    Easily one of the best places I've rented from. Moved here to attend IU, and only left because of a…read morejob opportunity. (Would have happily stayed longer otherwise!) Incredibly safe and convenient location. Designated bus stops to get to campus, or easily about a 5-min drive to my portion of the campus. Grocery store options are plenty - one is even walkable! Parking is plenty and tenants are mindful of each other by honoring quiet hours set by management. Speaking of which, the team of people on staff are great! Always professional, and very prompt replies. All questions or concerns that came up were answered quickly and thoroughly. Maintenance requests were attended to promptly, as well! The price might be a bit higher than other rental options, but I felt it was definitely worth it. Presentation of the space (grounds kept clean and clear), along with attention to maintenance requests in a timely manner, gave me such peace of mind as someone new to the area. I felt safe and supported. I really enjoyed the layout of the one-bedroom unit, too. Lots of privacy.

After living there for 2 years, I moved into a single apartment after graduating. This marks my fourth and last year with Covenanter (I have relocated for a job). After living here so long, I know the maintenance and manager office staff by name. I have always felt like they have been friendly and done their jobs well. In 2013 a pipe leaked in my roommate's sink and they fixed it quickly and re-patched the entire affected area of the ceiling. They did a great job. Kudos to Adam/Rick with maintenance. With the 2 br/2.5 ba, I loved all the space in the lower level and the way my roommate and I could have some space to ourselves on the second floor. Plus 2.5 bathrooms! It's so nice to have two full baths and a powder room downstairs. When I moved out of the 2 br, I got most of the security deposit back and they were very fair with deductions. The single I was in had cathedral ceilings and seemed much bigger than the actual square footage. No it's not the most updated place, but it is not anywhere close to the worst or least updated place I have lived. They have all the appliances except a microwave, which any former dorm-student should have. There's always a lot of light and beautiful mature trees. They have a community garden that you can sign up for each year and a nice pool. The vibe is very relaxed and quiet. Maybe I was lucky but I rarely heard my neighbors and when I did, it was tolerable. I miss the proximity to places. The East side is great. From Covenanter you can walk to the mall, Kroger, UPS, Pizza X east, etc etc. Out of all the places I lived in during my 6 years in Bloomington, this is by far my favorite. I think it's a nice neighborhood and Victoria is a great property manager. I sincerely miss living down here. TL;DR: This is a nice community. You're surrounded by nature and it has a relaxed vibe but you're also close to everything and on 2 major bus lines. The updates are decent and while it's not like everything is brand-new, it's not old either. Staff all around are great: friendly and helpful. I don't regret living there and would recommend it to anyone.

    This is a local dad (Tim) and daughter (Beth) real estate team. They've been in Bloomy for forever…read moreand are among the most passionate people I've ever seen when it comes to houses and finding the perfect match between buyer, seller and house. They also deal with auction houses. I have only worked with Beth, but I'm sure her dad is great too since he's who trained her! Anyway, I've known Beth for a few years now. I have a very close friend who when she was searching for homes had a real estate agent who wasn't Beth. Her realtor was not super helpful. In fact, my friend ended up finding the house she bought herself! But the seller's agent was Beth. My friend liked Beth so much that she started recommending her to friends instead of her own agent! So one of our mutual friends worked with Beth to find her home, which she moved into just before having her first child. Such a stressful home search process. Beth made everything smooth and they found the perfect house in the perfect location for their budget. Then me and my husband decide we want to find a home! We connect with her, describe all kinds of ridiculous things that she probably had no way of being able to search for (the lighting in the home should be like THIS, etc). She never scoffed at us and spent a lot of time trying to understand our taste and find us the right home. But then I found out I was pregnant! I didn't want to deal with a new home and a new baby at the same time, so we said goodbye in a polite way to Beth. But Beth is such a professional! She kept the door open even though we had closed it. Congratulated us, wished us well, and told us she'd be happy to work with us whenever we were ready to start our search again. A couple years later that's exactly what we did! The housing market had become absolutely insane in Bloomington. If you didn't buy a house the moment you toured it, or sometimes even before then, the house would be snapped up. Many houses were gone the same day they were listed! We were feeling so frustrated with the process. But because she has her ear to the ground on houses, she was able to find a perfect home for us before it was even listed, and we made an offer that day. We were so lucky!!!! Since that time I've referred many friends to her, and everyone comes back absolutely raving about how kind she is, how great she is at understanding exactly what it is they're looking for in terms of style, amount of work needed to put into the home, location and price range. She makes it happen! I can't recommend her highly enough. She's also won realtor of the year at least once, probably lots of times if I had to guess. All I can say is, if you're looking for a Bloomington home you better connect with her fast before she's completely booked! She will make your home dreams come true.

    Avoid Eagle Pointe Realty, Corp. at all costs…read more I hired Eagle Pointe Realty to manage my condo at 9431 South Pointe Retreat Dr while I was overseas. It was a huge mistake. A new Samsung dishwasher failed while still under warranty. The warranty company sent a digital payment to Eagle Pointe Realty in April 2025 to replace it, but they refused to order the dishwasher. Instead, they waited until July--after the payment expired--to tell me I had to buy a new one myself. Then they told me Samsung appliances are subpar and I should get another brand. During their management, my garbage disposal, HVAC, and refrigerator also had separate problems. Several service appointments were missed. Licensed contractors couldn't get into the gated community, and I received multiple international calls from frustrated technicians saying Eagle Pointe Realty wouldn't answer their phones to let them in. They charged me over $400 for cleaning without my approval, claiming the contract allowed it--which it does not. As a licensed real estate broker, I know that's illegal. To top it off, they locked my house and mailbox keys inside my mailbox, forcing me to pay $40 to rekey it through USPS. You will be treated like an underperforming employee, not a property owner. I asked if I could make arrangements to see this house after work. I got a very cold reply telling me that the times on the site are the only times the house can be seen that agents only show the houses from 10a-4p. It's pretty sad that they would rather a house sit empty then you make an kinds of adjustments. Its not like i was asking for 9 or 10 at night, just needed a 430 showing!

    Highly recommend avoiding any and all rental properties managed by this company…read more 1. predatory "cleaning" fees: It was a 2 year lease and we were charged almost $700 from our security deposit for cleaning. I personally cleaned the entire apartment; double mopping/vacuuming the floors, deep cleaning the bathroom and kitchen etc etc. We had the lease for 2 years... a more reasonable cleaning fee would have been around $300 like how Cedarview Management charges. This is in fact unlawful: they aren't allowed to charge extra for normal wear and tear especially given it was a 2 year lease. If I didn't split this sum with a roommate I would have 100% pursued small claims and won. This is predatory against college students. 2. refused to refund an overpayment: I accidentally over paid in my lease to the tune of $300 and change. Despite persistent communications regarding said amount, and requesting multiple times to have it sent back to me they refused. I explicitly stated that my roommate was not going to send me my money back and they still gave it to him; despite the ledger clearly indicating I made those payments. I am now out several hundred dollars because of this. 3. terrible living conditions: the apartment I lived in had windows that would not fully seal and they never fixed it. This allowed plenty of bugs like cockroaches and ants inside the unit. The AC broke about 3 or 4 times throughout my year and I was left without a working AC for plural month periods. The ceiling in the bathroom leaked excessively resulting in holes in the ceiling on 3 or 4 occasions as well. If you are a student or a parent of a student looking for a suitable place to live: I recommend renting something through Cedarview Management! They avoid all this nonsense, maintain their properties really well, and the staff is super friendly and accommodating.
