We cannot express enough thanks for the amazing work executed by Heather and Marc!! There were kind and friendly and truly professionals throughout our refinance process. I would never use another title company because they instilled such a high level of confidence and professionalism to the work they do. many folks take for granted what a title company does behind the scenes and these folks are number 1 in the business!! Thanks Heather!! Thanks Marc!!! Oh and also Ruth was amazing sweet and another true professional...she handled the closing docs with us. Thanks Ruth!!!

Ponte Vedra Title handled the escrow + closing signing for my parents' house sale in December 2017…read more It was absolutely the smoothest and fastest escrow EVER in my experience - two weeks and two days from the time the offer was signed until the proceeds from the sale were in their bank account. Throughout the process, all of the individuals we encountered here were extremely pleasant and professional and kind to me - but far more importantly, to my 85 year old parents who were selling the house in which they had lived since 1968. The receptionist (I'm sorry I didn't get her name for sure but from the picture on the website I think it might be Sandy) was friendly and professional and guided me into the correct end of the building when I called while driving into the lot to ask exactly where they were located - and a really nice first impression holding the door for my parents making their way up the curb. Nolan Winarchick was very friendly to me - lightning fast responses to phone calls and emails and such a pleasure working with him - excellent communication and attention to detail for sure. He uncovered a lien against the house from 37 years ago which had long since been satisfied but there was no documentation for it in hand as proof. Because of Nolan's troubleshooting in advance, my dad and I were able to go to the original lender and secure the paperwork we needed so it would be recorded in time to not delay or derail the closing - Nolan also stayed on top of the recording process to be sure it happened and then emailed us once it was finished. I knew he wasn't going to let anything slip through the cracks - it was a really good feeling. Nolan also expedited the preparation of the paperwork my parents needed to sign for closing - so I could accompany them to the signing on Wednesday afternoon and ease the process for them a bit before I flew home on Friday. Ruth K McDonald was the attorney who was actually at the conference table and walked my parents through the signing process. She was so relaxed and kind and considerate of them - she gained their trust and kept things moving but didn't rush them - explained what they were signing and why - assured them that a wire transfer was the safest way to get the proceeds from the sale into their account and was cool about my calling Wells Fargo on the fly while we were at the table to confirm the charge for it for my parents - they were concerned that it would be really expensive but it was only $15 for the bank to receive the wire. The most excellent part was that even without being told, Ruth realized and then was sensitive to the fact that selling the house was an extremely difficult process for my mom and that this transaction was a huge deal for both of my parents. It wasn't like it was a cookie cutter approach and let's just get it signed and done already - there is a place for that for sure and some sellers and buyers including me are totally good with that - but it was important in our situation to have a certain vibe happening at that table ... and I cannot for one second imagine a nicer signing/selling experience for my parents than Ruth created for them that afternoon and I appreciate it more than I can ever express. Icing on the cake for us was that the company prepared a limited legal power of attorney just in case any last minute signatures were needed - which would save my parents a trip back out to the beach -- and Nolan also continued to work with me through email after I was back home here - taking care of getting some extra information I had written up about the house into the hands of the buyers when they came in for signing a few days later. Sometimes once closing is finished, the company is not there for you anymore - this one is - excellent from start to finish and then beyond. It would be my pleasure to speak with anyone and give a reference for your company in the future. Thank you to all of you from the very deepest part of my heart for making this such a nice smooth peaceful experience for my parents as well as for me.

We must commend Laura and Britt Sanders of Fluid Realty for selling our home in Jax Beach. The…read morejourney started in February with multiple consultations. The focus was on the strategy on positioning our home during a remarkable sales period. The direction of listing the house at the right price and creating a home that was appealing to families' buyers. We had much to do to reduce decades of items that could cloud the appeal to buyers. After many trips to ST Vincent de Paul and yard sales we accomplished that goal and the house went on the market. Their photographer did an excellent job and took images of the house in a realistic appealing fashion that showed warmth, comfort and flow. The house went on the market and sold for our asking price in five days. This result documented the right strategy and Laura's direction of selling the house just when interest rates started to increase. Other homes stayed on the market as they were overpriced. This direction of a great marketing plan yielded the maximum benefit for us. Laura knew the market as being a realtor in the market and living in the neighborhood. She knew the pulse of Jax Beach and the best kept secret of Ocean Oaks which is a fabulous neighborhood for families. There were many issues with the city not updating records, red tape that I wasn't expecting, and technicalities that we encountered but Ari was extremely communicative and handled everything for me. He also explained things to me that I wouldn't otherwise understand in terms of real estate terminology, costs, etc. and I appreciate the transparency. My land sold; more money and less stress. I will definitely work with him in the future and recommend him to friends & my family.

We bought a house this summer in PVB and floundered a bit with a large company who unfortunately rests on their laurels, and then we finally found Nottingham - a high touch, high tech, high energy boutique that runs like a well-oiled machine. Due to our initial fumble with the large dominant firm, we missed the peak rental season, but the Nottingham women rolled up their sleeves and went to work, giving us every confidence that we were in the right hands. I have been in commercial real estate for over 20 years, and I have worked across the globe on multi-million dollar transactions, and I swear these women can go toe to toe with the biggest, brightest and best out there. Communication was seamless and consistent between Tracy, Susan, my husband and myself which was critical given we live 1200 miles away from PVB, although they'd deliver the same customer service even if we lived in the PVB zip code. If you want a professional hard-working team who is schooled on the market and will take care of their clientele, then you want Nottingham Realty & Rentals. They've more than earned our business, and we're looking forward to our next deal with them! Tell 'em Brooke & David sent you!

Let me start off by giving a little background about myself in an effort to establish…read morecreditability. I'm an established professional in my mid-30s; I am educated with Master's Degree in Business with a concentration in Real Estate (no I don't practice Real Estate or would ever consider it given how long it's been); and this is my second home purchase. I've been ripped off; I've dealt with dishonest salesmen (haven't come across a dishonest saleswomen yet), people who will exaggerate to get the deal or simply push you to the side once you start asking questions. I also know what it's like wake up, learn that you purchased a lemon and the person who sold it to you has completely disappeared. So given all of this, I am not the easiest customer; frankly I am an intense buyer who can often be a royal pain in the ... butt. Considering the complexity of a home purchase, well - it probably goes without saying how big a pain in the... butt I am. Now onto the actual review (sorry Justin - I know that was a lot about me). Justin Lott = A+++ realtor, A+++ educator, A+++ communication, A+++ person. He embodies everything you'd hope for when you just got divorced and need to move across the country to buy a home. (yes, this is all true) Simply put, he knows his ...stuff, appreciates and understands whatever circumstances his buyers might be facing. Prior to buying my home, we probably shopped for 4+ months. Here's what that 4th month period looked like.... Continuous follow up on Justin's part, him continuously sending me homes to look at it, and him physically visiting homes since I couldn't. yes - 4 months and yes - he did all this on his own time while not earning a nickel. I must have called him a million times - Sunday mornings at 8a.m., he always answered his phone and often times, our conversations would last for over an hour. He spent countless hours with me prior to the transaction and to be clear - I wasn't shopping for a million dollar home so it's not like he was earning a ton if and when I do buy. When it came time to actually submit an offer and purchase my home, Justin was all over it. We were the first offer in and a second later we would have lost the house. Justin was willing to give me a live walkthrough of the house since I couldn't be there. And then, he gave me his honest opinion on the house itself. Yes - virtual tour and yes - I bought this home without stepping a foot onto the property until closing time. That's how much confidence I had (and still do) in Justin. Lastly, I must mention how smooth the transaction process went and this is due in a big part to his transaction coordinator (CARLY). She is proactive and all over the other parties involved in the transaction (Seller, Bank, Title company, etc). And just like Justin, she picks up the phone when you call with questions (and in case I didn't mention, I had a lot of questions). Simply put, she's a rock star and ensured I closed on time (for the record, I closed almost 3 weeks early. Carly - you may drop the Mic now). Never once in this transaction did I feel that Justin or Carly were put off by my questions or intensity. They understood the importance and life changing nature of a home purchase. They want you to be informed; they want you to look back and have no regrets. They just get it and for that, I am so appreciative. I can tell you one thing: for the next home I buy - Justin and Carly will be my first phone call. Looking back now (2 months after the transaction), I have no regrets - this home is everything I hoped and even more. Justin (and Carly) - thank you for everything and most of all, thanks for getting me off to a great start in Florida. To anyone reading this review - you would be foolish to choose another realtor. They are truly best in class. They do the work so you don't have to.
