    Update: I got the following message from Ann P who I suspect is the branch manager…read more "I'm sorry your experience was not satisfactory. However, the information in your review is incorrect, with all due respect. First, the wire instructions were confirmed. Christina asked her Jr. Escrow Officer to confirm with you, which she did. When you inquired a 2nd and 3rd time, Christina acknowledged and responded that all was correct. In fact, Christina responded to all your emails and most of your calls. Because of the volume, she did let a few repetitive calls stay in voice-mail. She never refused to talk with you, she just couldn't always take your calls at the time you called. She did have a number of transactions at the time, some with tighter deadlines than your file. Next, Christina and her team must follow instructions from the client. Everything Christina did, including timing and scheduling of sending documents and the signing, were per instructions given to her from the client. James Han, the Notary, had other appointments and since you refused to sign the documents due to an unanswered question for the Lender, James had to reschedule with you. Christina only informed James that time was of the essence due to deadlines. She did not in any way pressure urgency to overlook explanation and reading of the documents. That's confirmed. Last, the positive reviews come from only a small handful of several very happy clients of Christina's. She is known for her exceptional work, response time, accuracy and service. She and the company have never, nor would ever, accept "Kick-backs" as you suggest. We understand that buying a house is stressful and with the addition of COVID 19, even more so. However, this review is unwarranted and unjust due to a complete misunderstanding of what Christina was required to do in her job. Again, we are sorry you had a bad experience, but to blame Christina and the Company is simply unfair." My response: I think a true review from a buyer or a seller would have enabled me to make an informed decision to not go ahead with Old Republic San Carlos. I hope this extra information helps others with their decision. With all due respect, I can confirm that Netane, the junior escrow officer, only called me to confirm that Old Republic received the signed paperwork and that we were going to the bank the next day to wire funds. At no point in time did Netane confirm the actual wire instructions or account we should wire to. Christina told us on the phone, on more than one occassion, that she was too busy to talk to us and didn't offer an alternate time to talk. In that sense, she did refuse to talk. Ann claims I made "repetitive calls" but I have called Christina roughly 4-5 times during our approximately 35 day escrow period. James Han specifically told us he had to let Christina know, very assertively, that the pressure that we were put under was unnecessary. You cannot invalidate our terrible experience of going through the closing process with your company with the inaccurate statements made above. I also don't want to go over each and every incorrect statement being made above, nor do I have the time for it. I stand by my review. I think a business that is so unwilling to accept feedback from a paying customer has already shown it's intentions. Please don't threaten to take down or change reviews of your paying clients. They deserve to post their opinion and truthful experience.

Her response time is second to none, her efficiency is perfect..she's excellent at problem solving and even answers on the weekend! I highly recommend Christina!

The professionals at Guide Real Estate made the experience palpable to me at least. We interviewed several realtors and when the interview with Guide was completed we already knew which direction we were going to go in despite still having to interview one more realtor. Prior to listing the home we had an estate sale. After the estate sale we literally stepped back and watch Guide Realtors take over. The Lehr's were fantastic. Alex and Drew priced the home for a quick sale. Denise Lehr coordinated the donation and/or disposal of all personal belongings that were left over after the sale. After the house was empty, Denise along with Katie coordinated with contractors to prepare the home for sale. They coordinated exterior and interior painting, upgrades to interior lighting, removal of all carpeting and refinishing the original 80 year old hardwood floors. Eric helped to keep us on track by insuring that all documentation was completed and signed on time. Once Guide Realty stepped in we were able to step back and let them take control. I can't recall the exact timing but the home had multiple offers after only one open house. With Alex's guidance we countered the offer and ultimately sold the home at $115,000 over listed price.     It is said that company's value of how they upkeep their buildings is held high and taken care of…read morequickly and promptly yet 2bLiving does NOT MAINTAIN THOSE STANDARDS. Once 40 Tiffany Ave was acquired from Gaetani in late April early May this building has NOT been properly mopped or vacuumed by 2bLiving Management. I cannot believe I say I MISS Gaetani Management due to quick response of cleaning and maintenance issues like fixing water heaters and laundry room issues. I had to tell management they can use my call box to buzz them in due to the lack of clean common areas like lobby, hallways and laundry room. Yet they DO have access and CHOOSE to not PROPERLY CLEAN. a job in which 2bLiving accepts and takes PRIDE in. UPDATE: It took TWO whole days for management to bring a cleaning crew to pick up the glass which is DANGEROUS AND HAZARDOUS out of the fire escape. Not only did they complete their job POORLY they still left glass on the stairs and on the 2nd floor fire escape. Not only did they prioritize cleaning the bulletin board and the few amount of glass they did clean. They DID NOT MOP OR VACUUM. Cleaners were on site with only a broom and a bag for the glass. What kind of cleaning is accepted by 2bLiving? Management also FAILED to mention to myself that the cleaners would need entry to my apartment. Which I never gave permission to any manager via email or text. That is UNPROFESSIONAL. There was NO manager present and the PROPER entryway to where the issue initially started would've been apartment 9. I believe if this matter would've been taken more seriously by a company in SAN CARLOS we wouldn't be in this situation in apartments in SAN FRANCISCO. Not only is the lobby dirty, management is aware of the broken water heater which they FAIL to change. They are aware of the broken washer and dryer stealing money from tenants and FAIL TO CHANGE. Notes: THIS COMPANY IS THE WORST TO EVER MANAGE 40 TIFFANY AVE because they DO not have the time to set foot on SITE to FIX ANY ISSUES AT HAND. Instead they would like to charge the tenants for usage of lights in common areas and water usage LOL. Their PRIORITIES ARE ALL IN THE WRONG PLACES, ONLY IN MONEY NOT IN THEIR TENANTS. Also their manager was quick to respond to me about a yelp review instead of properly handling the issues with glass on the fire escape. Which still led to a POOR job and trash of glass left outside of the building by YOUR cleaners. LOL

    during the process of closing on our new home, hubby and i frequented this office to meet with our…read moreescrow officer, sign paperwork, and pick up keys. the office is in a convenient location, very close to downtown san carlos. it shares the same building as a dental office and engineering firm, so be sure to go to the 3rd floor if you're coming to visit chicago title. each time we came to this office, we were greeted promptly, offered water or coffee, and given their large conference room to sit and do business. the staff was always very courteous and professional. in terms of correspondence, they were always very prompt in returning our phone calls and emails, although we felt that on occasion, some of the staff got their wires crossed, especially since we dealt with 3 or 4 different staff members during the process. i generally have no complaints about working with them, since everything was fairly smooth and pain-free. a few caveats: -the address can be deceiving on your GPS device, as i have frequently been pointed to the corner of san carlos & el camino, instead of belmont & el camino (the correct location). -parking lot is very small, and the entrance can be easily missed while driving south on el camino, unless you know exactly where to turn in.

They told me to just do a walk in. So on the day I finally have time to drive all the way to the bay area this happens: Business says it opens at 10:30am. The door is locked and no one answers the phone. Finally someone arrives at 11:20am only to turn me away. Saying the accountant does not LIKE to review another accountant's work and tells me that he isn't in today. So I wasted waking up 5am to drive through 3 hour traffic just to be turned away. They tell me to come back tomorrow. Yeah. You don't want my business and It's cost me too much to get there and not be helped.

Based on this experience, we will not be coming back. Overall, extremely poor accountability and disappointing service for a paid professional tax preparation service. Not worth lining up for--poor experience and not worth the time
