He first charged us well over $200 per hour apiece for 2 licensed electricians and for his teenage son, who handed tools to the electrician, while standing around and talking, but did no actual electrical work. He eventually changed our bill to over $100 labor per hour for each of the three people, and he claimed 13 hours of labor, which was actually less than 10 hours total. David argued, didn't follow through and contradicted himself over and over. He didn't do any of the work himself and wasn't in our home when any of the work was done. until we demanded it, We never received any invoice, or even a corrected estimate after we took some things off the list. we were told they do not do itemized estimates or bills. Our first total due for 8 1/2 hours of labor plus 3 under cabinet lights was $3800. Next he said we actually owed $2600.00, and then he finally split labor and materials, with a total of $1850.00, which comes to well over $100 per hour labor, plus, the wire mold is NOT ADA COMPLIANT and has to be redone by some other more competent electrician. do not recommend this company.

I had purchased a home that I thought was a flipper and thought the remodel "solved" all my issues prior to rental. There were more issues than I had anticipated! Frank did a walkthrough of the home while I was on the phone with him and was able to point out things that needed to be worked on and took pictures for you to see. I have a property manager and they have a "crew" that makes repairs. However, when you are charged for every drive out regardless of repair or not, it can become expensive. The markups from the property managers also add up. I am by no means rich but a middle class American trying to make ends meet. Frank is the same way. Faith, family and country. With that said... Frank is reasonable and won't gouge you when buying parts. His labor per hour is on par with what I would have been charged by my property manager. Since rates are an area that ebbs and flows with gas prices and the economy, I will refrain from posting his hourly fee. What I can tell you is it's under $100 an hour. If you're like me, who used to own your own property and did all the property maintenance and up keep, and ended up selling and reinvesting in another state like Texas, then hiring Frank will give you a peace of mind knowing he will get the job done professionally, aesthetically and affordably.
