Ive been really patience and nice despite how I've been treated…read more Ive been living in their properties for around 4 months now. The first property I moved in didnt work because of the owner rules; one day i woke up to a man tiptoeing out of my kitchen. Me and my daughter was asleep on the couch. I immediately jumped and reached for my gun. In order to walk to the kitchen, he had to walk past me and my sleeping baby which didnt sit right with me. When I called Ellie's regarding this issue, some seemed apologetic & understood how badly that could have gotten while others stated it was out of their control because he was hired by the owner, which didn't sit right with me so management allowed me to transfer units. My current unit, Ive been in for around 3 months. Still managed my Ellie's. Since day 1 of move in there has been clear signs of mice & ant infestation. Ive made them aware of this day 1, sending them pictures/ videos. There are so many entryways due to amount of holes. The main one is the kitchen cabinet which also contains a ton of mold that has yet been addressed(also made them aware day 1) the cabinet has a HUGE chunk missing and it connects to the outside which is how they're getting in. Mind you, they moved me in knowing this. While inspecting the massive hole underneath the cabinet, I noticed blue bait which is more confirmation that they were aware of the infestation prior to me moving in. I found my 8 pound dog in the bathroom, eating that same blue bait. I looked under the bathroom cabinet and seen they laid some out there too. Again, confirmation that they KNEW. my final 2 strikes was seeing a mice run from my baby closet(on the SECOND FLOOR) that same day her face and eyes were so swole due to her being allergic. Then, at 7am while bathing my daughter, I seen a baby mice running from underneath my bed. Confirming the problem has now grew due to them not taking this issue seriously or making tenants aware of infestation BEFORE move in. I still have yet received a response from the property manager. The office answer every now & then but they are helpless because they have to go through management to get things done. The first week of me living here, they sent a pest guy that said he couldn't treat for the mice because it isnt his job to patch holes; he stated they will only keep coming back until they're patched by maintenance and only left 3 ant traps on the counter for me to sit out on my own. After weeks and weeks of calling about the mice again, they are wanting to send the same pest guy out who did nothing the first time. I spent the last few weeks preparing because now I am able to withhold rent: I have documented all communication on my end, all of the mice poof, ants, mold, doctor appointments, therapy documents, communication with previous tenants, etc. It's a violation to move someone into infestation especially while being aware! my 2 year old is allergic and still no empathy has been shown. No discount. No proper treatments. Rent is 1900 I decided to go up in rent to avoid things like this. it's only me & my daughter on the lease. Not me, my daughter, and a family of mice & ants . Something needs to be done! Every neighbor I have talked to, has them too which could be why Ive been ignored and treated like a nuisance. I'm not understanding why not take this serious considering there is so many airbnbs over here, my next step will be letting the guest know the area they're paying to be in is infested.

In October 2017, and the months following, Carrie M. Lufkin failed to transfer the rent monies that she received for my property to me. She has been unresponsive to calls and texts to her personal phone, email, and business phone. The renter provided proof that she had actually paid Carrie Lufkin the entire year's rent up front at the beginning of her lease, yet on an almost monthly basis, Carrie Lufkin would explain that I was receiving rent as late as I was because of how long it took the money to transfer to her own account. If Carrie Lufkin or any employee of Lufkin Property Management has in any way breached a contract with you I strongly suggest you file a complaint with the MO Attorney General at: https://www.ago.mo.gov/file-a-complaint Perhaps if they hear about it enough, they can protect consumers from Lufkin Property Management. We rarely received communication from Carrie, though she was our landlord, and it took weeks to get anything taken care of. We had a sewage back up in our basement-- there was human feces in the carpet-- and when she finally sent out someone to take care of it, they LEFT THE CARPET IN THE BASEMENT, pad and all. Obviously, it developed mold. Being allergic, I spent the next SIX WEEKS trying to get her to send someone out to remove it all. Then the company apparently went under. We did not find this out through Carrie, of course. We found out by the person trying to buy the house from her. This was about ten days before we were set to move out. Her website had been shut down. Her email didn't work. Her cell phone number had been changed. By the grace of Gd, I somehow got ahold of her through a random Google search. She promised me to get my deposit back (which I have in writing) and has not come through with the promise. I am filing a small claims suit against her with Kansas City. I suggest anyone else struggling with her do the same so that she stops trying to take advantage of her renters.

I lived there almost 3 years, never a late payment ever. Always let them know when something…read morewasn't working and they responded quickly. An ongoing problem was my front door wasn't opening. I would have to use my back door. One day I noticed that every room in my duplex was buckling and caving in. The floor between my living room and dining room buckled so badly I tripped over it. I immediately took pictures and informed them. It took 4 months of people coming in and out to fix that. 2 weeks later, my front door didn't open again. I let that go. One night my sister was visiting me and the temperature was-10 degrees and my old, old, old furnace stopped working! It was around 10 pm when I finally called the emergency number provided to me. No response. Called again and left a message. Got a call from Teresa Penner telling me to never call again with a tone in my voice. I asked what tone? I don't have heat! I asked why do you have an emergency number when there is noone coming out, it goes straight to you? 4 days later the furnace was replaced because it wasn't working! From that moment on I was treated poorly. I wanted to move out and informed them. I was told to break the lease I had to pay $500 for "release fees "and pay the next month rent, which I did. I paid February's rent, which had been raised through the years to $1115 , and turned in the keys February 14. I paid the $500 "release fee". I asked to be kept up to date. I wasn't. Finally got a response that there were major repairs that had to be done. Again asked, what repairs...no response. What major repairs? Lifting the house, putting braces under the house, digging 30 feet deep to do that are major repairs that I went through for 4 months. What major repairs are left? Again, nothing. I left that house so clean. They informed me they would be there February 17 at 8:30am to do the final walk through. I couldn't make it due to job and very short notice. Heard nothing about what happened, although I kept asking. They finally rented it March 17th, 1 month and 4 days later. I now owed for March rent. I asked why it took so long to rent. Again, no response. Waited to get some kind of return on my deposit. They waited just long enough to charge me for 17 days, which they took from my deposit. Received a letter from them with pictures trying to explain why I would not get a single dollar back from my deposit, but claiming I now owe them $45! I paid a full month rent, only there 14 days, paid $1050 deposit, received nothing from that, paid them $500 for "release fee", left the house clean and I get absolutely nothing back from my deposit and I owe them $45!!!. Please stay clear of this company because they only care about the owners. Renters are not important at all. So sad because owners are nothing without renters and that company is nothing without happy renters. Please stay clear of any property that is managed by Penner Property.
