They have fixed everything we have asked them to fix, and even came to the rescue near-instantly when a key broke off in the front door lock. I was very excited to work with JG Real Estate in my move across the country. I listed in my request for a tour it would need to be virtual but my message was ignored. I recieved an email having me fill out a form since I would need to do a virtual tour. Today was supposed to be my tour but I got a text prior stating I could watch a YouTube video. I cannot ask a YouTube video questions in real time and I can't ask for different angles or to look at specific features with a fast paced run through video. I've used JG real estate for a number of years. While they are responsive, their performance in maintaining the property I own, repairs, estimates quality of contractors and prices for services is rather poor. I have been waiting for estimates for more than a month. They charge exorbitant prices for simple things such as gutter cleaning and window screens. They don't seem to be able to call Home Depot or Lowes for a decent price. A few years ago I had an absolute nightmare experience with trying to fix a gate. And no apology ever. So, I'll be looking for alternative property managers rather soon. read more

I am a landlord using JG Real Estate to find tenants. It's now been 8 months with no tenant, and I've asked to be released from the contract, which grants them exclusive rights for a year to rent the property. Now they are trying to charge me to terminate the contract. I recommend protecting yourself: if you use JG or any management company, make sure the agreement includes an at-will termination clause or is structured month-to-month. I have been using JG to manage my Philly 3-unit property since August 2014. I Live in San Francisco. I only have rave reviews to give JG Property management! Ever since I hired them, I never worry about my property. They keep the units rented at market prices, Handle all turn-overs with ease and efficiency, are VERY responsive to my needs/questions as well as are responsive to tenant requests in a timely manner . Tenants even have the ability to pay rent and request services/repairs on-line. Before hiring JG, I thought about selling my rental because of the hassle it was to manage from so far away...Now I'm glad I didn't sell and feel that my property could not be in better hands. They take care of ALL issues and not only make sure that the property meets all state & city regulations, but also make sure that I'm kept informed. They also provide yearly property inspection reports for owners with current Pics of condition of units as well as recommendations if needed. They require owner approval for any expenses greater than $500 so you never are at risk of receiving an unexpected hefty invoice. Their pricing is very reasonable for a "worry free owner" situation and I highly recommend them. The whole office team is awesome! read more

JG Real Estate has been an amazing management company, coming from someone who used to manage their own properties. I have 30 apartments across Philly, and hit a tipping point where I was unable to be responsive to tenants, and had numerous tenant payment issues because checking in on them and figuring out who owes what was always last on my to do list. Managing my apartments is not my primary job, so it would always take a back seat to everything else I needed to do. I was hesitant to hire a management company because most management companies get terrible reviews and most tenants had terrible experiences with the big old tired companies in Philly. JG was the first company I interviewed that had the company culture, the values, and the genuine "tenant-first" approach that I was looking for. It's been a joy working with JG. They do a much better job at managing my apartments than I ever could, and I no longer stress at night wondering when I'm going to find the time to tackle the long to-do list for my apartments. Torey Magdziak is dreadful as a leasing agent and will not get back to you unless it involves her being extremely nasty and providing no help just attitude. I would caution landlords to stay away from JG and recommend they look elsewhere for property management services. My husband and I hired JG to manage 2 properties for us (moved out of state). We've worked with them for 3 years and things had been declining in quality but this last year and a half were unacceptable. One of our properties was rented out site unseen due to COVID. When the tenants moved in, JG had not properly cleaned or repaired the property so much so, that they broke their lease. They had other complaints that JG had misrepresented the house and had not answered questions. This caused us a lot of stress and money. When we talked to JG, we found out that no one had done a walk through of the property after the prior tenants left OR before move in - even though it was vacant. At this point we were frustrated and confused what we were paying them for. They also charged us for another cleaning crew to come out (double charged), and we had to send them a note to refund. We ended up taking that house back and putting it up for sale (JG offered to sell it of course - which was a bit offensive). When we had our realtor walk through, the maintenance of the property was extremely poor. Mismatched paint swatches all over the walls, a missing window on the bathroom door, back yard gate missing (!). Took us a lot of money to fix it up. For our second house, similar things happened. Tenants moved in and the house wasn't cleaned and there was still furniture there from prior tenants. JG hadn't done a walk through after move out or prior to move in. Property was vacant. We've recently taken the second house back as well. We're finding many of the same things in regard to overall maintenance. The most serious is a roof leak that was reported but was never fixed or followed up on. Overall, JG doesn't seem to care about the properties they manage. Wouldn't recommend. read more

Can I leave half a star? I'm trying to rent an apartment, it's the middle of the pandemic, so all showings are not-happening, you have to watch a video of them zooming through the apartments showing you what they want you to see. So you call, right? Thinking maybe if you talk to a person, you can get a little more confidence in considering any of their units. And maybe there are some coming available in the pipeline later in the season, that aren't listed yet? The staff don't answer the phone, and their only responses via livechat or text messages include variations of "here's the listings, we can't help you find a rental, but if you're interested we can accept a deposit and answer more questions, sorry you can't see it in person." What a horrible service experience. Hey, I'd like drop $15,000 in your lap by signing a year lease for a 1 bedroom or studio that's $1200/month, during a time when people are FLEEING the city, but if maintaining accurate listings (taking listings off craigslist once they've been leased) and talking to potential renters is not in your job description, well suit yourself. I'm glad I figured out how shitty management here is before spending that money with JG. read more

Should be lower. I am a 73 year old handicapped woman with no other income beyond Social Security. This agency has done absolutely nothing but charge me for issues that have brought NO benefits. Their 'marketing' department is a complete joke- posted photos that no one with a brain would find appealing. And yet surrounding- less inviting properties are going like mad. They give no information that an owner might be able to digest in terms of raise or lowering of fees. Further they gave no feedback as regards the nature of rentals in the area-. We had the pleasure of trusting our home to JG's property management team for 5 years before we decided to sell this year. Being overseas it was important to know that there was a responsive company looking after the maintenance, leasing and admin of the rental process. During that time they handled small and large repairs as well as finding and screening great tenants for us. Most importantly their property management team communicated quickly when issues came up and kept me informed when repairs were being made. When I decided to sell it was an easy choice to go with the JG sales team. Ariel and Caroline quickly setup a meeting to go over expectations and a sales strategy. Within two weeks the property was on the market and about a week later I'd accepted an offer that I was very pleased with. Throughout the process Ariel and Caroline maintained constant communication and made it possible for us to complete the sale without issue. Where do I even begin with this company? I thought living in the Piazza was atrocious...then I rented a JG Real Estate property. Not only is the entire company staffed by recent college graduates who have no idea what they are doing...but the management is even worse. From the moment we first started dealing with them we knew it would be bad. Now can not wait to move out, counting down the days. Run, run as fast as you can away from JG Real Estate. They are a joke of company. I would never recommend them. 1) Upon move-in every appliance, including the shower was broken. Within about 2 weeks they were able to address most of the items. When you begin a lease and start making rent payments everything should work. The washer took about 3 months to fix. My roommate and I racked up a hefty bill at the laundromat. JG would not honor a rent credit. 2) The basement flooded and a plumber was sent. A month later with no communication, JG applied the invoice to our ledger. This is a direct conflict of the lease. I rent for a reason, which is so that I do not have to pay for service vendors such as a plumber. In hindsight I should have let your basement flood. My roommate and I thought we were being responsible for reporting the issue. read more

JG has managed my rental property for the past 2 years and it has been a great experience. Through the leasing process they found and screened potential tenants, coordinated and gave showings of the property, and handled collection of rent and holding deposits. They are reasonably priced, provided detailed statements timely every month, and were always quick to respond to my questions or tenant maintenance requests. I managed everything myself in previous years and they took so much off my plate that their services were well worth the price. Where they really exceeded expectations was the sales process. I informed them I was interested in selling and their sales team setup a call promptly, went over specifics and pricing, and had the listing up within a week. Shortly after we received and accepted an offer. Ariel, Caroline, and team went above and beyond coordinating inspection repairs with contractors, the buyer's agent, and the tenant occupying the property and made everything super easy. They were very communicative and made the settlement process as seamless as could be. I have heard many horror stories with other property management services so I would highly recommend JG to anyone in the area! read more

I had been looking to rent a house in Philadelphia from out of state off and on for 2 yrs. I had a terrible time with realtors being so slow to set up appointments that when I flew in all the best properties were already rented or realtors who never called back at all. J&G stood out from the very beginning in that they called me back within a few hours. I ended up working with Danielle and Jason, both did a great job. Jason showed me the property via FaceTime and within a week or 2 I had a lease signed. So not everything is perfect. I didn't actually see the property in person until the day I moved in. The house and the carpet didn't look very clean, holes weren't patched and painted on the walls, and there were other maintenance issues. I think a lot of this stuff would've have been addressed had I seen the house before I moved in. Anyway, Chris who handles maintenance was amazing. He took care of everything except painting: sending cleaners back, and various repairman super fast! He must be incredibly organized to handle things as quickly as he did. He was also very nice and so easy to work with (I'm going to give them a pass on the painting in that i know how expensive it is and I'm sure the owner can't afford to do it after every tenant.) All in all I'm very happy with how they have worked with me from start to finish and I wouldn't hesitate to recommend this company to future renters! read more

I've been renting from them for 3 months and even had a maintenance issue in that timeframe. They have always been super responsive and helpful. This is by far the best management company I've ever rented from in Philadelphia (and I've gotten super lucky with some pretty good ones before!). Firstly, upon moving in, the place was beautiful and very clean. There were even trash cans, blinds, paper towels, toilet paper, plungers, toilet brushes, mops, and cleaning products. I don't know if that's a compliment to the owners/landlords who had lived here previously and taken amazing care of the place or the management company but regardless, I was so impressed and grateful. You can just tell this place was loved, well thought out and cared for. The only con I can give them is that we had to pick up the keys on the day of move in which i can imagine is difficult for most people if they are literally moving that day. For us, we were juggling a moving truck/movers on the other side of PH during that time as well. Not sure if this is typical but someone always met me at my new apartment with keys and showed me around, in previous experiences. The positive of this is that they allowed me to pick up the keys the night before after I asked (a snow storm was predicted for the next morning so I was nervous about it). I love my apartment and I am glad I took the chance on it (literally applied for it the day I saw it, without my partner even physically seeing it!). If you're on the fence because it's scary renting from a new management company you are not familiar with, I recommend giving JG the chance to win you over. read more

This review is two-fold. If you're an investment owner looking for property management, they do a good job protecting YOU, the owner. If you're a renter of one of their properties, not so much. We rented an apartment they managed for 18 months, and after 6 months we were told we had to leave because the owner was selling. JG had the exclusive with the owner, and cared a lot more about the owner's well being, and their potential profit, than anything we had to deal with. They knew full well of our living situation when we signed a lease, and performed typical high-pressure sales tactics to get us to sign, mentioning there are "TWO OTHER GROUPS who are submitting applications!" Unfortunately, my wife folded to this pressure. Once we had to leave, which has completely caused problems for us, they never once offered to find us another property, or were at all concerned with us in any way. And we were definitely rude to them, but that was only after they pulled a number of garbage moves right from the get go. Also, we had a water issue in the unit, and continue to, so we asked to call the plumber. We explained upfront that we felt the water issue COULD cause damage to the apartment, and were only looking out for the owner. We could live with the scenario. They sent someone. Plumber found no issue so they charged us $75. Said, "the owner doesn't want to pay for it." This is a rental. As for JG's ability to sell a property? The neighboring unit sold for the same price in two weeks. It's half as nice. It took JG MONTHS to sell the property. Never put up a sign either. When we mentioned we'd like to move out right away because of this, we were told, "you have to honor the lease agreement..." Classy. All told, this place rots from the top down, from the owner JG (Jared Gruber). There are nice employees that work there, especially maintenance, but I would never use them for anything. I'm sure most people have a good experience with JG, but it's how someone treats you when things aren't going well. And I can say unequivocally that JG treats people like crap when push comes to shove. And that's a measure of not only the company, but the owner as well. read more

Oh My goodness. Do NOT rent from this company. They literally raised my rent at the height of the pandemic, then, this month, overcharged me by over $7,000, then asked me to basically deal with it- I got an "Oops, sorry that happened but it was not on purpose- why don't you go call your bank? " They said IF I couldn't get a stop payment, they couldn't reimburse me until at least a week later. This company will not take care of you and also will charge you as tenants if they deem certain issues to be your fault. Absolutely avoid these people!! read more

These guys are terrible. We had a leak in the roof of our apartment and contacted management as soon as we saw it. They said someone would come out immediately. One week later, it was still leaking and no one had shown up to fix it. The day before Christmas, it got so bad the electricity for the whole kitchen and living area shorted out. We were without power for the holidays. What's more, the blinds for the windows were broken. Our windows were floor to ceiling on the second floor, so we had no privacy. We contacted JG; they said the blinds are the tenant's responsibility and we could remove them if they weren't working. So we did and installed curtains. This is where it gets really bad. When we moved out, JG withheld our security deposit for the leak that they admitted was their responsibility and for blinds they told us we could dispose of. We sent them documentation of our correspondence three times, but they still won't give us our deposit. They also charged us--you can't make this stuff up--"wear and tear," i.e., painting, which you cannot use a security deposit for. Nearly 50 days later, we're still arguing with them and will probably need to file a lawsuit to get our deposit back. These guys are absolutely incompetent. With JG, you're getting all the bureaucracy you can expect with a bigger rental agency with all the sleazy landlord stuff you'd get from someone who sees their property as a cash cow requiring no responsibility or management. Honestly, as a landlord, I had no idea how good I had it with JG Real Estate until I used other property management companies in other geographical markets. The biggest thing that I like about working with JGRE is the communication. There is never a lapse in communication. I feel like I always get a timely answer. And if the person I'm talking to isn't in the department to handle my concern, they've always passed it along right away to get resolved. The listings for my properties have always been done really quickly and they always look very professional. These guys are on top of everything that you may need as a landlord to include city documents, utility transfers, lease updates, etc. They make being a landlord a much less stressful experience. I appreciate the help they've given me and will continue to use them for my properties in the area. read more

Really I can't recommend this place enough for property management. After struggling for years with difficult tenants and attempting to manage a rental property in Manayunk from 3,000 miles away we decided it was time for professional help. We were being pretty cheap, and although we were initially reluctant to fork over money for management fees, it was totally worth it. We always found it easy to collect rent on our own, however, repairs from so far away was a tricky affair. JG takes care of all repairs (at reasonable prices) and are very responsive to any correspondence. The transition to having JG take over halfway through a pre-existing lease was seamless as well. If you're struggling as well, do yourself a favor and contact them for help. The stress that has been lifted from our shoulders is well worth the nominal fee they charge. read more

We owned a condo in Philadelphia and live on the other side of the country. JG became our property management company and we barely had to think about the property again. Small problems arose and they took care of them immediately. Any phone calls to them were answered within the hour. After managing for several years we decided to sell. They were our listing agent. They took care of all of the cleaning and prep. Advised us on what we should and shouldn't do. It sold in 3 days. They did all of the signing on closing. The most painless experience. read more

Update, since JG feels the need to delete reviews on Yelp: As an African American woman, I cannot stress enough how inconsiderate and racist this company is. Throughout my leasing period, I shared an apartment with a white tenant. During that period, I began to feel unsafe and threatened in my own apartment between my roommate and her aggressive boyfriend who was never on the lease or paid any rent. Despite him not paying rent, he lived in the residence as if he did. I've expressed my concern to both Kathleen Vecchia and Tanner Allem in terms of feeling threatened and legal issues with substance use. I constantly made an effort to talk to Vecchia and Allem to express my concern about my safety and well-being in my own apartment, however they never took appropriate action, never offered advice or possible solutions. My concerns did not matter to them, but as soon as my roommate reached out to the leasing office with her irrelevant and exaggerated complaints, they took immediate action with complete disregard towards me. My voice and my legitimate concerns were completely ignored, but as soon as my white roommate spoke up against me, they treated me as if I were the problem. I am currently paying for an apartment that I do not live in because of how unsafe I feel and because of the lack of consideration from Kathleen Vecchia and Tanner Allem. If you are looking for a reliable company to lease through, this is the absolute LAST option I would ever suggest to anyone. Their lack of regard is disgusting, they lack professionalism, and they are blatantly biased. ***I did previously post a different review, as well as my sister, but they deleted it. I dropped my keys (car and apartment!) down an open drain in front of my building at 6:30am as I was trying to leave for work. My building manager William Keating called me back after connecting with the emergency maintenance line. I was in complete panic and he was very calm and understanding. He got there in 30 minutes with tools to fish them out and even ended up going to a local hardware store in order to grab a magnet and other items to assist him with getting them out. I was thinking it would be a lost cause and they would be gone for good but after trying different methods, he finally got them and in a fairly short amount of time. I am so grateful for his fast response, friendly demeanor, and persistent effort to get my keys out of a disgusting drain. Thank you Will! read more

I will never use this company again. There was both poor service and poor communication. Once I decided to rent my property so I asked JG to tour the property and provide me an estimate for what it could rent for. I let them know the reason I was using a property management company was because I was moving out of the area. They could not find anyone who would pay the price they pretty much guaranteed me. There was poor communication from the start. The 'realtor' person assigned to me promised me steady updates but after the intro phone call he hardly contacted me in any form, and I realized he actually hadn't even been to see the property. When I requested a phone call he wasn't able to talk to me for 7 days. After I terminated the agreement with JG I went back to the property to check on it. I found the lockbox was still not removed (it took several inquiries) and a nice surprise in the bathroom that someone had really used the toilet while the water was off. I nearly threw up. I figured JG would have at least been monitoring the condition of the property while it was being listed, but I guess that was too much to ask. I will never use them again. read more
