ONE showerhead was changed, not both) THEY CHARGED US FOR TRASH REMOVAL WHEN WE PUT ALL OUR TRASH INSIDE THE DUMSTER. That alone was $150! They have no proof the trash was ours because there are NO CAMERAS. Do yourself a favor and live somewhere else. read more

You should be smart enough to not "paint" without a heat resistant sealant on it especially inside a kitchen next to stove since it is flammable and a threat to safety. you charged us for paint being chipped off on the "painted" counter top. You charged us $122 for painting for 5 years depreciation( i lived from 2019-22) and charged us separate $322 for resurfacing and refinishing (maybe i should say repainting) a countertop which had paint as its surface! I will come and repaint your countertop for less. FYI i covered the countertop with contact paper to protect it! I asked proof of invoice from your manager for your so called "quote" for the counter and she didn't even send me that because it was clearly a lie! If you have the right to put false charges on my and my roommates name, I have the right to call you people Racists and other names. My other friends have rented from you and everyone has a horror story. I can show you proof of another person's review who has the same $900 charge. It is a system you have and a scam. Us international students don't have a support system and you exploit that and extort money out of students. 10 Reasons Renting from Adami and Associates was a Nightmare: Save yourself the headache and go with someone else. 1. The house was dirty when we moved in (hair, old food, broken glass in drawers and in cupboards). 2. Failure to return our deposit in 30 days. It's been 46 days but I'm told it's in the mail. 3. Unprofessional and rude staff: When I told Tracy Nichols, at the end of an awful struggle to get our deposit check sent to the right place, that I wanted to send her boss (John Adami) a letter to report our dissatisfaction with her lack of professionalism and negligent behavior, she ended a long-winded response with even more unprofessionalism, "I'm really not sure what has happened or is happening in your life to make you hostile and bitter...." Apparently having high expectations from the people I rent from makes me hostile and bitter. 4. Maintenance delays.* We had big cracks in our front door in the middle of summer. We submitted maintenance requests that took 3 weeks to resolve. When I submitted more than one request I received a snappy email to, "refrain from sending duplicate requests over," from Tracy Nichols, but still had to wait weeks to get it fixed. *I will add that the guys doing maintenance are great--the only redeemable quality of that company. 5. Unresponsive to calls: I don't think Tracy Nichols ever answered her phone. Emails, yes, but not phone calls. 6. Cockroaches. They do not offer pest control. Of course they were quick to respond to that request. We had to pay to remedy this even though we had not lived there long and they were pre-existing. Not just the standard-everywhere-in-Texas cockroaches that come in searching for water. The kind that live in the house. 7. Unscheduled major repairs. Repair people showed up to do major work and we were never notified. Roofers and painters. My husband worked from home, so having workers on the roof would have been good to know in advance. 8. Exorbitant pet fees: $250 per pet non-refundable deposit. And the required carpet cleaning doesn't come out of that portion. It comes out of the other $250 "refundable" portion. 9. I rented from Adami for 3 years and absolutely loved it. Tracy is the sweetest realtor and checked in on us often to make sure things were running smoothly. The maintenance guys were the absolute best and were timely and quick on getting things fixed as well as funny and personable. I liked the property going in. Did not expect the experience we ended up having. They re did these counter tops practically the day we moved in. After 48 hours we were told the counter top would be safe to use. They ended up taking much longer to actually dry and suffered damage because of this. over several weeks the counters were very soft before solidifying damaged. Perhaps this is our fault and we deserve to be charged, but next time instead of using spray-on counter tops just install some nice tile or granite already. Place needs a makeover. Other than that the maintenances were handled quickly. After moving out we received legal threats over THEIR mistakes when the online system auto charged us an extra month. They refunded us before making sure the payments even went through and after it got declined bank side they rightfully but rudely demanded their money back. I created an account just so I could post this. When we first wanted to see the property and went to sign the lease, everyone was very attentive and responsive. After we signed the lease and paid the deposit, communication stopped. Getting a hold of Tracy Nichols is like pulling teeth. She NEVER answers her office or her cell, will NOT return voicemails. The only time she will contact you promptly is if you owe money. We didn't have really any problems with the property while we were there, just the employees. This is not an isolated incident. This is how they do business. We have moved out but we still have friends that rent from them and they are in the same boat we were. Please just be aware of this if you are thinking of renting with them. read more

We had a poor experience with them. The rental property was not clean when we moved in. Also during the rental period the living room flooded with rain water multiple times. Their maintenance was inadequate to fix the problem. Upon expiration of our lease they kept our security deposit (and charged on top of that) for spurious charges such as replacement of working batteries in smoke detectors, wear and tear of carpet, painting, etc. It looks as if they use security deposits to upgrade their apartments. If you don't pay their additional charge within 10 days, they threaten you with a bill collection agency. I've noticed that their glowing Google reviews are more often from owners whose property they manage (and costs they minimize) than from tenants. Texas AG should look into their business practices, it gives a bad reputation to the state. I encourage people who have had a similar bad experience to write the AG, or if you are a current tenant, contact Texas Tenants' Union for their informational packet on your rights. read more

If I could go any lower I would... We were extremely pleased with the property, its convenience, etc. (Thought the price was a little high). But thank God he unveiled the true Tracy Nichols to us before we moved in. She is extremely unprofessional and threatening, she made multiple accusations of me and my hispanic roommate before we had even begun to sign a lease. She never answers her phones, her email ettiequte is absolutely horrendous and I am unsure why John Adami allows her to run his business into the ground. She is rude, vulgar, lacks any kind of tact, and alienated us from the beginning... Then finally told us that "[she thought we] would be best living somewhere other than any of [their] properties." Adami & Associates, Inc. just wants your money and will get it any way they can-- through punitive fees and spurious charges to keep your deposit. Their manager, Tracy Nichols, is also insanely unprofessional and will do everything in her power to make you miserable if you cross her. I made an account especially to write this. While I do have some good things to say about the property and the maintenance guys, my overall experience with Adami & Associates, Inc. was so especially terrible that I will never, ever rent from them ever again, no matter the cost or trouble to me, and I will never, EVER recommend them to anyone else. I've left some hints for dealing with them below. Just for the sake of discretion, I have numbered a few issues I had during my tenancy: 1. I wasn't given enough time to read and review my lease before I was demanded to sign it 2. I wasn't given copies of my lease, partly due to how rushed I was when signing. 3. My air conditioner was barely limping along during the summer months, where my ambient air temperature could get up to 80+ degrees, and the owner, along with Adami, refused to fix it until it actually went out. I was without effective air conditioning for two months. In the summer (to be fair to their maintenance staff, once it did die, it was fixed rather quickly). 4. The workmen left stains and marks on the wall that I was expected to clean and fix so I didn't lose my deposit. 5. Speaking of the deposit, I had to pay $500 PER PET, $250 of which is not refundable, and the required carpet shampooing and de-fleaing between each lease comes out of the REFUNDABLE part, which is baffling to me. 6. Tracy also did everything in her power to rack up charges against me so as to keep our deposit. The amount of ridiculousness they seem to have in regards to deposits also seems to correlate to how much they like you, which Tracy did not. 7. I was charged for maintenance to come out for any and all visits they made to the apartment/townhouse. If they could find a reason to blame a particular maintenance issue on me or my rommate, they would. 8. Tracy in particular has an astounding lack of professionalism and integrity when it comes to how she handles her interactions with tenants and the public. I have emails from her after I accidentally left a bag of trash on our doorstep when I was sick accusing me of having no common sense, amongst other things. I've also seen her make lists of things she's perceived as the tenant doing wrong and use it as evidence that they are a bad tenant and, for example, don't deserve their security deposit back. 9. There is no complaint process for handling Tracy (in addition to anything else). John just forwards any complaint emails to her, and she responds to you herself. It was awful and created an awful experience for us. I've never read emails that were so awfully written and horribly unprofessional as the ones I read from her, even excluding the ones after we complained about her. If you plan to move into an Adami property, please make sure you work closely with the Texas Tenants Union. Inform yourself of your rights, document EVERYTHING, do everything in writing, and, if possible, avoid Adami all together. read more

Tracy Nichols (the primary contact for leases) is terribly unprofessional. She will not reply to any form of communication unless it's about you owing money. They also charge for just about anything (repairs, repainting the walls even though they were washed before leaving and they were repainted that year). They insist on cleanliness during routine apartment inspections, although when I moved in I found a tube of lube left by the previous person. Of course, they inform you that they will charge you if the inspection isn't passed and they charge a flat rate for the shoddy cleaning job that they do when you move out. They are pretty greedy and I am wishing that I had chosen a pricier apartment with better management. read more

First of all, the location of the apartment is why I moved to hickory tree. Apartment is nice and in good condition, also, living room is spacious and bedrooms are also good. Maintenance guys don't make us wait more than a day, they are prompt. read more

as said by other reviews..stay away from this agency. the place is well below standard condition when you move in, and you have to deal with a rude leasing agent, who never returns phone calls, and is extremely difficult to get repairs done, but when you move out, forget about getting any deposit returned, and be ready for additional charges for anything they want to replace. horrible people to deal with. read more
