The community management nor Janna had anything to do with my wife and I not buying their home. It was actually the seller's and their agent that was the problem. The home they are talking about was too large for the lot and it needed to retrofitted to accommodate two mid-size vehicles in the driveway. After the county building dept. had advised me of a solution I then cleared it with the community management. The seller's however refused to allow me and Janna into the home so I could see how the retrofit could be completed. After a number of phone calls and and emails to their agent that were not returned we eventually gave up on buying their home. Janna helped us sell our house on Greenbriar Place and it went smoothly and without a hitch. My wife had Ovarian cancer and it was very important that we move. After reading reviews we hired Janna as our realtor to sell our first home of 29 years. It had been rented out for the past eleven years. If you are selling your primary home then I can recommend Janna to be able to manage the simple sale. However, I 100% highly and strongly suggest you hire another realtor to sell your rental property. She almost cost us a $40,000 loss of profit because of her choice not to share her professional knowledge with us. When we were signing the sale contract with her we told her we understood selling primary homes, we sold two homes in our 34 years of marriage, but we needed help understanding selling a rental property. The profit of this home was going to be our retirement. We asked her to explain capital gains. She repled she could not advise us. It should have been a RED FLAG! Why didnt she answer our question? She seemed so professional we signed the for sale contract, the house sold. A couple of minutes after we signed the closing contract she asked us if we by any chance talked to our tax agent about capital gains. We reminded her that we had been out of town for the past 3 weeks. She took the signed contract with her and left. It was a week later that we found out, not by her, that we had two choices: buy another property equal to or more than the sale price of our home (a 1031 exchange) or the IRS would tax us $40,000. It was later that we discovered she was aware of this and chose not to disclose this vital information to us. When we spoke with her on the phone to ask if we could cancel the sale, her response was direct and to the point. The sellers and realtors involved could sue us for breaking the contract which would cost us almost the same as the IRS would tax us. When I told her I was going to write a review on Yelp she said she would never sue us. Then, why not help us? So, our first home after all those years of happy memories ended with a depressing day when we felt forced to sell it. This could have been prevented if Janna had simply been the expert we thought we hired and understood the difference between giving a client advice and giving her client her knowledge. Our house was in a very desirable part of Rancho Cucamonga but it needed quite a bit of work to have "curb appeal." I had 3 agents come visit to advise us how our money would best be spent on improvements to get top dollar in the sale. Before I even agreed to use her as our agent, she provided me with a very detailed list of things that needed work, things I didn't need to spend money on, and even gave some decorating ideas that were helpful and provided some references for contractors that did good work at reasonable rates. Janna has completely changed our lives for the good. There are not enough words to say thank you. In March this year I decided to find a Realtor to see if there was any hope of buying a house for me and my husband. I found Janna here on Yelp by chance and after reading all of her 5 star reviews, I decided to send her a message. During the recession, we chose to continue making the payments on our condo thinking it was the right thing to do. We found out how wrong we were. We watched people walk away from their mortgages and then be rewarded with new loans for new homes. Meanwhile, we'd never missed a payment, we have good credit, make good money, etc. and the banks would tell us we were a risk because we didn't have enough equity in the condo. Seriously? Absolutely horrible experience trying to do business with Janna. Things started out wonderfully with Janna. She showed our home the first day it was on the market, brought in a solid offer, pleasant to work with, etc., but then things took a turn in the opposite direction. The buyers that she brought in to buy our home were not advised well and poorly prepared by Janna before going to their meeting with the management of our home's community. That was when the deal started falling apart. The couple that wanted to buy our home didn't get accepted to purchase the home because of their complaints about our home to management; this was the home they wanted to buy! This turned into them not getting approved by the community to buy the home. Following a quick email saying that the deal was over, weeks later, we'd receive sarcastic, rude, demeaning emails about how awful my wife and I were because we did not "accommodate" her buyer's demands (the things they complained to the community management about, which is why the buyer wasn't allowed to purchase our home). read more

I have bought a home, but never sold one before, let alone as the executor for my parents' trust. Between their deaths, settling their affairs, taking care of the estate, and coordinating between family over everything, the last thing I wanted to do was worry about selling their house. I'm so thankful we found Janna on Yelp. I can't imagine going through the process without her help, guidance, and kindness. We actually interviewed four Realtors to decide who to hire, and Janna stood out clearly as the best choice because of her demeanor, professionalism, knowledge, and the plan she had to sell the house. She was prepared for our meeting with an advertising plan, a complete analysis of the value of our house and the comps, and a sales strategy that she said would encourage a bidding war (which it did!). Another thing we liked was that she would only bring pre-qualified buyers to us for consideration. That way we wouldn't think the house sold and then realize 30 days into escrow that they didn't have the funds or a loan. The house sold in four days, but she kept other offers in her back pocket in case the sale fell out, which unfortunately, it did the first two times it sold. Both times the buyers wanted repairs that we didn't want to provide, so they backed out. Fortunately, the third sale, the highest off of them all, wanted no additional repairs, and the sale went through easily. My ex and I recently sold our rental property using Janna. After interviewing more than a dozen agents, we felt we would work best with her. This was a tricky sale at best. The house wasn't really in "show" quality, my ex and I live in different parts of the country and neither places are close to the property. Despite the busy holiday season we decided to list our single family home for sale in November 2012 before Thanksgiving. We hired Janna after reading her reviews on Yelp. Throughout the entire process we received ongoing support, timely and professional services. We have tried to sell this house one year earlier with a different realtor and the house was on the market for almost 4 months without a good offer. This time we received ten offers within the first week of listing with Janna including cash offers. Unfortunately, the first buyer we chose was unable to come up with the money in the required time frame so the sale fell through escrow. In the meantime, Janna took care of all needed inspections, etc. Within another week after that we again had several offers including cash offers. We were able to sell the house for more money than expected and close escrow before the Christmas holiday. Job well done!
